Sobha Developers has announced the pre-launch of a new apartment project in Whitefield. The project is located about 100 meters from Hope Farm Junction and just 2KM from ITPL and is planned to officially be launched in the month of April 2012. The project is proposed to be a super luxury series in terms of the specification and will be developed on 5 acres of land. Sobha Developers have successfully completed 60+ residential projects in Bangalore and Sobha Amethyst and Sobha Rose are the existing projects at Whitefield.
Sobha claims that this will be a smart home project with several ‘smart’ features which you can control with a touch pad. See the pic.

I just tried to do a rough comparison to find a rough valuation for Sobha Habitech.
I will compare price with Brigade Cosmopolis which is under construction and also in comparable segment, price, location etc.
2BHK in Cosmoplis starts from 1250 sq.ft. Lets take example of 1270 sq.ft flat for our comparison and calculate the rate per sq.ft.
Base price : 6540 per sq.ft (Quoted by brigade)
Car Park : 255.90 per sq.ft (Rs.325000 per house quoted)
Club house : 70.86 per sq.ft (Rs. 90000 excluding service tax quoted)
Maintenance for 1 year : 48 per sq.ft (Rs.4 * 12 quoted)
So base sq.ft is 6540+255.90+70.86+48 = 6914.76 (without including floor rise and PLC)
Usually Sobha’s base rate per square feet quoted will include all of the above.
Not to forget,
Other charges like BSCOM, BWSSB, legal,service charge, external electrification etc for Cosmopolis is 243 (Rs. 309285 approx quoted)
So final rate per sq.ft for brigade Cosmopolis is 6914.76+243 = 7157.76 (without including floor rise and PLC). Please note ST, VAT, Registration & CORPUS FUND is not included in this cost
So current price on paper of a brand new A Grade apartment in this area is already around Rs. 7000 (bookings still take place).
So fair price of Sobha Habitech considering its pros n cos (if any) should be??
Some guys have mentioned their wish price of 4000rs psft, I think its better they wake up from their slumber, its 2014 and 2009-2010. I think these guys were sleeping and now woke up to realize they have missed the bus. Unfortunately for these guys Valuations are not done as per somebody’s wishes. get realistic. somebody has said 25% discount, great then what are you waiting for, buy one get one free offer or waiting when you will get it for free.
Who doesn’t want to buy cheap, but is it really available at that price. if you guys know any property in that price range and with same quality of Sobha, pls pls pls let me know I will buy. pls help me. pls send the specifics like project name, builder name and quoted price. if you have specific information it would help. just bla bla who cares, you guys can go back to your dreams.

This also gives an idea of possible value of Sobha Habitech.
So in that case Sobha Habitech should be selling Rs 10,000+, right? But it is available in less than 6K in resale market. People are fool to sell it at such a low price. Walk up guys, market price is now 10,000/- and you have chance to make more money.

The article is probably true, but if one is smart and is able pick up properties in right locations then it’s rewarding. As if you make money from all equity investment, you need to choose the rights stocks there also. The same here as well.

Getting a Vaastu compliant flat is very difficult. People concerned about Vaastu, should buy plot and build their own houses.

6000 is very high..with lots of resale availability in the market the offer is 25 % less than the quoted price..
let me know if you are ok..even builders are ready for negotiation..for 20 % down..
6000 is Very high? Get the cost break up of under construction properties in this area like Brigade Cosmopolis, Lakefront, Godrej United, Prestige Park View etc and compare it with the cost breakup of Sobha Habitech. You will clearly know if 6000 is very high (or) a VERY GOOD buy. Frankly, if it was me, I wouldn’t sell for 6000 per sq.ft which includes car park, clubhouse charges, SMART features, first year maintenance and of course for a Sobha project which is much better in terms of quality when compared to other builders mentioned earlier. Moreover Habitech’s handover is less than a year. All this makes this a steal buy.
@ Raghu, if you are getting similar project for 20-25% lesser than the quoted price, why not book them?? It should definitely be a good buy to you.
The fair price of Sobha Habitech should not be more than 4000/- per sq. feet. Anything above is very high. Do not compare this with other high end projects. Habitech location is worst with slums all around it. Moreover, the road is always occupied with heavy trucks going to and fro from FCI godown. Buyer investing so high amount look for good locality and not just the brand.
The prices in adjacent prestige parkview are already at 5800 sq feet inspite of being in similar area. Prestige launched it at a cheaper price and it does not have automation or other high end features that Sobha provides. The area has many prestige and other high end projects and to expect the same to be called a slum is not correct. Slums are not there, there is a ambedkar colony with low rise buildings which is expected to change like other areas in Bangalore. There is metro station also coming up nearby and only time will tell whether it is to be priced at 4000 or will reach 7000 in 6 months.
In november 2013, the price was close to Rs 5700/-. In one year it has increased by just Rs 300/- and you expect it to increase by Rs 1,000/- in just 6 months. On paper you can increase to whatever level you want. Good luck brother. 🙂

Market has slowed down considerably. Its very harsh but truth is that it may take a decade for you to sell your flat. With the inflation rising, people are not left with 1.38 cr that you are asking. Just an opinion, free of cost, wait for the delivery of the apartment and give it for rent. You may get some 20 to 25K as rent easily.
Mr. Vinay, looks like you are out of touch with prices in Bangalore. A 1.38 cr for 1921 sq ft converts to Rs. 6200 per sq ft for a builder quoted price for new apartment in Sobha Habitech. Remember that in Sobha, car parking charge is included in the per sqft cost while other builders quote a per sqft cost and THEN ADD car parking of Rs. 3 lakh.
Considering that this gentleman’s flat is premium facing (Sobha charged Rs. 200 psft extra) and there is some floor rise (say Rs. 100 if on 4th floor), his quoted base rate is about Rs. 5900 persqft. Consider also that in Sobha there are no clubhouse & misc charges that many builders charge in addition to the per sqft quoted price (maintenance deposit of Rs. 3 lakh is handed over to association as corpus fund). And Sobha Habitech has Home Automation a a default feature, check with Saket Callipolis in Sarjapur Road who have home automation as optional and charge for it separately for customers who want it. If you look at Prestige Parkview that is selling for Rs. 5800, this gentleman seems to be asking a fair price. You should go to Salarpuria, Brigade, Prestige etc. and check their final price at the bottom (not just the per sq ft advertised cost but final all-inclusive cost).
@Ritu, please read the comment carefully before pouncing on somebody. What Vinay is saying is middle class people may not have 1.38cr to take now and he is not saying whether the quoted price is high or low!
These investments are meant for people who has affordability. People who can’t afford this should look for other projects. These are not a basic needs of a person and can’t price it based on anyone’s buying capacity. The seller just needs to just price it based on his need to sell it and market value. And Ritu’s explanation is clearly on that ground. No one is forcing anyone to buy.

A house at Sobha is not a basic need. A home at sobha is for those who seeks an quality address that grows in Value for themselves and are willing to pay for the same. Everyone would like to have one but if that is beyond affordability then look at those which are affordable if it is a basic need. You can also buy a plot of 1200sqft and build a house of 1500sqft in it for below 60lakhs in the surrounding localities where according to your requirement, construction and location, the budget can go down or up. The value of this will not be at par with Sobha, brigade or Prestige. We cannot control the price that Sobha, brigade or prestige is charging. Go for them or avoid them. If and when they become affordable you can buy them till such time buy that which is affordable and wait for a downfall. But even in a downfall you should be prepared to buy for which you need to have cash in hand. by not buying anything if you don’t have one and waiting for a downfall is foolishness. Study the past and plan the future. else you will continue blaming everyone except yourself.

I may be looking to sell my 2 bhk in Sobha Habitech if get a decent price and genuine buyer. Not in a hurry to sell. Reason for selling is because I want to upgrade to a 3 bhk as my parents will be living with us in future. So want to be ready for that when a opportunity comes.
Just a few pointers about the flat and project itself most of which is already covered in the thread.
1. It’s a 1380 sqft 2 bhk in the best tower of the project (well at least in my opinion 🙂 )
2. Front facing and best views of both front and club house (people who know the layout of the project should be able to make out which tower it is 🙂 )
3. Medium Floor.
4. Project is situated within 500 metre of approved phase 2 metro station and also within 500 metre of an upcoming multi speciality hospital.
5. Peripheral Ring road will pass 2-3 km down the road in front of project. Once built, time to Sarjapur area on a straight road will be <30 mins (3-4 years down the line).
6. There are both under passes approved at Hope Farm junction and a direct connectivity to MG road.
7. Construction is ahead of schedule and expected to be finished and delivered mid 2015- 3rd quarter 2015.

I got transferred to this apartment from Sobha city Paradiso, Tanissandra from Sobha builders. A crematorium is coming up right beside the Paradiso block, so my husband and I obviously did not want to live next to a crematorium which was not there at the time of booking. I am planing to invest now in a ready to move house in my preferred location which is North Bangalore. So we are considering to sell this as there are plenty of apts for sale in and around my area.
Otherwise I like the apartment I got, (I love Sobha houses) it’s just that Whitefield is not exactly the place where I choose to live.

Sobha’s quality is well known. Don’t hear but just go to Sobha Classic model apartment or go to Sobha Habitech site where tiles have been put in some apartments and see the quality for yourself…quality is visibly better than other tier 1 builders like Prestige, Salarpuria etc.
How do these builders compare from factors such as 1) natural light in all rooms / kitchen, 2) good ventilation, 3) open space in the campus for kids to play ? Thanks.
Depends on location. If you go to Kanakpura Road, whether it is Sobha or Purvanakara or others, there is a lot of open space you will find. In other places, it may not be there. Light etc. depends on the location/facing of the apartment – in same building some houses will have more light than others. For same builder, if plot size is 25 acres there will be more open space in absolute terms but in a 3 acre plot, though in 25 acre plot open space per apartment may be less. Also, in 25 acre Prestige Ferns Residency, facilities like Tennis/Basketball/Badminton are shared by more than 1000 apartments while in a small complex, a child may get more time to play on badminton court. How much space do the kids actually need to play? Is it sufficient for your needs? Do you prefer a smaller community or a large one? It is everyone’s personal preferences and choice.
But as i know Kanakapura road is very costly before NICE road junction as it is surrounded by BDA layouts on both sides. like Anjapura/BSK/Jayanagar/ JP nagar/Kumaraswamy layout…good builders project are out of reach of middle class…sobha 2 bhk starts at 80L…. maya indradhanush…3 bhk a crore…nitesh is also near range…mantri is much costly

Even I was looking for a house in Hiranandani. But, I heard there are lot of problems going on with their projects. Their project in Devanhalli is nice but far too overpriced (seeing the current development in the area).
I was looking for 2/3 hbk on lower floors in Sobha habitech, but they are sold out.
As regard to comparison of Sobha with other builders (Especially Prestige with Parkview in vicinity of Habitech ) –
—- Just visit Prestige (poor construction quality)
—- Adarsh- too much delay and mediocre quality

I heard there is a new Sobha project’s prelaunch in progress on Hosur Road – Jail Road junction. The price is Rs. 5000 per sq.ft. Don’t know more about the project like exact location and other details.
Looks like the cell tower on front of the apartment is going to get demolished… A new builder called SLV builders is coming up with an apartment there….looks like a local builder.. When I called their sales from the number on the adtv board at the site…he said the cell tower will be demolished…so that’s no concern now…
Anyone bought or sold an apartment recently? Keen to know the resale rate as all apartments from the builder are now sold.

Realistically speaking, real estate prices in Whitefield (and for that matter, across Bangalore) will certainly never go down, and I think this project, at this price, is a very good value proposition for a buyer, given the future growth prospects for Kadugodi/Hope Farm Area and northwards.
Kadugodi is the starting station for a number of Vayu Vajra (Volvo) bus services connecting it to all major areas of the city. Moreover, the Phase 2 of the metro rail project will connect Byappanahalli to ITPL with the end station at Kadugodi. Apartment prices in the region will skyrocket well before that.
A Buyer could resell this apt., at a much higher profit upon completion of the project in Jan 2015, or rent it out.

I guess holding or selling is a very personal and circumstances driven decision for anyone. Sometimes you have to sell even though knowing that holding for long will give you much better returns.
FYI, you can call Sobha marketing office for availability for a 2bhk , 3bhk or any type in this project and you will come to know the facts,project is sold out with less than 10 apartments remaining most of them being top floor ones.
Also, fyi Sobha had not increased their prices much in last 1 year as they wanted to sell the inventory first in this bit bleak economic scenario. But now since the project is sold out units will be available only in resale.
Regarding prices, you must be very well aware that any pre launch or launch in the surrounding area is not happening at below 5700-6000 basic rate which brings basic cost of a 2 bhk of similar size for not less than 1 crore minimum. You can call it madness but that’s the sad truth today.
Additionally, there is nothing wrong in marketing your own product. It’s for the buyer to validate the facts and make an informed decision.

Just a piece of advice, try talking to one of Sobha marketing guys on the project, they can get the flat see easily as last I heard they had few queries of 2bhk which are very limited in this project. I am sure you can get a better price there.

I was not trying to find any fault with Sobha Habitech. I know they are one of the best in Bangalore. Location is also great. My intention was just to know the real reason behind selling. Now-a-days I see lot of ads for selling sobha habitech, so was curious to know the reason.
Anyways, any mature and knowledgeable person in real estate will never believe marketing offices for their inventory. They always say only few are available on top floors. I guess, you are mature enough to understand their marketing gimmick.
Almost every week I get mails from them about Sobha Habitech. If there is no inventory, they would not be sending regular mails.

Call their marketing office and say you want to buy a 2 bhk. If they say all are sold-off then either they are actually completely sold-off or they are holding on to some for selling towards end of project and are not selling any now. In both cases, builder is not selling apartments for now and only resale is available.

The basic price is 5123, floor rise, pool facing etc. will be extra. They increased price from 5023 recently in the month of March. Typically they won’t allow price negotiation. But you can ask old price.

Ayush, a lot of people buy early, book profit & exit – and they then buy another pre-launch property at low price and sell within a year…it is their approach for making money on their investment…most good builders have a min lock-in, so you can’t sell within 10 months or 1 yr or before making 5 payments etc. to discourage speculation…

I m selling my 2bhk because I have booked 3bhk in same complex. Cannot hold both 2bhk and 3bhk at the same time. In between the vicinity is seeing a lot of launches. Eg brigade begonia or cosmopolis is coming at a much higher price and so is mantri heights. Mantri is far away and brigade is closer though. Their prices are much higher and needs to be evaluated for the price that habitech can fetch in near future.

they have recently increased the rates from 5023 to 5123 psqft . i heard they are still offering at old rate for a “few” days more. i think the old rate is the best deal that u could get, otherwise they dont offer any discount.
Any ideas if mobile tower in front can be an issue.? especially front facing top floors … it looks like premium apartments will have more radiation…seems its opposite to wing4/wing5 …next to pool/club area …?, any ideas how big of a deal this will be ….
Difficult to day if the mobile tower will be an issue. The problem with that parcel of land in front is that it is very small in area. Hence, nothing substantial may come over there (I could be wrong). So, any other construction replacing the tower or moving it somewhere else is a bit tricky and may not happen. Not sure about the radiation part. I booked an apartment in the back just to avoid any construction coming over in the front as this will block any good view/access we have. The back doesn’t overlook anything pretty, but all the houses are low-rise private homes and hence they are somewhat better.
Yes, I understand it’s hard to predict now … about the tower, what worries me is …it’s not only apartments ….even the children play area, club house, pool & others are close by ….usually in westernized countries the power of cell tower is very less …that’s why no issues…In India, there’s no certain limit on radiation (they put minimum towers for maximum coverage), In the internet there’re some articles about cell tower radiation causing issues in Mumbai/Delhi, I’m hoping Sobha will address this …or atleast raise with appropriate authorities to reconsider the tower near residential buildings ….

Regarding the cell tower,
(1) In Sep 2012, Telecom regulator passed an order reducing the cell tower radiation to 1/10th of international standards. See http://articles.economictimes.indiatimes.com/2013-01-31/news/36658996_1_icnirp-cell-phone-towers-bioinitiative-report.
(2) On Telecom regulator web site, there is a list of guidelines for cell towers. Cell towers should not be within 100 meter of buildings. See http://www.commonfloor.com/guide/guidelines-for-installation-of-the-mobile-towers-4485.html. Is the Sobha Habitech higher floors within 100 meter of this cell tower top where there is antenna on tower top? If yes, then legally it can be got removed.
It’s only 60 meters. I tried contacting the CRM to get some clarification on how safe this cell tower is. These people, who are usually very prompt in responding to every query, hasn’t given me a proper answer to my question in the last 2 months.

I wanted to book a flat on the backside , but was a bit concerned @
the ambetkar colony, so I went on top of the Writers building to look
at the view. Writers building is typically 5 stories high, he view
didn’t look bad. The advantages on the backside i felt were :
– since it is south facing , I will get sunlight during winters and
also good ventilation
– no high rise will come at least upto the ambetkar colony
– I dont know if others have noticed but the guest bedroom in J2 type
in Wing 3 ,faces the swiming pool
The writers building and the adjoining land seems to be taken up by a
builder ( balaji) ,who is expected to construct a multistorey there.
It seems that the mobile tower is not going to go as the land owner
has entered into a lease agreement with the mobile tower company.

I needed some help here. I booked a couple of apartments (2 BR 1380 SFT) at launch. The reason being that I was unable to decide between the two units and needed my wife to decide which she would like to keep. Having said that, I am now looking for a resale of 1 unit. Does anybody here know of any good and competent broker who would be able to help me liquidate one. Clearly since I have made this investment well over 6 months ago, I would like to sell it at the current price Sobha is asking for the unit.
Obviously since these bookings were at the launch of the project, I had the choice of the best locations for the units with East facing doors, good view, etc. In any case, any help with names and numbers of people interested in the unit or brokers would be very helpful to me. what about the big mobile tower in front of the building ?
Yes, this could be a concern as the mobile tower may be less than 50m away from the building. However, this tower currently is on vacant land (adjoining the main road) and i am hoping that once somebody decides to build something here, the tower would go off. Given that this land parcel is adjoining the main road, it is only a matter of time before something gets built here. I am sure the owner is just waiting for the right price to sell at given the development happening in and around the area.

I am not sure of your definition of a slum but in my opinion I would not say its a slum area. I am sure you would have seen the slum areas in Mumbai. Have personally seen this area behind to check out the kind of place before booking.
This ambedkar colony is a very small colony (around 0.5 km in length and 0.5 km in width) on a small hillock. Except for a small portion, most of the place is inhabited by people with a good standard of living. They seem to have built own houses on the land they bought here. In fact for some people who have booked Sobha Habitech, they may have a row house view as well built in this locality.
A small portion however has labor class living there. However i dont see that as a major concern from a view perspective given that this part is interspersed with trees & bushes. For higher floors anyway, the view would go past this hillock.

3rd or above 3rd should have view of colony behind. 4th floor should be good enough. The construction is already come till the 3rd floor for certain wings. I would recommend you go to the the site once and confirm for yourself. You should be able to make out easily now. I would recommend you go behind into the colony as well. This will validate if 4th floor is sufficient.
For front facing, i dont see noise and air pollution as major concerns. Two reasons 1) It is at least 100 mts away from the main road. 2) The space in front would sooner or later be filled with buildings (residential/ commercial) given its proximity to hope farm junction. But i dont think these will be high rises as the land parcels are fragmented and its difficult to get santion for high rises on smaller land parcels. So that way people above 7th or 8th floor should have a nice long view. Such people may even have metro view from their balcony. There is also a reserve forest at a distance (behind prestige park view) which is also a good view for front facing apartments

and take a look. i’m not 100pc sure if no highrise will come .. i spoke to some local people around and they told me some balaji builder has aquired the land and he will build a high rise… but dont have concrete.. moreover the road in the front will also be widened… and there is a sort of a medium sized Mall comming up at hope farm junction..
one more thing… ambetkar layout is on a hillock.. so I would suggest above at least above 7th floor

What is the rate you got as a group? Also I am told that there are issues in getting 2nd car parking. There is no provision of 2nd car parking in Habitech. Am sure many people who have booked will have 2 cars and not sure how this issue is mitigated.
Yes sobha is not commiting anything on 2 nd car parking as its too early to even confirm.We r informed tht once the association forms we can apply and that shouldnt be a problem to get an extra park after possession.
That is not correct. From where will Association get land to allot 2nd car park? They will have to eat into the open spaces.
If that’s the case, why dont Sobha sell 2nd car park and also make some money rather than let Association handle that.
Sobha isnt offering 2nd car park as there’s no space for that. And if they want to get greedy and sell that, open space will be less making the property less attractive.

The per sq ft price at Sobha Habitech includes the Car Parking, VAT and Service Tax as well. On the other hand, for other builders like Prestige, Salarpuria etc., they calculate Price of Per Sq Ft price multiplied with superbuilt up area and then ADD car parking, VAT, Service Tax etc. Hence, what you need to do is compare the all-inclusive price for Sobha with all-inclusive price of other builders to compare prices.

The information is only partially correct. Their rate includes car park but not VAT, Service tax etc. In any case a good deal for Sobha brand with home automation at Rs 5,400 with car park and project running on time.
Apparently, Sobha has revised the rates by 250/- per sft. Also, they arenot releasing the front facing units above 10th floor as they are in demand and will release later on when they revise the price again.

So what is the base price now? 4823+250= 5,073 / sq ft.????
I find the pricing fior this Sobha project to be way out of any sensible range, considering that Prestige Park View was pre-launched at 3500/sqft just about 7-8 months ago. I booked a unit at PPV at pre-launch. I agree with general assessment that Sobha quality is better but am not convinced that it is so much better that it justifies almost 20- 30% premium. If Whitefield rates have gone up that much in last 7-8 months then I am happy as an investor in PPV.
Another good option for anyone considering this Sobha project would be to look at upcoming total environment project at Hoodi. The project is planned next to Windmills. Its being currently quoted by TE at around 5500/sqft, including fixed furnishing, but a serious buyer can easily get it down by coupe of hundred. TE is realistic about their project timeline, is quoting 5 years and have spread the payments over 5 years unlike prestige or Sobha who will make you pay up in 3 years but deliver in 4+ years. My personal view, if I would rate TE quality at 10/10, Sobha would be around 6 while prestige 5
TE is quoting four years for this project and claimed completion date is Dec, 2015.
Also heard that they revised it to 5700 from April. I booked one here as I liked the plans and specifications.
Also in general very positive reviews about TE except for their delay in completion. I am surprised that TE is mentioned here (In this site) in just couple of posts and no where else. If anybody else have booked a flat in PORR leave your mail id so that we can get in touch.

PORR is 1.53CR basic cost for 2100 sqft approximately. That is more than 7500/- psft basic cost. There are additional cost of around 20 L.
This is aper the latest perice termsheet in prelaunch. I am sure they haven’t increased by 2000/sft in 2 months (no builder can).

Wow! TE PoRR in 5500?! Very good price you got. I checked with them last week and they are quoting an insane 7300 and I had to back off. I found it really silly given their windmills project is ready available in resale at 8000 and has a much superior plan.

My opinion on the subject is as follows:
1. Current prices: Most of the Tier 1 builders are charging Rs 4500 / sft. Check out prestige sunnyside. Infact Purva seasons has been launched at 5500 / sft and will be up to 5900 / sft after pre-launch. So, overall Sobha is charging a premium of Rs 300-400 / sft over market price. A smart home costs Rs 250 / sft additionally as per the latest articles on smart homes. So, overall premium is ~ Rs 100
2. Quality: Sobha has much better construction quality than any other builder. Infact, most of the Sobha customers are repeat customers and are loyal to the brand.
3. Re-sale: Due to the brand Sobha, re-sale is quick and easy. Yes, there is still a difference between Sobha and Prestige / Salarpuria / Brigade. This is due to the fact that overall brand perception is based on the kind of previous properties being made. While, others have built some budget housing as well, Sobha has always made only super luxury / luxury apartments.
4. Delay: Sobha’s current two projects, Sobha classic and Sobha forestview are running on time. In fact, as per some, they are 2 months ahead of schedule. In any case a delay of around 1 year is common and all Tier 1 builders have delayed.
5. Connectivity: It’s bang on main road and with Metro coming in phase 2, will offer good connectivity to entire Bangalore
6. Rentals: Next to ITPL means a good rental proposition.
7. Availability: This is an important aspect to look at. What are the other options do we have from a reputed builder at a good location and under Rs 4,500 / sft.? In general, a Sobha property will fetch a 10% higher rate in market to absorb the higher investments.
Overall, considering these factors, the value proposition from Sobha is not bad. It is worth considering I would say.
Ofcourse, all this is valid only if we are able to afford it 🙂
I second that Shubhendu. bt sill feel that Sobha should have launched at about 300 per sft less to make it a really attractive and no brainer investemnet.
At the current price it just looks bit expensive but again its still tempting if someone can afford it.
More I search for properties more I feel that the builders like Sobha are artificially pushing up the prices in Whitefield. If you see the apartments from big builders like Prestige Shantiniketan and Brigade Metropolis which are in the heart of Whitefield road, they still have some units unsold. They are qouting around 4300/sqft all inclusive + regn directly from the builder (which in itself is a higher price). Given that it is ready to move in why would somebody pay higher for a worse location for an apartment that will be available 3-5 yrs from now.
I was talking to an acquaintance trying to sell a 3.5 BHK (2215 sqft) in ShantiNiketan who had taken this as an investment and it was not easy to get a good resale price in the market for him. Finally he sold his appt last week at 3600/sft.
If you see most of these apartments have occupancy of 40-50% even after a year or more of being built, so where is the real demand and are we all living in a bubble which will burst sometime?

Both prestige Shantiniketan and Brigade metropolis are very very big projects so they have much more inventory left. Prestige is around 1800+ units, not sure about metropolis but its a big as well.
Specifically, in case of Shantiniketan the construction quality of the project is a very well known issue to everyone. Infact, as per Prestiage own Sales team they will admit the quality issues in Shantiniketan but their argument is that when they initially launched the project 5-6 years back it was launched at very low cost and hence the quality. If you look at Prestige’s other apartment project which they launched late last year (park view, it was launched at 4000)
I don’t agree with the worse off location comment as well. Both Sobha and prestige new project are within 500 mk of the proposed metro station and also they get connectivity on the other side to Marthalli and direct access to Airport through kadugodi which is a much faster route to reach airport.
Sobha’s project is a very small project with only 220 units and luxury specifications and SMART features. I agree pricing is on the higher side and should have been around 4500 but I guess they are trying to capitalize on their brand value as well as the future appreciation factors. These are already discounted in the price.
This is obviously not a helathy approach but every othe rbuilder is following this approach. look at all the new launches in Sarjapur road and none of them are less than 4500 + where as you can easily find a RTM property in the same rate range.
You also have to consider the fact that in RTM properties constriction costs incurred by the builders wee relatively less. Construction costs today have doubled and trebled in last few years so if builders had to build the projects at old costs the quality of the project will be much inferior.
This is my POV, whethere its a bubble or not we will find it in next couple of years or less. I hope its not…..
First of all I agree that paying 84 L (All inclusive of registry etc) is very expensive for a 2BHK of 1380 sqft.
But I have seen and studied this area in quite details as I wanted to invest in one. So, let me put a comparision over here between Sobha Habitat with Prestige Parkview which is almost opposite to this project and was launched last year July/August.
Sobha Habitat – 2BHK,1380 Sqft (loading 25%) —-> Cost 84L AI as of prelaunch/current price.
Prestige Parkview – 2BHK,1220 sqft (loading 29-30%) —-> Cost 68L AI,initially launched at 3700 psft .
So, there is a difference of Net 16L approx between both projects. Is this difference justifiable or is Sobha looting people. Lets look at the comparision.
Location —> Both are withing 400-500 metres of the proposed Metro station at Ujvala Vidyalaya already approved for phase 2 metro. Once that becomes operational, prices are expected to rise a lot as it had happened in every city and location where Metro has ame in India. So, in my view this is a neutral factor for both projects.
Size —> Sobha holds a reasonable advantage here as thir flat is bigger and their carpet area is more.
Layout of the Project — > I like Prestige layout personally beter than Sobha. Also, prestige is known for very good elevation. So personally, I think Prestige is ahead here clearly.
Facilities —-> Both has almost similar amenities for clubhouse, swimmingpool, courts etc. But i have heard prestige maintains their club houses well so may be Prestige is slightly ahead here.
Specifications —-> Sobha’s specifications are far superior than prestige’s which are quite basic. As such Sobha is projecting this as a Super luxury apartment. So I believe Sobha is clearly ahead here.
Quality of Construction:—-> Well this is a subjective matter but in my experience and from what i have learnt from other people Sobha is in the top tier of builders in bangalore for quality as they are backward integrated company with everything inhouse (Not to say that they are anywhere in league of TOTAL env or some of their projects didn’t have quality issues).
For Prestige, I haven’t heard many stories of outstanding quality, Infact in prestige ozone which is one of their luxurious villa project people have bad experienc eof quality.
So just going by the past records, personally I believe Sobha is a winner here (Not to say what happened in past will remain same in future).
Extra Bits —-> Sobha is obviously marketing this as a SMART home with all kind of toys to play with. How successfull this new technology will be is remained to be seen.
So, if we put all above factors into consideration and see if 16L extra for Sobha is justifiable or nott?
Well, I would say if you take extra area of Sobha flat into consideration than the actual dfference is about 10L. From a buyer perspective If I am buying a 2BHK flat in exactly same location may be I will go for Prestige.
But If I consider all other factors, than paying 10L extra may not be such a big difference.
Again, this comparision only holds true if people have money 2 buy such expensive 2BHK’s but as we all know all the new launches in Bangalore are happening at even more crazy rates so who wknows what will happen in future.
This was my POV, hope it added some perspective to this discussion.

Tinu, you missed one very important point. Sobha all project are delayed for 12-18 month and you pay hafty pre-emi on that and which increase the flat cost substantially high. Sobha only gives pea-nuts for the delay compensation.
Prestige most of the projects completed on time because they agreed to pay @ 7% interest annually if delay happen. Incase they delay also it help buyer to reduce the pain to some extend of pre-emi.
Not sure if people in IT city also getting fooled by those smart home features. Any one can spend another 2-3 lakhs to get all those features in his home and sobha is charging almost 40L extra for that. If anyone is planning to buy, please think 100 times before you go ahead !!!

Almost every builder delays the projects my 6-12 months now a days. When you plan to buy a property this is almosy a given fact.
However, i agree this definitely increases the cost of the property overall.
I don’t understand how did you came up a atronomical figure of 40L for SMART features? can you please explain ???
I provided a detailed comparision above with prestige which is across the road. if you do a simple calcultaion the SMART features are adding about 6-7L which is high if I go by your calculation of 2-3 L but than again this is subjective. there are many articles now a days which clearlt says SMART features cost you between 2–300/sft.

This property is not worth investing in at the current quote, though i own another sobha property and i assure you that the quality of sobha products is top notch, but still habitech is way off the roof.
Way too costly. I refuse to make such choice that will continue to drive UP the cost of property – which is Home for middle class that I belong to.
Its absolute greed from the Directors of Sobha Developers. God has bestowed them with riches as they were lucky to receive his grace. Remember, He may give in a million ways and take away in Million ways. Millions toil but wealth still eludes them. Let the Sobha Directors not scan their Balance Sheets. We request them to please read the hunger in the eyes of middle class for a decent house. They now need to serve the needy now by building affordable shelters and redeem the faith of the almighty. I am sure this way too over priced. Prestige parkview was 3700 on launch, How can this be 4700 for same location. I am sure shobha need to bring this down 4200 at least to get any buyer / underwriter.

This is over rated project and too too pricey. This is a ridiculous investment.
All new projects have a base price of 4000/- per sq. ft. and the price jumps are not justified considering a minimum 3 year wait period for the delivery. I wonder what is really pushing the price and the pre-launch offer of 4700/- is too high.

Is it true that Sobha is asking for 30 Lakhs within 30 days of booking? I heard that they are asking 30 lakhs in 30days after booking.
I checked on this and they said Bank will give 30 lacs before construction starts…not sure if this is possible

Got a call from Sobha executive. At the pre-launch a 2BHK starts at 82L (all inclusive) on 3rd or 4th floor for 1342 sqft. Overall per sq ft is more than 6000/- Way too costly.
It Looks like in bangalore, everyone is super rich expect Design Engineers.

I dont know who is buying. But these builders are creating too much hype in the market.
Folks inventory is piling up… all leading developers in Bangalore in an interview to BoA ML analyst have stated that its becoming increasingly difficult for them to push product beyond 60 – 70 lacs…Investors cant hold the market for long…Its the end user who is going to determine the price in the long run… so wait…. they will start giving discounts and freebees soon…
People are mad in Bangalore. Builders give a price, and it takes no time for the people to fix that price by paying the same. Where this much of hard-earned money is coming from? Most of the bangaloreans have really become super-rich. GOD, PLEASE SAVE OTHERS.

Also, would you consider Prestige shantiniketan a better investment ? A resale flat there is around the same price. Undecided between the two…

If yes two above ten ast year at the time of launch it was 85Lak. So if you had booked then and paid youR 30 laks for agreement..it would come to 90 lak approx ..
Which floor is it and which wing? Price could vary between 81 lac to almost 93 lac depending on wing, type and floor.
Have personally visited Shantiniketan. Overall is a good construction. However, quality of Sobha Habitech is expected to be higher than that of Shantiniketan. You need to get into the details of construction parameters to understand certain quality aspects of Sobha. My guess is you will be paying almost 20% more for Sobha.
Also amenities in Prestige will not be sufficient when all the apartments are occupied. There would be almost 1400 families living there at 100% occupancy. Just imagine the pressure on amenities in this scenario. In Sobha, there would be around 320 families living. Personally i prefer a medium sized community rather than such a large community.
