I was looking to buy my dream home in Electronic City area, as it will be close to my work place. All the apartments coming up in that area (except Ajmera, Uniworld) none of the prominent builders had started a project back then 2012 Jul time frame.
As a ray of light I saw this Godrej project – Godrej E-City announced and was happy with the model apartment, promises made during the visit.
Now its been more than 4 LOOOOOOOONG YEARS and I am still waiting for the procession, registration. Last payment was done in 2015 December.
Many many of the buyers are very very frustrated with the way our dream home buying experience went. None of them are ready to share their experiences as they are worried their flat rate would come down and it will affect their profit.
I don’t have that worry, as its NOT an investment for and I am NOT expecting returns on it. I need a house to stay and this is what I will call HOME for my life.
Total experience dealing with Godrej Properties and their customer service team is disappointing to say politely.
Payments and Accounting: Bad
Invoices get generated much ahead of the schedules. Invoices get generated so that they have proper reporting in their quarterly numbers
People : Worse
Once you sign agreement, you are dealing 4-5 departments and they do NOT have co-ordination among themselves
Their customer service team R Kamala, Govardhan Rao R, Safia Parveen – every single person is totally irresponsible. You will need to wait for their answers for MONTHS
We even reached out to their DGM Chandra Shekhar Shetty thats also of no use. That guy loops in another person and the thread goes around without being addressed
Flat : Worst
Even after all this, one would be happy if at least the end product is good. But NO, thats the biggest worry.
Apartment quality is pathetic
There is a drain running through the apartment complex and still there is NO proper answer to that
Final payments are over, but there is NO proper electricity. Its just make shift
Builders and realtors build something and offload their worries on to the buyers. For realtors its just another project, but for me its my HOME, where I live and raise my family.
I had to go through many painful days, nights due to the way this project has gone. I was hoping I am buying a nice home for my family, but in that process I got totally stressed out. There is no happiness of buying home any more.
Anyone considering of investing in Godrej Properties, please please please do your research. You don’t deserve this hassle, your family doesn’t deserve this torture. Specially to those looking at “so called” Godrej “mid range” projects – Godrej United, Godrej Avenues.

The GODREJ E-CITY construction quality of mid range, but they marketed as high range construction like DLF, SALARPURIA. If some one wants to through their money then invest in GODREJ without expecting much more return. The rental return will be 1/4th of your total investment as you compared to bank interest. This is the reality in doddathogur area. The appreciation rate in doddathogur area will not cross 8% in near future due to gully & muddy approaching road.
Godrej has encroached the Rajakaluves or Storm Water Drains (SWDs) called by godrej marketing person. Universal builder had built road on top of the sewage drain. If BDA / BBMP demolish the road constructed upon Rajakaluves then , Phase-I dwellers accessibility will be cut off. Godrej had built common amenities on top of the drain. The current demolition drive carried out by BBMP on august 2016

I agree, the so called Godrej’s Customer Centricity or whatever BS they claim to be is appalling to say the least. Be it Kamala, Govardhan (who i understand is no more with Godrej) and now Prasanna and Pavan really test customers’ patience. They demand all payments well in advance. For Phase II, they made the customers pay 95% of the total consideration by April 2016 and then there was total silence until January 2017 when they woke up and demanded the balance 5%. Now they are coming out with flimsy excuses for not doing the registration and handing over the apartment. Couple of excuses – They are negotiating the guidance value rates with the Commissioner, the office staff is on strike due to non payment of festival bonus (for Holi, I reckon).
After they sent the email confirming the registration dates, they suddenly announced (not in writing though) that their famous /busy authorized signatories are travelling. Finally after raving and ranting, they confirmed the inspection date since inspection would get delayed. And then on the day for inspection – there was a mix up between the two inefficient office bearers resulting in total chaos for most of the customers who were kept waiting. The construction quality inside was not great. I don’t believe they have any internal quality control department as claimed by them.
Moreover, they are now trying to create hurdles – despite providing all the necessary documents – that they need to verify if all payments are made or not, when they very well have received all the payments.
I would say, Godrej along with Universal are a very deadly unethical combination. I am sure the other developers are no better. But now with this terrible experience, I would avoid Godrej properties in future.

I completely understand your pain, I was reading your comments and was surprised that same thing is happening with me from past one month. Godrej is not at all a good brand if they can’t handle customers properly, bearing just a name wouldn’t work. Prasanna and Pavan are very irresponsible people who always play with the emotions and do fake commitments. There is no excitement left buying this flat. Godrej Properties Ltd might be a valued brand for only those who have never dealt with them. Once you have a dealing you will come to know that they are even worst than the local builder and there is truly no customer service only name sake. I am an unfortunate owner at GECITY bangalore. GPL has raised invoice for possession in Dec 2015 without actually achieving the milestone and its June 2016 still no electricity connection from BESCOM, no possession and they are giving one or the other excuse to buy time. Shame on you Godrej Properties. Hope all reads this and no one buys a property directly from you guys and that is when you will understand importance of a customer. Worst ever experience after paying premium over existing rates.

Thanks for updating information to the valuable customer. At the end the buyer will be prosecuted. It is the buyer who pay registration and stamp duty to govt. The registration and stamp duty has to be paid as per govt guidance value not the builder projected value. If any discrepancy found then buyer will be prosecuted a per law. Godrej forced almost all dweller owner to pay bribe of rupees 50 thousand for the registration to be done smoothly. Godrej already has taken 50 repees per sqft rate for legal charges for doing registration & khata transfer. Only few brave person did not agree to pay any bribe and for them godrej will not able to take bribe amount. Universal builder is creating complete mess in this property.
We consulted with a lawyer regarding registration and stamp duty charges for 1500 sqft flat in doddathogur area. The lawyer calculated the actual amount for registration is approx 1.5 Lakh where the universal builder is taking 3 lakh for registration from customer. Where the remaining amount is going, no receipt, no transaction proof for remaining amount. If you pay the registration amount though draft then you have to pay 50k bribe for the same.

The quality of construction is not upto mark for Rs 6000 sqft rate. There was a big sewage drain passing through the middle of the property.
The appreciation rate is not good in doddathogur slum area.
The gully road is over crowded.
There is no safety grill fitted in the windows.
There is no provision to fit mosquito net in the sliding windows.
Ground & first floor flat are more prone to theft as you can’t open the windows at night / day.
If there is a flood the basement car parking will be filled with sewage water in future.
I drop my plan after seeing the sewage drain.
I own an apartment at Godrej E-City. I don’t feel construction quality is bad rather if you notice till now the project had come up pretty nicely with nicely laid garden, huge space between the towers etc. Even during the last week’s heavy rain there was no flood situation or even water clogging. The drain which is passing thru is Storm water drain and the same covered by a road. I am sure you will not notice it once the project is completed since the same will be covered from the main till end. As per my experience the only problem with Godrej is their Customer Service team and i can vouch for their pathetic service, lack of communication, delayed response, frequent follow-ups etc.

Sale deed always has two parts to it – Land Value & the Construction Value. Though the Agreement value with the builder may be high but majority of the builders do the registration at the guidance value provided by the BBMP as this saves the cost for the customer

If I am willing to pay higher stamp duty/registration charges, still builder will not agree to register at actual value (which is greater than guidance value) since he will have to pay more Income Tax. This is where most black money is generated by devaluing the property during registration.
I visited the Godrej E-City for a booking in phase -III, the marketing person shows me model flat. The internal design is good but can’t comment about the quality of construction. The construction is carried by universal builder. Do any body know the past record of universal builder ?
Pros:
1. Well ventilation and less darkness inside the room.
2. Garden, park and club house is provided.
Cons:
1. Over priced. 2BHK 1000 sqft coming around 60 lakh. In doddathogur area ajmera stone park also offering 1000 sqft flats around 50 lakh.
2. The narrow connecting gully is over crowded no proper footpath for pedestrian. No proper drainage, sewage water is over flowing on the road.
3. There is a big sewage drain passing through middle of the property touching Phase-I, Phase-II and Phase-III flats of the property.Universal builder built road on top of the sewage drain near to model flats. I went little bit rear side to see the phase-III construction. The drain water color is complete black. One pillar of the electric tower was placed on the drain. The density of mosquito is too much near to club house. The sewage drain is passing near to club house.
4. The Phase-III flat is facing the black drain and its emits very bad unpleasant smell. The marketing person told they will cover up the drain. From the main entrance of the property they have started covering up, don’t know in rear side how far they will cover up the sewage drain.
I drop my plan after seeing the black sewage drain facing the flats and the gully road.

Is there really a 10Lakh difference between Ajmira stone park and Ecity. I do not think so. Both are selling at almost around Rs.4500 per sq.ft. Then how is this difference. Can you pl. clarify. Accepting other things from your observations.

I have taken possession of my flat in Phase-I. The quality of construction is not good. It started leakage from roof at main entrance of my block. Then i visited C Block, D Block, almost all blocks have the same issue. Beneath the roof at front entrance of the block the yellowish color has appeared. When we complaint to the builder about the substandard construction, the builder refused to accept the substandard construction at all. Later he told as the possession of the block is completed, it is the flat owners have to do the repairing work. This is highly disappointed me after paying 30k bribe to builder for the registration.

Fianlly Godrej is also acting like a locat player. I booked the apartment with a hope of transperancy and professional response, but it turned out a nightmare dealing with Godrej Properties customer care & Bangalore Management. They are quite prompt in raising invoices and demading payment but don’t find such agility in reponding to customer queries. So guys beware of this, the quality of cunstruction might be good but customer care pathetic
The connecting village road from velankani to godrej e-city is pathetic. Its took around 30 minutes to reach godrej e-city from velankani @ 10 AM morning. The entire road was deadlocked. The drain water is overflowing on the road without the rain. No footpath at all. Whenever two vehicles (cabs / trucks ) cross the road, the deadlock starts. If its rain then it becomes horrible to pass through the road

The quality of construction is not standard as committed by top class builder like godrej. Recently i visited my flats in Phase-I & got surprised. The kitchen slab they fitted in my kitchen is approx half inch thick. From outside it is looking like the kitchen slab is 1.5 inch thick, but actually not.
This is the way how godrej is cheating their customer. They are taking 4600 as basic price that is more than DLF / Purvankara / Mantri but giving worst quality.
The size of kitchen sink is too small not expected from godrej.
The quality of tiles fitted in bathroom is also differ from the shown one.

I have booked flat in phase -I in Godrej E-City. The project was stopped due to legal and violation issue. The builder had committed me to give possession in December 2015, but till now it was not given. It will take at least 2 more years to get the possession as the matter under jurisdiction. The builde is not revealing the real issue to us.

Hi All, I think there is no legal issues with Godrej E-City project, but overall Godrej Customer Care sucks. This was never expected from them. For all future buyers, please don’t go with Godrej Brand. I am the customer of Godrej E-city and can vouch for Godrej’s pathetic customer service. I also already written somewhere in this forum that they quite prompt in collecting money and applying late charges but they take ages to respond to customer querries.

Payments are according to schedule. They give us a regular updates on construction status. Any delay regarding construction is updated and with explanation. Looks like they will handover the flat on time. 2 to 3 months delay is excused as it is a big project. Only draw back is that though our flat is due for registration latest in another 5months we are not permitted to see our flat. Called up the concerned authority but they say their rules does not permit to see except the model flat . myself along with two of my friends have booked one flat each. Till date we have not faced any issues and the concerned representatives are very cordial…….

Yes vidya. Even I had suggested that we form a user group so that we can put fourth all doubts. My husband who is a lawyer has done some research before getting into buying this project. Ya there is a strom water drain . this similar question was also raised by another buyer sometime back.

I have bought a property in the 2nd phase.
The agreement is with universal builders . The sales reps are courteous till the sale is done post which they treat you like dirt!!
Universal builders get 89% share of share and Godrej gets the rest. Godrej has no say in the construction or development.
Approach road is a gully road and it looks like it will never develop.
Do not get fooled by the sq feet price they commit while taking deposit, they will add another additional 17 lakh as charges and taxes.this is revealed only after giving the initial deposit.
George – All of what you wrote about Universal Builder, Approach Road (gully) and what you did not write about some ‘naala’ in vicinity is true — but very well known.
Therefore, the launch price (phase 1) and the current prices are much lower compared to other Electronic City projects.
Howver, the “additional” cost thing is not correct – Even back in 2012, eCity “total” cost sheet had about 35 – 40% increase in basic sale price … you have to ask for information & you shall be provided 🙂
PS – I decided against the purcahse because of gully approach road (that will only get more crowded & narrower in future) and because of Universal builder.
Kindly note the godrej ecity project is over priced. The resale value will not be much hand some. The builder is claiming 20% more of the basic cost for govt duties like stamp duty, vat and registration charges. For 70 lakh basic price the govt levies will not come more than 7 lakh. The extra amount is siphoned by the marketing brokers. For legal documents the builder is taking 50 rupees psf. That is complete ridiculous. I don’t understand why the broker are insisting for sale agreement and registration from their side. They should left it to individual customer by sharing the sale agreement and sale deed draft. Customer will consult to will lawyer and do the rest of the thing.

However, please note that all the clauses in the Agreement/ Sale deed will be uniform and there cannot be changes from customer to customer for a specific project. Hence the same is handled by the developer.

We also visited godrej ecity. The marketing person quotation is 95 lakh for 1500 sq feet. That is coming around Rs: 7000 per sqft. When we asked for price break up detail. He told it is coming around 80 lakh ( including amenities ) + registration and development charges. We are shocked even purvankara and salarpuria are selling at lower price. The hidden development charges will be collected from all dwellers at the time of registration.

The widening of Doddathogur slum village road from velankani to prime city will not happen in the next 30 years. As this is a village panchayat road only 40 feet wider as per panchayati approval. The residents besides the roads will not give their house for road widening. Many shopkeepers are running their business from those houses. Neither the BDA or BMRDA can take the residence house forcefully for road widening.

The approach road from velankani to godrej ecity property will not improve in next 40 years. Initially godrej & universal builder was planning to construct high rise building(10 to 20 floor) in the vicinity. For high rise construction the nearest connecting road should be 100 feet wider as per BDA norms. As the doddathogur resident did not give up their property for raod widening. So BDA did not gave up approval for high rise construction in that area. After that universal builder tried to construct 100 feet road from back side of the property to NICE road by acquiring the private vacant land. But private vacant land owners also did not give up their land to godrej property and the high rise construction was finally dropped by universal builder. When ever rain is there the gully road becomes muddy road. The builder is cheating the innocent customer by saying the road will be widened in future.
Please note that RIGHT TO PROPERTY is NOT a Fundamental Right and hence the Government can acquire the properties forcefully also but normally they don’t do it for the sake of Vote Bank Politics.
These days the Government normally gives 1.5-2 times of the property price and hence at times the owners do surrender.
Jitendra you are right that RIGHT TO PROPERTY in NOT fundamental right for some specific project & not for every project. You are partially right. Govt can acquire land only for public project like railway, national highway, airport and industrial corridor etc. In the case of public project govt has to pay at least double the price of the current market rate of property . Here doddathogur gully is not part of any public project. Lets see how many decades it takes to reach 100 feet road.

You are the only one who I think got this right.
The roads are bad, and it has been like that for the last 10yrs.
Low-rise, for whatever reason they have constructed it, is way too expensive. Almost 90+L for 3BHK & 70+L for 2BHK are exorbitant prices for this area. B’coz people are selling/buying villas for 1Cr here.
So i am not sure, how Godrej has marked up their prices. But that’s the cost buyers pay for ‘low rise’ comfort – the lesser the no of units, the higher the costs.
The cost of GODREJ E-City is over priced. The quality of construction is not up to mark as first category builder like DLF / Sriram / Sobha / Prestige. The construction is carried out by Universal Builder which don’t have any brand value / name. GODREJ is the marketing agency which take 10% commission for each sold flat. The connecting muddy road seems to be very crowded. One outside land owner (left side of the main entrance) also sharing the main entrance. I don’t know with how many outside person, the main entrance land is shared. Who is the owners of the entrance & how security of the GODREJ residence will be maintained. Later this will create security breach to godrej occupants.

Looking for UDS infomation ,but not getting answer from godrej team and they are draging the response from last 3 month. If there is no malacious reason then what is problem in disclosing the UDS details.
Me and my friends who booked in the godrej E-city not happy delayed they are getting in communicating the UDS?
I visited the property yesterday and wanted to book in phase 3. But they are not ready to show any of the legal documents (like BDA approval,cc certificate). They are telling to give the booking amount and 20% amount, and documents will be shown only during the sale deed. Have anyone verified all the documents? Also they say its sbi approved. but in sbi approved projects, I see only godrej ecity phase 1. They also told phase 1 and phase 2 completed, and they are going to start tiles work. but i do not see any completed building. I am confused now.Also customer response is very bad. Please guide me.
Godrej property will not reveal legal documents to individual buyers till sale agreement is done. The project approval is not taken at a time. The phase 1 , phase 2, phase 3 are taken separately. And some phases they have constructed more built up area. After that builder had applied for plan modification to BDA. That is why the UDS is varying from time to time. The builder is claiming 51% UDS. The actual UDS will come hardly 40% of built up area at final stage.

I hope more than 50 rupees per sq ft you are taking for legal charges. May i know how your highly paid intelligent lawyer forget to mention UDS in agreement paper ? Almost all A category builder like prestige, purvankara, mantri, salarpuria, dlf don’t forget to mention UDS in initial stage. There is something fishy in your project. Be honest and tell your customer that we have cheated our customer.

I had visited the site of Godrej e-city. Before this i had read lot of negative input from internet. I was very disappointed with the staff behavior. That staff at Godrej e-city Marketing office at Electronic city was very unprofessional. He made us wait a lot even when there was no other customer in the office. Secondly his way of explaining the project was – if you want you buy otherwise just &*@# off. He did not address queries very promptly because we inquired for 2BKH. And his attitude was we do not have any great offerings for 2BHK. For him, 2BHK buyers may be equivalent of beggars but for us we are investing more than half a crore of our lifetime savings. Besides, does he live in Villa?
Some observations:
– Inquired with locals there, there is a drain water flowing exactly through the middle of the site. And it could be a major issue with health or foul smell if it gets chocked. Godrej say, its just rain/storm water drain. But come on yaar, in this country we know how our rivers and lakes which are source/backbone for drinking water are maintained. Can Godrej assure only rain/storm water will flow while people (dwellers) nearby says its waste water from house flow in that drain.
– Godrej is not constructing the property like Salarpuria …others (correct me if i am wrong on Salarpuria). Godrej is just marketing it.
– Agreement is with Universal builders and NOT Godrej.
– Ultimately the question is DO YOU WANT TO PAY SUCH A HUGE PRICE FOR ALL THE FILTH?
we have visited a property recently was interested in 1bhk for investment, we had different experience staff was courteous he showed us mock up unit and spoke with us very nicely, they dint allow us inside construction site stating company policy approach road is bit narrow as of now considering the development happening around that area. that will be developed too, on the same day we had visited other properties comparing other developers team response was good and in bangalore 90% of builders hire a 3rd party for the construction that’s not an issue quality will be maintained by builder.

upcoming metro and mall
pricing is good comparatively with other developer in vicinity
low arise just 840 units in 15acres land area.

Thanks for updating vital information. I also visited the site. I am also highly unsatisfied with the behavior of marketing person. Marketing person don’t want to talk decently to 2BHK customer. There is a big garbage dumpy-ward just opposite to the main entrance gate. The nearby local residents and shopkeepers dump waste in that dumpy-ward and stray dogs are playing on that dumpy-ward all around day and night . Its gives more foul smell wherever there is a downpour. You will not in a position to walk on the narrow road having dumpy-ward. I doubt whether the narrow road will be expanded in our life time or not.

We visited the project on 9-Feb to book a flat in phase 3 and had a very bad experience. The project is a complete mess up. They have placed a staff Prashanto Mukherjee, who is least bothered about the customers and is not ready to help.
Cons and my experience of the project:
a) A drain is going through the project, which they claim to cover it. but the fact remains. Few say, it is outside the property etc.
b) There is a low tension electric tower standing next to the phase 1 tower. This guy said it is getting removed from there and the proposal is approved by BDA in phase 1. I asked him, why it has been not moved till now. There was no answers from his side.
c) I asked the sales guy to show me the approvals, he was not ready to show anything. When asked multiple times, he said the approval has not come yet for phase 3. I said, atleast show it for phase 1 and 2. The same attitude was shown.
d) I asked the person to show me a mock up agreement and he was not ready. He said this has not been finalized yet. This is ridiculous. When they claim phase 1 and phase 2 has been sold out, they would have created agreement for many customers.
e) He asked for 2.5 lakhs as blocking amount and rest after 15-20 days, which is ideally Feb end. When asked about agreement, he said it will be provided during April. What the heck??
f) there are 4 approach roads, but all of it is crowded and reminds the way to Vijay Bank colony in BG road. The narrow crowded road is never gonna change.
The builder is not professional and a bunch of freaks are seating there. They are arrogant and you gonna repent, if you book it.

Agree with you. The quality of construction is also very poor. The marketing broker are not willing to share legal documents. Something appear not ok with them. They are modifying building approval plan every six months and constructed more built up area. If you ask them the entire project approval plan they will not reveal the real information. If built up area goes increases then the UDS will also get reduced. That is why they are not revealing legal documents.

1. The electrical transmission tower standing in middle of the property is not replaced yet. It is more than 4 years. The electric transmission company has take legal approval to place the tower in middle of the property. To replace it the customer has to pay hefty penalty for it. That is why the builder is taking 20% more of basic flat cost to re-mediate it
2. The smell of big drain going through the property remain for ever. As the dirty drain is approved by BWSSB.
3. The gully road will never change in this century. To widen the road BDA need at least 50 years to place the new plan. The BDA and BBMP are not able to widen the 250 most crowded road, pending from last decades. Customer please forget about this gully village doddathogu

Thank you for putting vital information to prospective home buyers. The sewage drain is a public property. The sewage drain is 20ft wider and builder has build road on top of the dirty drain to cover it. The godrej is collecting brokerage amount by giving its name only. The UDS share is also not that much as compared to over priced cost of the flat.
The agreement will never shown to customer until the customer had paid initial non refundable amount to the builder. Most of the clause in agreement are written in builder favour.
1. Builder has the right to penalty for late payment, but builder will pay penalty to customer for the delay of possession by 2 years. That means the customer will lose the interest on the amount paid to the builder. Almost all builder like DLF, Salarpurai are give penalty to customer due to delay in schedule possession.
2. Once you have paid the initial amount to the broker then you will be blocked.

I have visited the property and it looks gud after going thru the various issues mentioned in this Blog have raised the queries with the marketing team and they have given answers to all the queries Regarding drainage its a storm water drain i have myself seen it. its connecting to a near by lake and as its development manager module followed in this project your agreements will be with universal builders(land lord) and all the title deeds are clear of the property got verified with lawyer as its approved by all major banks including SBI. and i feel company like Godrej will assure it to be one of the good projects in electronic city and yes approach road is bit narrow and widening is proposed by BDA so i hope it will happen its a good project overall considering all the other projects from other Grade A developer.

I went there to book a 2.5 or 3bhk flat, i spoke to guy called prashant, he his not fit to be at that position, he has no time to talk to the client and never share any information, the project is of universal builders and goodrej is just marketing it for them, the price is very high and there are too many hidden charges, yes the roads are very narrow for the site, so i don’t feel its a wise investment, any person investing is just going to lose his hard earned money.
There are no clear tittles for the land and all wrong projections. Be very careful when u invest in this project.

We too have booked 3bhk large . Since the beginning the process has been very unprofessional . Uninformed delays from their side but prompt in collecting the payments.
Irony is that after collecting the payment and delaying for 2 months sending agreements without mentioning the UDI (undivided share / interest ) in the land area of the project. That’s the piece of land you pay for that fat amount. But surprisingly that undivided share/ interest is not mentioned in the agreements and to my shock the banks are ok. Without share in the property the banks want to fund the project because they want customers. But buyers beware u need to insist on the UDI to be mentioned in the agreement because you need to be sure what u own. Building has no legal value it’s only the land that matters.

Thank you BRC, for your valuable information. The UDI must be mentioned on sale agreement. The builder is not uploading the sample draft copy of sale agreement and sale deed. The builder is collecting 20 rupees per sqft from each customer for preparing legal documents. Builder had already sold out Phase-I still they are not able to upload the sample draft copy of sale agreement and sale deed into their websites. I feel builder intention is not clear. They will add some extra clause in sale deed and the customer will have to suffer.

I invested in Phase-I with hope that i will get good appreciation. But after three years I am not getting any benefit. The amount i have paid till now with interest ,i am not getting that cost at current market price. I have booked with hope that i will get appreciation. I have paid interest @ 11% per year. The launch price of godrej e-city was over priced.
Today we visited the site, its very unprofessional way of presenting…. Those people do not even have brochure/price sheet.. He also told me that land is owned by universal builder but they are not going to build, yet to identify the builder.. 🙁

Here are some observations on Godrej E-city though at one point was very excited to buy an apartment at E-city.
Godrej
– Take away Godrej name from Godrej E-city, it has no value. Yes, but the reality is Godrej has little to with Godrej E-city.
– Godrej is just marketing ‘consultant’ for the project and have no responsibility towards quality of construction etc. Project is owned and run by an unknown builder ‘Universal Builders’.
– Your agreement will be with Universal builders and NOT GODREJ
– Godrej is trying to be lazy and scale up their business by just lending their name . Though, to an outsider it looks like they enjoy risking their hard earned reputation for few pennies. We are not here to help Godrej draw a business plan but to protect our monies. So please be sure of what you are getting into.
Carpet Area to Saleable Area
– There is a 33% loading which is not the case with other builders. Others operate at around 22%. Loading for 3 BHK is the highest.
– High loading and consequently lower per square feet charges is another marketing gimmick.
– This is not to say you should not buy e-city but you need to be clear of what you are ending up with. Do not trust calculation of others, do it yourself and be convinced.
Location:
– At first glance it is in a very advantageous location – near to E-city hub, bus stop etc. But little introspection brings the reality
– The last 1.3 Km approach from Velankanni park to Godrej E-city will only become horrible as the road will not be able to handle the traffic.
– There will be little improvement in surrounding area as they are all villagers who cannot be displaced. Social infrastructure like Schools, entertainment, shopping will not come up near the area where E-city is located

– Your agreement is with Universal builders and not with Godrej wheres the reason you are buying is because of Godrej name. If that is corrected then I would say the project is excellent value. Godrej should put their skin in the game just as we are parting with hard earned monies by trusting Godrej.
– It is likely that it may not be called Godrej E-City very shortly as Godrej might terminate their arrangement with universal builders
– People in know say that universal builders is keen to ensure that there is a huge delay in execution of this project as apparently universal builders believe if they do a shoddy job, Godrej will be forced to buy them out to save reputation of Godrej (when Godrej Sr. does get upset with erosion in brand equity that quick gun approach of earning money creates).
– Godrej in bangalore does not have a good trackrecord – just ask anyone who has bought a flat at Godrej Woodsman Hebbal (Which is next to Parsi tower of silence)
-They do not have approval for the entire complex only for parts of their plan. Very likely that entire project will get delayed – Just be certain to ask approval for entire layout
Go ahead, do your own maths and then book Godrej E-city

There is no basis in your statement.
Some people generally make these kind of statements without any sound knowledge about either the project or the market or anything remotely related. But the fact is prices are rising. it will continue to do so. Before it gets out of hand one must get one in their hand and shouldn’t regret later for not being able to take a right decision in right time.

Agreed prices went up up and away between 2006 and 2011. The reason behind is this is simple – rush of FII monies into real estate. FII PE investments inflow into real estate was highest between 2006 to 2010.
In 2011 -12, fund flow started to slow down but prices did not go down as there is a lag effect between FII flow squeeze and prices. This is because builders have the funds that were pumped by FII earlier and hence can hold onto inventory. Consumers are in grip of fear psychosis as exhibited by you and believing that prices will continue to go up commit their savings. However, that changes when liquidity to builder becomes scarce.
As per reliable estimates,2013 will see 15% of FII funds into realty that 2012 witnessed. Add to this, RBI is setting stricter rules for classifying loans into builders into NPAs (this will mean bankers will pressurise builders not to hoard the inventory so as to ensure that they do not have a NPA asset in their books.) .
This will mean builders will start to get reasonable and not chase higher profits. They will be keen to liquidate inventory and this will lead to stagnation of real estate prices. Prolonged stagnation of prices will mean consumers will not buy out of fear psychosis.
Net Net, prices will temper by mid 2013.
I have heard of the laws with land that if there was forced possession from SC/ST, they can at anytime put up a legal case against the builders, and the construction will go for a toss.
Does anyone know if this property is clean of all such things?
Do they provide the land title transfers over the last 50 years?
They are not providing any documents, except for the application of declaration (which Godrej doesn’t even sign), while taking the advance (12.5%). When will we get enough proofs of titles of the land etc.?

There are two important take outs
1. Godrej earns 11% as DM fee – they are just direct marketers to this project

The project was changed from Villa to Apartments – reason location is not snobbish enough for Villa crowd
neeraj and ravish is right, it’s a honest advice this is not a godrej project, they just given a name… they (godrej) r not handling this project, godrej should not do like that how much bad for his reputation they will understand very soon.
I also visited the site (during launched) and noted following –
1. There is a drainage ~20 ft going thru inside the property. It was not visible bcoz big hoarding are put . It was just besides where car are getting parked. I went and saw 😉
2. Godrej is just marketing front for this project. In fancy word, Godrjej is Development manager.
3. Godrej has neither property ownership nor constrution responsibility. Its just in advisory role.
4. No legal agreement will be signed with Godrej. Its universal builder.
However, project is OK bad bcoz of its location. But i did not book….
From the beginning it was made clear by Godrej that Universal Builders will be the builders and Godrej will only do the marketing. This is the same as all their other projects through out India. But one point is that during booking, we are aupposed to give a cheque in favour of Godrej E-city and not universal builders. Will this not mean anything to us?. Maybe I am missing someting. Please help me/us understand.

Guys, I visited the site before booking.
There is a 20ft drainage going along and in the middle of the site. Felt very bad smell.
And dropped to invest in godrej e-city. Why to regret whole life being a flat on top of drainage.

I don’t remember seeing any drainage in the middle of the site. I thoroughly inspected the site.
The layout was earlier planned as a villa project and construction was underway but abandoned during slowdown. Probably the original builder/owner sold it in distress to the new landowner while in the middle of the construction during slowdown.
The new landowner tied up with Godrej to launch it. Godrej is going to demolish & excavate the whole thing.
Don’t look out for reasons not to buy the property but find reason to buy one. You will find many.
Every time something is launched you will hear people cribbing about something or the other but important thing to remember is that prices never wait. It goes up and up and up.
Prices in ecity are low in comparison to other parts of the city because till now no big name builder has gone there. It’s a matter of time before it gives challenge in terms of price to other places in the city.
Look at the full industry set-up in the vicinity. 3 years down the line many new things are going to come up.

I got the apartment finally. I raised the issue to higher authorities in Godrej and they took corrective measures to sort out this issue. And finally I got the apartment I booked.

On Saturday (27/10/2012) I booked an apartment in Godrej E-City. I was there at 10:20 and I was the first customer to be in office on that day.
After seeing everything and considering all parameters I booked a flat C-302 in E-City. I asked Mr. X and he told me that you can give post dated cheque for Tuesday 30/10/2012. So I went ahead with his word and gave him cheque for the said amount and signed all the documents.
By today I was very happy being put my hard earned money in a my preferred apartment. But today afternoon (4pm 29/10/2012) I got a call that the property that you have booked is ALREADY BEING BOOKED and CHOOSE ANOTHER ONE if you want something, giving me reasons of booking happening at other location.
What kind of people they have and in which era they are living in, where they came to know the availability was not there after 3 days of booking.
I feel seriously cheated about this. The incident put questions on authenticity of GODREJ.

In comparison to prices quoted by top builders elsewhere in the city, prices over here is very low. Where else you will get a property from a top builder @ 3300 rate?
Even in far flung places in bangalore north, builders charge 4000 upwards.
The place is pretty close to top IT companies. Definitely price will appreciate.

Hello, can anyone tell me how many days it takes to get the allotment letter after booking?
The maintenance cost is 3 Rs per sqft. The preferential charges are for almost every thing, most probabably you end up paying minimum 75 Rs psft extra above Rs. 3300 psft. Most interesting (or other way) is that the carpet ratio is only 66% which is atlest 15% less than typical 76% provided by many builder. Is it that Godrej carpet ratio is always low like this. Except this every thing seems OK. Can any one comment on this.

As far as the carpet ratio goes, i am not too sure if your calculation is correct. I have purchased a 2.5 BHK apartment in this project which is 1142 Sqft. The carpet area for the same is roughly 930.58 Sqft. This works out to 81.5% which is the best i have seen from any builder so far. Kindly check the plan again and let me know if my calculation of the caroet area is incorrect.

It sounds interesting. I did for 3BHK and I found it is 66%. Again checked with another slightly different floor plan got from agent. Again 66% even after including the corridor portion to dining area. The agent says it is 76%, but does not give any supporting calc, but you are saying even better figure. Did you consider only the dimensions inside the house, please confirm. Next posting I will write all dimensions/calc.

Jobin, please check if my calc correct. I will make one for 2bHK also. With the same approach when I do for other projects I get minimum of 74% and goes up to 77%. I want to buy in Godrej, so infact I am trying to see what error and correct myself so that I can buy there.

AJ, your calculation is wrong – though I haven’t verified the calculations of NKS.
When multiplying numbers, you are carrying over from unit places to tens place after every 10s – actually the carry over should happen after every 12.
The best way to calculate is convert everything into inches then multiply. Whatever you get after multiplication, divide this number by 144 (12*12).
I did a random check of what NKS has calculated. It seemed very CORRECT. However, I didn’t verify the whole thing.
You have left the passage between bedrooms & toilets which comes about 40 sq ft

yes. it is 3450 for 2BHK and 3350 for 3BHK.
Very soon they are going to launch phase 2 with a new price.

I think the access is a big concern with Godrej e-city, the last km or so is thru a narrow crowded village lane with really bad traffic, and its going to get worse.
The extra psf charges looks absurd. Adding all I find it costlier. How much is the involvement of godrej in this project. Any detail?
Since this is a low rise building the maintenance cost is going to be high.
