Brigade Lakefront has legal issue due to the tussle between landowner and builder.
Due to this legal issue, the boundary wall is not yet complete even after 5 years.
Moreover Brigade has used such sub standard fittings in the flat, i have already spent more than 40K to repair after shifting within 1 year.
I dont find is a good project and i m owner of flat.There is lot of sound pollution in amber block.Society as such is gud but go for amber block its very hazardous…Its very noisy and irritating throughout the day.lost my mental peace after shifting here.
What is the source of noise? Pub nearby, Anutone Achostics, road noise or construction noise of metro? I am considering Crimson block, but would like to know what to look out for.

Is there noise pollution from pubs even in N block higher floors? Also, is there any pollution due to factory just opposite to N Block in Blue. Request if u can share your contact number.
The pollution will slowly get to the health, especially kids. When will people realise it’s jot worth shelling money out with no questions asked. The so called big builders don’t use any good material which will even last 10 years. Revolt for good quality! 35L apt’s sold for 1.5 cr. ?

I am taking advice from a lawyer as well on this property and we are still working on if for verification. As of now we came to know that the land was allotted for industrial purpose but Brigade has converted it into residential land.This goes through various legal process but we were unable to find any supporting document. Hi Varun, I have booked in Lakefront and my advocate friend looked into the property documents. He told me to go ahead and after his confirmation only I booked in Lakefront. What i understand they have some land. already converted to residential and some land parcel converted to commercial land, i dont remember the survey numbers. He also told me it is not required to convert for residential building. I think on commercial land you can have residential building, but not the other way. I would suggest, you can check with your advocate also.

I have seen some negative reviews about Brigade group regarding the delivery of their projects for possession. I heard they delay the projects by 2-3 years. Yes, it is running at least a year behind. Amber block was supposed to be handed over by Dec 15 but now the best bet is Dec 16 but could drift into Jan/Feb 2017. I bought a flat going by the brand but they are as pathetic as anyone else despite the premium price tag. They don’t even tell you clearly why it is delayed and when is expected to be handed over. Really pathetic.
I am also waiting to get possession of 2 BHK in Amber block. They told me by Sep, 2016 earlier. Now they are telling that they are expecting the OC in Nov/Dec 2016. So not sure when it will be handed over. I am new to Bangalore and not happy with my current rental place. Trusted developer like Brigade and now paying the price.
I agree with the responses. Firstly, the delay has been for almost a year already. We don’t yet know when it would finally be given. Secondly, the delay compensation is something nobody talks about because the cases under which the compensation is not applicable are the ones they are citing (delay in govt approvals, delay in getting material blah blah).
It’s a good investment probably when it’s ready to move in, else you’re losing money via interest to banks.
This is not funny, but I have seen the same comment written by you people in other forum with the same words. This is a group where people like me want buyers/experts to post comments and you should not make a platform to take on your competitors.

Lakefront complies with 30mts buffer which was needed at the time of approval. 75mts rule is applicable for new approvals. But you can never say what BBMP might do tomorrow.

I am somewhat interested in the Zonasha Paradiso villas in the same area. I was researching about the pollution issues and found that the ACC Cement factory nearby had shifted because of pressure from residents in Ferns City and Ferns Paradise. However, the manager in the ACC factory mentioned that other cement factories are still operating, although they might also shift. Does anybody know anything more about this? Also, is Graphite India still operational?

Curious if you ended up buying Zonasha Paradiso, and what were your findings about cement factories. We looked at this project as well and noticed the same things, have heard area is very polluted and its closeness to Graphite India was also a concern. In SJR Avalon review (the apartment project next to Paradiso), lot of residents complained about pollution in the area.
Just sharing a review from Bangalore nest for Brigade Lakefront.
Brigade Lakefront was pre launched in June 2013 with a base price of Rs 5690 PSF and now in 2015 the current price starts from 6260 PSF. This is a mediocre appreciation of 10% in 2 years. Crimson is the last tower that’s a part of Brigade Lakefront.
It’s also quite evident that Whitefield isn’t anymore an investor destination.
If you’ve missed out on the pre launch offer in 2013, you could still get it at the same price now. Existing customers who have booked in 2013 may feel the pinch of the price now.

Brigade Lakefront is already running at least six months late. They promised Amber block for December 2015 and when I contacted them a few weeks ago the said they are now expecting for June 2016.
All these big brands just money suckers… no professionalism, don’t case approach. They just want money from the customers. They initially said AMber block will be only ten floors and they now built 13 floors. Insane people.
I have booked an apartment a 3BHK apartment in Amber block and considering the various builder I have seen from various part of India, 6 month gap is very much acceptable to me. It is part of the agreement of all most all builders, I agree nothing better if its delivered right on time, but if Brigade gives my apartment in next 6 months I will be really happy. My friends have bought apartment in NCR and Mumbai are still struggling to get their apartment.
I am not sure about you, but salesperson had clearly told me at the time of booking itself that Amber block will be G-14, but I think finally they are building G-13. I would say brigade has been fair so far atleast to me.

I have been staying in this area for quite long time now and I have booked in the first phase of the project. I had seen the Graphite India causing pollution 4-5 years back which had resulted in ban on their operations. As per my observation, it is much better now. With the going real estate cost in the area, it should be more profitable to sell this land and shift to outskirts 🙂

@Santa: I spoke to the sales guy from Brigade. Actually they have opened the 3rd phase Crimson block at lesser price then the other two blocks, which is reasonable considering the possession date of Crimson block.
I was part of the Lake inauguration which was last Friday. Since, I am staying in this area from a long time, I have seen the lake development closely. I am happy with my investment in Brigade Lakefront till date. Hope Brigade will live up to there commitment on possession date.

Brigade is charging a lot in name of lake. Is there any work happening to clean the Seetharampalya lake? It seems lake has two part and in that one part of the lake has no water at all. Do they have any clear plan on final outlook of lake?
Not sure on the no water part…but work seems to be happening on the lake. Probably someone who has visited the site can comment more accurately. From what I have seen, builders like Prestige, Brigade, Sobha would stick to their commitments as much as possible – they may not commit in the first place, but if they say yes(in a written manner), then they would do. I guess Bangalore is too lucrative a market to get a bad reputation. In this age, no builder can afford that…compared to reputation(where projects worth crores are in progress), all would be willing to beautify the lake..any day.

I have visited the lake yesterday and the jogging track is ready, fencing for the lake with iorn railing is there. Children’s park with concrete sit-outs with good illuminated lights are in place. Not less than about 40 audutls with their kids were there. The lake is also some what clean and has 15 to 20 ducklings swimming.

Jogging track is not complete and I don’t think Brigade will do that for whole lake. The track is done only for part of the full lake, which faces apartment. Its part of marketing effort. They spent roughly 1 cr but reaping many more crores by selling apartments pointing to that. Lake is still ugly. I think Indian ducks/ducklings started believing that this is how the world is.. with all the filth in lakes in B’lore.

Where ever the factory shifts, it will create the same problem for people staying near it. So it will be better to have a petition to shift it to Mars because there is no place on earth where people are not staying.

I dropped this project for the very same reason !!! Luckily i did check the black soat thing personally and found it to be super unhealthy in the long term for the residents living within 1 km radius of Graphite !!!

Well I had stayed in Brigade Metropolis on rent while some blocks were under construction. With my experience I can say it was not problem for me. I remember even lower floor guys were also not affected by the construction.
Looking at the construction pace, I don’t think it will be problem even in lakefront. As communicated by brigade sales people structure will be ready for Blue block when they are handing over Amber. They are demanding for payment every month which gives me confidence 🙂

someone has posted pictures of BL progress in the owner’s forum and the construction pace looks as if they are on steroids. Going by this pace I am sure they are on target. One can expect handover for Blue block in Q4 2016. Amber structure is already over for many wings as of today.

I never thought ash as a problem. The location is prime and with all the companies and residential layouts and school around, this is just not the problem for lakefront, if there is one.
I stayed for close to three years at SJR Brooklyn and never had seen / felt ash problem as such. May be, that’s one of the reason, I never read too much into that problem. But again, its upto the buyer.

I apolozise but unable to understand this logic. You as buyers have always known about Graphite India before buying into this project…that too at such high rates. I guess the base rate now is Rs 6190 + other charges. It is not that Graphite India was set up just now. In that case, why are you now pressurizing the Govt to shut that or move to another location? Instead of shutting down, we should pressurize on more environment control from Graphite India, so that pollution is reduced. But, pollution is not merely due to Graphite India…most of the roads there are narrow and huge amount of vehicles (including Volvo buses) due to huge no of offices in that area. The Govt has to think on multiple directions in order to make the quality of life better, instead of just focusing on Graphite India. Such movement or shutting now is not a overnight decision (unlike some of you who might have decided to go with BLF overnight), but has other implications in terms of employment. If no other, than it should be Brigade Group who should also be questioned on why they went ahead with this land as well as Govt authorities on authorizing such a sale.

SJR Brooklyn is easily 800 m from graphite and as per available info there is no graphite impact after 1 km of distance … lakefront is just 300 away from graphite …had it been like away like sjr it would have Ben awesome… thoughts ???
Hi Vira, I know Fern City which is 3KM away from Graphite India too gets the black dust. But not always. It depends on the direction of wind. So, you might have the same dust in SJR Brooklyn depending on the direction of wind. But Graphite India has shutdown most of its operations and they would be relocating in 2 years time.
Brigade guys are very unethical, i planned to book and seen the foundation of blue block. ..all of sudden they were saying area of flats increase by 50 fy and demanding 7 lakhs more..they said we are demanding same for all existing users as well…they will tell one price and booking they will tell a different price and maintenanence will be too high..they cheats everyone royally

It is definitely a matter of concern, but I dont think it is that bad that it would be difficult for a evening walk!.
I have been around in that area for last 20 years and it was never that bad, or may be no one was bothered that much earlier 🙂 . Have known people around who stay close-by, in around 1km radius and for them it was never a concern. But yea, read some articles, where there were people from houses very close-by complaining about black ash accumulation around their house. Not sure if its turned very worse from the last 3 years since currently I don’t live in that area. Someone on the thread has posted that they live close by,

I found this air quality check report from 2013 carried out at different parts of the city, and following is what is says for Graphite India area.
” RSPM values have exceeded the national limit (60.0 ?g/M3) in all measured years whereas SO2 and NOx are within the limit during the period 2006-2013. High levels of RSPM may be due to the construction activities and vehicular movement and road dust.”

anyway, all these are old news. you might have read other discussions in the forum about KPCB closure order for graphite India, and then AA staying those orders.
What I got to know further was, there is a appeal against the order of AA before the National Green Tribunal, Chennai and that was being heard in 2014, dont know is the latest on that. I do have the details of the applicants of the appeal and the legal team representing them, we could contact them for the latest on this.

Also transporting materials for the construction will be an issue ? so there is definitely going to be delay..so in another 1 decade only you will get the apartment..so that u can effectively live.so do u want to invest 1 Cr?

I dont deny the fact that there would be dust and traffic disruptions around when the metro construction is in progress(for 5 yrs atleast), but I don’t think the move in date for BLF would depend on the metro construction.. The first part of the east corridor p2 extension is from Benganalli Metro Depot till Mahadevapura, they are yet to acquire land for that. So I don’t see any signification metro activity around BLF any time soon, though I wish to see it earlier.

Also, Ferns City is 3 Kms by road to reach the enterence gates. If you pull up google maps, you would notice that its actually just behind Graphite India, and the boundaries of these two are just 500mts apart.
Wait to buy if you have not paid already. Lets hope to get real estate bill passed in next session. Builders will pay through nose if they delay projects after the bill. Market is also going down, so there is no reason to hurry.

I had the same questions as you. But did my own research and I concluded CDP road is just in papers. I also got the confidence to book 3 apartments in BLF.
CDP is just a plan. It can change anytime. The next revision is in 2015 and as per my investigation the CDP road across the BLF project would be trashed as it would not make sense to demolish a 4 star hotel, make a bridge across a 20 acre lake and ofcourse it would also mess up with real estate giants like Brigade and others. Taking into all the environmental factors I am confident that the road would never be built to divide this community.
I stay close by to the project and I went around to find the graveyard. But couldn’t. It is not in the near vicinity. There are may other apartment complex in between the graveyard and BLF. And also, its not a large graveyard. I am told by the locals that its a small family graveyard. All I saw was a yellow board pointing direction to a graveyard. Not sure who would want to point directions to a family graveyard.
Your last point is the only one that would concern me. I see fine dust of graphite being deposited in my current residence. It was not there for a year and started again. I hear many news about Graphite India being asked to shutdown, to decision that allow them to work at 50% of their capacity. But until Graphite India moves from that location, the air pollution would be a factor. Although there is no odour or anything of that sort. Its the fine graphite dust that can be a nuisance and bothers me. Otherwise its an excellent choice.
I don’t think CDP road is going to come up. I have seen the site and Premier Inn is coming at the start and the non existing road goes into the lake. Now I could also see the lake development work going in full swing. Had Goverment authorities been serious about this road, they would have not given approval for lake development. Graveyard is far away from the project, atleast I couldn’t find after 1/2 km walk. Graphite is definetly a current concern, but with High court todays remark on Karnataka state pollution control board, hope things will improve.

There are more issues that are of concern than the CDP road. Graphite India is doing an excellent job of polluting the area surrounding and people are finding it extremely difficult to adjust to the polluted air.
There were several orders against Graphite India to close down but they managed to get a stay and are continuing to pollute the environment in a way that was never done before. The sad truth is that the authorities are closing their eyes to this monstrous activity, One can easily see the graphite deposits in and around 1KM radius of Graphite India. I urge an investigation into why these illicit activities are permitted and also see to that people in authority are not compromised. Check their bank accounts and monitor them. Graphite India should be bribing judges/officials to get their operations going on.
We should protest against Graphite India’s pollution and get the factory closed. They cant operate without polluting the air. Think about the schools and hospitals in that area. This is very disappointing and as sad truth that our country allows such things harming its citizens. I sadly am ashamed to be an India due to such low regards for environment and health. As such the Graphite India near whitefield area is second most polluted place for air index in Bangalore. If anyone is purchasing an apartment near this area please make sure you bring this as a concern.

I am not sure why Graphite India is allowed to operate in this manner. They have no regards to environment and to intentions to contain the pollution. If they are allowed to operate they should ensure that their neighbors are not inconvenienced in anyway with respect to their activities. I would imagine hospitals and schools are also getting affected severely due the air pollution. There should be legal action against Graphite India for causing excessive air pollution. If there is a stay it should be questioned.
I wish to take this to social media but I would like to systematic proceed by making you aware of this situation. I plea to you to look into this matter seriously before it aggravates to a more serious problem. I look forward to a favorable reply.

Hi Puneet, both are great project, lakefront is have more open space and cosmopolis have better internal specification. Lakefront should have door step access to metro and cosmopolis have closer access to upcoming and established international schools. Rental value wise lakefront might give you better rent.

The only problem is price with cosmopolis/lakefront .. are they worth 1.35 crores for 3bhk … insane is a small word to describe prices !!!

I too have booked a flat in BL. Not a moment I regretted my decision. This is the best project ever. I heard they are introducing 5000 Carps into the lake as a part of the revival plan.

Grave yard is not sharing the wall with layout. Also, i doubt if its even being used. By the way, there are many houses between the cemetry and the lakefront. i think, there is clear half a kilometer distance between lakefront and graveyard. Anyways, grave yard is more nearer to the offices in EPIP than the lakefront. This doesn’t mean, people don’t work in offices.
I am not against BL, its in a very convenient location. But what about the virtual graveyard — Graphite India?

@Bikram, as Vikas mentioned the model flat is at the summit tower in Metropolis where the Brigade sales office for Lakefront project is. Also there is a project scale model on display.

The project seems promising, I have booked a 3BHK in Lakefront,and I Must say, the whole project is just beautiful. The sales representatives were very open about the whole project and explained the whole things really well. Their prices are a little high but with the quality that they are offering compared to other projects around is amazing. They have nice view with the lake on the east side.
There is no vehicle movement in the apartments, all vehicles directly go to the basement. This ensures that my kids are safe from vehicle accidents. There is a provision for Emergency vehicle movement which is good.
Overall the project is amazing. I really love the area. They also have big contact clients who have purchased the apartments (Directors,V.P, CEO).

(1) Brigade Lakefront – What about the CDP road which is passing in between the Amber and the Blue block in the proposed map 2015.
(2) UKN Esperanza – major concern – connecting road
(3) Five Summit – I am a little skeptical as its their first project.
Could someone please share their comments on which one would be the best option.

I had booked a flat in RBD Stillwaters 3bhk 1850 sqft. Even I was keen on Brigade lakefront….& otyers you mentioned there. But I didnt liked the Floor plans. Ultimately you are paying for what you get to live. The amenities are eyewash. I compared Floor plans of Brigade lake front and RBD stillwaters( is new builder , subsidiary of Ferns B& D) , found the floor plans are wonderful. very nice. I liked the architecture,, Tushar vasudevan known guy. Look at the floor plans before taking any decision. dont compare the layout & amenities.. these are common. you shud see the distance from CBU or major business places like ORR, sarjapur road, Electroic city, whitefiels or Koramangala. This prop( RBD Stillwaters) located in HSR extension.Builder also is old 20 years in real estate, but I personally recommend because of quality of construction, commitment from builder, they are genuine than Tier A builders. They claim that they are branding in Chaitanya or LGCL equalent levels.
The prices are also competitive, when I booked around 4000 rs psft, nw they saying 4300psft.

I would say avoid UKn builder. They are short on cash and using the money to stay afloat and have no intention of completing their projects. one of my friends is stuck with them. check out the reviews here at harshasagar.com of their other projects.
Brigade Lakefront is superior to the rest of your choice and naturally the maintenance will be more than the other two. I have no doubt about their facilities nor the promises they made. I know for sure they will keep it. Just don’t go through any brokers. Deal directly with Brigade and get things clarified.
Now, Its like you have zeroed in on Jaguar XF, Fiat Linea and Mahindra Scorpio. Its a bit of a difficult situation to choose as each one has their pros and cons. But ultimately you will make a choice and believe that’s the right choice until your financial situation changes for the good or bad in future.

Someone pointed out earlier that a CDP road is planned across the property. Given that there is so much congestion in the area with so many companies and apartments, I am thinking it is just a matter of time before the road is constructed. Are people considering that while investing in this property? I don’t see much discussion about that.
Some facts:

Notice the “Road No 7” is extended all the way to ORR. It is a 80ft road, proposed to pass through the Amber and Blue blocks.
2. Brigade sales people don’t tell you about it, until you ask. But they do show you the CDP and the proposed road if you ask for it. They claim that their MD has talked to BBMP commissioner and the commissioner assured them that road will not be built. But they don’t have that “promise” on paper of course. Can we believe such assurances? I don’t if I am putting 1cr.
3. Also, sales people mention that, even if the road does happen, they have not built any structure on the proposed road!! This is a big red flag at least for me. If they are so sure that road will not be built they would have built a building, instead they have tennis courts and cricket pitch.
At the end of the day, I liked Brigade Lakefront because its in very good location and the builder is A-tier. But if the road is built, the entire look of the community will be destroyed. There will be 80 ft road passing through the community, which will reduce the property value in the community, it will be big nuisance, reduce security in the community.
Given that building code is being made strict in Bangalore, I am not sure if its worth the risk.

This is an interesting topic to discuss. I checked the link you provided and did see the CDP road across. But what doesn’t make sense is that the road if planned has to destroy a star hotel (Premier) and should be constructed across a 22 acre lake. It maybe possible if the lake was dried up but recently there was an article stating that Brigade Group and Tropical Research Development Centre (TRDC) are trying to review the lake with thousands of fishes (like carp) spending over a crore.

With a 4 star hotel on one end and 22 acre revived lake on the other end there is no sense for BBMP to construct CDP road across this property (Brigade Lakefront). They can effective utilize their time and money to build infra elsewhere. That’s my opinion.

If i understand correct, this proposed CDP road, if constructed will cross the current SAP campus, the lake and then the lakefront project. In the current SAP campus, recently they have cleared the land from debris and weeds, to build a building.
Also, there was a news on feb 25 of this year, that the lake is being renovated and all the public approvals are in place. Will they really take the pain of renovating lake and then screw it up later..?
The plan for CDP is in place. Whether it will be executed in real or not, only time will tell. I wonder, any kind of analysis at this point is just as good as predicting whether a movie will be hit or flop. One can take a calculated guess, which might work or might not work out.
In worst case, even if the CDP road goes through private layout, then there are specific set of rules where the entry and exit can be restricted beyond some certain timings. I have seen such cases as well in bangalore.

Under govt laws, any road within layout (not just CDP road) belongs to government. For eg, for all practical purposes, if I want to enter palm meadows, then i can Legally.
But at the same time, there is some kind of security the private layouts setup and in general public adheres to it.
Anyways, no point in guessing. Lets wait for a couple of years and let the future un-fold, as laying the road is not just about Brigade lakefront, but its also about lake, about SAP office campus, premier hotel etc..
Our govt is known for revising CDP plan after every 5 years i guess. so, this plan might change in future..
Earlier when BLF started, many ppl felt that Lake cannot be renovated and Brigade is just bluffing by informing ppl that they are trying their best in getting the approval for lake renovation. But recently there was article, where the renovatoin of lake is happening.
So, moral of the story is… Wait and Watch.
Well Brigade sales was telling that the CDP road if any will terminate at the lake and there is no way that the road will come just to access the lake. But looking at the CDP map, it does look like that the plans for road are much beyond.
Just thinking isn’t it possible to build a bridge over the so called renovated lake and make a road if it has to come without creating much problems for the lake ?
Even after spending so much of money if there are lot of grey areas and uncertainities, then what is the use of going with so called big builders paying huge premiums. Isn’t that if we are spending so much of money we deserve some peace of mind?

As you all have discussed, yes even I feel that with so much development around and a Lake the CDP road might not materialize. Just to quote the importance of a lake, there is a dried up small lake in Mahadevapura where the BBMP is building Dr.Ambedker bhavan and is using some part of the driedup lake for its building and park. Its been 3 yrs its in foundation stage and nothing has moved further because the Lake Development Authority is not ready for give the approvals.
Having said all this, yes cant be 100% sure that the CDP road wont come up.
BUT, what could happen is that when BBMP reviews the CDP plan in 2015, it might review the buildings around and the lake and it could propose a new road next to the lake. If you see the master plan of BLF, there is the road leading from seetharamplaya village to the East gate, and then there is again a road from west gate to Graphite Indian Main road. Considering this, to me, this could possibly justify why brigade has come up with this internal road ??? I agree that its not a 80ft internal road, but brigade is planning to have visitor parking spaces on one side which might give the extra space, i wonder if this could be the real reason of this internal road?? If all this speculation is true, still I feel brigade has planned it for the future given the scenario if it happens. It might be a similar internal public access road that Brigade Millennium has it in JP Nagar.
About gated communities, I have one thing to add. There is difference between gated communities (flats with parks and open spaces) and gated layouts(plots/villas with parks and internal roads).
In gated communities(flats with parks and open spaces), the open spaces and parks still belongs to the residents living in the community and whole land area is divided as UDS and allotted to individual residents. So after the lifespan of the property if left to the residents to replan the whole area.
In gated layouts, once the developer forms the layout, ideally the roads and parks are to be handed over to BBMP and they are suppose to maintain it, the parks and roads does not belongs to the plot owners or the association. Legally anyone can use the roads and parks. But in most of cases since the owners maintain the internal roads and parks they also add a check point/security. They claim they are there to do some basic checks and not to deny entry :).

Very interesting discussion. Another thing I noticed is that in the map itself, it shows that the lake in Light Blue Colour. As per the legend it signifies as Lake/Tank. This comes under ‘Protected Land’ which is mentioned right next to it. So, very unlikely we will see a road going through the lake. I also noticed that there is a CDP road going through ROW amenities site. So, if we keep considering CDP roads, we might never end up buying any property! With government, you just can’t expect certainity. Recently I had read a news article where BBMP demolished the compound wall of Sobha Garnet at Sarjapur-ORR Junction for encroaching the lake… After 12 years of its construction! Inspite of the fact that they had A Khata & had paid property tax for those 12 years.
Current financial situation for BBMP is such that they have debts running in the thousands of crores. They don’t have enough funds to repair existing road, let alone create new ones. This is another article on Graphite India Junction which is an interesting read…

In Blue block, all the 3bhk’s(except 3bhk duplex) share a 12 feet wide wall which might be to get a curved formation with all the blocks.

I am not sure why someone will buy in this project at basic price of Rs 5800/sqft. When you can buy a ready to move in unit in a 100 times better project (Prestige Shantiniketan) at this price…..Contact me, for a 3BHK + Servant Quarter Lakeview unit of 2072 sqft on 15th floor. Can you give me 4 years to close the deal ? If yes then probably PSN could be a better deal except just one disadvantage that building would be 9 years old and blf would be brand new after 4 years.
due to above mentioned point, probably after 4 years BLF selling price would be higher than psn.
Not just BLF but upcoming projects always gives better return than ready to move in projects.
upcoming project is best for investors and 2nd home buyers. however ready to move in just good for first home buyers.

Rohit….I agree with you upto an extent…upcoming projects used to give better returns but not anymore since the builders have started pricing their new projects at the rates of “ready to move in” projects…well it is obvious to have difference in opinion so please don’t mind if I am saying something against investing in this project….you think it is feasible for you to invest over 4 years than all at once then pls do so…pls dont forget that the interest you will have paid in 4 years….the rental you would have lost in 4 years…i bought an apt in DLF westend height in 2008, I am still waiting for the possession….u may trust the words of the builders that they will give you your flat in 4 years but I wont, so my views are different….Friend, I am not a cheat or an agent of any builder, I thought to make my fellow “AAM Admis” be aware of other options….If I am talking about PSN, because I myself bought a flat there couple of months ago….I advised the same to my own brother….Before you discard it, please go inside the complex and look at the amenities, the landscape, the open space….

I kind of agree with you rohit but there is one thing you are missing totally. The quality!! I used to think very highly of PSN but since i visited the project in tower 11 and 13 (there were some units for sale available then in these towers thru agents) i was really disappointed. The pipes were leaking outside, tiles and flooring were ancient, god knows from when. Then the agent accepted it that since PLH took ages to come up the constructon cost did shoot up and hence some cuts here and there in finishing and quality you can see. From a community point of view PSN maybe be good but not from quality. Anyone who takes an apartment for self use there spends around 25-35L on renovation right now for a 2100+ sq. ft. 3BHK.
Though i find Brigade price ridiculous but at the same time they do offer good quality and premium marble flooring etc. tho still the pricing is not correct. Basically i wanted to say that PLH vs. BLF is not an apple to apple comparison.

Hello All,
First of all congrats to all those who have booked an apartment in this project. I would like to share some experiences in going ahead with the pre-launch of this project:
1. I was looking for a 3 BHK apartment in Whitefield for own personal use. Brigade marketed this project in 2011 in a price range of Rs 4000-4500 per sq ft. Looked good at that point + Brigade brand was a factor. Hence, went ahead with the pre-launch booking.
2. There was a big delay in the actual launch of the project. Moreover, the specifications mentioned during pre-launch in terms of apartment size got changed. The biggest impact was on price. For pre-launch customers, it was launched at Rs 5400 (base rate) + Rs 100 PLC + other charges.
3. Did not get an apartment of choice as part of pre-launch. All the apartments were south facing with minimum sunlight. Few corner apartments were available with bigger size & even bigger price tag.
4. After a series of negotiations, decided to withdraw, since Brigade failed to provide an apartment of choice to me. At that price, at the least I can expect that.
5. The withdrawl process was smooth. Money was prompty returned & no hassles faced.
Not sure about the status of the project now. There were some other blocks which were planned to be launched. Have they launched? Overall, the project looks good, but maybe priced too high for people like us.

People who have brought the flat or planning to buy(like me) could you please let me know about your views about the CDP road that cuts thru the Amber and Blue block. It is not shown in the brigade masterplan, but I can see the CDP road cutting thru the property
when I see the Bangalore CDP plan online which is accessible to anyone now.
Well the brigade sales guys acknowledge the CDP road, but they say that it is not used and also BDA/BBMP has approved, so it is not a problem. But BBMP wont bother about these now, but I wonder if there will be any issues when we go to get the OC/katha or in future.
Apparently the CDP road cuts thru the property and the lake as well, so definitely not a usable road since there are no connecting end points. Brigade also has made sure they dont build any structure on this road path and hence placed the cricket pitch, volleyball, tennis, basketball courts and amphitheater in this path.
While I was trying to collect more info on this, I am told apparently there are many integrated communities/layouts with plots where these CDP road runs thru, and the builder has to just make sure they leave this road asis and should not build any structure or sell that part of land.
Does anyone has more info about this or about the CDP roads in general?

Was in discussion during launch itself for Amber. Floor rise is applicable from 1st floor itself.
As per my understanding floor rise is applicable from 3rd floor only.

yes, I recall the discussion now, even for 3bhk units in amber block it was applicable from 1st floor..
I think the ground, 1st and 2nd levels of 2BHK in Amber were facing the parapet wall and so they did not enforce the floor rise charge to those who booked in these levels. From Level 3 on wards there was a 30Rs per floor rise charges.
Now, that you say floor rise charges apply from 1st floor for 3BHK, I might be because those apartments are facing the opposite direction where there are no boundary walls to block the view. So for example a 3rd floor 3BHK apartment in Amber would attract a cost of (30×3) of 150Rs/sqft towards floor rise charge where as the 2BHK in the same floor and block would cost you 30×1 30Rs/sqft.
