Hi Harsha,

I’m going to book a 3 bhk flat in Vajram Essenza ,Thannisandra (adjacent to Sobha City).

They are launchng the project on 14/7/2012.

And offered me a price around 3400/ sq ft and some offers on the payment

But I’m unable to fnd any details about the builder. Please help me in finding out .

I recently checked with them as my brother is also interested… they have very few flats available in 2 BHKs but have some availability in 3 BHK.

Their location is the biggest +ve point they have. ticket price holds good.

I will address all your questions one by one.

UDS: In high rise buildings, generally you get lesser UDS than low rise buildings. but in high rise, you get more open space.

UDS comes into the picture when building is old, say approx. 50 years. so at that time, association gives the contract to another builder who constructs another taller building than the present one so he can give apartments to the current owners plus he can make his profit also.

Now in this scnerio, land portion is small, but being on the main road, great to construct a Mall. so i dont think this can be an issue after 50 years or so.

Carpet area: i found the carpet area good. its approx. 75% which is a good standard. you can check and calculate it by yourself once you see the floor plans.
Now, coming to your third question: if you compare this with Provident Harmony, first of all, in harmony, the loading is very high which leads to lesser carpet area. moreover provident harmony is not on Thanisandra main road but bit inside (approx. 950 meters). the road is lonely approching to harmony.

I completely agree with people that, Sobha is better then this.. but i think my argument will be, Sobha is charging approx. 4500 which is 1000 rs. more than vajram. so imagine after 2 years, when sobha will increase the price to 5000, i am sure vajram price will go up to 4000. because at the same time provident hormony which is already at 3500 will reach 4000. so at any point of time, vajram will be a preferred choice than hormony. so if you looking this only for investment purpose, vajram price will be driven by sobha price due to the location advantage.

Thanks all for their input.I did some preliminary research , talked to them and found them genuine.I booked a 3 BHK  1785 Sq-Ft apartment today in A Wing. I found this project value for money and really like their floor plan.

I saw the price details of Vajram Essenza and saw an approx. amount of >4 lacs towards “Statutory Levies and Other Charges”. I am unable to understand what these include as registration charges are separate from this.

Can anyone throw some light on this??

Hi Prit, do you have some idea on “Statutory Levies and Other Charges”. Can you help me get some clarity. I have seen pricing details of some other projects and didn’t find these mentioned..

The “Statutory Levies and Other Charges” is the VAT charged @ 9% .

After going through the reviews on Vajram Essenza, I have visited the place few weeks back . I was impressed with the location mainly (next to Shobha city) and most happening north Bangalore corridor.

Also saw their earlier project Orchid and impressed with the quality of the construction and work progress. I have booked one flat in Essenza , B003 recently.

Dear All,

I visited the project today. Onething i was not very sure of is the overall space. Dont you think it feels too much congested? I was told that 75% would be utilized area for flats and only 25% would be gone. Do you think that space is sufficient for them to make the entire plan(including the aminities)?  Let me know whether its worth investing?Hows is the transportation in these areas, Are these well connected. Currently they have got approval for only 8th floors. Is it wise to invest in the so called 9-13 floors?
