Hello All, I generally suggest to all the people about their investment portfolio. Here I am going to suggest you NOT to invest in any property for next 2 years and the reason. Also will specify the way to come for right decision.
1. With S&P downgrading US rating from AAA to AA, this is a huge impact to Indian economy. This has happend after 1917 and hence the consequences will be very bad.
2. We are definitely going into double depression as I predicted earlier. The recession cycle will impact Indian market. Mainly IT/ITES, and export oriented projects.
3. Huge job cuts, salary cuts, growth downgrades on card. We need to wait till 2014.
4. During 2008-09 recession, India survived because of bufferred domestic consumption and hence real estate player did not compromise on price. You would have seen that there is no correction or a less correction happened compare to global real estate correction. This will change now. Although we might have a steady demand supply ratio but the real estate bubble is about to burst now. Imagine, all bought apartments, second investments and plots/houses come on the market for sell because of losing job, cutting salaries, and then the government setup rules for real estate player to check on pricing and bank push pressure on individuals and real estate players to give the money back asap.
5. If anybody is planning to buy a house/plot/flat, kindly stop it now itself. Its better to lose some meagre amount of booking rather than next 3 years of gloomy time. Big players like DLF, Unitech, Prestige, Brigade may not compromise on prices, but they will realize the burden when Government to Bank to them comes up for new law enforcement.
4. I have read articles that only small players will be obliterated from the real estate. its not true, checkout the debt balance with the big players they have. SEZs are good revenue generator for them but its in commercial space. Residential space will be a blow. These players will have no alternative but to get out of their rigidness and reduce the price.
5. Ex: Gurgaon correction, Navi Mumbai correction, Noida extn correction, Kochi correction, Pune correction, Bangalore correction. Players who will be impacted: Amrapali, DSK, DLF, Unitech, Hiranandani, Brigade, Prestige to name a few.
6. Specific to Bangalore: Top projects launched but where we should not buy: Brigade Projects in South Bangalore, Prestige Projects, North and Whitefield region, DLF, South, etc.
7. What is the best price to go for? I am expecting if you have to wait for correction. 2500 becomes 2000, 2800 becomes 2200 and so on.
8. What region to go for in Bangalore: I am recommending None except Kanakpura Road and Yelahanka side. Rest all will be losses.
9. Any other factors: Yes water is major reason. No water availability in Whitefield, Budigere, Hoskote.
10. Where to invest? Gold, GOLD ETF, Silver bars, Platinum, and Fixed Deposits.

I’m planning to buy a villa in SRR Exurbia, Anekal – 2-3 kms from Anekal road railway station in Chandapur-Anekal road. Getting 1500 BUA villa(plot area 1200sqft) for around 38L(all inclusive). Do you think this is a good buy? I plan to stay there once villa is built, and I’m betting on commuter train/metro(phase2 to bommansandra) for transportation. Please advise.

Just to update you in finally din’t booked anythin either in pruska or anywhere else as I thought lets wait for some other time and do some more research.
Downside of that was I missed prestige parkview project which I really liked a lot due to prestige name and than secondly due to its location (less than a km from proposes Kadugodi metro station)I got a mail intially of pre launch offer of 3500 and than launch offer of 3700. not the prices are 4000 with all 2bhk sold out and very limited availibility in big 3bhk which is out of my budget and anyways doesn’t make any sense. I think I missed the opportunity at 3500 but what ever done is done. What do you think of PP at 3500?
On flip side advantage is that i have done a lot more research about other builders , areas and projects. And my next question is regarding the same. Have you heard of Renaissance Holdings? They have dome semingly few hogh profile projects like CRAGS in Shheshadripuram and ongoing Nature Walk villas in Whitefield. etc. How is teh builder in terms of reliability, construction quality etc?
More specifically they have project named Exotica very near to Jakkur Flying club. location wise project looks quite decent and also i am fan of low ris. I am getting an offer of 3600 (without negiotitaion) in this project for 2 and 3bhk. What do you think of the project? What about the price being quoted?
Also, what about Pashmina waterfront at 3450? Any thoughts about that?

PP at 3500 is good but I feel its high as I believe and I strongly believe that the rates of these type of builders have 15% more on brand value.

Soma and Narmadha, did u see the site? I went there twice and my concern is on the undeveloped farm stretch of .6 kms. Whats your view on this? Do you guys think people will construct and live here (like the other ferns site)? I spoke to the site engineer and he said that there is an apartment that is coming up at the beginning of the kacha road. The marketing guy says that there are land banks of shoba and prestige around that place though not sure how far that is true. I am seriously considering this as I have seen lots of ther layouts including shriram and I feel those will take atleast 10-15 years..My personal view is that this is located strategically between whitefield and electronic city. If you guys are interested, we can talk abt the pricing to ferns.

The project is on the Kammanahalli main road, 2.5 kms from Bannerghatta road, meenakshi temple.
It’s 80% completed. They are promising June 2012 possession.

I am currently looking at 4 projects Prestige Sunny side, Mantri Serenity, Shobha Forest View and Classic. I am an IT person so would prefere where more IT companies are located and thus zeroing on Southern bangalore. Per your analysis:
Which builder will be the best to invest in and has the probability to finish in time?
Which society out of the 4 is best located and has the probability to fetch richer dividends?
Is their any other area or society that you feel may be a good option looking at my needs?
Is Sarjapur road -ORR a better area for growth, even though we know there will be jams or Kanakpura have a better hope of growth knowing that it is on a metro corridor?

Shobha FV – I am kind of confused, this looks a plan that has a potential as it is on Kanakpura Road and on metro corridor, however i see 2 drawbacks – is 3950 logical price for this plan and i see is Shobha will take all the money in next 1 year which means higher installments and thus higher interest rate. What is your take on this project and these drawbacks?
Shobha Classic – Pass – the cost looks to be high, what is your take?
Mantri Serenity – Same as Shobha FV with cost of 3450, only drawback is they are taking all the money in 12 months thus leading to higher interest on loan, shall i go ahead and buy this or wait for correction?
What abt builders like SRJ – Celetia and Trilium? They are cheaper and well located, are they also not worth it in current market?

We are looking to buy a 3BHK apartment at Prestige Sunnyside. What do u say about the project ? They are quoting 4350 per sq ft for ground floor and higher prices for upper floors. The cost for a 3bhk of 1700 sq feet would be 82L(basic cost) + another 10L (bwssb, bescom etc). They complete only in Dec 2014. Do u think this is a good investment ?? We would be going in for 90% loan.

Good questions:
a) Depends on the location of the flat you bought for. If the flat is near to industrial hub, govt factories or IT corridor then yes else your emi – rent will be on higher side. Selling a flat is not easy. Kindly check the data for Mumbai, a valuation is different from realization. Mine house worth 4cr is valuated but is not realized so its zero. 10% appreciation is a decent assumption but kindly note that after 7-8 yrs, the curve goes down.
b) None
c) Not right time to investment. I will suggest for double recession to pass and then you enter. I am suggesting my clients, shortlist the projects, note down the price, find out your liablities, emi 25% exposure to RE etc and then when market falls enter.

I stay in a rented house and wish to buy a house for own purpose. I can manage cash worth 40 L from savings and other sources and can also go for a loan for another 20-25 L if need be. My requirement is a 3 bedroom house or apartment that may be either ready to occupy or may even take 12-18 months to complete (time to build is not a concern but I need to take the decision soon). I have also been referring to many projects (most of the ones discussed on this forum) on Bangalore East (Marathahalli, Sarjapur, ORR, Old Airport Road region) and Bangalore South (JP Nagar, Bannerghatta road, HSR Layout). I am open to both Apartments and Plots or even Independent House. But rates of Plots are way too exorbitant (8000 per sqft or higher in the above mentioned areas).
In pursuit for my dream home, I did came across few jargon which are confusing and complicate as much as you try to unravel them. It would be great if you try to answer them.
1. A Khatta vs B Khatta
2. Penthouse built by a builder does not have approval but private banks will provide the loans
3. You can buy such penthouse and do a Akrama Sakrama later (when bill actually passes)
Should we also consider the Property Auctions by Banks? Would such kind of property get loans by bank?

40L cash with 20-25ls loan, do you feel its worth to go for complete buying mode when you are planning to stay only? I hope you will have cash for emergency, other diversified investments also. Remember that this house you are going to purchase may yield some returns but may not yield better than what you planned for.
My suggestion is stick to basics. Keep something in FDs.
Coming to RE questions:, I dont think 8000 is quoted in the areas you mentioned. We have found lesser persqft rate also.
Secondly we dont suggest for Khata mechanism as there is no concept of khata. One of our article in UTV Bloomberg mentioned clearly about no khata, no akarama sakrama and no penthouses which dont have that approval.
Penthouses approved by private banks is ok because they dont own the answers to the approvers for disproportionate construction. For ex: if i make my bedroom into dining hall and store room, bank will not come to have any objection.

2. Aster Habitat – Whitefield road, Mahadevpura – Just launched project. Exactly opposite to Brigade metropolis on the main road itself and close to Phoenix mall and they quote 3200 psf.Also they charge around almost 5 lakhs as VAT & Service tax for 1600 sqf flat. How much I can quote for this one
3. Aditi Eloquent – Ram Murthy Nager – Very close to the RM police station, asking price 3200 psf. 1650 sf 3 BHK costing around 62 Lacs+reg
All the above I haven’t done any negotiation. Request your suggestion on the pricing part of these 3 projects

i would like to know what is the current best price for a plot in Vakil Encasa. they are quoting Rs2000/sqft.
they are charging 3000+ pm for maintenance, is it okay to buy a plot in vakil keeping in mind the DLF maiden heights project is adjacent to vakil encasa.
Vakil Housing is charging very very high for this project and if you do the calculation of per year and your total expenditure and so many other factors and you will know that if you are going for investment its difficult if you want to stay then negotiate.

We have checked a DC converted plot near garden city college in Kithaganur village . Rate is 1100per sq ft ( Prevailing rate is Rs.1300 ) next to Sai charan Phase II. The layout consists has only 12 plots But there is No Proper fencing, No electricity & Bore well.
Is it safe to buy plots in this kind of layouts if the titles are ok?

I have been looking at buying a 2 BHK and my preference is Bangalore East. Old Madras Road, Outer Ring Road and Old Airport Road in the order of preference. What are your thoughts on these locations and do you have any suggestions on any ready to move in projects in these localities.
I recently looked at a 2 BHK in Nagarjuna Phase 2. 1317 sq ft, pool facing and higher floor. The price quoted was 65 lacs + registration. Do you think its a good idea to go ahead or its advised to wait for better deals post Diwali. Reason I am keen on this project is that its closer to old Madras road and Metro station, good connectivity to Whitefield and Airport as well. Also the construction quality is very good.

1. Area to go for your budget:Mahadevpura, Karthik Nagar, KRPuram-Whitefield Road (internal layouts), Kithaganur vill, Bellandur Internal, Varthur Internal, T.C. Palya, Kothnur vill,Krishna reddy layout Kindly check from any of the existing websites for sites availability. I am doubtful if you will get a good RE player selling now. After shortlisting almost 5-10, visit them in person, see the growth and your need and then ask for documents and consult your lawyer and do cross check with us also for double verification and thats it.
2,B Khata is no such concept. The betterment tax concept is ruled out now. Already BBMP Commissioner Siddaih mentioned this in the last quarter of this year.
DC converted sites are MUST but also MUST is to have town planning authorities like BDA, BBMP approves them.
Better always check it through lawyer about the plot docs and then see what khata is correct or not.
3. With 9.8 % inflation, IIP reduction result, and many more factors like commodities price increase (Cement, Steel) and labor prices, contractors will charge anywhere between 1100-2000 depending on material and stuff you want to put in.

I visited seegehalli area (KR pura/whitefield) where the lake montefort school and skylark arcadia are coming up.
One of my colleague bought a site in that area (not a big builder), lay out name is samrudhi. He bought around 1250psft(land area 1500sft). His builder/agent is coming up with some other layout in the same area around 1km from the old madras road (skylark arcadia is around 3km from old madras road). Do you see any problems in this area? how much i can spend in this area psft? They are quoting around 1350-1500.
Some developements are hebron mall and pashmina waterfront around 2-3kms. (ofcourse tranquility and other projects are also there which are much far.)

Since you are new to Bangalore, I will suggest not to invest in Bangalore except if you want to stay your entire life in Bangalore now.
If your purpose is to have your own house/flat, wait for sometime for correction and then go, you will get very good deals.

DLF affordable homes at ECity area will not work much.
Affordable homes will be a model rightly on and very near to cities not in the outskirt. Except Provident Housing and little on Brigade Meadows for Tier1 builders I am not suggesting others.
Still area is concern there and I will suggest to wait for DLF to reduce price and then enter.

These are the strategies builders use. The pick time for booking makes them to increase price and later because of bank pressures and vacant flats they will come down.

However, please note that the amenties could be charged high.
If possible, have a look to your booked flat and its surrounding and then negotiate with better rate like car parking or any add-on maintenance.

Confidently deal with Confident Aquila. 3BHK has gone with 35K + reg to some our customers. Although you might be late.
Its better not to waste time and money to a place where the REs dont bend. Finally its ur money which u r paying.
Ask if all deal can be done with 38-39-40(incl reg). Finally its a fish market.

Looks lik they wont come down from 40. As you said I am bit late too, this deal looks to be 1-1.5 lac expensive to me, but my gut geeling is this area would go up few years down the line.

I am planning to book a 3 BHK in aquila this week. What price did you get? Last week those guys were quoting 2500 per sq feet but today they started saying 2700 per sq feet? And I have been following this project for 2-3 months now and looks like the flats are not moving as I was expecting, i.e. most of the 3 bhk availability is still same as it was 3 months back.
Would like to get your inputs on the same.
Affordable housing from Prestige Tranquility does not comes to actual tag of affordable housing.
Its like limited buffet in a most expensive restaurant and the price for the buffet is same as good dine at some middle restaurant.

Hi Anil, I heard (in other web sites) that this plots have not got the approval yet from BDA..is that true?
About 10 days back, the marketing guy told me that the BDA approval would come in 2-3 days. So it means that the approval will take time. Anil,Ajeet, have you had a look at the place? Though I couldnt locate the exact place, I passed by the huge BBMP dumpyard enroute. You have to take the left turn just after Prestige Tranquility and before Baldwin school. It would tkae atleast 7-8 years for anything to happen since its 1.5 kms off the main road. The price of Rs1250/- seems to be on the higher side considering the location, pending approvals, BBMP dumpyard etc

Regarding BDA approval and dumpyard:
I am sure you know the checkpoints to have plot. If not, kindly immediately contact a lawyer or else send me a mail at to send u the details on how NOT to get fooled while buying RE.
If all are fine, it does not matter if its BDA or non-BDA, nobody can take out the plot from you.
Secondly I am suggesting this for INVESTMENT and not for self stay. Let you wait to get the area clean and you will get good appreciation.

DC is for agri to non agri conversion by respective registration authorities. Others are town level authorities and have some rights, distribution network, responsibilities for the town.
A agri land can also be sold to an agri person and that time DC and other stuff does not matter. Clause is no construction.
Non Agri land if goes into planning and some layouts and approval modes you get more benefit thats it.
PoA, Khatas, registeration all are sufficient to hold u with the plot. Next will be what is the growth for the plot through these authorities

I was shown a 30*40 plot which broker claimed that its a DC converted, BDA NOC, BDA denotified, BBMP B Katha site. He is quoting 1600/sq ft. Can you please give your valuable suggestions on buying this plot?..
