JR Nexus has e-Khata provided by the concerned local government body. Kindly let me know your the Flat number you are interested in and your email ID, our back office will mail you the soft copy of e-Khata.
We have e-Khatas issued for all the Flats at JR Nexus and rest of JR Housing properties as well. JR Nexus was also given Occupancy Certificate by Anekal Planning Authority (BMRDA / APA). Hence the entire legal documentation is available for verification which will be provided on booking the Flat.

Hi Niranjan ,I bought 1200sft plot in JR greenwood in 2014. Though I could not see any appreciation till March 2016 and all of sudden JR housing quoting 2000/sft. It might be because of four lane road from Chandapura -Anekal road. but it is partially made. Is there update on that road? and what about proposed ring road?? is there any update on that? Will this currency ban affects appreciation?

The property market for last two years, since 2014 until now has been pretty slow moving due to various influences. 2016 witnessed lot more issues like BBMP storm water drain demolitions, then the Cauvery strikes, followed by demonetization jolt impacting the sentiment of RE purchase across the country. Note ban has had maximum impact on investment based projects, while the end user market has witnessed increased demand. We seem to be just coming out of the storm since April 2017. With Real Estate Regulatory Act (RERA) backing the Buyers, we expect the market from 2017-18 to be more resilient. The expectation is that RERA will increase the RE prices due to stringent compliance norms, however more realistic change will be that it will boost the confidence of a home buyer or an investor going forward.
Current final sale price at JR Greenwoods is 1750/Sft*.
Chandapura-Anekal road widening to 4 lane (100ft wide) has been completed to a major extent, except for the 3 km stretch between JR Greenpark and JR Greenwoods, expected to be taken up and completed this year with elections approaching early next year.
Proposed Intermediate Ring Road (IRR) has been approved in September 2014. However, the development of IRR has not commenced. The government has not planned for land acquisition yet.

We have finalized a resale property in JR GreenPark, Chandapura. Have got few property documents from owner and handed over to a lawyer for verification. The lawyer has given us a huge list of required documents for completing the verification. The major documents required are Parent title deed, Title deed for that particular survey number etc.

I remember some time back you mentioned about the BWSSB water pipeline through JR Urbania to connect KHB layout, what is the status on that.
Also, the clubhouse work is not yet started? It has been more than 4 years that the project is launched. What is your plan to start club house construction? We have paid the club house charges upfront at the time of registration. We should see atleast some progress on that.
Also, we have paid 3 years maintenance charges upfront. I wanted to know since the project is not yet completed, since when these maintenance charges will be applicable. At the time of booking and registration we were told that it will start from the day the project is completely done.

Good news on Cauvery water lines by BWSSB; Pipelining works have commenced at KHB Phase 2 last week. Please do visit the project to notice the work in progress.
Club house single plot approval has been obtained on 29th July 2015. Work is scheduled to commence in August without any further delay.
JR Urbania South Block 1 100 percent release was obtained last year. We have completed the works in South Block 2 on 25th July and submitted for 100 percent release order. The scheduled committee meetings at BMRDA (APA) didnt happen on 29th June and 17th July due to the appointment of new Chairman. We are expecting the release order in August 2015. You may reconfirm this detail at APA office in Chandapura :).
Maintenancr of the respective blocks will commence starting from the date of obtaining 100percent release order from BMRDA (APA)

JR Urbania Update:
Cauvery water pipelining at KHB Suryanagar-2 is completed, soon expected to be activated. On activation an application will be filed with BWSSB to connect the same to JR Urbania.
Basement slab of the 30,000 Sft Club house has been casted 2 week ago, the Ground + 2 structure is slated for completion within December 2016 as per schedule. The finishing and operations slated by mid 2017. Work in progress as brisk pace.

Wanted to know the status on the release order as of today. As you mentioned earlier verbally that the release order is given by BMRDA(APA) but you have not received the approval copy, could you please let us know the status on the same.

Yes, in principle approval for 100% release has been accorded by APA on 21st August 2015. However, we had to make a large deposit to BESCOM as a part of revised Power sanction byelaws, which was deposited to BESCOM on 30th October 2015. We are now awaiting a Sanction letter from BESCOM, which needs to be submitted to BMRDA/APA to obtain the release letter. Expected within 15th November 2015.

The development work at JR Urbania North Block was completed in 2013 itself, along with other infrastructure as per BMRDA (APA) norms. We have obtained 100% release from BMRDA (APA) already for work completion.
We have obtained the Single Plot approval from BMRDA (APA) as of now. The club house construction is scheduled to commence in August once we obtain the Sanction plan for construction. South Entrance gate work at JR Urbania south block has been completed, along with other park development. Please visit our website for latest photos.

Did anyone get e-khata for JR Urbania property recently. I understand from builder that individual needs to complete the process of obtaining e-khata. But it will be bit of hassle for folks to get this work done, why can’t builder get it done (if possible) collectively similar to old khata which was provided by him.
I am very skeptical of getting it done myself, I am still struggling after 2 years to get A khata for my flat where I stay and have lost money in the process of running behind agents and brokers.
Also the old khata provided by builder – is it A or B?

For all the JR Housing clients, we get the e-Khatas done on completion of registration. It takes about 30-45 days from the date of application to obtain the e-Khata.
e-Khatas for BDA/BMRDA approved plots are ‘A’ Khatas and all the projects of our company are approved by either BMRDA (APA/HPA) or BDA.
Transfer of manual Khatas issued by Panchayat earlier to e-Khatas needs to be handled by clients directly as there is money involved here. We can put you on to the right official who can do the job. You could reach out to our legal officer who can assist you if you are finding it difficult to do this.

Earlier Panchayath’s used to issue hand written Khatas for the plots without any Property ID, which can be easily duplicated. Since 2014, Panchayath’s are issuing electronic Khatas (A-Khata), with a Property ID (PID) identifying each property. The same PID is also used by Subregistrar offices at the time of registration. If you have purchased a property before 2014 and have a hand written Khata issued to you, it is better you convert this to e-Khata, the next time you go to pay your annual property tax.

A couple of days back , we have visited the site at JR Coconest Phase-3. As per your previous reply , it was mention that demarcation was completed for Phase 3. But what we observed that .. the status was same what we observed at 2 years back. There was no name plate . Even the name plate was uprooted. and demarcation piller was not present..
The gate which connect to Ph2 and Ph 3 was locked. So we need to take a alternate route to reach our site.
We have visited JR site office and given the site number to your reprenentative.

South Block Development update :
Concrete pavers for sub roads, Over head tanks (2 numbers), Water lines, rcc storm water drains, Under ground drainage with STP, street lighting, compound wall, are completed in South Block.
Under ground electrification and 60ft wide road tar work which are in progress are scheduled for completion within 10th March 2014.
Modern entrance arch, parks, landscaped areas, tree lining, play areas which are in progress will be completed within 31st March 2014.

It has been promised that thre will be tar road close to lake to pace the devlpment. However i didnt see anything regarding this so far. Kindly let us the jr plan to make this layout habitable.

The current connectivity to JR Garden Retreat is through 80ft wide main road via Marasur Village road. The road which was promised around the lake is a public road. It’s currently under development (wetmix laying in progress), expected to be completed by end of this month. We will intimate you once the job is done.
There are currently 8 houses constructed at JR Garden Retreat, with infrastructure development works within the project complete. The company will be releasing an extension of JR Retreat later this month (March 2014) and have planned to offer more Villas and Plots.

The current source of water for Over head tanks are from the bore wells in the project with good yield.
In next 3 to 6 months, BWSSB will also be connecting the water lines to KHB Phase 2 through Haragadde Village road. BWSSB has shared the route map of the water lines last week, which is available at our site office. We are already in talks with them for water line proposal at JR Urbania, as we have already collected the refundable deposits for the same from our clients.
150ft wide road in South block will be completed by end of this month as per schedule.

150ft road works in JR Urbania South Block is completed. The middle portion of the property which is intruding into the 150ft road has been acquired by our company. The approval process is in progress for road construction. We will update you once the approval for the same is obtained.
Regarding BWSSB water lines, the tender for works was flouted by BWSSB three months ago, however the work has not started yet, we will let you know once they commence.

As per Mr. Niranjan, now the Road construction work started for 150 ft road (which was in despute) in south block and should be completed by next week.
There are several promised made by Niranjan but how many does he keep?
Please go and see JR Greenpark and Lakefront, the roads which were promised in 2013 are not completed. Sewage Plant promised in 2008 is under contruction. The club house promised in 2007 is under constriction till date.
They purposefully leave mid way construction to tell new clients that the work is on, so the investment is 50% and they can get 100% money on booking.
Cant trust such developer with a reputation of not completing teh development of a single layout.
Visit JR meadows on hosur road, they too have a problem with incomplete enterence.
Visit Sarvpriya township on hosur road, its an abandoned layout after selling sites by now call JR housing.
Investigate before investing and if already purchased then look out for options to sell or fight for your cause beacuse they will not invest more and just make promised or will do 10-15% cleaning around layout and tell see how clean and developed it is.

b) Sewage treatment Plan, earlier constructed for a 50 acres project has been revamped to accommodate the extended project area which is now 75 acres. The Civil works of the STP have been completed, machinery installation is underway.
c) Club house at JR Greenpark is being done with the company funds without taking any membership/development fee from our clients. It’s a Rs.6 Crore unit. Swimming pool is operational and Gymnasium interiors are nearing completion. Good things always take time.
The company delivers good projects with standard infrastructure.
JR Meadows has no issues on entrance, the project infact has two entrances ! The company develops residential townships and offers sites with amenities. It’s left for the clients to construct homes, which can’t be enforced.
We are genuine enough to the extent that we don’t fake posts online to lure buyers. Clients are not blind, our projects speak 1000 words Srini !
JR Greenpark and Lakefront is selling at Rs.2600/Sft today, I’m sure you wouldn’t know the reasons but the buyers do ;).

a) Roads are clean and neat in JR Greenpark and Lakefront. IN Lakefront we have used Concrete Pavers instead of Tar Roads, which give a much better appeal to the project, are eco-friendly and easy to maintain.
b) Sewage treatment Plan : Buyers are not fools not to check the amenities provided before they buy. And we are not in this industry to fool people. We are one of the most trustworthy firms in this domain.
c) Club house at JR Greenpark : As I made it very clear in the earlier post, we have not collected membership or development fee for the club house at JR Greenpark. It is being done with company fund directly. We commence the work in November 2008, expecting it to be done by end of this year. While it may not be a Taj Mahal, but yes, it’s a fantastic facility under construction, which will have a direct impact on the plot pricing in the project once completed.
Even biggest of the projects (Example. Adarsh Palm Retreat) in the industry don’t have club houses completed in their 100% completed Villa projects inspite of client paying for it in advance. You seem to be completely out of touch with reality.
d) We pay weekly visits to our layouts to ensure works are on track and are executed as per schedule.
e) We have cleaned up the entire project – JR Greenpark, inspire of less than 10% maintenance fee being paid by the plot owners. This is not only to keep the project clean but also to let the new buyers know that we take maintenance seriously, which has a direct impact on the appreciation of the project.
d) About your claim about no amenities and etc,. buyers are not blind. JR Greenpark is a project with 70 plus houses, with amenities like putting golf, children play areas (3), landscape gardens, jogging track, synthetic tennis courts, basket ball court, amphitheater, stepped lawns, functional large rainwater harvesting unit, Swimming pool and beautiful avenue tree plantation. You got to be kidding man !
Yes, the 150ft wide road has been cleared. Now, we have 2 km stretch 150ft wide road running from JR Urbania North Block till South Block.
The main entrance of JR Urbania South Block is also done. Final finishing & painting works are in progress.

The South Block entrance has been completed, currently some finishing touches are going on. The 150ft wide has been developed as per the approved layout from North Block leading into the South Block. In front of Plot no.379 and 378 there is a service road already completed. The rest of the 150ft road falls in a private property which we the company is currently negotiating to acquire.
We have obtained the release order for JR Urbania North Block, JR Urbania Prime and JR Urbania South-1 already. The approval for JR Urbania South-2 was obtained in October 2012 and the release order for JR Urbania South-2 is expected within August 2014, which will still be 2 months in advance as per APA approval :-).
The delay from March 2014 to August 2014 is due the scheduled JR Coconest Phase – 3 development completion prior to JR Urbania South-2.
We will keep you posted on the development.

What about private land where they are still cultivating in south block (in front of sites 766,767,768)? It appears that it is still not negotiated as mentioned during purchase. There is no proper road in front of these sites, as it is terminated because of private land. Appreciate update on the status of this part of the project.

The lands opposite to Plot no.766, 767, 768 are not part of JR Urbania yet. The same has been indicated in the master plan as per approved layout plan. Yes, the road is terminates after 768, which is at the end of South Block. We will be erecting a compound wall to demarcate the project boundary, while rest of the compound wall works in South block are already complete. There are few proposed future expansions, we will definitely inform you once the lands are acquired.

As per BMRDA / APA approval, the release of plots is spread into 3 parts (40%, 30% and 30%) depending on the works done in the project. We are currently applying for 2nd release i.e, 30% release order for JR Urbania South Block II, which is expected by mid November 2014.
Also as a buyer, you always set to gain on the wait period, as the property is locked and it’s appreciating. You must be aware of KHB Surya City II auction, which has hit a record high of Rs.2900/Sft !
We have already completed the development works in JR Urbania South Block I, JR Urbania North Block and JR Urbania Prime, for which 100% release order of plots by APA is done.
It would have been nicer if you had sent an email, which had an auto responder stating that I was on vacation until 4th October :). We will keep you posted about the release and registration date as discussed with you over phone.

The current sale price at JR Urbania South/North Block is Rs.1850Sft (while the quoted price is Rs.1950/Sft). I’m not sure of the price at which you bought the property. The sale price at JR Urbania Prime is Rs.2000/Sft (while the quoted price is Rs.2200/Sft).
The auctioned price of plots at KHB Phase-2 in Feb 2015, just outside Urbania was Rs.2900/Sft to 3100/Sft. The starting bid price was Rs.2400/Sft for the auction !
With better infrastructure specification at JR Urbania, the sale price will be at par with KHB in near future. Time will unfold the true value, with 150ft wide connectivity from Chandapura-Anekal road and BWSSB water lines, just around the corner.

We have observed that the following users: Dinesh P, Tanvirs, vijayalakshmi, Bijoy, Srini & Shankar have purposefully written negative comments about JR Housing in this thread. Attached some of the comments that are pending approval coming from the same IP addresses but with different user names.
Harsha, in offices the same ip address is shared among all the employees. So it might be possible that the people with the same ip address working for the same company. In my office, all of us get the same external ip and I have verified this with “http://www.whatismyip.com/”

Good news to JR Urbania Plot Owners: Water Supply Lines in KHB Phase 2
BWSSB is currently doing a project report for laying the water lines in KHB Suryanagar Phase 2. JR Housing received a call from BWSSB office to provision for water lines at JR Urbania project, as the water lines are expected to go through JR Urbania.

We were informed that Karnataka Housing Board has already deposited Rs.163 Crores with BSWWB for laying Cauvery water lines in KHB Phase-2, also that JR Urbania falls in path of water lines to KHB Phase II from Jigani. The work for the same is expected to commence shortly !
That’s a completely false information. BWSSB does not plan any water pipelines outside Bangalore Municipal Limits.
Its a false information being passed on by JR Housing to sell the sites. If BWSSB wanted to bring the cauvery water pipeline then it should have been already there in Surya City Phase-1 developed 4 years back, not in phase 2.
Water lines are expected to be connected to KHB II from Jambu Savari Dinne, until where the lines were laid in 2012. The lines are expected to be drawn from Jambu Savari Dinne to Jigani and from Jigani to KHB Phase 2.

Last time i visited my site (#1060) at JR Urbania I could see it was not properly maintained. Can you ask your team to keep cutting the grass periodically, timely watering of plants, etc. These little things can keep the layout clean.
I saw water from the borewell on my plot was flowing freely (somebody forgot to switch off after use). I informed Mr. Suryabhan Singh about this and asked him to make sure these little things are taken care of. I could see some beer cans/bottles scattered across my plot. Hence suggest you guys to take care of these minor things at your end. Not sure if the borewell is used by JR team or by local folks.
Also, there is a power distribution unit installed just in front of my plot which i asked Mr. Singh to remove and move closer to the entrance.
Except for these minor things (which could easily be fixed) I am really very much happy with the professionalism your company has displayed so far (especially Mr. Singh). Good luck to you guys…

Summary of the report :
1) Above average ground water table in Anekal Taluk, Pre-Mansoon and Post-Mansoon (better than other parts of Bangalore)
2) Ground water table in and around Bangalore (Central, East, West, North and South) is mostly over exploited.
3) Fluoride concentration is generally higher in Bangalore North, South and Central areas. (Not so in Anekal)
Some people here seem to be taking advantage of the fact that most readers don’t take time to read a document, hence make misleading statements about a project.
I feel I have done a good job by having a builder to at least search and look out for Ground water reports for the area which they are selling. You don’t have to go too far, just read the CGWB report and you’ll get all your answers Mr Niranjan.
The quality of water in the area, high salt content and also the fact I was mentioning about CGWB notification of the area as an area with overexploitation of water resource. In this area permission/ NOC for ground water withdrawal is mandatory and is accorded by Central Ground Water Authority, a mandatory clause for Rain Water Harvesting and Artificial Recharge to ground water by the Infrastructure projects is included.
I am not a consultant to any builder here so why should I waste my time on you. Yes, I can help the buyers who need information on the ground water level, quality of water and over exploited areas.

Regarding green cover aspect Mr.Dinesh has been referring to, Please note that in JR Urbania, as per the BMRDA/APA CDP there are 2.5 Kms length of 150ft (45M) Wide Roads (which any other developer would not have developed) which are being constructed today by our company, in continuation of the 150ft roads developed in KHB Suryanagar Phase 2, which will also continue into Phase 4. These 150ft wide roads, will enhance connectivity to other major district roads like Jigani-Bannerghatta road, Hosur Road, Chandapura-Anekal Road, proposed Anekal Town Ring Road and proposed BDA PRR. There is plenty of green cover the company has maintained in all blocks of the project.

I really don’t need your gyan here.
If you are really a retired GSI man, your statements should be more specific and informative. You cannot single out a project like JR Urbania based on the GSI reports (which definitely are not specific about particular survey numbers, unless you have some with you which is not published).
Since you claim to be completely aware of hydrology and geology, please post a report which validates what you are stating in this forum, if different from one posted above.

My friend is having a site in JR Greenpark, ph-1. I was very much interested for a site there but when I visited, the ground reality is totally different.
I came to know from the people that there is no sewage pipeline, no underground electricity cable, no boundry wall, no STP. One of the JR official told, it will be completed as te association is formed. But when??? still the project is NOT complete..how the BMRDA approved this project..
I almost made my mind to book a site in ph-2 but I dropped the plan. I bought a site in prashanthi enclave for 1550 /sqft!!!
JR Housing is simply looting the public with their false commitments… Keeping in mind about the nexus, urbania projects JR should have created a benchmark in grennpark..

So called JR housing representative, I think you need to visit JR green park and lakefront as you are really ill informed. You will see a stack of hay lying right at the entrance and for your information, hay is for cattle not for human. If your layouts are catering for cows then we can understand why no one wants to stay in JR layouts. After spending their fortune on premium charged villas, they are forced to live with live stocks, cows, dogs and sheep. Is that what you called world class amenities?

Expansion works are in progress for the newly approved area. Compound wall has been removed for the same purpose, reconstruction is going on.
Company harvests raaghi in the vacant agricultural lands outside the project. Every year the same space is used to bundle the crop. We never had any objection on this from our residents.

Tar road works at JR Coconest Phase 3 are currently in progress. The same is scheduled to be completed by 25th January 2014. The name boards and site marking will be taken care before the project is handed over by end of February 2014.

Currently tar works , entrance arch and landscape works are in progress in south block.

We have recently visited an individual 3bhk duplex villa which is built on 1500sqft land with 2400sqft built up area @ JR GreenParks , 4kms away from Chandapura Circle…. The owner is quoting 80L + registration . We negotiated for 75L… That layout is a very well established & well maintained layout ..
The current rate/sqft for plots is being around 2500Rs/-…
Please answer my following concerns…
1. Is it worth to invest 75L+ reg for such a villa in that area???
2. How about the rental scope???
3. How about the growth potentiality of that area??

The going rate in KHB Phase 1 is between 2800/sft and 3200/sft. The expected govt auction price in KHB Phase 2 is not less than 2500/sft this year, due to Phase 2’s Superior connectivity and much better specification (150ft roads, Underground Electrification, RCC drains) than Phase 1. The government river water scheme has also been sanctioned to KHB now.
Urbania is sandwiched between 736 acres of already developed KHB Phase 2 and upcoming 2200 acres of Phase 4, making the whole area one of the largest residential townships in Bangalore with ready to live conditions !
Appreciation is expected to be steady at Urbania in the years to come. One can’t expect a rental yield but good appreciation on land investment.
The water table in JR Urbania is very low, infact the whole area has no ground water. The limited water available is very hard and unfit for domestic use. The development work is in full swing but there will be a huge problem in next 1-2 years. For investment, it is good for few years till this problem is realized by the crowd.
Better stay away from this project.

We hope you actually checked the water table at JR Urbania. The ground water table is very good, owing to the fact the project neighbors a huge natural lake.
Following are the list of bore wells at Urbania:
1. Prime : 720 ft, 3 inches
2. North Block : 680 ft, 2 inches
3. South Block : 1000 ft, 2 inches
4. South Block : 550 ft, 2.5 inches
The test report of water says the same is good for domestic consumption. The company has also done two rainwater harvesting units in the project to conserve run off water.

Mr. Niranjan is fooling everyone here to sell more plots and making more money.
Please refer to the 2015 Bangalore urban planning and master plan, it will show the low water table in the area. The Karnataka Housing Board also have the water sourcing reports which confirm the same.
Mr Niranjan should educate himself more than financials, the lakes do no increase the Confined aquifer water tables( that’s where the borewells are used). Lakes helps where the water is pumped through hand pump or wells (unconfined aquifer) and we know those days are gone 30 years back.
The ground water is through the streams in the rock bedded below the silt level called Confined aquifer. Its a God’s gift if the water streams are close to the earth surface. Yes rain water harvesting will help the water table but in next 100 years till the ground water reaches.
By digging more bore wells in the area, money minded builders are actually destroying the balance of confined aquifer also.
I am a geologist, I can vouch and guarantee that JR Urbania area is water deficient area. There is hardly any green cover left and once people start shifting and using water, the water table will fall below 1000 fts or even dry out.
Mr. Niranjan should plan to build his house in JR Urbania, until then he should better not give false information on a public forum just to market JR Urbania and fool middle class people like us.
Mr. Niranjan says the water in the area of JR Urbania is worth domestic use? Let him go a check the salt content (Calcium Carbonate and Total dissolved substance (TDS) levels) of the water. It is so high that taking bath would be a risky affair for humans, water softner would be a must as in Surya City Phase 1 currently where TDS is over 1300 (parts per million) PPM. The TDS in Surya City phase 2 and JR Urbania is around the same 1300 PPM.
Bottomline- Water is a big problem in JR Urbania, not only it is scarce but it is extremely hard and not suitable for any domestic purposes.
BEWARE of the problem and make sensible decision. Better refer understand water table map available in 2015 Bangalore Master plan and then make plot buying decisions. You’ll find many Mr. Niranjan type people who will sell stone by calling it diamonds.

The villages which have been present in the said belt are Lingapura, Rajapura, Hinnakki, etc,. where thousands of Villagers have been living for so many years now. Thank god, Geologists like you didn’t exist when the Villagers settled in these areas, else they would have ran helter skelter with “educated” suggestions made by geologists like you.
Bangalore has lots of low water table zones, which is confirmed by many reports. I never said JR Urbania has the best ground water table. Refer to my post I said “it has good water table”.
With all the said water sourcing reports studied by Karnataka Housing Board, they have already developed 736 Acres in Phase 2 adjacent to Urbania and have pipelined to develop 2200 Acres in Phase 4 of Suryanagar adjacent to Urbania.
Are you referring to BMRDA (APA) provisional master plan 2031 ? A copy of the same is available at http://anekal-pa.in for you to refer. The same was posted by me on the online forums much earlier than your great “Discovery”.
If you are educated in Geology really, you probably would not post this “Google search copied” unverified information here. Once again, you need to go back to school and study how rain water harvesting really works.
Digging borewells is to generate a source of water for the residents to use. Not for the builders to sell water and make money ;).

Please confirm which points in KHB Phase 2 you have checked for Salt content. Are you saying that the water table remains the same in entire 3000 acres of property we are referring to here ? Or out of the 3000 acres, only 80 acre has more salt or less ground water ?
Please visit JR Urbania, take a sample of water and provide your report to our company, at our cost. If what you are claiming is anywhere closer to truth, our company wouldn’t mind fixing water treatment plants before the water gets pumped to the Over Head Tanks constructed.
I would also like to inform ‘less informed you’ that government has already sanctioned (arkavathy) river water scheme in chandapura-anekal belt already, so this debate may be of less use to the public in near future.

He is completely unaware of geology or hydrology, for him it is some person who comes, charges money to predict the water source and gives 50% probability of finding water. Geology and Hydrology is far far beyond that dear Niranjan. Please learn that, it covers mining, supporting agriculture, predicting landslides, earthquakes, floods and help with oil and metal excavations. Help in preserving climate change, study distribution and effects of water on the earth’s surface, in the soil and underlying rocks, and in the atmosphere.

I urge all buyers to visit Central Ground Water Board of India website http://cgwb.gov.in/ and Geological Survey of India site http://www.portal.gsi.gov.in to learn about the water table, ground water distribution, contamination, scarcity and other mineral/salt related information. You can find maps of the areas where you are planning to purchase property and understand the water and mineral/salt related subject. These agencies are doing a great job for so many years and helping countless people.
I keep seeing this statement on the TV which I like, Jago Grahak Jago. I would like everyone to educate themselves so that they cannot be misguided and cheated by builders like mr. Niranjan. They will disappear after selling promises to you, leaving you behind with water problems and hardness related issues.
Please check the water table, sourcing and salt content before buying property in this area (not only jr Urbania). The green cover is depleted due to excessive building activity near jr Urbania which will cause further ground water scarcity and eventually the water shortage and dried borewell will be the result in couple of year when families starts staying there.

I really appreciate the wisdom and information shared by you in this forum. It was very educating. I was unaware of government agency called central ground water board. The website has got good information and maps of Bangalore area in detail.
The problem you mentioned is same as Utharahalli BDA layout, one of my relative is not able to build a house because of water problem.

I have a plot registered @ south block last october. Got the documents verified and also got loan from Axis bank. But axis bank was very slow in processing, it took almost 2 months to release the amount.
Now a days they are selling around 1550-1600/sq.ft. It seems a good bet considering the location and the wide roads that are passing through.

1. Please get the documents and get it verified, if not, get the documents quick check with lawyer in 2-3 days and only then pay the booking amount. Point: Don’t get trapped by paying huge money with the builder. Ask, if the builder giving a proper receipt, if you are paying more than a lakh, ask if the builder is ready to put an agreement to refund the money if you are not satisfied with the property documents ….
2. Figure out the actual land value in the surrounding areas + check with other builders + local brokers + just walk into the village areas , ask villages how much the land value is worth ? don’t believe builders…..
3. think, if you want to sell the plot for the rate you bought ? Would you be able to sell it for the price you have bought ?
4. Calculate the interest + cash from hand to buy the property – and see how much the land value should have been appreciated when you want to sell after 5 or 10 years ?
5. Ask, why the builder is not getting loans from nationalized banks… check with nationalized bank people as well, get some legal comments on why nationalized banks are not approving BMRDA plots.. ask for specific reasons…
6. Remember, if the layout is approved, BMRDA site says, they are not responsible for any property disputes if anything comes up, unlike BDA. So, be careful….

I got it registered. I know three others, one from my friend circle and the other 2 in discussion forms like this who got their plots registered. Experience with JRH has been good so far. I did my home work before putting my money here. Yet whether it is a good investment or not, that only time can answer! 🙂

as told earlier, i have booked a site in JR Urbania in June.They gave me legal papers.But due to personal work i could not get these legal docs verified.
I visited the site again last Friday(24th Aug) and was quite surprised to see the fast development going at the site.
The south block where i booked the site did not have any work done back in june.But now lots of progress on that piece of land.
Boundary wall work is in progress.Additionally, pits have been dug all around the sites for basic amenities work.
Even one small park work is done and i was quite happy to see the progress.
Work is progressing at good pace even in the North block.
i am quite sure prices will gradually keep rising as the work progresses.
They are now quoting 1500 /- sqft.

I have booked (not registered yet) plot in Urbania at Rs 1390/sqft couple of weeks back. I am yet to complete legal verification for my survey number, its still in progress. I would like know from others if they have also got plots at similar rates? I see that some other builders in the vicinity are quoting (at pre-launch price though) much less that price of this project. Does it make sense to go back and negotiate with JR for further price reduction?

Even I have booked a plot at that rate. Please do share the outcome of legal verification. I think J R Housing has very good customer feedback and reviews. That is the reason I booked the plot here.
Anyone got the registration done? For this layout, J R housing has not taken approval from any leading banks for finance. Is it still safe to buy if the documents are OK? Please share your knowledge/experience on this.
I am still in the process of legal verification. My advocate is asking for one additional document for my plot survey no., otherwise he has given green signal so far. I am more worried about finance now since no leading bank has approved the property till now, though builder claims that HDFC should approve the property soon. I don’t want to go with existing ones who has approved the property (First Blue finance and IndiaBulls) because I am not sure about their reputation.

little dissapoited that no nationalized back hasnt given the approval so that we can take loan and register the Site .. i havent registed the site yet .. just waiting for some trustable bank to give laod on J R Urbania .

JR urbania has an advantage of very good road connectivity via KHB surya nagar , hence the price is little hig , they are cashing i with that advantage , they are also leaqve the 150 ft wide road in the layput so that the connectivity is seemless and in synch with KHB surya city ,
so i feel arnd 1350 to 1400 max can be a good bet , although even that is little on higher side ..because of the road connectivity we might have to pay that price . thats my opinion

yeah they have given full legal documents.i need to get them checked.But mostly i am going by the response from the marketing team of jr urbania.I liked there JR greenpark project.Moreover they are saying that if you want booking to be cancelled, full refund is given.
Mostly i liked the location surrounded by KHB and also the facilities they are providing in the project.
Even on the internet, i have not found any negative comments about the builder.
These were reasons enough for me to buy.

Even I booked a plot in JR urbania , for the same reason that puneeth mentioned above , they have given the documents ia m getting them checked with an advocate , they havent provided the compelte documentation at once , as and when my advocate asked for additioanl docs, the JR guys have been prompt enought to provide what has been asked. once the legal verification is compeleted and the final report is good to go ..
