As of 3rd week of August, the project is not yet officially launched, but newspaper ads announced the pre-launch of the project starting from Rs. 39.99 lacs. KSR Properties claims the project to be a Super Luxury offering a wide range of amenities.
KSR Cordelia is spread across 2.5 acres of land and will consist of 2 towers with 11 floors each. The Club House + Swimming Pool will be located between the two towers. BBMP approval of the project is pending as of Aug 19.

Please don’t buy any KSR properties. This could be a risk for your money. This is going to court litigation after a month. You wont get loans for different bank. Banks are trying to sue them after the COVID-19 is over.
Highly unlikely that any bank will sue KSR as they have not taken loan for this project. I am one of the initial buyers and can say this with most certainty.

The project is near completion. Builder has received OC, BESCOM approval etc.
Best case by December end worst case Q1-2020 this project will be ready for handover. This is right time to buy apartment at KSR Cordelia.

as per above comments its project took couple of years & when I visited this site & new management confirmed me that this project will be handover to buyers by this December 2019.

The project is near completion however expect further delays. I was promised handover in Dec 2017 and now it is 2019.

This is right time to buy apartment in this project. Work is going on at good speed. Though builder is promising end of this year, our guestimate is to handover by early 2020.

This project is horribly delayed. Now there is a new issue. The flat we bought is part of the Landlord portion, and the landlord’s ex-wife is sending legal notice. It seems like a big mistake buying a flat in this project. Is any one else facing similar issues.

The builder told they will handover the flat by end of 2017 but it seems now the earliest I could get in June 2018 as they don’t have funds. I guess it’s time to get together and speak to the MD directly. This project is insanely taking a lot of time.
It looked very attractive with location and amenities promised. Now they tell we dont have enough space for so much amenities so…. Anyway, the project was to be completed years back. But is hanging. With current status. It vant even Complete in 2018..but we shouldn’t talk about it asbuilder jas no concerns for the buyers. ……
The work has stopped… Number of people found working doesn’t reach 2 digits… Some people bought
recently and are already realizing what foolish thing they did. EMI has started killing along with rent. Builder is busy fooling. Next March…. Next December. Its next to the Lake and now only usefulness for that seems it will make easy to jump in the Lake with banks and rent already making life unlivable.
Visited the project few days back, appear to be good. Few things are unorganized, parking, eminities etc. Posession they are claiming by end of 2017 but it looks unlikely. Any suggestion or information will be useful.

Yes, KSR is trying to give the sold flats by September, 2017 and complete the project by Dec, 2017 so you can go ahead.
Work is at decent pace now with approx 150+ labours. Infrastructure work is moving well and parallel flooring are almost completed now. It’s one of the best locations in Bangalore, with little away from main roads like Bellary Road and ORR, yet so close to Hebbal. The adjacent Rachenahalli lake which is one of the very few clean lake makes it further more beautiful. Worst investing into this beautiful project . Very good appreciation.

The pace at which the work is getting done has definitely picked up. The flooring/tiling work at my apartment has completed and now my flat has taken a reasonable shape. Good to see this after such a long wait.
I keep my fingers crossed and hope that the pace continues and we get our HOME by year end.
Really very sad to hear the above comments, recently i have visited recently on 8th of March 2017 and the same which i saw on the last year there is no progress.
I was planned to buy 2bhk flat but as per the present situation, it wont be completing till 2020.

Having paid 90% of the agreement cost 2 years back, now I feel cheated. Totally mismanaged by KSR. Don’t know what it’s buyers can expect from their future launch. I felt should share this caution to more people to prevent from getting cheated like me and many other buyers of KSR Cordelia.
No hope for the project KSR Cordelia getting completed before Dec 2018. Project is handled by a team of inexperienced people. On top of that there MD Mr Ramana Reddy never comes for a meeting even after repeated request from the buyers. Worst project to invest.Never trust on KSR builder
I completely lost hopes on KSR Projects and loosing money by paying EMI/Rent, they are good at giving silly reasons and escaping from answering buyer questions. We will not get reply for our mails and they are not available on phone. Even if you go to KSR office no one will tell you who is available at what time, There is no responsible person available for us to talk and they are just appointed to avoid answering buyers.Every 3-6 months they give one reason and escape for 6 months.
After so mush follow-up and knocking on KSR doors we get a some silly reply just for heck of replying mail and we don’t see any serious attempt in answering buyer’s concerns on delays.
Mr. Ramana reddy introduced one person saying he/she has good experience from big Real estate brands. Please see below I shared mail from KSR received just one mail in last one year. This is the state of KSR and it will be same for ever.

Its been 5 years for me with no end in sight. Can never be completed in 2017 or 2018.
i think banks should blacklist this fradulant builder, we as cheated customers file a criminal. case against the builder and any other prospective buyers stay away from this project and other projects like KSR Basil.
Basically completely incompetent project team and a builder who is s cheat.
At this pace possession will be 2018 December for interiors and 2020 procession… Every 2 months schedule of project status will be delayed by 6 months.. progress is dead slow and tortoise will move faster than Ksr Cordelia progress…
KSR team please also mention when project is started and what you mentioned initially and what you are giving quality wise.. how many times construction work stopped…
Just think 272 flats construction took more than 5 years and your MD addressed once and he too failed to keep up his promise… Every half year project manager at site changes and KSR team changes and come up blaming previous teams and give new deadline and it became deadline is for KSR team instead of possession…
Just say when is the possession for this project. Really stupid reasons for delay demonatisation, Tamil nadu flouds, a 2 weeks Holiday for workers for every festival and now union money next Karnataka elections, lot of festivals in pipiline…

I have had a very BAD experience with this project & people managing KSR Cordelia project. It’s more than 5 years and possession/delivery dates are all ways revised. Only GOD knows when this project will be completed. Yes, only GOD knows because KSR management are still working on deadlines. Apart from this my flat layout was changed than what was committed & showed in brochure initially. Till date no communication on this topic. Hopefully 2017 will bring good prosperous to all parties involved in this project. By the way if anyone is looking to purchase the flat – lake facing 2.5 bhk. Please let me know..

I understand that you had personally visited the site a month back and instructed your team to complete the project at the earliest, many thanks for that, however, still we find work continuing at snail pace and lack of supply. We the buyers are regularly sending e mail raising our concern and worry about the project completion but there is no change. I am sure that you would be considering to launch other projects also in future and with this unsatisfied and frustrated buyers with the attitude of KSR, what kind of feedback will you expect. We have been hearing new deadlines every 3 – 6 months, March shifts to Dec, Dec shifts March and we are burdened with EMI and rental both. Can you please personally monitor day to day progress at the site because there are some 100 families affected by apathy of KSR Properties.

You may have any number of labours working at site however we can see that the count is not more than 40, moreover at this juncture when it has been more than 5 years that we have booked the apartment, I am least bothered what you tell me about number of workers and supply, I need the apartment now without any further delay.
They only give deadlines and deadlines finally the buyers become dead paying both rent and EMI.
KSR Cordelia seems will get possession by June the work is in full swing and lot of changes have happened past 7-8 months . worth buying a property here and the prices are almost doubled , now the prices are 6200/- per sft and its a good news.
I have booked during Jan-2012 and now 5Years had passed and Good to read that buyers will get occupancy by June 2017.

Work is in full swing or KSR has made all the buyers sit on Swing. For more than 5 years we are just witnessing how KSR management has mishandled the project. KSR has failed to meet the deadline 7 or 8 times. We are paying rent and EMI both. My apartment is lake facing, on 9th floor, please buy mine at 6200/ SQFT.
Is it confirmed that June 2017?really I don’t have any hope.have been waiting since 5 years.

Your post is merely a fortnight old, can you still say that work is in full swing. Your colleague is saying that work will be at snail pace till Union budget, I am glad he did not allege that work will be speed up once Donald Trump is replaced by another President. What stupid reasons you guys have started giving for slow pace, we have been hearing stories after stories from last several years so give some better stories. Lastly you guys blamed Demonitization, before that Karnataka – TN dispute apparently affected you for 3 months, before that recession had hit you for 2 years.

I took the flat in early 2012 still there is no hope to get it by june 2017..
Every 6 months a new deadline is given and they comfortably miss that and a new deadline is given. They don’t understand the hardahip of paying EMI and rent. Can’t even shift to another apartment on rent because they will always promise with 100% surety as if in next 6 months we are going to get our dream housr. This Dec, 2016 deadline (for interiors) missed too, now let’s wait for another deadline. This itself may be 7th or 8th deadline which has been easily missed. From last 4 years my answer has been constant to my mother that I will get it in next 1.5 years.
Hi Nishant,We are getting deadline since march 2015 that in next three months you will get your apartment ready for interiors.Now it is ending of 2016,Hopefully we should get in 2017.Keep your fingers crossed.
At-least here onwards I can expect they should not play with the quality and the amenities which was committed.

have a 3 BHK in B Block corner unit on 8th floor, where 2 rooms, hall and kitchen faces the beautiful Rachenahalli lake. What can be the rate for selling it at this stage. I wish to use the money and buy a ready to move in.
As on date, structure is completed, i.e. Civil work of both A and B blocks including internal brick work and plaster. Electric cable laying is taking place in few flats. Pending works are tiles, plumbing, electrical switches and points, painting, lift, club house, amenities etc. Any guess how much time does it require because it has become a big financial burden to pay rent and EMI both.
