There an update, Kolte Patil Raaga has increased price to 4200 Rs/sqft for phase 1 and 3990 Rs / sqft for phase 2. What I have figured out by talking some insider source is that SBI approval is almost in place as all the formalities got over. Also the litigation is also got over and that is the reason SBI also approving. The people are lucky who bought the property already as they got almost 400 to 1000 Rs /sqft benefit.
The price has been increase by 21st Feb. Old price was 3820 Rs/sqft for phase 1 and 3720 for phase 2.
Kudos for the people who already bought. Some people got doubt when I announce price rise on last Diwali but now I have wait for it and announcing the confirmation.
I am proud flat owner of kolte patil Raaga.

The new price has been applied with any new booking applicable from last weekend. Investors having a big bang benefits from one shot of price rise. The illegal quarrying has not stopped yet despite efforts put by many stakeholders. The quarry mafia has connections in the vidhana soudha and quarrying is still going on. This definitely will affect the building foundation and hence building as such is not safe. The builder has to sort this out through its own connections and force stopping of the quarrying. This only can boost the owners confidence.
I see a lot marketing from Kolte patil raaga now with a very low prices. Any specific reasons? Has anyone recently visited the site and know what is the current status of legal issue? They are also offering free modular kitchen and 5.99 % home loan interest.
I have been told by the builder that I can take loan only from Axis, ICICI and IDBI. Also, he says the project has not yet been approved by SBI (The project has been funded by SBI).
Please help if this issue has been faced by anyone else too. did any one got loan from any other bank.

Kolte patil RAAGA rate has been revised to 3750 Rs / SQFT for phase1 and 3700 Rs / sqft for phase 2. The revision has come after 8 months and looks like due to Diwali only 100 Rs increase. Some more revision is expected I believe.

Real-estate is not doing good. Lot of unsold apartments are there in bangalore. Even with discount of Rs 100/-, you may not be able to sell your flat. You will have to give attractive discounts to attract buyers.

The price rise of around 300 Rs are cumming up in next month in Raaga from builder, They are almost meeting a target of 25% of phase 2 sale and 90% of Phase 1 already sold except few odd 2 BHK flats. The current price was revised last on 6 months back. The brigade has launched the project just next to Raaga on 4400 Rs pre-launch price, They have just put one sign board only.

Brigade is a km away from Raaga. Brigade is quoting at 4640 pre-launch price, Supertech Micasa is quoting at 4500/sft, and Raaga is at 3600/sft. Any idea why the price is low here compared to other builders, this also concerns me as i invested here..

How much will be the builder charges for transferring the name in new owner? If it’s 2% of the entire property than this will increase the p/sqft rate by 100 odd rs? Hope you know that without sale deed register in your name there will be a Tri-party agreement between builder, owner and new owner to follow this deal and than builder will transfer all property ownership in new owner name. Please check those details before entering into these deals.

Builder charges is 3% of the price . Anyway I will pay 50% of the same. So a rise of 50 psft is there . It will be 3450/- psft for a buyer including transfer.
Once we finalize the deal , New buyer , builder & seller enter a agreement which is called โ assignment agreementโ , that will be good enough for new buyer to take loan and transfer the ownership.

I was interested in this project intially, when I last spoke to the sales they assured that the legal issue will be resolved within coming weeks but this is what they have been telling for the past few months. There was an ad in Times property a couple of weeks back that SBI is disbursing loan now so it looks like the legal issue will be resolved. Their VP was also ready to speak to me to assure me that the issue will be resolved but I didn’t opt for this project due to some other reasons. I would suggest you can go to their office in Vittal Mallya road and clarify everything personally.

My experience:
First impression of the apartment is, it will take atleast 3-4 years for the area to be developed, so if you are looking for something to move in immediately, then this is not an option. But considering the location and scope for development its a good investment. Nice road in the front, connectivity to Airport is good.
The sales and CRM team here are extremely helpful. I do not stay in Bangalore but still I was able to complete the documentation very easily and in timely manner. After booking the apartment I get regular updates on the projects from their CRM team, along with construction pictures. So its a relief for me to see the progress on the apartment without visiting the site, especially now when I am out of India.

I know it is a good project and you are very hopeful. But let’s get this clear that the court case is reality. I have also bought into the property and I am following this case if not longer than perhaps as much time as you.
Few things that I would want to point out is:
Builder never informed about the litigation to people who have already booked the project even after the notice was out.
True that construction is on but in full swing is questionable. Jan or Feb was the launch date of PhaseII which is yet to see daylight. and you wouldn’t be given possession untill both phases are complete.
Builder is still not giving us right information, if you call them up, they will tell you that they are seeking permanent injunction from court on construction. For all I know, their isn’t anything called a permanent injunction.
Builder seems to be in no hurry in settling the case and they way our judicial system works, for all you know, they case may be still on by the date of possession.
Last point is that none of the initially promised bank (SBI & LIC) are disbursing loans on the project. I spoken to Mr. Narasimha from SBI who has a different version of facts compared to KPDL when it comes to status of disbursement.
my closing point is that it is a good project and I have builder reimbursing the money to people who withdrew on the basis of this court case which is an honorable thing to do.
I have read the court documents and my little understanding tells me that basis of case is that the plaintiff wants to blackmail KPDL and want to make some money and KPDL is also trying for out of court settlement on this (at least that’s what they say)
What I want from KPDL is a little more transparency in communication to the customers who have decided to stay.

Hi, For any project please check few things which will help in long term and also ask builder to do the needful.
1. STP( Sewage Treatment Plant) — What is the design consideration been done with respect to capacity and the maintenance. Any STP plant for say around 300 odd apartment will churn out around 60-70k per month of maintenance.
2. Water Conservation area such as Rain Water harvesting and Individual apartment water meter. Creating option while construction for Individual water meter is must and bring control. Builder should look for this option. Most of apartment facing water crisis and 80% folks don’t bother to conserve.
3. With Raaga has phase 1 and Phase 2 and after some time some luxury segment apartment, how will be the bifurcation of the title deeds will be done for each phase? This is most important aspect one should see. Every owner owns undivided share of land.
4. Maintenance Corpus:- Did builder taking any maintenance corpus fund. These funds should be transfer to association once formed after hand over. 90% builder default this stating maintenance corpus got over with there maintenance for 1st year. So every owner loose some 2lkhs over here. Nasty and genera tricks by every builder.
5. BWSSB fund — This is collected for water (cauvery) and we know that in next 5-6 years this is not going to come. Why this funds get collected? When it comes association take that call but while construction this is weird collection. Each owner loose 1.5lkhs here.
6. Open Car parking —- As per the legal aspect builder cannot sold open area as this comes in common area which is part of every owner. Hence any open car parking should be discouraged.
7.Did builder own any thing such as Terrace, grocery store area?? Make sure this will not eliminate builder access for entire life time of project. Read fine prints before getting into deal. Builder often creates some portion to be part of there.
Hope these points helps one to get every worth of hard earned money. Will post other aspects when buying an apartment in Bangalore.

They asked me to pay 1L and they provide docs. Docs can be revied by legal. I am planning to do this week.
They should give you document without any booking amount. You can pay the charges of photo copies and return them if you don’t book it. This means that even if you do not satisfy with the title papers you end up cancel booking and they will charge you cancellation charges.

Mate, I am surprised to see that you are looking for a go ahead from this forum to purchase this apartment. Please do your own research & let us know YOUR findings on the below points first. Have you checked those yourselves? What have you found out? People can then comment whether those are accurate or not. Bottomline: YOU have to make the decision, some decisions cannot be made on your behalf.

I never said that people have to buy because i bought into the property my only concren is that buy just seeing the notice your are passing comments have you checked with the developer on the same and if yes what did they say, i have been checking with the developer since this notice was out, i come from a very lower income group and for me buying a home is big dream, please present the facts and figures, instead of just reading the public notice and commenting, please go to the location and see, the construction is in full swing and they are almost done with the second floor slab which i have personally seen, i visit the site once in 15 days to keep myself update with the development work, what my question if there is a problem why hasnt the construction stopped why is going on in full swing, So Datta please visit the site once and then you can judge for urself

Agreement clauses
Yesterday around 18 of us met the KPDL team and have asked for a few changes in the agreement. Most of the clauses look one sided. And few points are not acceptable. (like terrace/garden area completely under KPDL discretion, no commitment on dates for construction of club house and other amenities, no clarity if gym is a fully equipped gym or just a designated area and others). All those who have already bought(whether signed the agreement or not) and all those who are planning to book in near future, please feel free to join the next meeting. The present price is 3200 and the issue is about to be solved out of the court by builder. The construction has also reached 5 floor and seems to be going at good pace. i was interested in raga initially.. but due to the stone mining i decided to skip this one.. reasons being , the stone mining will illegally keep on going for another one more year[land mafia is strong and moreover this is india].. meaning average 4-5 blast everyday.. this is going to happen till raaga erects 3rd or 6th slab.. stone blast normally is compared to 2.5-3 of richter scale internally.. this will cause some internal damage to foundation that’s for sure as cement remain brittle for couple of days after applying.. this will lead to cracks in building 10-20 down the line..
If location interests you then wait for atleast 7-8 months till stone mining is completely shut down.. you will see lot of other builders coming in with new projects soon in this area..
just my 2 cents.

I went to the site today to investigate the matter. The Sales Exec – Shashi said that there are talks going on between Kolte Patil & the person who filed the case so that the builder can settle it out of court.

I’m not sure of the previous status of the construction so cant make a comment how much they have progressed. Other can pitch in with their comments.
–> Also heard a rumor that they are looking for a new contractor. They said its nothing like that.
Current Contractor name – SNP Construction Ltd. [People can check with them if they have sources]
–> They are claiming that the latest attraction is “SBI Approval”.
They also mentioned that SBI has approved for 40 Crores, the bank making a clause that ONLY if Kolte Patil can settle the case thats pending is only when they’ll provide that fund.
I have asked for approval papers. Need more clarity – the bank is the best go-to in this case.
–> My lawyer has advised that until everything’s a clean chit from the builder, dont go any further on this. Will be sending him the CD which i”ll get from the builder to verify.
CANCELLATION CONDITIONS:
1) If only booking amount has been paid, then 10k would be deducted.
2) If you have signed the agreement & paid 15% of ur share, then 5% of the Agreement Value will be deducted. It is also based on the management’s discretion.
3) Not sure for people who have paid 15% but haven’t signed the agreement.
Did anyone get the papers checked by a lawyer? Is everything in place?
Went there in the morning to check out the 3 BHK options (guy says all 1200 sqft ones have already been booked) but more concening is the fully functional stone quarry bang opposite the property. Was there for about an hour and heard 4 blasts which shook the structure to the roots!
I have received a copy of agreement – sale and construction for review. Have concern on many clauses. As usual it is mostly one -sided in favour of builder. I am interested in taking apt in Raaga complex with advertized layout and amenities. Contract deals with only delivery of an apartment, no commitment on other aspects. Also builder to keep absolute right on garden and terrace for construction in future!! Will carve out space for some store, ATM of undefined size!! so also private space for some apartments with absolute rights. All this when we (apt owners) are chipping for full land price on proportionate basis.
I have consulted alawyer and she feels that the agreements are totally builder centric. I have mailed them the amended document as suggested by the lawyer. Have to wait for their response.

High ST/VAT: They assigned around 25% of the total value to Land Value and the balance to construction. Typically this should be 40-60 or 50-50. This results in a higher value of Construction and as such results in the higher overall % for the ST/VAT being applied to the property. We need to check with them why this is unusually high.
Agreement : The KP folks had informed earlier that one needs to pay the 15% of payment only after having fully satisfied himself of the terms n conditions as contained in the Agreement. So while we have received the payment mail, I presume we don’t really need to pay it now unless they also also share the agreement copy in shortly.

Today I discussed the issue of SALE Tax & VAT with Vineetha In KPDL, According to her she will be providing the sales tax and VAT number for the project on your every payment receipt. From this number we can track how much company has paid for the project.
2) According to her VAT will be charged on 70% of the property value. and Sales Tax will be charged on the 30% of the property value.
From her expense excel sheet, which she provided in the payment mail, I got this formula for sales and VAT calculation.
VAT = ((((AREA*COST PER SQFT)-(AREA*712))+CAR PARKING)*70%)*14.5%)
SALES TAX = ((((AREA*COST PER SQFT)-(AREA*712))+CAR PARKING)*30%)*12.36%)
I dont have any knowledge about the rules and regulation of VAT and sales tax. But we can refer to below link for VAT regulation.

I booked a 3BR apartment on 1 Oct at Kolte Patil Raaga. I am sold out on this project for various reasons as quoted by various people on this forum. However till date, other than an email confirmation from the builder stating that they have received the booking amount, I am yet to get a formal allotment letter, or receive the agreement or receipt copy. Not sure what is causing this delay at the builders end.
Given that some of you are planning to meet at the builders office this Sat, I would appreciate if you can update on this forum how the discussion goes. Also the comments around ST / VAT also seems concerning. It is indeed v high if they are charging 10%+ of the total value. I own apartments from other builders in Bangalore and it is no where as high as this value. Unless ofcourse, the rules of the game have changed in the last 6-7 months.

The total tax(service tax + VAT) for a 2BHK apartment area 1061 Sqft comes to 3, 70,308/- which calculated wrong i believe,
As i was going through the rules and service tax calculation, that Service tax is applicable only to the 25 % of the basic total value and remaining 75 % is applicable for VAT,
They have charged everything on 100% apartment value,
This is explained with below example:-
Consider you a flat costs 40 lac then Service tax is only applicable on the value of 10 Lac at the percentage of 10.3%, which would be 1,03,000/-
remaining 30 lac will attract a VAT of 3 %
May be an tax expert can comment on this,
Also ask for the tax invoice paid by them to Government against your flat, we would need the Reciept that such amount against service tax and vat is been paid , this receipt should be from the government body who is taking the tax not from the builder,

This is how KPDL has calculated the ST and VAT.
Actual ST = 12.36% and VAT=14.5%
However, for a under construction property, actual ST = 30% of Construction Cost and VAT=70% of Construction Cost
Therefore, ST= 12.36 * 30% = 3.708%
VAT= 14.5 * 70% = 10.15%
Now, Construction Cost = Flat cost – land value
Hence, if a flat cost is 40 lacs (basic + car park + club membership)
Construction Cost = 40 lac – land value
Hence, payable ST= Construction Cost * 3.708%
VAT = Construction Cost * 10.15%
Is this correct?
They charged tax on construction cost inclusive of Car parking, always a car park doesnt falls into the tax bracket< we need to fight for this,

KPDL has sent a mail yesterday stating ded to me made in favor of sub registration office Shivaji nagar, today when I re checked they said its registerarshivaji nagar, moreover yesterday the ded amount was given as 852, and today they told me that it’s 725 and not 852, extreme negligence and poor communication.
The reciept has to be given The reasons are as below :
Whenever a good is been completely sold then only the tax comes into picture, You cannot take tax without even giving a Possession,
At the time of possesion this tax has to be given but not sure why are they demanding tax in very beginning, I had a word with a person who works for propTiger and was involved in selling flats in “RAAGA”, He says when his supervisor spoke to authorities of KPDL, they said they need to pay these taxes to Govt,
Till here it is agreed, But if the tax is really required to pay to Govt. what is the problem providing the receipt of the same?? the question needs to be raised to KPDL, If needed we can plan meet at KPDL office,
Also there is Big flaw at the time of booking the flats the quote given contains the ST and VAT is around 1,90,000/- either it is sold by PropTiger or the Builder himself, Both have quoted the tax as 1,90,000 (approx +- 15K) but now the tax amount has shoot up to 3,70,308 in my case,
These people are unnecessarily collecting money which has no base,
The reason for not providing receipt of VAT and ST is due to the fact that they will be submitting VAT and ST as complete for project and not by individual flat.
Same was comunicated to me when I contacted them yesterday.

In that case, they need to provide the copy reciept of totax tax paid to the govt and give the break up of an individual flat,
But the fact is they cannot give this, because they will not be paying tax to Govt. now at all, they will be paying tax at the end of project, they are just creating stories to escape and grabbing advance tax from End users,

My friend too has booked and she also has got the documents verified. the docs are fine but the problem is SBI has not yet approved the project and the marketing office ppl are saying the talks are on and it will be done in few days… i think all of us who have booked should mail the KPDL team about this and when they see a majority they might process it early….
about the quarry yes its a worrisome….coz the blasts can crack homes..and i am sure none of us want that…. but from reliable sources…we have found that as that area is seeing a lot of development in terms of residential places…. the quarry will soon shut shop… and if i am not wrong the supreme court has already ordered closure and things are happening illegaly…

Well,regarding the quarry,I had been to the site last with my colleague.Saturday.
I was riding my bike on the just infront of the site. At that time I heard a dynamite blast in the quarry. There was vibration on the ground which I could feel.
I thought its OK.
The I had a visit of the site and I was looking the model flat. At that time again there was a blast in the quarry and the full model flat dis shake. I could hear the sound of window vibration for quite a few second.
Hence I dropped the plan to buy the appartment.
I know there is order from Supreme Court but by the the time it would be enforced I guess all the base of the appartment would be damaged by the blasts due to vibration on the ground.
Apart from this I felt there are too many flats (around 800) in just 4 acres.
Its a bit congested.
Thanks everyone for the above info… after Anil’s post i am very concerned regarding the safety of the flats. coz if a blast can create vibrations in the apartments..then for sure the life of the building will be heavily compromised…
I am planning to email to the KPDL team regarding this and lets see what their answer to this is…. in a lot of way its clear why their price is 3000 psft and why mantri thats just 1 km away is charging almost 4000 psft..

Ans: The Government has issued a notice to stop the work at the quarry and the same shall be implanted soon, hence there is nothing to be concerned about.
The agreement will be done in a weeks time.
I have also booked one 3 HK a week back. Mostly I will get the agreement paper in 2 to 3 weeks time.
I stay in Hennur road (Mantri Splendor). Itโs definitely a very good investment considering following facts:
1. Well known developer (Good name in Pune area)
2. Hennur road Apt current cost around 3500 to 4200 INR per SQFT
3. Just adjacent to the road
4. Double lane road with divider
5. Close proximity to Manyata Tech park, Air port and Schools
6. Very good price compared to the new developments (Mantri Aura, Salapuria ..etc, current price 4000 sqft)

Yes, there is a Quaary infront (~ 1 KM) of this project. Am staying in Hennur road. Almost all the Apartments in this area use Ground water as well as Tanker as Kaveri supply still not available.
Other renouned builder in 3 to 4 KM teritory are
Mantri Aura (~ 60 Acer Township)
Salarpuria Gold Summit (33 floor)
LGCL Duplex
Some other developers (I do not remember the name..)
About the approval, they mentioned that its BDA approved as Bank (Axis, HDFC, ICICI, LIC Finance) has the approval no. I have less knowledge on this.

Any idea how many appartments have been booked till now??
I called KPDL this Monday. They said 95-96 apartments have been booked so far and they will launch the project after 100 bookings. So, they were saying it might be launched in the next couple of weeks. This is when they will send an email to start the agreement process.
Also, they said, SBI approval should be done in a week or 2.
I am also interested in Raaga. Few points if someone has answers.
1. Do the apartment have Sewage Treatment. It’s a mandatory regulation. Any idea what technology they are building with this. Where is the location and what capacity. This is major problem in apartments in Bangalore with STP not designed properly. A recent advancement in this area have created flawless STP plant. Believe me maintaining STP plant is cost you around 60-70k per month.
2. Individual Water meters. Apartment and community living has shared expenses but become uncontrollable. If Raaga does not have those owner should ask builder to do it now itself. The expenses while construction is just 1/4 to implement vis a vis after construction complete. Water meter reduces 30-50% of water consumtions.
3. Do they have basement parking and above that garden area? If yes this is main problem of leakage. How they addressing these during construction.
4. Do they have Rain water harvesting and recharge pits for borewell? If NO please ask builder to do that. This will eliminate the water issues latter.
5. I heard they are having phase 2 coming up and latter some luxury apartment. How the bifurcation of the title deeds will be done for the phase 1 and phase 2? Did they bifurcated the title deeds. Once the builder moves out the title deeds will be handed over to the association, if this is not bifurcated it will be real issues with title deeds.

+high developement on the way from OOR to the project.
+price is ok 3000 sq ft.
+ good chance of appriciation.
Cons:
+Its areound 8 km from OOR .
+Not sure if SBI has approved this.

I got the floor plan and flats are having common walls at some corners. Yes ORR is very far from this venture.
The only issue with Kolte Patil is their brand name has been tarnished in Bangalore because the only project that they have delivered in Koramangala is full of problems. In Pune, Kolte Patil has delivered some good projects.
