The work is in full swing, the total number of labours in A + B Blocks are approx 150.
Do not invest on KSR projects. They are not a reliable builders. Their Chennai project is the worst one and they have not yet completed and handed over yet even after 3 years. The lift quality and swimming pool quality alone is enough to speak about their quality products.

I had booked an apartment in B block some time back but work has completely stopped at the site since past 2 months.
Last time i visited the site couple of weeks back, there was a skeletal construction crew at the site to officially state that work is in progress.

I spoke with representative of Builder today on this. They informed that they have dedicated the work force to complete 10th Slab of A Block. Post its completion, work on B Block will resume in full swing. This is what they said.

Actually I have not found any progress in the work since last 6 months and no person in the site was able to give a satisfactory reply. . all the staff working in that office,earlier are not available now and now you will find only new faces.and the person with whom you speak this time will not be available there during next visit.Whatever the assurances they have given regarding restart of the work has not happened till now

NON-STANDARD SQUASH COURT Vs. DECENT SIZE GYM – Builder is sacrificing space equivalent to 4 rooms and 4 bathrooms for Squash Court in the Club House (it will be of double height) and mind you then too the size of the Squash Court will be far lesser than the standard one. The floor area (playing area) of one singles squash court is 9.75 Metres x 6.40 Metres whereas the total floor area in our club house which can be dedicated for Squash Court is 7.54 Metres x 3.99 Metres (you will hit the bat on the side walls more often than the ball). On the contrary, the builder is dedicating merely half the space to Gym in comparison to the area being dedicated for Squash Court. Few of us (owners) spoke with the builder on this point but they are unmoved with our view that we residents will prefer to have a larger and better equipped gym rather than a compromised Squash Court. Yes, what investment does the builder have to make in a Squash Court; Wooden Floor, 2 Bats and a Ball; whereas in Gym, the builder will have to provide equipments. Further our contention to the builder was that Squash can be played merely by max of 2 persons at a time whereas Gym can be used by many at a time, hence size of the Gym should not be as small as equal to 2 rooms and 2 bathrooms. I leave my thoughts here and if you agree with me then do ask the builder to dedicate more space for the Gym rather than a negotiated Squash Court.

Thank you for bringing this up to attention. I believe all Cordelia residents (who are on this forum as well who are not) will agree that any amenity must be planned so that it can be better utilised, not just for the name sake like this squash court issue. No one would want as small a squash court as the one which is being planned. And yes, one would rather definitely want a bigger Gymnasium. Let’s ask builder to arrange meeting with all the owners who have purchased so far and get a view on it. Right now they say that it is as per choice – many may not like squash and many may want to have. So, Let’s get to see how many want small box squash court at all. Certainly not me!!

Hi Sulochana: Now that 9 or 10 Slabs in A Block and 6 Slabs in B Blocks are completed, it will be best that you take the availability list of flats from the builder and see the view from the respective side. You will also be able to understand the actual sizes of rooms / kitchen / balcony etc as well. Few floors / flats have larger balcony, you may like to go for the same. Hence a personal visit will enable you to make the best decision.

Block A – 9th Slab was planned on 30th Oct ,but till today it is not done. Pace is slow …

The project was started late & initial work took a lot of time but once the builder has started laying the slabs, they are doing it at a good pace. If you observe, in April, 2013 they had completed the slab of Stilt which you can consider as 1st slab and now they are almost done with 6th Slab and I am referring to Block B. Thus in 7 months the builder has constructed 6 slabs, hence 1 slab in getting completed in 35 days on an average, which I personally feel is a good pace.
Block A is 3 – 4 slabs ahead in comparison to Block B as of now.

8 and 9 series will give good lake view. there is a another building nearby is going to block 5 seres view.

My question about the Club House is to the builder and it should be raised by every customer / prospect of KSR Cordelia.
Builder has designated merely 4 Flats of 3 BHK Size (2 each in Block A & B), which will be total of approx 5,500 square feet. In the Brochure, builder has promised following amenities in the Club House: 1) Banquet Hall 2) Aerobics Centre 3) Squash Court 4) Gym 5) Meditation Centre 6) Library 7) Table Tennis 8) Billiards 9) Snooker 10) Pool Table 11) Spa 12) Jacuzzi 13) Steam Room 14) Sauna 15) Change Rooms 16) Creche 17) Departmental Stores 18) Unisex Saloon. Further within the Amenities, builder has also promised Guest Suits.
My query is that, does the builder wish to accommodate all these 18-19 things in a 5,500 SQFT Club House or do they plan to construct or utilize some other space too, which may be in the Ground Floor where they are constructing only 7 flats instead of regular 12 flats or may be the space between the two towers, one does not need that much space for a swimming pool.
I am neither an Architect nor a Civil Engineer, but if the builder thinks that they will be able to squeeze all these 18/19 promises in 4 Flats, then they should give a detailed plan for the same.
We should take a clear answer from the builder.

OTHER CONCERNS TO BE RAISED WITH THE BUILDER
1. GUEST SUITES – One of the amenities / facility promised is Guest Suites, I could not get any clarity if the builder is dedicating any flat for the same or where will they put this.
2. SWIMMING POOL – There will be parking lot below the area dedicated for Swimming Pool, let us have a clarity on the depth of the swimming pool. I understand that the swimming pool can not be very deep because there will be no life guard, but clarity on this is required from the builder otherwise they may make a very shallow swimming pool which will be just for a name sake.

Builder is very new.This is their first flagship project in bangalore.
Even though lots of catchy stuffs and uncompromising quality have been assured one needs to keep his/her finger crossed, you can’t be absolutely sure what’s the end product would be.
You might have already realized that their quoted price is in Mid-High segment considering it’s the first project of the builder. Company CEO seems to be nice and very affable guy and he says that the reason for high price is not to compromise with the quality, so one needs to wait and watch whether his/her investment pays off.

I feel one can expect appreciation from this project.Connectivity is good and there are few good schools , Hospitals , IT park close by.
Lake as of now is nice and evening at lake side is very charming(I spent once 🙂 ). But in future in case of poor maintenance how charming it would be I don’t know.
One small concern some people can have about the small graveyard present in Nort-west direction across the road.It’s under use or not I am not sure, tried to enquire but not conclusive.
Even appreciation at this point one can expect , it completely depends on the end product I think.

Hi Thomas, did you block your apartment, if not then choose a flat which has lake view. Maximum within a difference of 6 months, both the towers will get completed, but flat is a life long investment.
Today I have visited Cordelia site . I saw lake view from Block A- 6th slab . It was wonderful view.
It will be much better from Block B.
Only issue for Block B is main entrance door for flats ate not from East / North . It is West for the flats facing lake side.
I fail to understand what is ” Full Swing”. The Work is behind schedule by miles. I have been visiting the site every 2 weeks or so and the work is at snail pace. As per the rescheduled dates, the 3rd slab for Block B was supposed to complete in Feb. I was there at site yesterday and only Half of 1st floor slab work is completed. Really worried.

@Thomas – Seems you wanted to write the other way, that in Block A 7th Slab has got completed and in Block B, 3rd Slab.
Few queries;
A. The approach road from ORR has been widened to almost 80 Ft near Karle Project but only for 300 / 400 metres or so. Is there a plan to widen the road for further distance, covering the road which touches Cordelia as well, perhaps Karle Infra office may know.
B. Heard that Karle Infra will have High Street Shopping / Mall / Multiplex as well, if so, it will be the nearest high end mall, does anyone have idea about the same?
C. How far will be the proposed Peripheral Ring Road & nearesh Metro Station from KSR Cordelia?
D. Any update on further development of Rachenahalli Lake, beside the project.
Rachanahalli Lake upgradation /development work is in progress. But we should do tree plantation near apartment , Road side , lake side. We should not be dependent on Govt. We should also do this activity

I had been there recently and on the paper they are presently quoting at INR 5500/Sqft, which I’m told is negotiable. I’m also aware that they were ready for close the deal at around INR 4300 as early as 1st week of December.
This sounds horrible, difference of 5500 and 4300, may be wrong information. Be a bit careful when you negotiate heavily as they are likely to give even more discounts to others if so. Many lower level builders do not publish rates in leading websites or news papers and then show you high rate when you visit and then give you a feeling that you have got a good negotiated price. Better compare with simillar class builders in the same area. A level 2 or level 3 builder does not quote above 4000 for a excellent project in that area at launch stage. Plus Cordelia location in much inside, away from main road. Luxury/Premium are just matter of statements, suggest to look at details before you commit. Wish you good luck.
Property is divided in to two shares 1) Builder’s share – which they are quoting as high as 5500/- and 2) Oner’s share – Owner is quoting 3000-3300 /- I don’t know why so much difference is there ? Can any one find out??

Prices are going up now… try to close deal at 4300/sq ft or less.
7,000 seems bit unrealistic for Bangalore market.
I guess price can touch 6000 -6500. in 2014 -15.
They are trying to sell Block B flats at higher rate due to lake view especially “9” series.
Even grade A builder’s project will not reach 7000 two years from now. And this KsR is an unknown builder .
Don’t have high expectations. resales are not easy that too from a non-grade a builder.

Only 3 BHK apartments which are facing lake side do not have Main door entry as per VASTU.
But we can not get everything at a time. Block B 9 series, 8 series ,7 series,10 series are having great Lake view. I feel “8” series is THE BEST.
Today I have visited Karle city and after comparing it I feel Cordelia is better choice.
Karle is an ‘ultra luxury project’ with mixed use of commercial and residential. KSR Cordelia will definitely get a boost once Karle project comes up, but we should accept that both the projects cater to different market altogether.

Where did you get this information? I called them up and they quoted 4400 /- (negotiable) but I doubt negotiation will take it to 3750 /-

Something should be done for Graveyard .It is very close to KSR Cordelia site.

Graveyard is just 100 meters from Cordelia site. This some thing worrying me. Otherwise site location is okay.
Looking at the master plan, I feel there might be problem with the sunlight and ventilation for the 2 BHK flats and some 3 BHK internal facing flats.
It may be there for few flats.
The project has been approved by Axis Bank. Ref: – Letter No. BAN00014078-1445/03-12 Dated 14/3/2012.
Letter copy can be collected from the builder.

It’s Good Investment. Location is very good near to Rachanahalli Lake. Karle City /SEZ is near by.
Very soon prices are going to shoot up in this area. I guess 6000 Rs + /Sq ft by end of 2014.

Visited the project today and please to post below developments;
A. Initial work of excavation has started.
B. Beutification of Rachenahalli Lake, beside the project is in full pace.
C. Price is set to be revised from 1st Feb, 2012 – discussed with few other people who have booked flat and it is being expected that by the time the project gets complete, it will command price of 5,000+ per SQFT.
I request other flat members also to post their views.
Visited the project on 10th Feb. Happy to see that 2 Excavators and 2 / 3 Dumpers are being used and excavation is in full swing.
Visited the site on 9th Sep, 12. Foundation of Block A is complete and excavation is going on for Block B.
A 3BHK Model apartment is being built which is perhaps replica of Series 10.

The project is very promising..More so because of the ease of location — easily accessible and Manyata Tech Park and upcoming 3.6 million sq ft IT Special Economic Zone in the vicinity..Competitively priced at a very good location..A must buy..
