I bought an apartment in SJR/BERN avlon. I was very happy with the progress the project made in initial few months now I have already paid almost all the amount (only last instalment is pending) more than 5 month back .Since then till now their has been no progress in my apartment.
BERN is not living to the expectation now they are simply harassing the customer by simply delaying the project . Pain point is that we are unnecessarily paying interest to bank on one hand and rent to landlord on the other hand.
Initially they promised to deliver the project by December 2013 which was very much possible looking at the progress they made during initial days , but after collecting 90-95% of the payment they have almost stoped the work .They first sifted the date to March 2014 and now they moved the registration date to August 2014 .
So I would advice if anyone is investing in BERN project so please consider these points before investing.

My humble recommendation is that dont go for SJR Avalon. all there projects like Bren Unity and SJR Avalon doesnt have any safety measures . No clean air. There are cement factories around. There is no water. You kids will not even have a bit of fresh air to breath if you intend to buy one of these apartments.
INVEST WISELY. VISIT THE SITE. YOU MAY GET BETTER ONES AT YOUR BUDGET GUYS.
NEVER TAKE IMPULSE DECISIONS AND END INVITE HEALTH PROBLEMS FOR YOUR FAMILY.

cons:
1.Surrounded by industries, don’t expect fresh air.
2.Plan is not so good, lack ventilation to kitchen and one of the three bedrooms.
3.Only one balcony for 3bhk …!
4.All bedrooms has small window.
Pros:
1. Location is good w.r.t connectivity to ITPL and outer ring road.
2. Road to avalon is good.
Overall i didn’t like the project, its my personal opinion.

Since you are considering all these points AFTER booking the apartment, I guess we can now look at these in a positive light:
1. Cement factory: Great news ! The project might complete sooner, since cement is available nearby.
2. Commutation: No worries ! We can always walk, if autos/metros are not available. Good for health. Also, after paying such a premium price, it is expected that we would have a vehicle (else what use is the parking space which we paid for through our nose)
3. Medicine stores: Again, should not be a concern, since due to walking(point 2 above), probability of falling ill is reduced. Another point is that since Gym is available in the property, we should not concern much with medicine stores.
4. Grocery stores: Not a major issue, home delivery is available everywhere. If not, we can always use the car to go to the grocery store.
Just enjoy, lets not worry about such small matters.
Appreciate your homour. I am concerned cz both me and my wife are working in two different locations-Tech Park. So in that case only one of us will be fortunate to use the car (as I am not minting money so I cant afford cars for each of my family members). So in that case one of us needs to be dependent on public transport atleast to get a drop to ORR.

You got to be kidding me.. I have seen people suffer in flats which was next to a stone cutting factory. There was dust everywhere, and only recently it got removed. I can’t even imagine you investing so much in the middle of pollution garbage.
I don’t have much idea on this property or the location, hence, would not be able to comment. Btw, what is this cement mixing factory…hope they are not mixing with sand :)…just joking..
Yesterday i went to the Cement mixing factory. It’s a concrete mixing factory. Spoke to few people over there. They told that they have already got notices to move out of this area. So probability is that they might move out of this area (i feel it wont be happening immediately as they are also telling that they are part of the industrial area) but they are taking all precautionary measures to ensure that pollution control is within the limit (as per residential areas) and by increasing the heights of factory boundary walls.
Still i don’t see much autos on the road and no near by groceries and medical stores, the nearest is a super market adjacent to Alpine Eco which is a km away (so walking wont be that convenient everytime)…

1. Can anybody help me with any details about the Cement factory? I am hearing this is Cement mixing factory which is supposed to be moved from that place. Just concerned what is the difference between cement manufacturing plant and mixing plant? With Cement factory’s/mixing factory’s proximity to the SJR Avalon will it affect health of the people staying there as I was reading that satying near to cement factory affects your health in long term. Want to know your thoughts into this.
2. How people are commuting to the Ring Road. Do we get sufficient auto-rickshaws in that way i.e. from ORR to SJR Avalon and viceversa. How about normal groceries and medicine shops near by?

And there seems to be lot of issues between builder and the land owners ,i was about to buy the flat from the land owner side but just pulled back as i found out builder is not ready to sign any document which might be required to get loan from banks like HDFC/SBI and on asking the guy who is selling land owner flat says they are not on talking terms ,well that seems to be odd but any how it could create problems in later part when people who have bought the flat need to register it and find landowner could also create problems for the builder.
And also I was very happy when I saw the free space behind the apartment thinking they have left ample amount of spaces to walk/ landscape design .. But later learned that landlord will be constructing villas later future there so the actual SJR boundary will be very close to the apartment wall.
Anyone can please confirm if this is correct. Builder is saying they actually have bought few flats from land owner to sell. So in this case owner should be the builder isn;t it?

Visited SR Avalon today and below are my comments
– Builder is quoting 4290 per sqft now
– Most of the 3 BHKs are available but price seems to be very high with 77 lakhs minimun
– Very few 2bhks are available but they are not that good
– since project is approaching towords completion ( though it looks like it will take 1 more year) builder is not allowing new customers to go ahead with SBI
– no improvement in the roads since last 2 years .. no street lights, roads are in bad condition .. nothing has really changed in last 2 years
– in the beginning builder said that cement factries are moving away but nothis such has happened
– another -ve point is walls are common
– so doesn’t look like worth for money
– Add theri strict penatly clauses also

I was interested in this project and I was able to negotiate more than Rs.150 but did not buy it because of the Cement Factory. That time it looked like they were having problem in selling the flats. Not sure what is the situation now.

Good to know about project. I guess water should not be problem as I have checked and asked to many people around. They said thats not an issue.

Thats a major concern – CEMENT FACTORY and dust. It is not a residential area. There are lot of DUST. Our kids would suffer as they dont even have a clean AIR to breathe.
Dont go for this. Consider other options. Think wise , after all its our hard earned money.

Many of u r telling the site location is in residential area. But i think Graphite factory and ACC cement plants are already existing since years. Residential complexes are started to build recently only. Like SJR Avalon and Aditya Elixir. Hence rather than saying ACC cement in residential area, i suppose residential complexes are being constructed in industrial area.
Also Avalon site location comes under EPIP Industrial zone. So how one can say cement factory shall be moved to some other place in near future.
Did any one approach to ACC cement factory personnel or any Goverment body personnel who can give better picture about the fact ?
Also even if ACC plant is cement mixing plant, we cannot stop the polluted air to flow in nearby surroundings. And in the long run, it would definitely health issues.
So i would like to ask whether anyone has clear picture about the exact time of shifting the cement plant? or its just a rumour….

In the recent TOI edition, the area around Graphite india was the most polluted place in Bangalore. FYI, when SJR was running a prelaunch of this project as “SJR Legacy” I went to the site to check the location. Looking at the polluted area, I decided not go for it (that time the project was quoted @ 2490 per sqft). I dont regret it since I want to live in the apt that I buy not trade.
i dont believe this. we team of 5 friends booked in SJE Avalon. we all did research before booking. finally we all booked.
Reasons what made us to book
1. Price is less with these amenities compared to others.
2. this project is very near to ring road, itpl. its center for all. Total mall is just 2 KM.
3. near alpine eco there was 2 cement units now its not there… so sure existing units will also move as days goes on….
4. we spoke with existing cement units. these units are only ready mix units and they already reduced 50% of their work and said ACC will move to Devanahalli Road (new airport rd).
5. we all were there at site for half day and ACC unit was working, we didn’t see any dust coming out from that. even they also took their prevention measures. dust is on existing road…
6. Every where its polluted not only this location. Ring road is dust from 2 yrs. Brooke fields was covered with dust few years back now its fine… who knows if u buy a flat as of now its in good location in feature some road or flyover may come then dust wont be there? this is what happened to my friend who stays near Eco Space. his flat is very near to ring road. so Avalon is good compared to all.
dont think only negative, think both positive and negative…
so from my side AVALON 100% excellent… 🙂

@Ramya – Might b proptiger & Investnest are not updated with current price. the actual price is what sjr quoting is right. i would suggest you to go direct with SJR rather that proptiger and investnest. because proptiger and investnest are agents they will hve commission from builder. so if u go direct u can get discount. i do hve this experience when i was doing research. but finally went directly with SJR

I was reading these comments from few days finally I booked a Flat @ Avalon for Rs 3190 per sft today price increased by 100 from today onwards, but still i booked because i surveyed that area and this seems less compared to other builders. I met Mr Nadeem (sales team) to complete the all formalities. He gave me complete details which sounds good.

Considering your PROS and CONS, your PROS are obviously really good where as I have responses to your cons:
CONS
1:Found them rude during discussion( take it or leave it attitude)
It depends upon person to person. With the SJR marketing manager I discussed, was really good and c-operative. I didn’t feel any rudeness even 1%. And he gave me options as well in terms of availability.
2:Very less availability (Forced to take either on GF or above 7th floor)
If you say that very less availability, now when the count of flats is 386, which itself means that people are liking it and regarding flooring I booked 3BHK on 3rd floor over the last weekend so no idea abt why they are forcing you to go above 7th floor.
If flats will be available on lesser than 7th floor, they are there to sell them and not to loose customers.:)
3:No modifications permitted in the house
Hmm.. no idea abt modification but I discussed with them, they said that at the time of modification, mails will be circulated to owners for modifications if they like any.
Hope this will help in finding the right place.

As per my discussion with them…. they will call for modifications and for every bit & piece of modification one has to pay.
To let you know they will be charging probably double for any modifications.

ring road is just 600 meters and maharathalli is 1.5 kms.
Don’t think much .. just visit the site and book the project.

I booked it at 2890/ sq ft plus 25 rs. for floor rise. Mine one is on 3rd floor so the cost was 2965/sq ft.. but yes.. if you negotiate well ..or book in group of 2-3 .. you can get up to 50 rs discount..
I haven’t applied any loan yet as I am just reviewing the offers being given by all. I found LIC fixed interest rate 10.7 % for 3 years very good option.
daily reducing SBI is also good but their formalities are a lot.. and being at onsite it will be difficult for me to chase it. apart from these two .. i do not prefer any private financers.. due to lots of hidden charges.
I myself haven’t verified the document but few buyers have already done that so why to invest more money on that 🙂 also .. as most of the banks have approved this project.. so felt good to go ahead for this.
@BK: Cement factory is there but BBMP has declared that area as residential area and in residential area.. factories cant be there so hopefully in next few years they will move out.
Also if you see the cost of land in that area.. who will want to run just a factory when in this much of land .. some one can build a big mall, appartment..:)
Considering very less distance and less prices.. i decided to go with this…Now its ur turn and ur choice… decision will be all urs.. 🙂

You might be looking at 2BHKs size.. but there also if you see, Type D’s bedroom size is 13×10. The one I booked is 3 BHK Type A where in master bedroom size is 14×10.. which seems quite good for me. Also if we see room size, somewhere we will have to compromise either on number of rooms or size of the rooms in total space.
Room’s sizes are depending upon the total area of flat you are going for.

SJR has tie up with no of marketing companies (i.e allcheckdeals, discountedflat etc..)and if you bargain them they are offering you discount. Even if you make a call on the number mentioned on SJR official site and ask for discount you’ll get Rs 25 psf discount.

I have visited the place. Yes, dust is there because of the cement distributing plant in the left corner of the road. There was no dust at the construction area.
SJR is saying those plant will be moving out very soon. I enquired, everybody is saying mixing plant are temporary one and once nearby projects are over they will move to other location. Any idea on this?
Is graphite india still running? They were telling 5 or 7 star hotel is coming on that place.
Regarding other projects on the area – two projects are started just behind Avalon site. There is one Vila project and one residential project. Another residential project near Temple (Just before Avalon site, coming from Unity).
Any idea on the future development on that area? I feel, once distributing plan will move and roads are constructed properly then it will be a good place.

It is true that some big hotel’s construction is going to commence in that area shortly. You can see the hotel construction site on the right hand side while going towards brookfields.

I visted SJR Avalon and found though there are industries surrounding the project, but none of them are disturbing ( it is only my observation). Moreover the location is pretty descent since it is approachable from ORR & Brookfeild.
But still I am confused wheather I shud go for it or not bcoz of the industries and it is the only residential project in the lane.

The area has a lot of dust (white) due to the Cement Mixing plant. Better check the site before deciding anything.
It was supposed to be SJR Legacy. Now they have changed the name to SJR Avalon.
God knows what other changes they are planning.
Morover the cement plant spews a lot of dust and it is just beside the Project
I enquired and found that the industry is a cement mixing plant which is not that polluting like a general cement plant. Do anybody have any other info?

Yes u r right thay have Changed the Name. This project was there some 6 months back. There were lot of issue so they stopped and again re-launched it. I think we should be carefull before booking it. If any one have further info plz share it………
