Ramky One North or also known as Ramky 1 North is a residential apartment project launched by Ramky Group. The project is located at Yelahanka off Doddaballapur Road close Rajanakunte, BMS IT College and before the Angasana Resort. Ramky One North consists of 3 Blocks with with Towers of 13 floors each. The project will have a total of 800 apartments. The L-Shaped property is located a bit off the main road but with a short driveway connecting it and all the 3 blocks are of different dimensions. Not a good project to invest. The CRM team is complete waste……make false promises………construction qulaity is very bad.
I have a unit in A Block and looking to relocate to relocate to Ramk for about 4 months (until the work of A block is handed over. At the max it might go to 6 months as i will also need to finish with the interiors after handover. Is anyone who own a Unit in Ramky willing to rent out the apartment for 4 ~ 6 months @ a rent of 10K. i am not worried about the living area… can be a smaller dimension of the 2 BHK. C Block is under phase 2 only. B Block was phase 1 and handed over already.
C Block procession will start mostly in next 3 months.
I do not see any concern apart from the delay. I also took for living purpose only but my office is shifted near EC, so planning to sell it now.
B Block owners already got the OC which confirm that all legal documents are good and there is no deviation.
As I said, I can see only concern as delay in project. Rest everything looks good to me.

In some site ppl are quoting less rate than developer for their flats. I am not sure why? Could some one give some suggestions?

These might be investors. If builder still has apartment to sell – it is difficult for someone to sell at the same price as the builder.
Quoting and getting are two different things. some quote just sft x flat area. When u go and ask, then they have almost 10 lakhs add on. Some quote ground floor price and when u go and ask for 10th floor, again 5 lakhs add on. Some quote for without loan price and with loan price. Full cash and half cash etc…..No need to rush, if someone quotes abnormal. Their is always a catch.

It depends on block. BlockC should be by 2015 Middle latest. For price you have to contact their office which is available in website.

Hello All,
I have booked 2BHK in Ramky one north phase I in Feb 2012. Till now, I have not faced any issue with the builder. The team is very helpful in all respects. They have always made sure that the customer is happy and have provided any/all information requested by me.
Regarding construction progress, according to the agreement, brick work was supposed to finish way back in december 2012 but it is still going on and currently they are working on 10th floor.
Does anyone have any idea about the delay..?

U are waiting for legal documents or your apt agreement. They give land and approval legal docs soon on booking. Only agreement takes time which is usual.

The process is on for us as we are getting the documented verified. My advocates has asked for some more documentation, however have not said anything negative about the project. If they are not following up, then you should go and give the rest of the agreement amount, then they will give you agreement paper within a week.

Infact I think agreement says 15 days. Do not worry, doing agreement faster is good for builder. For you only adavantage by doing fast is if you want to resell, it is only after 1 year from agreement date. Just follow up with the sales guy, he will sent the draft doc to you.

1. Good thing about Ramky is they take bescom charges etc only on possession. What i am told is tax as on that date would charged hence not mentioned. But it will be 5 to 8% and hence small amount.
2. The rail track i saw is around 200+ feet away from nearest block c4. The shriram sahaana is than 80 feet away, so ramky is better. Let me also tell you that IAF Small planes are landing from this side only and makes some sound while landing. But flights and trains are there at many places in bangalore and 100s of new projects around them. Prestige royal garden and shriram suhaana among them priced at 4000 plus. One gets used to these noises.

I have just joined the bandwagon, booked a 3BHK flat in C6 block. The discussions here are interesting and informative. It actually facilitated my decision to invest in R1N.
According to me the pros are: Bang on a four lane road, good carpet area, quality of construction of the sample flat seemed decent, presence of social infrastructure in vicinity.
Only con would be the distance from city centre (MG Road, Majestic etc).
I am a Govt. employee and do not reside in Bangalore, and wish to let the flat out on rent. Can anyone who has worked on the dynamics of rent can kindly enlighten on the following aspects:
a) How easy or difficult would it be to find a tenant (agent says, it would be a cake walk).
b) How much rent can one expect for a 3 BHK, say two years from now after completion of construction.
Another question, is there any proposal for Metro Station to come up close by R1N.

I would be skeptical about the agent’s claims. Right now there is an oversupply of flats in Yelahanka. It would take a few more years for the upcoming office complexes to get established and then the demand for leased accommodation will kick in.
Shriram Sahaana (which is right behind Ramky) 3 BHKs are currently quoted at 16-17k per month. These are larger than Ramky at 1750 sqft. That’s the pricing I would expect for Ramky a couple of years from now. Medium term (>5 yrs) price appreciation and demand for rent should be good.
Don’t think the Yelahanka Dodaballapur stretch is covered in any of the proposed Metro plans. The proposed Peripheral Ring Road would be very close to Ramky though

This looks like a very good project. The only problem I see (looking at the site plan)- there is hardly any open space. It is an odd looking site, almost completely covered by the buildings. Did you guys feel the same when you visited the project site? Thanks!

Some excerpts from another post I am copying here as more relevant here.
Based on all information gained while searching for home, I want to share some observations. Let me tell you first very clearly that there is no meaning in doing direct comparison between different projects, you need to look at reputation, project features etc as well, what I give below is only a price comparison.
For those who need a good shelter with reasonable features and nearness to key areas, price comparison plays a big role, only in that case please look at analysis below.
Bharatiya City (BC) – 1595 Sqft 3BHK, carpet area 1100 sqft, total price including registration approx. 85 Laks with car park, effective price per sqft – 7727 psft
Ramky One north – 1358 sqft 3BHK, Carpet area – 1092 Sqft (well mentioned in docs), total price including reg till Dec 2012 51.8 Laks with covered car park, effective price – 4743 psft. 39% less than same size BC flat!!!. This project is good and almost equal distance from bellary road compared to BC.
Again let me tell you, there are more features to compare for those who want it, but above analysis is only for those who want a house to stay self.

1. I see that Ramky hasnt charged the VAT and Service Tax on Car Parking,Water Charges Other charges and he has simply mentioned that these would be charged seperately on possession. Have u figured out how much will these amount to ? Coz other bulders do quote price inclusive of ST and VAT on these peripherals.
2. How far is the railway line from the project? Is it a big concern ?

The approval authority (BDA) has long vision even beyond peripheral ring road, else they are legally in trouble. Do not worry about these aspects, those are well taken care off. Plus One north is between Shriram and Prestige projects which are recently approved by BDA. Overall SBI when they approve, they look beyond 20 years. So do not worry as this project is already in approved project list in SBI website. I am not sure whether Phase 2 has separate approvals, I am checking this with SBI.

As far as I know there are many stages of approvals. The first stage is land approval/land clubbing etc and UDS granting. After this only, even soft lauch booking starts. It is the plan approval that takes time and during which they take soft launches illegally. So any project booking (not EOI) from a leading devloper if you see atleast first stages of approval has gone through and there is no chance of road or railway or any public utility coming there.
Ramky approval I have with me. Shriram one project already construction begun. PG was presumption based on normal booking procedures for early steps. If not, those bookings are a matter of luck only which is not the case.

We need to go crux of the matter. The stock price today is still up for Ramky Infra, even if it goes down I would say it is a kneejerk reaction. Hope it is an isolated case only for Ramky.
Ramky One north is approved by SBI (see SBI projects list). Seems no worry.
Ramky One North project is done by Ramky Estates & Farms Ltd. Could latest CBI investigation report create any issue for the ongoing Ramky1North project ?
I ended up booking one 3bhk here today, compared with PRG and few others… felt floor plan is pretty nice.. Compared to PRG, pricing is also on the very lower side.. although you dont get prestige brand but 1 North should be a very prime residential complex in next 3 years time..
prg is currently quoting at 3900 and expected to jack up pricing to 4100 soon.. Sriram is quoting at 4100 already.. i see another 800 rupee appreciation in next 1 year.. also with few big malls are coming in 4-5 km radios in next one year..
4500 should be the min pricing here in dec 2014.

I also booked a 3bhk in Ramky One North a week back, I felt that I am getting a good deal for the price they were offering. Also the broker told me that they are going to hike the price soon.
Though was not convinced very much for the Doddaballapur area..since it looked a bit far from the main city, but looking at the wide roads and good infrustructure, felt that definitely it has potential. Also RMZ has Multiplex coming up around just 3-4 kms away, which would get completed in 2014 and definitely hike the prices in the area.
Also Hinduja s SEZ should be getting completed in 2013, which is in Yelahanka itself on the BIAL road. Apart from this SEZ, also lot of developments coming up in the vicinity.
Apart from this, also some schools and hospitals around.
So, ideally this area looks like having great potential and all the factors of becoming a self sustained residential area in itself.

looks like it is increased by almost 200..the last week when i visited it was around 3060.. interesting.. PRG presence getting visible now and benefiting One north..
I also got to now that premium tower A will be opened at much higher price band around 3900-4100 later this year.. so I guess Ramky will keep on increasing price till they launch tower A and top floor for C block..

Booked a 2 BHK at One North today. The marketing team claims that almost all the 2BHK flats in phase 2 have been sold. There were only options available on the ground and 1st floors, and I went for the 1st floor option. Far more options were available for 3 BHK.
Was able to negotiate a Rs 25 discount, so final rate was Rs 3225 psqft.
Again was impressed with the quality of construction and the plan. An almost 1k discount to Prestige was too high to resist. So bought this with a long term investment perspective.

A good decision, you are lucky to get 2BHK, you got a good price too. The top floor and A tower are likely to go around 20% higher by March or a bit later.

The following are some excerpts from my post in Prestige Royal gardens blog a comparision with Ramky, thought it should have been here, so pasting some portion of it.
I am a buyer who bought Ramky One north just yesterday, seeing a lot of postive in terms of quality, high carpet ratio of 80.5%, project progress, transparency and good customer care, a builder still picking up in Bangalore and MAINLY comparision to PRG cost. For carpet area of 1092 sqft (BA 1196 sft and SBA 1358) I will pay including registration 51.8 Laks at Rs. 3060 psft, completion of phase2 by Dec 2014. Note that that this plot is just before PRG. Infact I was following up this project since some time but thought worth when PRG launched at 3800, infact I was first only advising others to buy as I had bought another project already, but now I own one there.
For RAMKY One north, the appreciation I assume would be much better than Prestige Royal Garden as it is in adavanced stage and PRG price/NCC Meadows Price has become a reference and big price difference is there where as in outcome it is much better as get around 10% more carpet area as well. BUT I am not an investor, I would be staying and hence I chose the apartment which away from Railway line and opposte facing.
THOUGH THE TWO BUILDERS CANNOT COMPARED, on a carpet ratio basis the cost works out to 3801 Rs psft (at carpet ratio of 80.5%) for One north where as for PRG it would be 5270 Rs psft (Carpet ratio 74%). I.e. 38% more!!!.
IT IS NOT AT ALL A COMPARISON BETWEEN TWO PROJECTS BUT AN ANALYSIS ONLY FOR THOSE WHO MIND IT, IF THEY WANT A QUALITY SHELTER ONLY FROM REPUTED BUILDER. NO MEANING IN COMPARISON BETWEEN BMW AND MARUTI.

Booked in block C1. I felt all blocks are good. Blocks 5 and 6 are closer to track but still around 60 meters far, it has got east facing as well as west facing flats, west facing flat balcony is towards railway line but then I think it also gives a good view of the big open space towards IAF plot.
Top floor and the iconic A block is yet to open but will be at much higher price I think, as they are likely to match with Prestige price.

Anybody checks VASTU for apartments? Ramky Vastu worksout less than 50% marks. Also I checked for Sri Ram Suhaana there also all the available Apartments are having less than 50% Vastu compliancy.
Anybody comments about the Vastu compliance for these two projects.
I checked for Ramky 3 bedroom 1370 sq feet apt the carpet area is amongs the best in bangalore !
for 1370 sq feet super area the carpet area is 1077 sq feet …79 % which is very good even better than mantri developers alpyne (75%)

I also checked dimensions very closely. They are actual dimensions of carpet area, I also double confirmed this with builder. Infact at enquiry stage itself, they gave all break up of carpet area, built up area and super built up. I did not get that much info from any other builder, but Ozone Urbana did state the carpet area in enquiry.
For one north I got around carpet ratio if 79% in my calc for 1358 SBA 3BHK unit which itself is excellent. I need to add some open spaces due to no walls, I hope that should give 80.5% then.
I do have some concern about slightly lower UDS. But overall it works out.

How serious is the concern of railway track mentioned by Harsha? The property seems to be right in middle of proposed developments like peripheral ring road, aerospace park etc. and seems to be very lucrative.
