Is Signature Tulip still alive? I happened to go to that location last weekend on the way to Aaditya Grand, thought its a new project but when I see the comments dated back to 2011, i really doubt if the developers are doing any work over there? Their site promises lot of amenities but even after 2 yrs its still a barren land. Any owners who booked the plot, can you let me know if there is any development happening in the layout?
Signature Tulips is BMRDA approved (approval can be checked on Hoskote Planning Authority website) and most of the sites alredy sold out. Unfortunately, it has run into legal problems (land litigation) due to which the development has kind of stopped. In their other layout, Signature Dreams, some families are already residing.

Chandrakant, I have a plot in their Dreams project. I was very interested in Tulips since its size is much bigger but somehow could not close the deal. Quite a few of my friends have already registered their plots in Tulips after doing legal verification. I think these legal issues cropped up after a year. I am still interested but am not sure of when the legal issues would be resolved. There is big group of Tulips owners on commonfloor and you may get the latest status from them.
chandrakant, PT is a prestige group project,it’s on main road which is going to airport.
any way i just want to say, you just ask them for SBI laon, if you can able to take a loan from SBI agianst this project then every thing is ok, i tried but signature tullip guys told me marketing agency Zenone is selling this plots, and they r very smart to making stories (only) , they never told its NOT approved from SBI but yea always creating stories and saying i will approve in next week, month, and forcing to be take loan from axis, icici, lic, as i am only on interested on SBI loan(because i know he wouldn’t give simply until u r not perfect in every aspect).
so thy ate my more then 2 month on this issue and mean while PT price went 2728 to 2800, then i think now i should take quick decision as it will increase more. so i booked in PT and very next the increased the price to 2900.
mean while i force them this zenone guys to give my booking amount back, as i know its not easy , but only part is good that fter lon follow up they return back my 25000/ rupees.
its my story …. my advice ask him for SBI loan and don’t wait too much, if u relay want to purchase else prise will increase some where else, wheresoever u will see in future as PT only now 3500…

1. Can any one tell me the current price one can enter into in signature tulips now? I did talk to developer about legal issues and they were saying only one survey number has issue.
2. Their plan has marked lot of land near by as proposed future development. Is it really true?
There were no markers to indicate that land belongs to this group and no compound wall as such.
Any idea of proposed activity in the near by land? Is it villas or plot development?

1. Sale deed/title deed
2. EC on buyer name (ie. your name for the site)
3. Khata – A (after 3 months) – Does this take so long time to obtain? Do we need to worry about this?

plz don’t give such advice to any one, it’s risky….
my one real expert friend told, in real estate u remember one point always… don’t go any sit which is not approved by bank… and always take loan, even u have a cash, go for bank loan, after 6 month u close it. as no one bank penalized for pre closure now.
in real estate lot’s of things are there, banks are expert in this issue…
if any builder are forcing or advising u, then be aware some fishy things are there, as they r expert on registration one site to two three and some time registration office clerk also be part of this game and u will get to know after a year, such cases happened with people.
or leave it every thing first u see reputation as here reputation already on stack. here lot’s of things are fishy as i seen and taken back my booked amount. AT LEAST HERE DON’T PROCEED WITHOUT BANK LOAN.

veena, they have no any approval from LIC. They told me also they have approval from lic and interestingly one person came to me for asking for furnish the detail.. I given him with 5000rs. Processing cheque.. And after that it didn’t turn back. I decided to take money back any bank will give approval or not does’t matter. Who are doing such type of things in starting you can’t imagin what will happen if u will go to build house.. After 2-3 year. May be someone claim it’s my. Lot’s of fishy things are there. And this marketing people zenon pvt limited are one of the worst. My friend suffered a lot from them in other project. It’s my hard earn money i can’t take risk. Something will happen tomorrow.. We can not do anything. It’s my honest advice don’t engage with them, else it’s ur wish, ur money, do whatetver u want. But don’t apologise tomorrow.
and Sumit, how are you sure about the facts you have mentioned. LIC has approved last friday 14-10-2011 and some of us including me are starting with our loan processing.
its ok if you dont want to take risk, but kindly do not furnish wrong data.
SBI has also approved, but they are stuck on valuation aspects.

jassi, listen, we are here for helping each other. Not for arguing,discouraging each other. See this all builder(any one) are bloody money sucker only, they can do anything for this.. They have no ethics.. And we can’t do anything cuz they know all rules and regulation and mainly they r used to for such things and in last we will waste our time.. So that’s why we r coming such forum where we will get to know public view.. And one more thing public can not be lie.. Builder can be because they want to sell at any cost..
yea as i booked in july initial stage of this preoject by giving 25k, frm that time they r telling different -2 bank are approving. First thing in booking time they told me it’s approved from axis and lic and then after zenon cmd ra….ju simply told no it’s not approved it’s in process.. I asked that sales executive then how u told like that, he have no answer that time.. But internally he instructed to tell like that.. Poor fellow he has to do what bosses were told. So they are doing businees with no ethics, sure nobody doing any way my mind changed when my one friend told , in whichever project this zenon are working problem is there.. In other project lake meadow icici withdraw approval.. Means previouly they were start funding and then stopped.it’s much more pathetic then not approved.. My friend showed me.. Booking receipt and processed document from icici bank. And interestingly his booked site they given any other person without asking him as he never told no.. They were just keep telling him don’t worry icici bank will give loan. I WERE surprised and shocked.. So that time only i decided.. Don’t proceed.. I cant believe such people. see other complaints also. We will need him even after purchased also.. Lot’s of certificate and amenities should be properly developed.. But as i’m getting this people, once they got money then u will just keep calling him and mail that’s it.

We also faced issues.
But now, most of the buyers have formed a group and we are trying to sort out issues together. and we are doing so directly with the builder :).
yes it took time for loan and all, but now we are starting with that process too.
It takes time for small builder to get things going and we are aware of that.
But thats the choice we make based on our risk profile and affordability.

I would like to buy a site in this project, what I heard is that not many availability now.. but found a resale Ad and also when I contacted the signature guy, he told me to have a look at the property and one plot is available. Also he mentioned there are some unreleased(or unapproved may be) plots. Do you have any idea about it. I hope you already have booked a site in the project and are happy with that. Please do let me know. Somewhere I read about a graveyard, do you know anything about it? Incase you know anyone wants to sell, please let me know that too.

They now have LIC approval.
I am waiting for SBI / Axis bank to approve the project.
If you are not in a hurry to build a house, this project still seems worth the wait – location, price and accessibility are a plus point.

I keep chasing them and they keep telling me that the approval will be done within 15 days. Some time back they said SBI has approved, apparently the contact person sent me an email..giving details of the documents required also a chq in his name for 3K. wonder what’s that for ?
same for me, seriously i also given all document , previously they are pressurizing give document as early as possible else rate will increase, when i given after even processing cheque of 5000/,,, pathetic, don’t go for signature tulip. i learn one thing with this in real estate investment go for government site as KHB or BDA or go for brand builder like Prestige, shobha, DLF etc….even if they are charging more. don ‘t stuck on this bull s**t builders. it’s horrible experience.

See SIGNATURE TULIP is different and Zenon Tulip is different, i know about ZENON pvt limited TULIP, and I honestly recommanding don’t go for that.
See that not only with tulip project they have one project in electronic city name lake meadows in this also they are saying from last 6 to 7 month that we r providing loan but they are not able to arrange the loan.. Previously they r providing loan from ICICI bank but due to his activities and moreover they r booking one plot to two or three person whatever ICICI stop funding them and putted on don’t touch list and u people are also responsible for such thing i quoted previously about zenon that are not good in one real estate forum .but u did not search about this builder. So please listen every one don’t invest in any project of zenön pvt limited.
And not only this they are try to confuse From Signature Tulips. so plz don’t huk up on this fraud.

Did you go recently? Is your plot East facing in a good location or is it an odd dimension plot. Signature was selling East facing plots at Rs1200/- per sqft but that was till may. After that they increased the price to around Rs 1400/- sqft.

i have boked lot recently in tulips from zenon tey gave me cornerplot but am not sure that the plot is avalible at a very high price and i had mde the sale greement by paying 5laks with them also recently,but i got mail from signature tuips that they are alloting same plots for lesser pice so am confused what shuldi do know??????? anyone pls suggest.
The same thing was told to me as well, till now there is no approval for the lay out. All be careful, before committting any thing to ant of these kind of developers. Even if you ‘ll file a case also nothing ‘ll happen and you ‘ll be the looser. Now IT market is going down and shortly it ‘ll touch 4digit figure, be careful.
IT’s u people mistake, first search about net and then only invest and lot’s of person have a allready complained about Zenon.
They will tell u full sweet story , but put ur mind plz else suffer it.
