Somebody has given all sorts of points he only found from SJR builders not from Samdurra ..
Not sure is it a sales strategy of Samdura or not but i am sure there is good amount vested interests connected on it .
Went there on this weekend. Following are my concerns:-
1.Biggest concern is noise from railway track and pollution from kadugodi flyover. I currently live on other side of the railway line and in last 4 years the railway traffic has increased many folds. Even though there is a foot bridge, still locomotives honk a lot as they reach whitefield station from both sides. Noise is more on higher floors as there aren’t any obstacles. Even Fenesta UPVC windows are not sufficient at a distance of 1000ft. Infants and senior citizens find it too irritating. Not sure what magic this builder will provide when he says sound deflecting technology is being provided.
2. Why is the project’s C or U shape is kept open towards the railway track. Once sound is inside it will be trapped and will bounce inside before escaping from top. Residents of all the inside facing premium flats will have difficult time due to echo. As far as I have learnt living near this railway track, you never get used to loud honking of train locos.
2.Another concern is common walls. Bedroom to Bedroom and Bedroom to Living common walls are no no.
3. Price is bit high at 4400/- plus 25/- per floor for floors above 4th.
4. No cauvery water supply. Pipeline is not there anywhere near. It is there on the other side of railway track towards Sai Baba ashram. But it cannot be extended this side. Which means it has to come from Hope Farm side.
5. There is a high tension line on south edge.
6. Entrance to project is from service road below the bridge. Anyone who goes to Kadugodi bus station daily would know the indiscipline of private buses being parked under the bridge. It is difficult to take a U turn under the bridge.
7. Place looked bit deserted. Only one sales guy who was either too tired or disinterested. I did not see any customers for queries and it was sunday noon. There was a big crowd at Sumadhura Shikharam at the same time and lots of sales people. Does it mean people are not interested anymore in this project?
There is only one advantage of location as far as connectivity goes. Railway station, Volvo Bus Depot and future Metro line

There are people too much deselling this railway track issue people are raising , not sure are those people belongs to People of India or People of Heavan ..
Whitefield Railway track is not the high traffic zone and hardly schedule trains coming from Eastern comes via that route . People are looking for best location , best appreciated area but zero tolerance noise absolutely not makes sense .
You need to understand best ur logic and experience . Whitefield Station is not a Junction or neither crossing .

Hi kumar ..I purchased in Sumadhura and initially thought of buying in MJR…I think each projech has +ves/-ves… the reason you see such rush in Sumadhura as it is a new project and there are lot of options to chose from and lower cost at this point of time..
MJR is mostly sold out and of course selling at a higher price point..only issue I see with MJR is the close vicinity to bus stop and as you rightly said these guys may just park on the road
with Sumadhura and all projects on the other side of the railway station.. narrow kadugodi flyover may pose problems in future..Incredible India !

I’m planning to buy a 3BHK in MJR Pearl purely for living purpose. Since, it will be my first & only house, I’d like to get some suggestion from u all. Kindly clarify my doubts :-
1) I have planned to buy a 1590 sq ft 3 BHK which is available in Block D to have minimum impact of sound due to train honking. However, the flat will be either a North or South facing. Do you think that sunlight will come to any balcony with the current orientation?? Or should I take a East-West facing flat in a different block? I would have certainly booked in other block (E-W facing) if they had a 3BHK-3T available. Currently, confused with North-South facing 1590 (3BHK-3T) and Eat-West facing 1570 (3BHK-2T) due to the sun light issue.
2) The marketing rep told me that some kind of sound resistance windows will be provided to minimize the sound. Do you have any idea of how good these windows will help in reducing the sound?

Booked the flat on Jan 2013 and today price appreciation is almost Rs 800 per/sq ft
Builder has already sold their inventory but in between end of 2013 , they decided to enhance the project by 4th floors increment . MJR acquired further .65 acre land to compensate the additional floor rise and they redesigned the complete project amenties with furhter luxurious specification which can bid any other neighbor builder like Brigade ,Sobha and DSR project within 1KM radious .
MJR already in the final stage of enhanced BBMP approval and they are going to sell the new additional flats by next couple of months with new revise rate of Rs 4.5K above with new specification.
In my last 10years practial experience I have seen the development of whitefield HoeFarm areas and property appreciation from 2000 Sq ft to 400 Sq ft in just last 4 years and all real estate analysis projection , ITPL and surroundings towards Sai Baba Ashram projected cost will be around Rs 6000sq ft by 2016 means after the MRJ completion and possesion .
Difference of MJR with other big fish builder and multistoried project is that MJR is new bee in the market and trying to build up the name and fame the company with high quality and reasonable price by their 2 decade experience .
Investment propective , current 2BHK rent to surroundings G+4 buildings are around 22-24 K and for luxirious facility it suppose to be more that 25K
Price tag of after the Kadiguid flyover till 2km and above are more than Rs 4500 and above incl the Row House and indepedent house without having all sorts of amenites . Now whoever is quoting about PEARL negative aspects either he is new to Bangalore or doesnot know the real estate prospect at that area or taking behalf of competitor . Being a owner of MJR Pearl I have high confident about this project and know what will our furture investments .
So who ever is quoting needs to recheck the Real Estate analysis and get surrornding project cost .

Even I am a buyer in MJR project, but i think you are over hyping things a bit.
Rents are nowhere close to 25k, I stay in a comparable luxury complex in marathahlli, rent for 2 BHK is 22k including maintenance. Rent in Kadugodi would be 15K excluding maintenance.
6k by 2016 , will have to wait n see..by that logic it should hit 8k in Marathahlli area/ORR.
Markets are bit subdued right now.
Overall i feel its a good project but expect reasonable returns only.
BTW did not understand the context , you mentioned about people quoting and all.

Hi, How is that one can add 3 floors just that they acquired additional land. Doesnt the building requires re-calculation by structural engineer & architect in terms of the overall foundation / Pillar strength, etc. I would be hesitant of the project if this is the case. I think the property is definitely worth the price, but I have a big big concern about the railway station being in such a close proximity. I was reading some posts of residents in Prestige Shantiniketan where they talked about the horrible experience due to train honking.

I have booked on Pearl. All approvals are there for project from BBMP and other govt organisation. It is also approved by all major banks including SBI. From my experience, MJR guys are very transparent and easy to deal with.
Agree with you on location is good. Railway station for me was not a major point but it depends on you. I dun think it has impact.

There should not be any problem with land owners share of flats. It is very simple. Landowner and builder both have i think 50% each share of total number of flats. Now builders flats are already sold so they opened lan owners share.
But overall project is approved and loan done from SBI, HDFC, ICICI and LIC and all. So should not be any problem. I done my loan from SBI

I will be completing agreement formalities soon but with third party agreement between landowner,builder and flat owner seems there should not be any problem as most of the builder will have 50-50 share between landowner and builder.Most of the people have this opinion.

Mjr is the builder for this project.it was around 3790 or 3890 sqft sometime back.
Nt sure if they have raised it now.You can provide my reference and try to get some discount,but it is tough.
Once the structure comes up i do not think there will be any problem related to train etc,there could be small noise due to train but trains are not much frequent there.

I am also interested in buying a flat in MJR pearl. I visited the site on Jan 18, 2014. Builder is saying that 17 floors will be constructed in all blocks which violates the approved BBMP plan. The plan to construct 17 plans has not been mentioned in brochure and payment schedule. The builder is saying that the existing owners are aware of this and are ok with the deviation from the approved plan. Are the existing owners aware if this? Have you verified the approved plan? I strongly feel the deviation will impact getting OC and other approvals. Please reply.
Builder claimed that will get approvals for 17 floors, thats what they assured in last meeting.

Builder is saying they are constructing 3 more floors as they have extended the land. We the buyers opposed to new plan. But we are not seeing any favourable response from builder. So we are investigating about the new land acquisition and implication of new 3 floor. We never right way ready for increase in plan.
Better to book the flat after seeing the approval from bbmp for 17 floors. Otherwise surprises will be there as we are facing now.

The builder has communicated with us that Plan to construct 17 floor comes with additional area which makes the project now around 5 acres to maintain floor area ratio with additional amenities.Owners are aware of it and we are also verifying all the approval required from concerned authorities.

Issuing in favor of land owners name is not going to be a problem.. Because, the total no.of.flats are divided between land lord and developer. It is clearly mentioned in title documents. You can demand from officials. One of my colleague booked flat belongs to land lord.He is not seeing any issues so far.

We have found that as of now, only SBI HSR Branch is processing the applications. The project is already approved and once again confirmed by concerned authorities today by HSR branch – SBI.
It is just that all legal opinions and verification is with them only right now and they did not share to other branches(may be due to revenue or process).

It should be any problem. Project (which has 50% share of landowner and 50% builder) is very well approved by SBI, HDFC, ICICI and loans been done also.

Hi Sanjay as I mentioned above they approved it and you can call HSR SBI branch for any queries.
This project is still under approval process from SBI.
SBI has issued the approval number (file number) but that doesn’t mean this project is completely approved. I had talked to SBI Kadugodi branch (Mr Anjan, 9448998208), he is the one who gave me this detail.
It is just the matter of time that this project will get required clearance from SBI, their papers are clean.
But SBI will not reject loan because of approval in process, instead they will delay it.

SBI is funding this project very much .I have spoken to SBI HSR layout branch and RCPC office .
SBI RCPC is funding and also others 5 more banks are funding this project .
HDFC/ICICI /AXIS/LIC .. I am processing my loan from Axis

This is quite interesting!!! As Bhola has pointed out, MJR Pearl is not present in the SBI link. However, SBI HSR Layout branch is indeed processing the loan (I have bought an apt and my loan is being processed by SBI, Hsr layout branch). The loan officer from SBI has also told me that they have approved the project. (Note: My loan is still under processing). It would be good to hear from others also on this….
Project is very much approved by SBI and it is showing in the list of approved projects at SBI website also. You can check at below site for sanction number and other details.

Visited the property today. The sales team told me the psqft is 3490 for standard and 3590 for non-preium apts. Availability wise only 3BHKs left. Few questions –
1) The builder is almost taking 1.2 lacs towards maintenance charges which is quite high. Almost 5K per month. when asked why- He did not have a a conclusive answer and told they are taking it for 2 years. Mostly all builders take this as 2 Rs psqft for a year. He is charging 3 Rs Psqft for 2 years.
2. Other thing noticable are the high tension wires located very near to the project.
3. Last but not the least, the sound of the passing by trains. The 3 BHKs left are towards the side which is closer to railway track. Builder claims there is a distance of 100Ft.
4. Other thing which I discussed was builder is quite firm that he will not offer an group discount.
Please let me know thoughts on above.

Not all 2 bhk’s have been sold, but the majority have been. Reason to block is they want to sell out their 3bhk’s, which has not seen much interest from buyers. Maybe your can pressurize them and get something. 🙂
1. I think the builder counted inflation, since this project is to be completed by September 2015. But yes, the builder has other costs too high.But the good thing is there is no hidden
2. I did not notice the high tension wires. Something to check again since I have already bought the flat at MJR pearl.
3. I was told they are going to use some sort of sound deflectors. But the sound wont be much of a problem because they will also provide sound proof windows, as we are told. You will get used to it. And yes, 3bhk’s near to the railway lines are going to face problem initially.
4. Yes, they are very firm on price, I too got very very less discount. I think because they are new builder (new group from SJR builder) and do not want to compromise on quality. You will get some discount if you go by someone’s reference (who has already bought a flat there), I was told.

I visited MJR pearl today but was told by marketing team that 2/2.5 BHK were sold long time back. I told them is this is the case then why did you guys send me cost sheet for 2/2.5BHK last week. No answers from them …. strange guys…

MJR first project Platina is not completed. No one has idea about their quality. people are building up their views on second project Pearl. Why people do not see the reality. I am not discouraging, but asking you to think and take the decision. Pearl may be in good location, but if MJR does not stand on their words then what happens?

let me state my two cents on the proximity of the railway lines near the project. People have also stated about prestige shantiniketan being close to railway tracks. Just below the kadugodi flyover is a human crossing, which we are aware of. Loco pilots in the Bangalore city JN/YPR to Chennai central/CBE/ERS etc are very well aware of this. So, its inevitable that, they will honk at pedestrians Recently, there were cases of run-over in that area. A resolution was made to build a FOB there. But we have ample examples from India, that very few will use that FOB and most of them will still continue to use the tracks for crossing. So anyway, loco pilots will blare their horns.
And, the volume of traffic is significant in terms of frieght traffic/expresses.
Most disturbances will be early morning. (eg., CAPE – SBC island, HWH – YPR Express, CMNR fast passenger, MAS – SBC mail, MAS – MYS Kaveri express etc).
Prestige Shantiniketan is place, where you only hear the sound of the passing trains.(no honks from locomotives)
Trust me, it may get time to get used to it if u own a building there, but you will get used to it.
I stay close to the Salem – Hosur – Bangalore railway track. And, its very close to a human crossing. Any train deployed in this route honk at this place. Early morning, the tuticorn, mayiladuthurai, CAN – Ypr express cross near my home blaring their horns. But i am used to it now.

Seeing the Metro Phase 2 plan I think the nearest Metro (Kadugudi) may be around 200-300 mts
from the apartment
I heard that metro will come just behind the Kadugudi police station. So, I think, it will be nearer to the project. Please follow the last page of the below link. You will get some idea. However it will take couple of years or more 🙂

Even I think its pretty high ..25rs per floor rise after 3rd floor is pretty high. However I have booked one 1200 sqft @ 8th floor yesterday as this project is most convincing.

Looks like the bookings are very very slow. Since July the price is Rs 3,390/-. They are finding it hard to sell. The biggest and only problem is the railway station. Not even much inquiries. I went there on a weekend and there was no one else.
No one would buy an apartment just next to railway station. Near the railway stations, only slums live and not those who can afford 40+ lakhs for apartments. Look for a better location.
Moreover, when the construction gets completed, because of its “U” shape with the opening towards the railway station, the sound is going to be horrible as it will echo from all the sides.

I had been to site and it was pretty fine. There is railway line passing next to it but i think the sound will be very minimal. when i was there a train passed by and the sound was not that much and if we take above 5th floor and other side of the track facing units then there would not be any noice.
most of the projects in whitefield are near railway line , even shantiniketan is next to railway line.

Not sure if Vikas is from another builder or not , but you need to listen from everyone and then decide what works for you. You cant be judgmental.
Every person is entitled to his or her opinion. Don’t expect whoever goes to MJR pearl for visit will buy an apartment.
Any house that is close to the railway station doesn’t appreciate fast. If you buy a house which is not railway station facing will sell quickly rather than a house which is facing the station.
similarly, a house close to an open drain will not appreciate as fast as a house in a tider location.
It would be completed on 2nd half of 2015.
Purva, SJR, Rohan are at marthahalli which are next to Rly track ,and Mahaveer King palace in Kadugudi is also next ro Rly track only.

One of the boundary wall of the project will be sharing with the whitefield railway station. Is the railway station a point of concern? Will the noise subsidize once the building comes up.
Pros:
Connectivity wise its good. Bus station (with Volvo), upcoming metro station and whitefield railway station – all at walk-able distance.
Cons:
Too close to whitefield railway station.
Price seems little higher side considering it is still under pre-launch and they are planning to launch it somewhere after Mar-2013.

We went yesterday there at the location. Railway station is quite near but as the trains slow down near station, It is not noisy .. only the hoking sound is there.
But inside the project boundary, it was more quiet.

In the day time the noise from the train will not disturb you too much. But early morning and late night everything is calm, then will feel the noise. Ask PSN guys, they will tell you the horrible stories about the disturbing honking sound from train early morning. You won’t get sleep. If you have very young kids, then its nightmare.

I had a look at the location. It is excellent in terms of connectivity. As for the noise from the adjoining railway station, cant say for sure. It seemed ok at that point of time. Met Shreyas from the marketing team. Project looks promising – only concern is the long waiting time till it is officially launched. Project is not yet approved so all these formalities may further delay the plans.

Railway line is too close for my comfort. Too many problems reported by folks @ Prestige Shantiniketan. This seems to be right behind whitefield rly station. Great location for connectivity but too much noise from the trains bound to chennai et al.
Agree. I still do not know what level of sound proofing the developer can do. I live in prestige sn and in a tower closer to the railway track and the noise in the morning is deafening! And this one is right on the track and at the railway station for any kind of comfort
