Hi Harsha,

I’m going to book a 3 bhk flat in Vajram Essenza ,Thannisandra (adjacent to Sobha City).

They are launchng the project on 14/7/2012.

And offered me a price around 3400/ sq ft and some offers on the payment

But I’m unable to fnd any details about the builder. Please help me in finding out .

I got their legal documents yesterday and in the process of getting it verified. The people appear to be genuine and their finance offer (20+20+60) is really lucrative. I will keep everyone posted on what the lawyer says. I am also trying to check with a couple of banks on the regular finance options just to see the difference on my cash flow. Additionally, I checked with them why they are not yet a member of Credai, and they said to be eligible, they need to give possession of their first project Orchid.

I am too interested in Vajram Essenza and would be going tomorrow for a site visit and probably book a 3BHK. Please let me know if anyone would like to join me so we can ask for a better price or atleast some premium Apts.

please keep us posted about what your lawyer says.. is there any document they are missing? have they got all the approvals? what is the rate you are getting and can you please explain this 20+20+60 scheme? i have heard only 40 +55+5 % scheme.

i have checked with them regarding the SBI approval, the project is not yet approved by SBI. they said, they have applied for approval from LIC and SBI.

Anybody has taken loan from any bank as yet? is there any view/comments on this?

Hi,

i visited them today, the 40+55+5 % scheme goes as below:

At the time of agreement 40% (20% customer + 20% Bank Loan)

No payment(Disbursement) till the flooring work starts (after completion of structure).

once Flooring starts 55%

On Possesion remaining 5%.

Though the offer looks interesting, if you go for this option, you have to go for HDFC bank Home Loan only, as none other bank (private or nationalized) have agreement with builder for paying 20% of the Cost at the time of agreement.

I did not get any clearity on SBI/LIC HFL approvals.

It seems i am late to get a Apt of my choice 🙁 , so now considering other options…

Hello Ukb Nad ajay, even i am interested to book an appt of 3 bhk in essenza, had spoke to mr amit gupta and have got a good feel about the project. I am nost sure on what price they are quoting at the moment. I have emailed the sales team mr vishwanath. Will let you guys know  price, once i hear from them.

i have been seriously looking for an appt around this area and found this one to be good, specially with the floor plans  and elevation, specially the balconies.

Can any one pls share me the owners group so i can join the same.

i tried looking for the facbook profile for vajram builders, but cund not find any, usually builders have a fb account where in they post the lastest new and upload latest photos of tthe construction. I also tried to find any videos on youtube. I found one for the vajram orchid project here it is

i have gone ahead and booked a 3 bhk, 1626 sqft,. After doing all my investigations. the builder is quiet transparent. I suggest this project for all investors in north bangalore.

they have just released the 3D view of the entire project. It looks quiet promising.

Congrats Swath on the booking!!

I am also interested in the project but skeptical that the builders haven’t yet completed a single project in Bangalore. Vajram Orchids is near completion I guess. Also does any body know their background. They claimed to be related to Smartplay but I can’t find any factual report on the net pointing towards the same. Have any owners or prospective buyers checked this detail. Also what about the water concerns in  the area. There are some big projects Sobha, Bhartiya City in the vicinity. Only surving on borewells might be tough.

Congrats everybody who booked with Vajram.

 

I met them around 40 days ago and since then i am hearing the same thing that, recently they had a meeting and they will call off this 40+55+5% scheme. so please dont believe in this story.

moreover, that 3D view which you saw and they told you that they made it newly, is very old. i saw that long back and in fact i found lots of mistakes in that. when i asked them.. they said: its still in development process. and they will correct it.

please dont believe anybody blindly.

Thanks Prit. When I went yesterday, they told they no longer have the 40 – 55-5 scheme, but on probong further they seem to suggest that you can still avail the scheme. Btw they are quoting 3500 currently.

@ Prit and Katik,

Regarding the #d View, It was my mistake I discovered it lately as it was already in place. so Keep it aside. I have got some Strong Inputs from Already Booked Owners ( Mr Amit Gupta and Mr Gaurav Jeet ) both have booked a 3 bhk appt in the pre launch, even before the Approvals.

Its seems they have provided 300 pages document which hold the entire property history from 1980’s, also they are quirt transparent and had sahred all audit reports so far with he customers.

Regarding the 40 55 5 Offer as kartik said the offer is no longer available, but yes on demand and case to case basis you can always get it. The reason behind the recall of this offer was to populate cash flow while the construction.

Similar to Prit, I too have paid a 2L as a booking advance for a 3bhk appt. I have got the receipt and booking form with the final price list.

Planning to pat 20% by cheque and rest 20% buy the bank.

Regarding the Water Scarcity, North Bangalore has not seen much problems w.r.t so far , also we have 3 lakes near to our projects and the govt has plans to harvest the water from the three surrounding lakes.

more over the project is just on the main road and beside the Shoba property.

We can risk 10% of amount and monitor the construction station closely for the next two years.

Hi All,

I have some questions. Can the owners and guys who have done some investigation please respond:

a) Fire engine path, there’s no drive way around the path and the fire engine has to go on the lawn or the walking track:

b) Considering this building is G+13( once approved), the heigh would be approximately 42 meters and the setback should be at-least 13 meter or around 46 feet. Are they leaving so much of setback in the sanctioned plan.

c) Swimming pool and children’s play area are right at the corner with no setbacks. Is this acceptable and exempted. What does the sanctioned master plan show?

d) Mobile phone tower is nearby. Any idea about that. Heard that vajram is buying the land having the tower so it shouldn’t be a problem.
