Hi Harsha,

I’m going to book a 3 bhk flat in Vajram Essenza ,Thannisandra (adjacent to Sobha City).

They are launchng the project on 14/7/2012.

And offered me a price around 3400/ sq ft and some offers on the payment

But I’m unable to fnd any details about the builder. Please help me in finding out .

I have a question, as they says, the land is 1 acre and 20 guntha.

they say that the land is 1 acre and 20 guntha. going by this,

1 acre = 43560 sqft.

1 guntha = 1089 sqft so 20 guntha = 21780 sqft.

so total it should be: 43560+21780 = 65340 sqft. but they say that they have only 28500 + 28500 = 57000 sqft area to build. i wonder where this 8000 sqft area goes? any idea?

Thanks for all the inputs, this helped us in taking an interest in the project. We also made a site visit yesterday and also visited their near completion villa project at Yelahanka (Vajram Orchid). This helped us in understanding their construction quality and we were quite impressed by it.

Just booked a 8th floor 3 BHK flat in B – Wing. Received the legal documents and about to verify the same.

Hi Prit, 57000 sqft is the saleable land for the residential apartment, the remaining sqft is utilized for the 40 feet road constructed on the north side entrance.

Fire tender path of 8M wide is provided around the apartment as per the BBMP specifications and i am able to view it in the site plan provided to me.

Well i visited the site,their office and did quiet a bit of research.Did the same for a lot of projects coming up on hennur/thanisandra road/jakkur.Found vajram project pretty good and booked a flat in essenza.The location is very good(right next to sobha)  bang on the main road.I believe it is a very good investment option.Though the builder is not very famous as compared to others ,but i found the project very genuine and good.They have another project vajram orchids(villas) which is nearing completion.

Hi All,

Recently came to know about Peripheral Ring Road which is bisecting Bhartiya City, and the plan is to widen the Thanisandra road into a 6 to 8 lane road (as Thanisandra road will connect Outer Ring Road and Peripheral Ring Road).
If this happens, Has Vajram Essenza left this much space in front of the site (facing the Thanisandra main road) for the road widening activity.

initially, I thought, even Shobha is also road facing, but if you closely see both the sites, Shobha is bit away from the Main Road (approx.  40 to 50 ft). whereas Vajram is only 25 ft approx.

Any Idea?

What do you think about the UDS for this project. As per Vajram calculations this comes to 26.6%. Is this the norm in Bangalore. If not, how less is it compared to other builders. We have around 140 apartments in a 1.3 acre area. The tall towers may give us good open space but the UDS gets affected as a result.

To all the people who are interested in Essenza.

I have spent my entire day with Essenza project and with their Sales/admin and legal team.

Spoke to Mr Pavan Vajram the MD of the project. Ss manmy of you know they have thier own Vajram Building in Koramangala. I have visited to the site, Office and model flat. eberything seems to be very promising . the construction is in full swing.

I have boooked a 3 bhk 1626 flat and completed all the formalities. I have received my sale agreement with all franking formalities with in two days. they have also provided a 200 pages two legal documents starting from 80s .

also they are now coming with new project in Yelankha . vajram newtown.

Hi Swath how come you have seen the model flat. The model flat is not yet ready. I have visited the site yesterday itself and I could not see much of construction activity happening.

The site near to Shobha City or the one at Kormangla? If you talking about the site near to Shobha City (Thanisandra main road), let me tell you (as per today Dec 26 2012) the model flat is not ready. Yes, structure is there but all cemented, so you cannot even distinguish about the quality of material used.

Guys, I am planning to visit the site over the weekend.  I was told that they have stopped that unique payment option (20/20/60).   If you guys have any unanswered questions, please post them here, so that when I visit them I can ask them to clarify.  Also if anyone could honestly provide me the actual price at which they booked (and the month when they booked) it would help me have an idea as to what is fair price as of today.
