What is the price per sft?
Prasad, There are no problems with approach road on the unitech one as Prestige has bought over the unitech land as well. They are plannning to launch row houses there which will start at a much higher price. If you plan its better u buy it now. Ground water is available at 300ft and also cauvery line is there uptil highway and in next couple of years it will be available to us within the property is their claim.

I was looking at buying a 3bhk here. Being an end user the prospect of being in a quiet setting in blore is rather appealing. As per Prestige’s price list they will not charge for clubhouse and generator backup is for common areas only. Are u aware of any changes to this ? also, could you shed some light on the approach road issue mentioned by Rahil. I am assuming u paid 4050 per sqft because prestige is adamant about not budging form that amount. Your advice would be invaluable. thanks in advance.

How much did u pay ? prestige are adamant at sticking to 4050 ……..
Prestige rates are quite fixed as I understand from discussion and apparently there are only few apartments left in the project.
@ Srinivas, there is always scope for negotiation depending on what you want and what you can offer. Only 60% of the project has been sold which is why prestige has not really raised the price. It is a purely end user project. No investor will touch it. However, considering that Unitech Aranya which will come next door is priced at upwards of 4 Cr there will be reasonable appreciation in 5-7 years time.
Prestige claims that the homes will be ready for interior work in November 2014.
Thanks Deepak. You are correct about pricing/negotiation scope. May be I do not have full picture. You mean to say there are still 40% vacant apts? I presume you already have a booking here.

I have paid only the booking amount so far. trying to get them to accept my interior modifications. Doesn’t look very promising for me though the property is very good. Same price, no change.
Hello Mr. Deepak, yes as far as i know the prices are fixed i.e Rs. 4050 and they are not ready to negotiate. My friend bought a 3 bed unit last week and he is very excited about it, and i am also looking to pick one just next to his unit…..inshallah will try to close it ASAP. As the price goes i seriously feel its worth coz we are paying 4050 for a high end development which offers italian marble flooring in living, dining, and foyer…..and wooden laminated flooring in all the bedrooms. Where as the other project Prestige Royale Gardens is priced at 4250 and 4400 with normal specification, and more over its just located in very peaceful location and will have a less crowd which makes it a pleasant to stay.
i am sure you are from prestige…that way u speak clearly shows that .

what is there to laugh..all real estate developers are into unethical practices and involve in cheating public wealth..you should not wish to work in any of the real estate companies..all are crooked only

Hi Vipul, we own a 4bhk duplex too and as we were told last week, you can expect a delay of 4-6 months. As the clause says 6 months is their grace period after which prestige will be paying us a compensation every month if any further delays. (Which i appreciate prestige for!) I have multiple properties with leading developers in india and the agreements are always one-sided but prestige has been fair with their customers in many ways.
Thanks for info… 5-6 mnths delay was expected. Still its great as compared to builders here in gurgaon who delay the project by 2-3 yrs sometimes even more.

Prestige Garden Bay? Is it worth investing? I heard that the main entrance would be accessible to the Unitech Viila Onwners and garden bay owners will have to take another very narrow road leading to the road that goes to Nagarjuna school and from there one can reach the main road BTW that’s quite a long deviation and the road is very very narrow, only one 4 wheeler can pass at a time?
I Spoke to unitech they said that it is a private road and will accessible only to the Villa and stud farm user’s/owners?
However, guys at prestige have different story they are pretty sure that road can be used by garden bay residents as well
But then the unitech people are ready to give it in writing that the road will be exclusive and they are coming up with 60 villas.
Without then main entrance I think it is absolutely useless to invest in PGB.
If someone knows what is happening kindly let me know 🙂
I did check with Prestige on the approach road, they say its a common road for prestige, unitech and the land owner, whose house is coming at the entrance……and they are also ready to give in writing that the same road will be used by garden bay residents once the project is completed.
So i am sure prestige being such a reputed company will not go against there word.
My friend has taken a 3 bed unit here and he happy about the purchase, mainly because of its location, and yes even i am planning to pick one 3 bed here….
There is an additional approval from next to the BCIL ZED collective which comes out somewhere opposite shriram sahaana. Its almost in the same area where the proposed PPR will come so connectivity is not really an issue.

IMO, one should register such an agreement and get it verified with a lawyer.
Recently we visited the actual site of Prestige Garden bay and found lot of difference in their claim and the actual figure. .They don’t have the Model flat and we were told they are not going to construct also any( Prestige’s name itself shd be enough for the buyers) , approach road is very narrow and site is located in quite interior . They hv only 2 types of flats 2159 sqft and the other one is more then 3500sqft. After the careful calculation we were surprised to find that the Area get reduced the area by 33% where as it shd not be more then 20-24% means for 2159 sqft size Flat comes down tp 1466 sqft only which is really very less and pricey also. Its not at all an advisable investment.
Has anyone booked in this project?. Kindly provide feedback on location, price and appreciation prospects.

We have booked a 3bhk apartment there. Liked the location and flat layout.
We have also booked the 4 Bdr duplex and the flat layout including the room sizes to the private garden etc is very well laid out in the floor plan. We really like the part that it is a little secluded from the hussle bustle and next to a stud farm so much more peaceful!
