Hi, I had invested in this apartment in April, 2016 as it was 80% complete apartment with completion date as December 2016. But the builder has been postponing indefinitely and now the completion date is being given as March 2018. Their service team has said that 4 months after completion, we will be getting the OC. Does the Registration happen before OC or after OC?
Builder isn’t being responsible, so I’m planning to take the matter to RERA authorities. Has anyone filed already with RERA? If so, please can you provide some tips.

Guys, need your comments about this project. This project seems a good deal but rather unknown – also lot of contradictory information from different online sources and brochure too. So far I see lot of deviation from their original plan and also future how much deviation will be there is not clear. For example,
1. In the original plan, all were basement parking- now they deviated to open parking- it will eat up open spaces.
2. Swimming pool position has changed from the original – parking space will come up there – and now pool will eat up spaces in the “central forest” area.
3. In their brochure itself, it is written each floor has “spacious lobby for community interaction” (page 2 of the brochure) – now in the actual plan they have lobby only in 1st and 7th floor. Other floor the lobby space is hollow with barricade- this is weird design- I dont know may be cost cutting efforts. This leaves a little space as “lobby”.
4. The position of “in community” club house, etc are not clearly known- though they are charging a lot for it.
Folks, who have booked already – let me know your thoughts.
Pros
1. Good price

4. Good behavior of marketing team, particularly Mr. Tahemmem is very patient and polite.
5. Attactive outside/elevation design.
Cons
1. Unknown but seems like very honest builder.
2. step by step deviation from original plan/brochure etc- this is bit worrysome.
3. Inside “hollow floor” instead of lobby – very negative point.
3. in house amenities are less – club balance is there but not “in house”.
4. Not optimized carpet area design w.r.t SBU area – many passages are eating up some area.
5. No clear information available on net/ forum etc. You have to “poke” the marketing team a lot to know the all minute details.

The work is 80% done. As of now, no major work is going on and the project is already delayed by 1.8 yrs. We are having discussion with the builders, but every time they commit a new date of completion which they were unable to honor so far. The builder is most probably lying and they are out of fund. So invest carefully.
– The construction is good. Thats all. Everything else is compromised.

I am planning to buy 2BHK in this apartment. I want to know how is construction quality, Builder feedback, and is the land with clear titles?
Land: I heard that its BDA approved, not BBMP and most of surroundings are some BDA layout. So its unclear is it allowed to create apartments in middle of some layout?
Construction Plan: Also, the marketing material doesnot show complete plan of what amenity is planned where. When inquired with team on the site, they said they do not have much of marketing material in hard/soft copy. I wonder what did they show to get construction approval, that too the project is already few years old now.
They built shops on first floor of a tower, but in the layout plan its not depicted.
They didnot share yet a complete layout plan and floor plan which depicts where the clubhouse, gym, play area etc. will be and where is a particular size/type of flat is located in master layout. They said its zero deviation, but told that swimming pool in different direction vs the initial plan. Also, they mention of some covered and some open car parks, but unclear of who gets what?
Marketing: I never heard of this project in any advertisement till date. I am told that they started construction in 2014 mid and their construction of towers is complete now…plastering and other work-in progress.
Kindly share your experience/ knowledge and concerns for this project.

builder is good, have few project to its kitty in goa/pune but 1st in bangalore.. 2nd one is upcoming near Electronics city but mainly they are into land development and engineering…
Construction quality seems fine… titles are clear …. No shops any more… thr marketing teams are bit lousy but all things are in place so u will have to probe a bit, but dont worry its all fine ….
Model flat in 2A tower shall be ready in 1-2 weeks so visit…

this project is just in pre launch for around 2 years now … with latest launch date somewhere in nov’13. approx increase in price from 3400 to 4100 psf. ~ 10%/ yr.
Dont think its worth investment ( as roi has been so low) or for end use ( still not launched … never know when it will b completed for actual stay)

What is the rate they are selling now ? What is room of negotiation ? Has anybody taken loan from SBI or any other Govt bank ? Or all are the investor from DUBAI 😉
Current rate is 4250/- for courtyard units and 4200/- for non-courtyard ones… 50/- floorrise from 4th onwards………

they have got preappoval from SBI .. can apply for loan based on that..
and the carpet area is 71% with new designs…above the standard ratio in bangalore (70:30) 🙂

1. double height courtyard… we rarely finds this feature elsewhere…
2. this property is centered between Arkavathy BDA layot Block 5, where work has already commenced…. its going to be very decent residential area… I stay in BDA layout(HRBR) so understands the values it carry 🙂
3. just 236 houses in 4 Acres of land 😀 … developers easily accomodate around 400-500 houses in such area…. so image the open space one will get….

I suggest prospective buyers to visit the site before making any decision….

Guys i recently got an estimate of INR 60,81,091(all inclusive) for 2 BHK with courtyard. = 4471 per sft…..can you please advice is this a good rate for this project? or is there any project nearby that gives good value for this kind of money…
I think they have started constructing the model flats ….. i feel its a good deal when you compair nearby prices.
There doesnt seem to too many ads or promotions for this project? anyone know the status of this? Has it got all approvals? While I do understand that the bedrooms are small, I love the concept of open spaces and the courtyard. Is there anything else about this project one should be worried about besides the carpet area issue? All replies will be greatly appreciated.

The launch date is this saturday November 9th 2013 and they are offering a good price for this date, I have received an invite from them. The sample flat is also ready and work is on in full swing.
@Himanshu If ” Out of the box” means a raw deal in terms of usable space (carpet area) for the resident then pls keep that lateral thinking to the designers mind itself !

I think when you have so many amenities loading will increase a bit more. Had a talk with guys at Nitesh estates also they have loading around 27% but they do not give so much of amenities. There is no common walls also between apartments in Wisdom Tree, which will give lot of privacy. As there are no common walls, complete loading will be put on a single apartment, in other apartments which i saw, there are common walls so loading is shared between 2 apartments. I personally feel its a decent deal

has anybody seen the designs ….master bedroom is like 11 by 12 …other bedrooms are 10 by 10 …who designed this pigeon hole….. the super area is too much and the carpet area tooo less !!! designs are ridiculous !!
Totally agree with Gaurav. Dont know who designed the floor plan but whoever designed its the worst possible floor plan and looks like bogie of a train.
People before you plan to visit the site, ask for Floor Plans and I am sure you will cancel your visit. No doubt that they are providing loads of amenities but shame on the floor plans.
Totally disagree with you. If you carefully study the plans they are good and who gives you a courtyard in an apartment. Contextually designed,minimalised circulation and wastage. The rooms sizes are as per market conditiions. Really cannot blame the designer. For the first time some one has really given some serious thought to area outside the apartment units. Well conceived and the title suits well.
Surely the design is not a stereotype!

The efficiency cannot only be measured on the floor ratio. I live in Mumbai and understand the standards. Please note each Core shares only four apartments and with a spatial lobby in alternative floors and a garbage chute. All this doesn’t come free and occupy space and are value added amenities. If you compare this to any other development, the feel of the spaces would be much superior and spacious.
I totally agree with you that the carpet efficiency would have been low if the above mentioned amenities were not provided. Whoever designed this has clearly strived to strike a balance between interior and outdoor public spaces which is surely of international flavour. The numbers alone do not count in life.
Its time we start to think out of the box!! Surely a good conscious try by the designer.
