I remember speaking to vinay galaxy sales team in 2008 and very surprised that they haven’t fully completed till now. Going by the track record i would suggest keep away from this builder
Smr endeavor project is delayed by ONLY just one month , builder promised by dec 2013 but he handed off flats for few people by jan 2 nd week 2014 based on their payments …. How many builders in Blore are delivering projects like this ? Agreed there was a delay for galaxy as this project started in 2008 and there was big impact of recession …
@mand, is the club house delivered yet in the neighboring SMR Galaxy (If not, LOL!)
I guess most normal builders don’t give on time (I don’t know about the reputed national level builders Hiranandani/Salarpuria) . If a project can take 3 to 4 years, they would sell it as “ready in 3 years”. Later (conveniently!) cement/sand/recession “force” builder’s hand leading to delays. Most profit and premium sales happen only when project reaches completion. So once the builder breaks-even or makes some “minimum” money, premium ones are sold slowly and at a leisurely pace. Every brick of progress “getting ready for possession”, “ready for possession”, “club-house already started”, “last brick of club-house” are things which help jack up the rate.
Until a builder assures rental-penalties against delays in completion and amenities, schedule give by builder has no sanctity.
Probably you do not have any idea about SMR Vinay Endeavor. The project started way back in 2007 along with Vinay Galaxy and then stopped for 2 years after building the basements. Then restated to complete in 2014 (still undergoing but in final stages). I live near to the project and see it everyday. Do not try to fool others when you do not know certain things.
@Bhola – I am not hear to fool anyone or I get benefit out of this….I have conveyed my experience with SMR endeavor I don’t know what was there in 2007 but I have booked a flat 2 1/2 years ago and dec 2013 was the date committed to me by builder and he is almost there so I have expressed my opinion ..did you book a flat in this project ? I don’t know what is bothering you ..
Here comes 2017 and club house/ GYM are not yet ready.
Stay away with this builder we owners are worst hit by this builder living here from last 3+ years, worst managemen.

My Family just booked a 3 bhk in smr endeavour. How many parking slots are we eligible for? I am from Mumbai. I would like to know more about the area and the surrounding locality, as well as the repute of the builder.
Have they declared any posession dates?Also, the amenities mentioned on the website are good enough. But what is the quality of their structures at present. Travelling from Mumbai becomes hectic, if i could get a brief, would be obliged.

Regarding the property, IMHO it is a very well located property. It is adjacent to the ITPL Main road and close to all offices in ITPL area (about 3 to 4 km). With respect to the builder, SMR Vinay is a very well known brand in Hyderabad, so the builder is definitely a safe bet.
@ss- You will get 2 parking slots , builder had promised to handover flats by 2013 December but i believe he will be able to hand it over by Jan/Feb end. SMR is reputed builder in Hyderabad and thier base location is Hyderabad in Blore they don’t have enough brand image , I know people who are living in SMR properties in Hyderabad, they are satisfied with the quality of construction.
4000-4100 is maximum value. Not beyond this. Land parcel is small and they are minting money by giving 2 car park for each 3 bhk (and this does not form part of FAR calculation). Also their carpet area is one of the lowest 67-68% kind.
You can get better options at this price. Godrej is also coming up with a project near to Bhoruka IT park. Can check for Habitat or Rohan Avriti

They are quoting 4500 psqft.
don’t go by their quote….do very hard negotiation with Selva….they will come down significantly…..nobody is buying their property at 4500 🙂

Just want to seek some opinion from the fourm.
The 3BHK apartments here are around 90+ lakhs. Would the people on the forum consider the following kind of fittings to be “luxury/highend” or “normal” or “basic”?
(1) A/C points in all 3 bedrooms (instead of just 1) .
(2) A hot water connection in the bathroom wash-basins (instead of just to the shower).
I would think that the above would be “basic” or at least “normal” for a 90L+ house. Any takers?
The reason I ask is that the builder does not provide the above on his own. [He did make that amply clear at the time sale, so I am not blaming him.] Also he is now unable to customize even if I am willing for a premium/additional cost for the above fittings. I can do (1) after the house is done but (2) is tough to do later.
(It’s a bit like buying a Honda City without power windows :-). I will not die without them but sounds so miserly/embarassing not to have them.)

I got 3 AC points provided by builder with no issues as i informed way ahead probably you informed them late for these addons..and in terms of luxury/high-end it depends from person to person but for me it is high-end 🙂

Did you mean just fitting 3 AC switch/plug points or fitting 3 actual ACs or both? The former at least does not sound highend to me :-).
What would be your estimate for the builder to provide 3 AC switch plug points? Would you think it is of the order of 1K or 10K or 100K to the builder? I thing it would be about 5K for two extra AC points for the builder.
I did buy it quite early in 2013 and I did mention many times that I want, sort of, fully loaded electrical points, etc. I thought the additional earning potential may drive him to do it. But the builder was quite averse to modifications and by the time I got to give him in writing, I was told that I am late.
Hopefully these are indeed highend fitings and not a problem for future buyers to not have it! For example, where I live right now, I have survived two summers without any AC at all!

I have informed builder way back in 2012 and they informed me when construction come to phase where modifications can be done, I asked them for 3 AC point, 4 TV points (3 bed room & hall) extra 15 amp points in kitchen , extra Ethernet point, some more additional plug points , bath room wall extension, concealed pipes in hall for installing my Bose 5.1 home theater 🙂 all have been done as requested and i paid 30 th extra for all this, they have pre defined price list for all extra fittings.

Have a doubt on how the ST+VAT is calculated. Is this the base price +Car park
or
it is calculated after adding all the amenities?
Noticed different aspects from different builders.
Also what is the current VAT,ST charges are applicable?
How the Taxes are calculated for those who booked a flat here.

I drove past the neighbouring SMR Vinay Galaxy myself. Looks like its landscaping/swimming-pool (as shown in the master plan online) is not even started. So the residential part is delivered but the amenities are far from over.
its same since last 1 1/2 yrs and i keep on hearing all amenities will be done in next 3 months.

I am interested in the SMR Endeavour project. They are now quoting 3800 per sq ft. But the 3BHK floor plan that I am interested in is not available. Does anyone know if it is possible to buy from landowner’s share?
Also, when I calculated the carpet area, it comes to only 66 to 68% of the super built up area for different flats that I calculated for. I asked the builder about this, but they insist that it is 72% and that it is 78% if walls are included. Did anyone find this discrepancy in the actual carpet area versus their claim? It is not that it is a big difference in area but it is a questionable business practice.
I have seen builders nearby where they claim 73% in general but in actual it comes to 75%.

Just my thought…SMR is not a small midsized builder, in banglore they dont have much projects. SMR is based out of hyderabad and they have several big projects in hyderabad..we can conside SMR has B+ or A grade builder.
what are you thinking …. you should say no…. is your brain not functioning? think logically… what if he sold the flat to number of people and run away with you money… just a wild guess
Hi All, I am writing because I need to make a prompt decision about SMR Vinay Endeavour in a day. Please reply asap. I booked the flat by paying 1 lakh rupees a couple of days ago. The builder asked for 60% of the cost at agreement time which I still have to sign. In the agreement, the builder mentioned that we have to pay the remaining 40% date wise i.e 3% every month and not construction wise. But he will provide us a construction wise payment schedule in SMR letter head and sign it and give it to us. He said that he has some service tax issues if he mentions construction wise payment in the agreement. He says we only have to pay construction wise and we should trust him. I am very skeptical about the whole thing. I am not sure what to do, should I cancel the booking or trust this builder? Even after trying hard, he is not agreeing to remove the date wise payment schedule clause from the agreement. So, here is what I want to know from others who have invested in this project: 1) Did the builder make a date wise payment proposal in the agreement to you as well? Is this normal? 2) How much can I trust this builder on his word? I am not located in Bangalore, so a bit more worried 🙁 I have to decide on this in a day, so will really appreciate a quick advice. Please!
It is strange that builder is asking 60% at the time of agreement. That is far more than market practice of 20-25%. Has he given u discount on pricing? What’s the price per sqft.
As for time linked payment, it’s standard with builders like Prestige, you don’t have an option there and you can more or less trust that project will be completed. I have no opinion on credibility of SMR
If he is demanding 60% of the cost I will definitely expect that there has been some significant progress in the construction of the apartment, if not then be cautious. Vikas mentions (here) that they have been flexible with the payment plan so you could consider that.
Check if there is any clause in agreement which says in case you delay payment (since its date wise schedule) then you don’t need to pay interest on delayed payment if there is no construction progress. I don’t think builder really cares who makes the payment – it could be either you or bank. Builder is playing safe here by mentioning fixed dates based payment schedule. I believe bank will release the payment only based on construction progress. So if you are dependent on the bank for the payment then you need to plan you finance accordingly.
Yes, the construction is in progress (done till 3rd floor) and that’s why he is asking to pay the 60% cost upfront. He was quoting Rs 3400/sq ft and then reduced it to Rs 3200. Has anyone bought it for lesser than this rate? Please share.

Hi, I am thinking to book a 3 BR flat in SMR Vinay Endeavour and I want to get some feedback about this builder and the project. He is asking me to pay 60% of the total cost at the time of booking. Will that be a risky investment ? He is saying 18 months for completion. I am mostly worried because of the long delay in the SMR Vinay Galaxy project.

i have booked flat in endeavor.. the price i paid is 3150 but that was a year ago..
i have already paid him more than 70% of amount..
It is a lower mid level builder..the carpet area is only 70%..
construction quality is also mid level.. not bad.. and not superior too..
the good reasons to book here are –
– its location..just on crossing.. and near to bus stop.. may be 2km from metro station…not very remote (unlike projects coming beyond hope farm .. totally village area)..
– the price of under construction flats and completed flats are much higher in the nearby area than this.
– mid level quality of construction..(i am living in a smr project and its 6 yrs old.. looks good till now)
the construction was slow last year but it has improved much in past 6 months.. since the work in galaxy is completed.. i really believe he will able to complete the project by next year end.
