DLF is coming up with their new project in Bangalore called “Bella greens”. It is a super luxury villas that is located at Bannerghatta road, BTM extension. The villas will be part of the existing township called New Town adjacent to DLF Westend Heights.

The villas in the township range from 3300 sq.ft and 4900 sq.ft, whereas the size of the apartments ranges from 2700 sq. ft to 3100 sq. ft.

DLF Bella Greens Price
Villas are expected to be priced in the range of 2.7 crores to 4.5 crores. Basic Cost, View Charges, Corner Location charges, Door facing charges, Exclusive Space charges and IIDC.
Other charges like Water & Electricity, IBMS and Club House charges will be extra and will be approximately Rs.20 lacs per Villa.
DLF Bella Greens Concerns
- Price is definitely a concern with per sft coming to over 7700/-, maybe we remember that 3 years ago the apartments were sold at 1850/- per sft
- Currently the floor plans, layout, pricing etc. is tentative and can change.

Sir I booked villa in Dlf bella green bangalore. I would like to make owners group so that we can share the information .
I have recently visited the project and it looks good to me, as there are not too many projects of same nature in and around BG road. Also checked project from Purva which was newly launched. They were quoting a rate of Rs. 8300/sft inclusive of central AC, and interior work. The only concern what i felt is the approach / access to the project, which the builder says that it was during the laying of cauvery connection it was dug and it would be rebuilt by the end of the year.
Do let me know if anyone has bought here? what do you feel about it?

Another DLF bomb:
As expected, the customers who have, by mistake, have invested in DLF Westend Heights Project, have to face another bomb.
DLF has issued demand notes to D-block apt buyers. For a 1365 size apt, if the expected amount is around 5.5 lacs (as per the cost sheet), DLF is asking for 11 lacs. There are some additional heads in the demand note, for example ICFU, about which when one of the customers asked the DLF customer care, he was told that this money is used for getting the water connection till DLF, getting cabling from transformer to DLF, roads etc. Looks like DLF planned to handover the apts without electricity, water and roads while selling them. What a way to fool the people !!
My dear brothers and sisters, DLF is inventing many new ways to extract as much money as possible from the customers and fooling them. They are referring to all the clauses of the shameless agreement to get the money out.
The buyers have already paid an extra service tax of the order of 2 lacs each (for a size of 1365 sqft) in Sept last year (2013). Thus the buyers are big time losers by investing (committed a sin) in a DLF property and “Living a DLF life”. DLF says that the delay penalty and Timely payment rebate, which is supposed to be paid by DLF to the customers, will be paid at the time of conveyance of the property..what a crap !!
In addition to this, the buyers have lost in terms of ever increasing rents, EMIs, benefits of home loan in terms of income tax, life planning etc. You cannot plan anything in your life. You may think that after 3 years, when your kid will be ready to go to school, you’ll be shifting to your own home, but DLF has its own plans, and all your life planning will go haywire. This project was started in 2009 beginning and it is currently send half of 2014. Still none if the block is complete. DLF does not care about the customers, as if they are beggers and just hushes them away. Whenever DLF needs money, it send a demand note, referring to some clause of the buyer’s agreement.
These are the big thiefs of India. They are not making India, but “Looting India”. What do you think, the money extracted from the innocent buyers will go ? It will go towards greasing the palms of the babus and netas. This is how India is getting more corrupt day by day and common man is suffering due to these monsters.

How is the Sound of Water from Purava compare to DLF Bell Green? I’m also thinking about Bella Green but when see experiences of some buyers not able to make up mind.
Regarding extra money on handover I’ve gone through similar experience with other tier 1 reputed builders too. Not sure if that money really goes in bribing, builder takes it, or mix of both; but have seen most of the builders asking in the end.
Sound of water is a little inside , compared to DLF bellagreens, the area surrounding DLF is getting nicely developed, with all shops, restaurants, playschools and all. moreover its within township. I went last weekkend and saw the construction is in progress. the columns are up and in some villas they are building the ground floor walls too.
price seems to be fair compared to buying your land and building yourself for the same size and quality as they are promising.
i am not sure about the extra money charging to customers and all, once my brother is visiting me next month, will go again and take decision. The DLF website has the booking form and agreement available, for reading before buying. That seemed fair.
Just to clarify – This 7 lacs is the excess money, in addition to the expected money as per the cost sheet.
DLF is asking for 7 lacs more in the last demand note (for a 1360 sqft apt)
They have already extracted 2 lacs in the name of service tax in sept 2013. This 7 lacs is extra.
Also, the maintenenace charges are pretty high (Rs 3.90 / psqft) and there are additional clubhouse charges, even when there exists no clubhouse, as of now !!
Its your hard earned money.
Hi Everybody having a stake in DLF Westend Heights,
There is going to be mass meeting between all the customers (of DLF WH) and the DLF marketing incharge Mr. Narasimha on 03rd May 2014 at DLF Akshay Nagar (Westend Heights project site). This is a rare opportunity for all the customers to talk to the management and get response to their queries. This project is going on since 5 years (actually more than 5) but completion is not visible. Recently, even the work pace has also slowed down due to labour unrest. Most of the times, Mr. Narasimha does not agree to meet the customers in a group. But this time, succumbing to the pressure from the buyer’s group, he has agreed to meet on 03rd May. So, let all of use meet on 03rd May. We should not get swayed away by the evasive responses of Narasimha, that he is giving till todate.
So, please give your full hearted support to the customers and be there at 11 AM on 03rd May 2014.

did you get the possession? i see that bella greens villa buyers are in soup too. nothing happening at the site and heard that half of the villa will be converted to apartment now.
As many as 120 owners met the DLF Bangalore mgmnt today, where all of their demands were brushed aside by the DLF and the customers were openly challenged to do whatever they can. Even the letter signed by all the owners, where the demands were written was not accepted/ received by DLF management.

The westend heights (DLF’s first project in bangalore) customers are suferring like hell.
Its more than 4 years over but the project completion is nowhere in sight.
If you want to throw away your hard earned money and want to put crores of Rs at the mercy of this builder of such a poor record, then you must invest in this project.
