Provident harmony is a good project and a landmark in that area. They had some plastering problems in 2 of their blocks which they accepted genuinely and rectifying it. And they are allowing it for inspection by outside civil engineers too for inspection. Rest all the blocks are fine and has nice finishing. The clubhouse is coming up and the grand entrance is already ready which is impressive. Visit the premises for actual development and then decide. Good luck.
Your wordings tells me that you are from marketing team of the builder.
accepting mistakes cannot be the solution..its business..Did the builder reduce the price for the issue ?
Did he repay the customer..it is the builders responsibility to make sure that quality product is delivered.

I am very disappointed with the delay . Thought being purvakar they would keep up with time . Hopefully at least march they should handover as per commitment .

By seeing current progress, the possession may go beyond July-Aug 2015. Only they need to work parallely with additional resources on all blocks and floors, clubhouse to reduce the time lines.

It seems project is delayed till June-2015. I have seen this in common floor. Dont look this project as purvankara project (even purvankara also delays its project by 1+ year). Ideally we should get possession by Dec-2015. Builder has still to sell around 150+ flats (mostly owners share) and price is going high day by day.
NO vitamin M(money)..avoid real estate till there is some clarity on this from the govt..put the savings on the FD or MF..RE is not going to give your any returns or wealth.

Shocked to see the recent unethical/inaccurate/false/misleading advertisements by Provident for their Welworth city project (which is of course a dud project). It is still acceptable to claim that a ready to move in project is launched when the fact is they havent been able to sell during pre-launch/launch/construction phases. I can give that much credit to the marketing guys for putting a spin. But what is ridiculous is to try and remove the slightest of the connections with the original project. Sample this
1. the ad says Provident Freedom whereas its just the same old Provident Welworth City.
2. The location mentioned in the ads is Yelhanka Airport Road whereas in reality the project is on Dodaballapur Main Road, a good 15 -20 Kms away from Yelhanka Airport Road.
What do these builders think – specially purvankara? that they can change a name and fool people? Anyone who is looking to buy/invest will not even go and see the project and come to know that its the same worthless trash?

I had booked an apartment in Provident Harmony way back in April 2012 with possession in July 2014. Initially the project progress was impressive and as per the project plan and linked payment option they completed almost 80% of the project by Dec. 2013. However since then the progress is really slow. They have already delayed the possession from July to December and even December looks unpractical. The roads (inside the project) needs to be laid apart from flooring of individual apartment. Even they have not fixed the lift in any of the tower. Many of the tower needs external plastering. People have reported that the quality of construction is not good as well. These builders in name of budget housing are duping people. I am quite disappointed the way builder treats common man duping their hard earned money. We need a regulation in this field mandating the builder to take atleast 20% of payment while giving possession.

Yes, I agreed with above statement, Project progress went well earlier stages and even ahead for 3 months schedule. From this year onwards nothing is moving much, payments have done almost 90%…When i checked the model flat, quality is not that good…what is the way forward? any penalty clause for late delivery as well as ordinary quality?

I am also Provident Harmony apt owner. I spoke with CRM lady of provident and asked them whether they would pay us any compensation for the delay caused. She stated that Higher Management will check the details of all residents and pay compensation to only those people who have made their demands till date within 10 days grace period.
The compensation is a meagre 1000 bucks per month. Compare it with the pre emi interest and rent one is paying. Also consider that delay is purely because of the builder which used sub standard material during construction which we the owners found out. If we haven’t found out about the quality issues these would have haunted us in a year or two. 1000 bucks per month cant compensate against such a gross negligence.

We have booked flat and was shocked to see the email today indicating project delay from Dec to Mar 2015. Quality is something someone thinks before and not after!
I kicked myself for not haggling for more compensation for delay. Agree w Anshuman that 1000 does not cut it at all!
We as owners should come together and see we can force these guys to compensate more anyway we can ensure that people who put their hard earned money in other projects know about Purvaahankaras who don’t care about customers anymore.

Provident Harmony Issue (I have booked one 3BHK in 2013)
1. Bad quality Construction. Internal Plastering is Pathetic.
2. Poor service and response from Builder.
3. Delay in Possession
4. One sided agreement
5. Premium price by projecting as Purvankara Company
6. Construction of Slabs was faster, on the basis of which company took 95% of the money. Now, I need to pay the interest on 95% to the Bank, however the flat is not yet ready.
7. The kind of amenities, tiles etc. are poor, as this is the so called “affordable housing” by Purva.
I regret not buying Matria Aura which was at similar rates and just few meters farther from Manyata as compared to Provident Harmony.
I have booked a flat (Classic) in block A9 in the 5th floor, but the agreement has not been signed yet. Now the builder calls me up and says that the same flat had been booked by an NRI two year ago but since he did not make payments on time, the flat was kept open for sale. Now the buyer is back and is claiming the flat. So, Provident is asking me to take another East facing Premium flat in block A3 for the same price. It sounds fishy to me. Would like to know if anyone has faced a similar issue?

I have booked the flat in this project which is in land owners share and I have requested for the receipt but I haven’t received it yet. The bank is holding the loan disbursement because of this receipt.

I just wanted to state that the agreement is very complicated and one sided. They have safeguarded themselves against all risks and there are no safeguards for us. While booking they told us that they would give us possession by August 2014, but now in the Agreement its December, 2014. Has anyone face the same issue?

Puravankara will not pay any penalty you will be lucky if you get one. keep waiting you will keep getting different dates of possession.

everyday we are seeing same ad for the puruvankara..why wont someone advertise everyday if the project is sold ? we are going to get into the trap of real estae..with lots of scams unfolding..everyone knows the problem lies with the real estate secor..things will not be the same anymore..better be cautious..
Don’t be pessimistic. provident harmony ads have stopped attest an year back. Only owners share is left. Builders share is gone.
Normally builders don’t sell off all their shares in one go. They hold some reasonable number of flats and sell them for higher price when the project nears the completion stage.

You can get it verified by any lawyer. However it should be ok. The project is approved by SBI, BDA, BBMP. If you apply for loan to SBI, it is very smooth as well as the project is approved. For your confidence, you can get it done.

My lawyer has for some clarification on the ownership title docs, also do you know why Provident is not signing on the construction agreement (when you are buying from landowner share) while only Provident has signed the sanctioned plan? also why is it that we have to make payments to “Bhagyalakshmi Layout” (when buying from owner share) when the JDA is between the land owners name (no partnership firm name mentioned) and Provident.

Not sure about landowner share. I bought from provident’s share and it was fine as per lawyer. The bank write cheques on Provident’s name when doing disbursement.
One of the survey nos, it was supposed to be sold between Khaleel to Shahila. There was an agreement of sale drafted between them, however Khaleel had passed away after this. Then Khaleels legal heirs has sold this to CM Ibrahim (Shahila husband). The previous agreement of sale between Shahila and Khaleel was not considered, they should have either voided the agreement between Shahila and then sold it to Ibrahim or sold it to Shahila or between Ibrahim and Shahila, there should have been some agreement. Though Shahila and Ibrahim are husband and Wife, from a legal angle this sale is still a cause of concern. This is as per my advocate. So I have been asking Provident clarity on this.

There was a protest that was done in chennai in front of their office by the affected families.The issue is still going on…and the news has come up in one of the chennai famous newspaper…

yes, provident harmony is good one since its 100% subsidary of Purvankara Projects. But only thing is at this price point of what they are charging they should provide A-grade fittings and not low-grade….no doubt amenities are all good, but unishire terraza and vajram essenza are providing better fittings which are approximately in the same price range. THIS IS WHAT PROVIDENT HARMONY should think of if they are charging 55 lakh for the apartments.
Hi Seema, have you checked any of the earlier property of Provident, im planning to book, but I too have the same concerns.
Think phase 1 handover is happening in Provident Welworth city, check the quality over there and decide. The bath fittings at Provident is definitely inferior to the present Puravankara projects. You can check and compare. Amenities are good. Harmony is a smaller project compared to Wellworth.
Provident is being built by outsourced construction company, while Puravankara projects are executed by Puravankara themselves.

Hey, thats what we all are talking about & hoping that one day we would see it happen…real estate price reduction ! Probably this is the long awaited correction we all are looking forward to…You should be happy, throw a party, instead you are worried. Proabably, this is another reason real estate prices may not be corrected…if Builders reduce the price, there is immediately a feeling that something is seriously wrong with the Project..well, I do not blame you, it is a general perception among all of us based on Builder behaviour in the past…there might really be something wrong. Hopefully, it is not the case here, maybe a genuine reduction of price. Good luck !

between thanisandra road and hennur road my vote will definitely go for thanisandra road caus there are concrete plans to extend the metro coming to nagawara junction (200 metres into thanisandra road) underground station. along thanisanra road to the airport . the Bng metro chief has already spoken about this route and u can also see soil testing happing at thanisanra road for the nagawara metro underground station.
metro along thanisanra will transform this area leagues ahead of hennur road ….just my 2 pence.

thats what the indicators are …as if u see the metro station is planned NOT at the nagawara junction but exactly 200 metres into thanisandra road ( pls see detailed metro maps for phase 2 and u will notice it going a bit inside) so logic says thats now to reach BIAL they cannot take a uturn come back to ORR go to hebbal and run along bellary road ……logical thing would be to continue on thanisandra road and go staright to BIAL ..this route is also shorter by 8 KMS ! we know how expensive per km of metro is ! so this is imp …another factor is that rapid transport to BIAl is shelved and metro will be extended for sure and only headpoint is nagawara …nothing else !
also metro cannot run along bellaary road as the BIAL expressway is already being made thr and being elevated there is no space left for any metro work !

I checked this most imp fact : Total all incl Price / l Carpet area sq feet
gave me the per sq feet all inclusive based on carpet area ( NOT super area ) as efficiency of both is diff.
here are the results :
Vajram comes to 4850 per sq feet
Provident harmony is 5500 per sq feet .
Sobha came to approx 7800-8000 a sq feet
(ALL inclusive rate per carpet area )
Now Provident has more land but that’s all gone as “open parking” as when i went to book no covered parking was available.!
and also provident is NOT on Thanisandra road but 1.1 km inside !
Vajram is bang on thanisandra road and that too corner plot.
But yes Provident is better brand and ticket price of investment is good.

Shobha City : Would have been good option, if you can afford,
Vajaram : +ve Corner Plot ,
seems to be good construction ,

my calculations were based on 3150 rate if now its 3500 …provident becoames even worse off than others .

sobha’s mall is a three story commercial they are planning right at the start of sobha city next to the main road but part of the overall sobha city enclave ….and NOT in any opposite lane ! you can go and see the complete plan at the sobha site office.
This mall is right next to vajram.

Thanisandra road: Price has cross 3.5K and in telecom it is around 4K.
Hennur road: this road is going to big commercial, because of 360ft road connecting tirupati road and hyd road.
Think if you have 10X10 sq ft next to this road!!.

1. Price ( we should purchase in initial stage)
2. Appreciation:- same as above
3. Dispose :- it should be better then the upcoming apartments after 2yrs.
4. Location/Area:- promise to develop in 2yrs
I feel disposing apartment is difficult then good title (BDA approved) plots.
Coming to your question, Any apartment from brand company within our money in our pockets.
i can give my views in summary:-
Provident harmony: Already price has increased by 700/-
Manti Aura: Initial stage, it will be mega township
Shobha: already launched one year before
Vajram: 1-1/2 acre, but very good inside
brigade altomont:- from last 10 months, now they have put the board.
If you are serious about apartment, I feel bharatiya urban city is to look out for, don’t known when are they going to call.

A lot of builders even like Sobha ( tier 1 ) consider that even if u want a choice of tiles in your washroom or lets say sink height in utility ( for eg to fit u r washing machine in utility area below sink) then these are defined as modifications and later on if project is delayed they site these to avoid paying you any compensation.

The efficency ratio ( super area: sale area TO Carpet area :Actual usable area ) is very low by bangalore standards i.e close to 70 % LOADS OF WASTAGE ….and given its a high density project i cant understand the logic . The corridors are also not lavish to justify the wastage .

Provident sells it as cost effective but play around with the “loading” and efficiency of the apartment
If you add the walls, it become 995 Sq ft. Plus common area of 246 Sq ft make it 1241 Sq ft.
This is there on Page 12 of construction agreement.
From their floor plan, I can see sitting room 10.1 feet by 14.5. Where did you see 10.83 feet by 14.41?
I have 2 points to make : First area within the walls is NOT carpet area ! its not usable anyways and common area is again NOT carpet area.
The sitting room is 10 feet 10 inches BY 14 Feet 5 inches : Pls do the maths to convert inches into feet :
“10 feet 10 inches” IS 10.83 Feet
“14 feet 5 inches” IS 14.41 Feet
i.e to convert Inches to feet (12 inch is 1 feet ) so 10 inches is 0.83 feet similarly 5 inch is 0.41 feet.

Thanks Guarav for bringing this up and posting the calculations here. The carpet area to super built area ratio is really an important factor that you should consider and should be compared with other projects in general, it also indicates the true price per square feet that you will pay. I know there are people that go with a measuring tape to the model apartment, but there are also many who miss looking into this in detail.

Yes it is very important to do an apple to apple comparision ! CREDAI has now made it a guideline for its members to disclose the carpet area and Super built up area clearly.
But we do Tons of research to buy a mobile or car or lcd tv ….but when this costs 200 times more than any of that we blindly fall in the builders tow.

While I agree that carpet area could have been more but then that would have resulted in a very congested corridor. Also, I think space utilization is excellent. I have seen many floor plan for 2BHK with a SBA ~1200 sqft and they end up giving same size master bedroom(or even less) same living and dining area. I think the compromise is : Harmony has only 1 okay size balcony, okay size kitchen and 2 okay size bathroom. Obviously its not a luxurious appt. but it caters well for a first time buyer with limited budget.
BTW the corridor in provident is not lavish by any standards and there is no corelation necesscarily between lavish corridor and efficiency ratio , so there are many builders who offer lavish corridor with a good efficency ratio . the standard is 76 % plus or minus ! highest i found was for ramky one north 79 % amongs the ones i looked and investigated.

I think you are correct to some extent. I just checked my agreement papers and it says 995sqft of “builtup area”. I think they have come to this figure by adding OTS area as well. There is no mention of carpet area. Harsha, please advise if it is mandatory for the builder to mention carpet area.
Meanwhile I just checked the master plan of Ramky 1 north. Corridor looks cramped up to me to be shared by a lot many of flats. Also the balconies looks so submerged in the over all floor plan that it wont be getting any good ventilation and light. Its the same reason I decided against booking a 2 BHK in Prestige Tranquility. Bedrooms are no doubt good.
Overall I will still stick to my judgement that the space utilization in Provident Harmony is one of the best with no “unusable corners”. Corridors are again of good size to be shared by 4 flats only. It gives a sense of privacy. But again it depends on the taste of individual.
Checked with them today. 995 sqft is the built up area which is carpet area plus wall thickness

Although I agree with Gaurav’s calculations, purchase decision also depends on the location and proximity to nearby places.
Provident on Thanisandra Road is with in the city limits and more convenient compared to Ramky 1 north which is 3.5 kms from Yelahanka Circle on Yelahanka – Doddballpur main Road.
When you are located that far, the cost for developer comes down and he can offer livable area more for the buyers.
So, clearly it not apple to apple comparison.
First things first nobody is trying to compare ramky to Provident pls read my post only the efficiency ratio is cited as an example. So i do not understand your “apple to apple” comment.
bringing about location / city limits etc angles are irrelevant topics to the efficiency discussion.
The point is very simply of the efficiency ratio of “what u pay” and “what u actually get” . No point shooting the messenger.
Unusable corners are subjective and could be debated !
BTW about ventilation and sunlight : it seems provident will loose out a lot on that front as the master plan shows flats in one row like a railway carriage stacked one infront of another ! So 80% of flats are facing each other that too in a row, one window facing front flats window…balcony facing balcony ! I really dont know how ventilation will manage to find its way thru the horizontal flat clusters.
The building to building footprint distance is approx 35/40 feet. The contiguos slab of approx 100 meters parellel to each other will block any free flowing ventilation. from either front or back.
The only exceptions will be a few corner flats and few others .
ALso i do not own a flat in either Ramky or Provident . Recently booked in Shobha City and Vajram Essenza both on the turn of Provident harmony from Thanisandra road corner. I had looked at both provident and ramky during my search so though idd share some aspects i know of. I did a full on efficiency ratio for different developers and could share the excel sheet if somebody wants.
I would like to take a look at the excel, I am sure it will help others too.. can you can send it across to and I will create a separate article with the excel attached.

Prestige Tranquility according to that logic shd have given a decent ratio but there ratio is only 68.04 % efficiency !!

I am expecting around 3500 to 3800 after 2 years. Anything above that depends on how Thanisandra shapes up
But Rs. 3290/- is already running cost by Provident at present
3290/- is actually comes out to be 46.73 lac all inclusive. (standard type flats)
If we take 1000/- above this, cost would be around 60 lacs.
Hence, once it crosses 50-55 lac mark , I think people would be that much less interested as there are premium options available beyond this range.
So, Provident price hike may stabilize at around 3500-3700
As per current scenario that holds true.. but in a 5 year horizon, I am expecting it to touch something b/w 4300-4600 psqft. Any way I have booked it to stay there so I am not much worried about the appreciation at the moment

Even I have booked a premium apartment in Harmony. I was bit skeptical about the location and quality standard that Provident will deliver. Few of my friends have visited Provident Welsworth City and they are not satisfied with the construction quality. Also there is almost no power backup in the apartments.
I am a first time buyer and looking to stay in that flat after the possession. Please let me know your take on this.

Nagaraj gives the per sft price of 3290 which I think is correct for revised price of “3BHK @ 46.73L onwards” shown on website.
However, earlier they used to show basic price but now 46.73L is all inclusive price.
Also I think this is the all inclusive price of standard flat.

No body can tell for sure about the future growth potential of any area. You have to make a judgement based on the proximity to important landmarks like business,schools etc.\
Yes I got confirmed from provident that the final price they are quoting includes vat and registration.
Since it is nearer to Manyata tech park as well as to the new airport we can fairly expect getting minimum of 15k as rent.
Purva Season at C.V.Raman Nagar is going to be launch soon. The pre-launch price is Rs 5590 psqft. I am wondering WHY?

Rate went upto 39.28 lakhs in provident website…..i.e. 3155 rs/sq ft from 2690 rs/sq ft……other websites shows still old rates as 2955
I had gone for booking the project after finalising the dates with the sales executive as i was out of bangalore then, the prevailing rate was 2955 and after two days when i reached the site and met the executive there to whom i was in contant talk with he surprisinly told me that the rate is 3085 now and that also without a covered car park. I asked why was i not informed about the same though we had a talk last day, to my utter surprise he told that the builder even doesnt informed him of the price rise. wow. Looks like they revise the price every 10 days,since 1.5 months from the project launch it has moved from 2650 to 3100/sq feet.
my understanding is that they have a booking milestone of 40 or 50 bookings. Once they reach that they hike the prices.
I have seen this trend with all Builders.
For example Shobha Aspire was launched at 2850/- about 3 months back but it is now 3450/-
yes…they have revised the price almost on 13th feb….came to know that 150 flats sold out…they are increasing the rates depend on the demand….i booked on 2955 rs./sq ft…. excavation is in progress…..

There have been a lot of land scams around Bangalore and especially areas leading to airport given the growth expected.
I am based in Mumbai and currently interested in investing and moving to Bangalore.
The ads around Harmony looked tempting but was a bit concern given ex CM exploits and recent reversals / policy chnages post 2G scam….. may be my concerns are far fetched. But good to know from your post that work on site as started.
Anyway, have you had / chnace to look to ascertain that land title deeds are in favour of the developer or if there is any dispute.

I liked the location. It will grow further as Shobha City and NW Villa projects are as well there very close.
They don’t allow any change and are quite rigid.

I booked the flat in provident. I feel in premium class, this project is near city limits and after 2-1/2yrs we can stay in that location and many other projects are in pipeline like Uraba City ( 125Acres) and many small builders.
As of now in and around Hebbal with brand value this project is good.

I attended the launch ceremony and booked one flat on Jan 7.
I liked the location as it is not on the busy 100 feet Thanisandra road but about 0.8 kms from it on a good village road. It seems to be a calm and peaceful location away from crazy traffic.
It is well connected with Outer Ring Road 5 kms (Manyata tech park 5.5 kms) as well as Peripheral Ring Road (3kms) . PRR leads to Bellary road (3kms) as well as to Bagalur where SEZ is planned and from there to the new airport which is about 20 from this project.
Also, there are lot of schools and colleges and some hospitals nearby.
So, basically I bought this from staying angle but if it appreciates substantially due to the above factors plus Puravankara tag then it is a bonus.
Before finalizing, I met the Puravankara/Provident people and got an assurance that there is not going to be any compromise on the Quality as they need to maintain their brand reputation.

They are yet to start construction. I hope it appreciates in value in future. I am more looking at the prospect of staying in the apartment once it is complete. It is about 13 kms from MG Road and I found the approach roads are good. Hope the area also develops further as it is closer to city center.

Yes I have booked a 3BHK as I indicated earlier. What I understood re the diff b/w std/premium/super premium is as follows: The flat is the same, you pay higher amount for the view and ventilation[ I was told by provident sales that you get apprx 10% more ventilation in the super premium compared to standard].
I booked a standard one since I felt there is no major difference in ventilation.

I did visit the location before booking the appt. I found the project well connected and very close to Sobha City and next to Krishna Green woods villas. It is also close to the Telecom layout . Though the ads from Provident advertise the Thanisandra main road connecting Manyata Tech park and Airport Road, prominently. I also took the road from Amrutha halli [ Bellary Road side] through Telecom layout [ via Nehru Research Centre] to reach the project and found these layouts well developed. I had also visited Sobha city; good project but beyond my budget . Hence I chose to book Harmony. This is my first investment in a flat and I hope Purvankara/Provident will deliver as promised. Trust this helps.

Their price was still 2955 over this weekend. Its expected to increase by Rs 140 this week. I am still thinking to book one.
I booked 3BHK last Sunday evening @ Base prcie of 2955/SFT. I was told they started @2690 for launch and in 2 days they had revised the price to 2955. I liked the location.
I think, that’s what it is, even the Provident Harmony website says that same. 3 BHK basic price 36.67 lakh, thats ~2955 per sq ft.
