I was looking into the project because i thought it will be affordable as it is a new builder, but a first time builder with no finished project asking 3400 psft is way high.  I backed out after finding issues which the builder did not have clear answers for:

– approach road is private.  Technically it can be closed down anytime, despite whatever the builder says.

– wide stairs and clearance around a high-rise building are must for emergencies like fire.  BBMP will not clear the higher floors as the building lacks these  features. Even if they can influence the BBMP and get approvals i would not like to live there in fear that any emergency can trap me in hgher floors due to lack of safety standards.

-with so many new projects being launched in this area i am getting better deals and peace of mind with reputed builders like Purva , sobha , bhartiya etc.. Its my hard earned money and i do not want to risk it.

Did they obtain approval for floors 9 – 13 yet? Any further delay in approval would hamper timely completion? They are however very prompt in collecting money based on progress of construction made so far.

Hello all owners of Vajrm Essenza,

I am finalising to book a 2BHK in their phase 2 (floor 10 to 13), for which approvals have been come (as told by their Marketing Manager – Vishwanath). I read through the thread and would like to know if there are any issues with this project so far…like delays, approach road, etc.

One more question – is Kaveri water line extended till this project? Any idea? The Sales Team provides very optimistic statements and need your help to verify their claim.

Has anyone recently booked a house in Vajram Essenza above the 9th floor. I am very much interested in buying here. They seem to be advertising for flats in this apartment scheme even in April 2014. Bumping this thread up hoping to get some answers.

Visited the construction site today. Block work complete till 10th Floor. Plastering done till 5th Floor. The marketing guy said they want to complete before year end. Also saw the approvals for all 13 floors with elevation and plan blue prints signed by tehsildar.

Has anyone who purchased earlier got any updated legal docs specifying the newly approved G+13 plan?

We have bought a flat at Vajram Essenza, We received a call from Shobha City describing property details at Thanisandra. We were informed that the Thanisandra main road will be widened by 10 feet on either side in future and therefore they have left space towards the same. However Vajram has not left any buffer space, have any of you discussed with Vajram officials and the impact on the property in the event of road widening….
