2026 Update: Sobha Canvas, Now Ready-to-Move
The original post below is from September 2011, written when this was a newly launched plotted layout. Here’s the current picture as of August 2026:
- Status: ready to move, on IVC Road near Devanahalli. RERA registered under PRM/KA/RERA/1251/310/AG/171114/000400 (note: this appears to be an agent/broker registration — verify the project’s own registration directly).
- Current pricing starts around Rs. 87 lakh, with per-sq-ft rates cited around Rs. 6,800-7,800 depending on plot — well above the 2011 launch figures.

Sobha Canvas is Sobha Developers first plotted layout in Bangalore and is located IVC Road near Devanahalli. Sobha Canvas is spread across 9.9 acres of land and the project is approved by BIAAPA. Other projects in the Vicinity include Sobha Lifestyle Vills, Confident Gold Cost & Century Istana.

Price is too expensive. Once you look at “orchid nirvana”, Shobha canvas is not worth even at the orchid nirvana price.
Most of the plots were sold out in a month or so of launch. Just a few plots left unsold due to shape and location, but still worth it IMHO.
As usual, all east facing plots were sold out in the first few days.
Resale of plots were happening at minimum of Rs.3500/- per sq.ft.
The area highlighted in the map above is actually 20 acres. 10 acres of which is Sobha Canvas. The adjacent 10 acres may eventually be part of Sobha canvas, or even be another Sobha Lifestyle.
The handover of Sobha Canvas plots are expected in Dec 2012.
Looks like a lovely investment. Appreciation has already happened. Another 3 years and one can expect further appreciation. The fundamentals are in place for good growth.
The rate on IVC rd for a plot in decent gated layout is not more than 1/2 of what sobha has quoted and seems to have sold. Therefore people have paid a very high price which is highly surprising. After some time the prices are definitely bound to even out and investments in other layouts at current low and attractive prices wiil fetch higher returns than in Sobha Canvas. Paying such a high price just for a brand name is not wise.
