Artha people are saying for sale agreement before 10 Dec 2015, has anyone received any such communication?

We booked a plot in Sharanam in July 2015,there was a delay in handing the property documents for legal opinion. I should have understood at that time it self about their way of working but I took a wrong step of considering their Brand and went for 30% Agreement in September 2015. Till now Agreement documents are not handed to us. After agreement the marketing guy never updated any details and few days later his mobile was switched off and then I had to call the customer care and get in to the contact marketing team.Every time they say they will hand over it in the coming week. Not weeks, months passed by but didn’t receive the documents till now.Initially I used to refer this to my friends and colleagues but now I don’t recommend this to any one.Meanwhile few of my friends booked plots after me in the same locality( diff Builders), they got their plots registered and received Katha as well from Hoskote. This is how other builders are working. I am in Bangalore from past 10 yrs and This is one of the worst Developer i had seen.,
Please don’t buy plots from this seller.
Hi I booked plot in neo sovereign recently got message that if we want we can swap with other neo serein, medas or aspire. With very heavy heart with thought if sealing this plot with aspire. It is costing now more. But after reading reviews, I am having doubt regarding agreement. Anybody having such experience plz share

I too had booked at neo soveriegn. 3 months back was informed that soveriegn has issues, will take longer time.
Was informed that i can book in midas, was told it has approval from HPA .
I transferred my plot to Midas .
Rest in Gods hands , I am told the registration will happen in 3rd phase, 6 months time .
Still going ahead as this was told to me it is a Bennett and Coleman company, the same which publishes the Times of India. I assume.
All in gods hand.

Me and my friends booked 4 plots in hosakote sovereign 3 years back when they started with gold coin offer.
1. Artha started giving false promises and we were waiting till date based on false promises
2. Today we went to swap the plots with other project as they recently communicated, we visited marathhalli artha office and got to know that there is no swap option based on our interest, the person who spoke to us was very rude and he was forcing us to take the plots in midas or take the money back.
3. They cheated the ppl how have booked hosakote project, today we all are in big loss of inflation, the same plot if we want to buy out with the bigger community we have to spend 7L more.
4. They were telling today’s midas price is1500/sqft and they are going to give us @900RS/SQFT in MIDAS. They offered one more project serene @1575/sqft.
5. I politely asked the gentleman who was explaining to us, your total price difference since inception till date is 1500 – 900 = 600/SQFT. so give us plots in serene i.e 1575 – 600 = 1025/SQFT. Finally i asked with the price 1025 + 125 = 1150/SQFT.
6. They were so rude that we can not get the plots what we want, we have to agree for all the thing which they say.
Totally its ultra waste investment and wrong step which we have taken.
we all together form a team and fight back with them.
Hi Ravi and Friends, Same behaviour with me.. I lost my patience and opted for refund.. Within 2 days they sent me a refund cheque.. Total Cheaters. They would have got hell lot of money just as interest from our hard earned money. Bad Decision. Badly duped.

Hi I swapped plot to aspire as sovereign future was not certain .paid 30% money struggling to get agreement paper false promises are going on . Still not recieved agreement paper.I think all of us are facing same problem can anybody can guide what step we can do as most of us are felt like cheated
I have cancelled my Midas plot booking and i got all my refund in 15 working days. they changed layout drastically and they told now, its not just plot, but plot + Apartments will share the common amenities which i dont like it and cancel it.
till now i did not recieved my money waiting for more than 4 months now…saurabh, viswanatha, refund team is not responding to my emails now…any suggestion how to get the refund?
We have also going through the same plight. We booked Soverreign on Pre-launch, as 2 years they came back to us saying that there is a problem and wanted us to swap. After lot of introspection we swapped to Aspire. Now about 10 days back, their an email asking us to swap to Midas, as there is problem with /aspir,
Have no clue what is happening and Midas has very limited options.

I’m in the same situation now, I’ve also booked a plot in Aspire. Sale agreement was executed earlier. Barely 10 days back, we got an email telling that aspire has some issues so they are giving us option to swap in Midas which has very limited options. I would like to discuss this problem with folks who are on the board and facing same issues in aspire so that we can plan accordingly.

Ft at 16.75 Lakh + Service Tax + Registration = 18 Lakh , They are promising POR ( Pre Occupied Returns ) of 10 % annualy till year 2019, From 2019 onwards they are giving assured rent of 25 Rs. Per sq ft per month, That is 12500 assured rent every month for next 3 years , Is it worth

I have purchased 2 plots in Artha Aurum by paying 80% of total amount. After going through this forum, I realized that not everyone has paid 80%. I really feel cheated now. Registration dates are yet not clear. Is there an existing community group or facebook group of the people who have purchased plots in Artha Aurum?

For Soveriegn paid 21K initial booking and 30%, rest to be paid at registration.

Its same old false promise from Artha group, every time they send out email saying its pushed by 2 months, but they are able to launch new projects each & every quarter without even caring about the existing approvals. Myself & my office colleague & have booked 4 plots @Soveriegn.
Is there an existing community group or facebook group of the people who have purchased plots in Artha Aurum or Soveriegn? Else lets make the group & fight for justices.

I have also paid Booking amount of Rs 2,00,000 for Midas Project in Feb 2014 and still waiting for registration, I dont get reply to the email query for Approval Status and Registration, I see as per their web site it is mentioned as the project is already approved , when i called the executive in Feb 2015 he mentioned that registration will happen in April, now April is almost over but still no update on registration, We need to make a group.

We were told by their sales representative to pay 80% of total amount. He told us that who ever is paying 80%, only they will be getting plots of their own choice else you need to select from the remaining ones. Hence we paid 80%. 🙁

hi i booked plot in neo Sovereign paid certain amount it seems they are doing registrations for neo aspire god knows only this is true or again false promise. Now they calling and telling you take in Aspire we are not interested, regarding sovereign things are pending it may take years also to get clear thats what their reply was very sad to hear such comments from such a big real state group representative.

stay clear from artha at present. They have not done any registrations for current projects and have been constantly postponing registration dates from 2012
Thye launced 3 projects- aurum, midas and soverign in 2012. non eof them have been registered yet.
So is there any upcoming projects that we could make an investment (Artha properties).

I had been to the Aspire site a month back , on way back visited the Soveriegn site…compound wall constructed but no watchman, part of the wall had collapsed. Since the approvals are pending ..no demarcation done.
I had sent an email to the CEO Rangarajan….he informed that due to beauracratic delays …formalities pending should see the daylight by Nov…if you want you can take back your money.
I infd will wait.
Its now NOV 1st ..no sign of the plot.
Its sad that a Benett and Coleman company should make us run around like this , it has has been 19mnths since the tall promises.
Hope you are aware the guidance values have increased in these areas, which you and I will have to bear.

Hi, I have booked 2 sites in Artha during pre-launch in May-2013. I have received email couple of weeks back which beautifully lists down that Artha team is working on the approvals (might take couple of months) and work is in full swing + when they are expecting money release from client. What they have missed totally is what client will get from them for buying site through Artha. I am not so happy with their website too absolutely no information on various ammeneties, or anything of that sort. Also remember Karnatak CM has told no NOC till projects declare their water resources..so watch out for this since Hoskote is already in danger zone due to depleting water levels. Lets all share our experience/view with each other to understand how good this project / area is before we put our hard earned money for investment.
My understanding was that the clause “No NOC till source for obtaining water is detailed” applies to big apartment projects and not for plotted/villa/gated communities. Even amongst apartment projects, the units should be above a certain number for the clause to be applicable. I may be wrong. Since the density for plotted/villa development is less, a few common borewells with adequate RWH should be sufficient ?

This is shocking from a reputed company like Artha. Even I booked 2 sites with them and so far no communication from them, when called I was told to send a mail with all the details. They dont have any clarity on whats going on.. its time we think of cancelling our booking.
I didn’t get an email but called up the Artha folks and was told that the site will be available for registration [in couple of months time], completely ready to take over. I’m not sure where this is going. Does anyone know the exact location about the three sites of Artha?

I got a call from Artha last week saying that the registration for Aurum will start from 15th Sep.But as i am not interested in Aurum so didn’t follow up.You guys may want to call them and check.
I am interested in Midas and they said the registration for that will start somewhere in oct-dec.As of now it seems they have got approval for only Aurum from BMRDA and are waiting for approval on Middas and sovereign.

About 3.5 kms in the malur road. They, in future, will also have a road from NH. Also, once the ring road is done, it will go in front of this property. So, one side would be NH and the other side would be ring road.

In Bangalore city most of the places nearly 90% are in danger zones only on water , nearly you need to dig 1200 ft to get water… Its Government duty to launch water supply schemes….
Today I went to see the AURUM layout but to my dismay it is far away from main road of Hoskote-Malur and looks like a “valley” which can become flooded in heavy rain?
I was not at all impressed about the location. The SOVEREIGN is not at all marked and no signs on that road. I did not see the Midas but looks like that may be in a better layout.
Pricewise all of them are far higher than the market rates.

I have booked plot in Midas and visited the place on the same day, its abt 14 kms on the Chintamini route .. surprisingly the roads are well laid and there is a big hoarding of Midas.. reading your experience it looks like Midas is slightly better. (See my earlier comment on May 26 for more details).

Yes, there is big board which says Artha Neo / Midas, its right next to Confident Althena – 3 with lots of work completed .. so its kind of competition for Artha.

Last time I inquired with them in June .. it was around 897 for west facing, 997 east, 1096 north+east.
Is it true that registration of this property will happen by October and that means 100% payment before the layout is even built? Does anyone know about the possible time frame. My decision to invest is hinged on this factor.
HI, I am interested in the property – Have visited (atleast tried to) sites and spoke to Artha sales staff…. and here is what I have learnt
1. At present this is only a plot sale …. villa construction is flexible … means you can get that through Artha or from your own contractor
2. PLOT COST: Have seen only comparable rates in that area ….. Uron is at 1650 (Malur road) .. Platinum is at 1150 (Siddhalgatta road) … confident is at 897 (min only for few off plots, donot have flat rates, higher rates for other sites)
3. VILLA COST: Artha is not promising at present, however expecting INR 2200 per sft including all charges …………. What is the price from outside contractors ? and do they take care of maps, approvals and otehr legal stuff…
4. SITE VISIT: I am interetsted in the Siddhalgatta site, however I could not find it on the land …. Artha says that they have aquired 30 acres there BUT location boards are not installed yet … expect by Aug 15th
5. How is the water level in the area ,,,, Artha pppl mentioned that the barren land exists that is getting aquired
6. NEGOTIATIONS: No negotiations were entertained …… rates are comparable to competitior’s but artha has nothing done on ground whereas competitors have actual sites to see.
7. BRAND ARTHA: A new but aggressive reality company, not sure if we should go by Grihstha or Riviera as benchmarks … In reality Artha has shifted the strategy from making villas to sell plots .. thats where the profit lies and one gets good money with less work ..
However I felt good with the professional behavior of sales team ….

I went to Neo bangalore fair today. Some update –
1. Booked (paid-21K) a plot at Artha aurm @ malur-hoskote road.
2. Rate was Rs 1500/- psf (additional 10% for east facing) . No plot selection as of now. Gold coin (5gm) was given as gift for booking.
3. Lot of booking were happening.
4. They are not showing the project site. These people promised once approval is done – they will show before booking.
5. Plot selection will be done after 90 days….
Any one booked or visited actuial location – please provide update.
BS: If you have gone there, there are sign boards towards Malur road. Its 3.2 km inside. You should have made some diligent effort in finding the site. The whole marketing strategy is they are selling 5 Gms gold @ 21K which is 80% more than market price to fund for the development of the project. I personally did not feel like booking at that price.
Hi Guys, I did book their plot in Midas- Rs. 900/ sqft.. as they promised a refund if we do not like their plots. After booking I went to see the location .. my views on Midas.
Cons:
– Its exactly 13kms from Hoskete Junction (under flyover) towards Chintamini
– Then further interior 1 km – totally 14 kms
– Artha happily duped us by saying 5 kms from the flyover 🙁
– Not sure if its worth an investment .. hoping that they get all documents approved till Aug 15 during official launch
– If things have not improved – better to return their gold coin and take our money back.
Pros:
– Roads are quite good – State Highway
– Even the interior road leading to Midas is well laid
– Lots of plots and upcoming apartments on the way
– Confident has 2-3 projects on the way – Canopus, Althena .. one can see only Confident hoardings all along
– Midas is bang next to Confident Althena 3 – with lots of development happening – compound wall completed, plots marked etc ..we can see lot of Confident customers visiting the site and staring at Midas
– Confident has its resort and a club nearby – looks like they were here much before Artha cud realize whats happening
Overall – A risky investment .. only banking on Artha brand to clear up approvals issue they have. Definitely not a gold mine as they are marketing it. 🙂

Instead look for Concorde Napa Valley.. You will get many other projects nearby at very competetive price. Soil testing for Bangalore Metro started till Ravishankar ashram.. Even peripheral ring road and doubling of NH 217 is approved..

midas..aurum…soveriegn…all in the same boat…no idea on the registration …last i was told jan2015 the details should be in place …tday is 31st Dec 2014 …but no emails or intimation…what worries is that they continue to take bookings for other projects ….our money is stuck ….really sad experience.

I went to their office today i.e. 7 May 2013 at Hoskote (neo bangalore), after seeing ad in Times of India that said “Villa Plots starting from 10.8 lakhs”. During discussion the person told me that they have 3 sites, one on Hoskote-Malur road (about 2.5 kms from highway about 38 acres land) and 2 sites on Hoskote-Chintamani Road (about 5 kms from highway each of about 50 acres)
The prices were (pre-launch prices which they claim are 20% less than the actual price):
(Aurium) Hoskote-Malur Rd – Rs. 1500 per sqft
Hoskote-Chintamani1 Rd – Rs. 1000 psft
(Midas) Hoskote-Chintamani2 Rd – Rs. 900 psft (here 1200 sqft plot is available for 10.8 lakhs as said in the ad)
He was unable to tell me clearly why there was a difference in the pricing. I insisted him to show me the sites but he kept on saying that he can not show the sites now but will be able to show them after 3 months after they get all the approvals.
Can somebody tell me if above prices are good to buy or can we negotiate on that? Has anybody seen the sites or has more information on Midas and why they have kept its price less than other sites.

Prices seem to be on a higher side. I had called them and they said same things. They are yet to get approval from BMRDA which may take around 2 to 3 months. After that they will show the site. This is pathetic.
If you are interested on Hoskote-Malur road, then check out Uron Balaji Meadows. I believe they are selling at 900 or 950 PSFT.
Confident is already selling @ 897PSFT on hoskote chintamani road. But its like 4 to 5KM from highway.
For 1500PSFT, you can also look at Aditya Grand which is right on the national highway. But i heard they are not giving all required documents. Check on this aspect as well.
Aaditya Grand is much on the highway, but the price is on the higher end – 2200 per sft. Do you think if it is worth paying at least 2000 for the brand ITPL (only place near to the Hoskote road)?

Went yesterday, thought the best of three would be aurium as the price they are quoting is little high, went to the site and dis appointed. Uron is at least on the road side, Aurium is much internal from the Hoskote – Malur road (which itself is 3.5 km from NH). Found another project Ruby opp to Uron (quoting 1600 per sft and have only 4 west facing). Finally wasted a day of my weekend and decided to stay away!!!

Compared to Artha, I prefer Uron as its on the H-M main road and a bmtc bus stop is beside it :-). Artha, is around 500-800 meters internal. If you do not care for internal amenities URON is a better buy.
Agree but here is the risky bit. It is not BMRDA approved (as it is < 9.3 acres minimum limit), approvals are provided by Panchayat which you may know is not valid as per law.
So, buyers please do some research before your dive in !

Also when I went to meet Artha guys they said 20% payment only after approval but now from your posts it looks like they are asking 20% before approval. So why is the shift in policy.

Artha Neo has come up with Villa plots at Artha Neo last week,its a soft launch.
We have done group booking in first phase and got 1350,p/sft rate.
We have checked DC conversion letter,they are yet to get approval from Hoskote Town Planning which they are expecting in next 2 months.Booking amount is 1 Lakh and 30% has to be paid in next 2 weeks.Let me know if you need more details.

As per sales team there is no binding on Buyer to construct house within stipulated time frame.However alleviation is allowed for G+1 only.

if you look Metro Phase-1 extension map to East. Its connecting to Whitefield via Ujjwala Vidayala (Near Hopefarm). There are high chances that metro may extend after whitefield..

I visited artha neo today. Not yet decided to buy. My observations
1. Price wise it is high. I have seen some other ads on the way saying villas at 28 lks.
2. It is a bit far from major places. it was around 45 Km till old airport road.Considering the fact many of us are in IT
3. No shops nearby though they promised to have all stores inside the gated community.
4. This is a phase one i think. Artha has acquired land from this area to their sales office till the main road.
5. As i visited an other artha project, experience to visit the project was nice. They provided transportation till the site. Model villa is getting ready near the office. Office building was having a pleasing circular design.

2 – looking at their location map, Whitefield is near by and lots of things are proposed such as Big Bazaar at Budigere Cross etc..
I think we should consider distance from New Airport, railway station, IT parks. Work place is like keep changing in 1-3 years so lets say today working in an IT part near to old airport, and an other comp near to Hebbal or any other park.

Check out below- Who was the sales person you spoke to ? Try speaking to the Artha Neo Project manager and he should be able to give you proper details..

– Basically pre launch is phase when builders wait for approvals and prices will be low during soft/pre launch.As soon as builders get approval they increase the prices.
– I noticed the 55 lakh villa used to 52 lakh in Jan first week and they recently increased the prices.

– If i am not wrong hoskote will fall under hoskote planning authority (hoskote-pa.in) with in BMRDA.
3. Does Artha complete projects in time and how good is their construction quality ?
– As far as i know, Artha’s other projects where Artha is just limited to marketing and villa builder will be different. Artha Neo is their own project where they will be marketing and building Villa as well.
4. Is 55 lacs a good buy for 3 bhk villa in that place
– If i am not wrong Villa from KR Puram to hoskote surrounding areas are costing in crores so 55 Lakh and you can try negotiating and that should be a good deal.
5. Any safety concerns in Hoskote ?
– Hoskote is still developing area so not sure about security but villa is going to be in a gated community so that should be fine..

Artha has around 300 Acre land in that area and they come up with Artha Neo project. Approval is still under process and project is in pre launch stage.
I don’t know anybody who has checked legal stuff. Since its Arth’s own premium project like Reviera so hoping there won’t be any issues with legal documents.

I think they are not releasing corner plots as might be they are planning to sold those plots at higher price after getting approvals, and no doubt everybody would prefer corner plots and would easily pay high amounts.

I was just informing somebody who wants to buy a flat for 50 to 55 lakhs. Bhalai ka bhi zamana nahin hain!!!
I visited the site yesterday and found there is a access issues there. Presently they are saying they will construct road but yet to be done. Promises are at high end. Amenities per se there are not much. There is one dry river following from the middle of the project. Only filled during rainy season. I am bit confused with the decision. They are on bit higher end as of now.

What i understand is that they are awaiting approval and will launch the project in a months time..they have also increased the price so the new villa starts from 46 lakh. It seems they got good response in soft launch.
I think they will be covering the river with fence so don’t think its a big concern.
Also positive side, I see, its Artha’s own project compare to other project where they just do marketings.

I have been looking for a property in this location from quite some time. I just figured out that we have a better option in “Aditya Grand” project which is bang on the NH next to MVJ Medical college. They are selling the land so my idea is to invest in few lands there and once the area develops can dispose some land and can do my construction if needed with the money. The location is superb and is at advanced stage of development with internal roads are on. Please suggest if this sounds good???

This project is approved and all documents are in place.. I just got the legal advice on this. The person i met was Ajaz: 9900017768. They have already marked the property and many development work is going on. I liked this wrt to any other in this location just because its on the highway. Just an advice who is planning to book an villa plot in Artha NEO in Hostkote which is 2km from junction.
Reason :
a)They did not get any approval for the plot since 1 year but booking amount has been collected.
b) They still do not know when they will get approval for the villa plot . If you ask they will say they got approval for whole layout , be specific when you ask them about the individual layout.
c) it is promised in last august 2013 that they will get approval for the plot but till 9th July 2104 they have not got any approval for the individual plot & still they say it will take 2-3 weeks but for sure it will not complete in 3 weeks as it already took 1 year.
d)Plus once you booked the plot there will not any response or communication made to you till you call them and ask for update.
e) they have layout which has proposed TRR road , but nobody knows what is the dimension/area starts and from where ( no clear details ) .
f) Also in the layout there is water body is passed which will not mentioned till you ask .
g)Plot layout will be changed and you will not be informed .
Finally i just checked with SBI with out documents on first strectch they said do not prefer Artha.
If you really planning for plot in Artha NEO AURUM- Please ask for existing cusotmer booked details and enquire them .
All above statements is not false . Just heads up please be careful with your money. – well wisher
