Spoke to Srinivas from Mahaveer marketing team. He said that by March 1st week they’ll inform us on the status. However, to be honest, I felt that he didn’t sound very convinced. He also spoke of shifting to another project if I want. I said that I’ll decide after the March communication.

I spoke to Srinivas but no confidence. I am planing to cancel and transfer to Ranches.

Did anyone choose any other project in the area? How are the rates? Had seen a few projects like Sai Poorna Premier and GR Sagar Niwas. GRSN then had offered a similar price, but chose Mahaveer as the builder was well known and they were closer from the Hosur Road, within walking distance.
Another thing, if anyone knows – though is OT – do you know if there are any possibilities in the future to directly enter Nice Road (either from the access road which now just crosses over it or directly from the compound)? Also, heard that BDA was planning to widen that road and connect to EC back side (Ajmera/Ganga/Wipro). Is that true?
Today they were breaking the temporary shelters built for the workers …
Wje asked abt the reason … they say “Land has has some dipute and will only be decided on or after 5th of march 2014.
Interesting. I hope that it gets resolved, as I really like that location and with the Metro/Mono/PRR coming up, will be a great location in future.
I am anyways going to hold on to the investment till March like I said before. Only hope that they resolve it by then and also respect the commitment shown by us and dont hike the prices for pre-launch buyers when they launch the project (read in HS or somewhere that it seems Brigade had done that with a project in Hoodi area).
Would like to know how many of you are too keeping their money in the project, or am I stupidly alone in this risk?
Gopal, do you really believe that approvals in India are so hard to come by ?
This is India where only bribe talks and works and nothing else.
You can get anything with bribe except an honest person who incidentally doesn’t exist.
One builder in our great builder completed the building and later got environment clearance [if you search the web diligently you can find out ].
One builder gets CC and OC after completing the building.
One has almost completed the building with other clearances except BBMP/BDA sanction.
You can encroach govt property if you have political backing.
You can build anywhere if you can bribe the right people. THIS IS INDIA and this is reality.
Sometime back, I noticed the work had stopped in Mahaveer Oleander. On a closer look I saw there is a court case! (they have written the case number in large black letters)
Any idea what the court case is about?
Let’s hope at least this time they are giving out the fact by saying upto March.Many other builders keep on parroting the promise next week and the next week turns out to be next year or two years.I hope Mahveer group is not like those builders.
Any update? December is almost gone.
I called up Mahaveer CRM today. I was told that we will have to wait till March now.

I have not yet withdrwan from this project, the location, facilities offered are good, on the other side, it should not be indefinate wait. I spoke to sales team, they are offering some other project than giving actual details on this project. Its a big concern. Had we booked some where else, we would have gained good benifit by now,
I talked to the sales team yesterday and I was told to withdraw the booking as they don’t know when the project will be approved or it will get approved at all.
Entire booking amount will be refunded but when I asked about the penalty for waiting more than a year, I was told that Mahaveer itself is going to make loss as they have already spent around crores in the project.
I am planning to withdraw as I don’t see any point in waiting further.
Even I am keen on this project since location, amenities and price all make sense. I am also waiting till March but obviously it can not be indefinite wait.
Which other project did they offer to you and at what price?

I noticed today that Mahaveer has removed Oleander project from his website. It’s not there in it’s upcoming projects. Though it was there in website few months back. Any idea why?
It is difficult to explain why oleander has vanished from their website.
[1] shriram summit is not on the website of shriram.
[2] skylark zenith is not on the website of skylark.
[3] Aratt vivera is not on the website of Arattukulam builders.
[4] purva west end is not on the website of purvankara.
Only vivera and westend are said to have run into legal trouble but not sure, as nobody knows.
The other two are not easy to explain as they don’t answer these questions.
Only Mahaveer people know.
Possibilities— [1] the new real estate bill is applicable to projects launching after October and it bans such ads before launch. [2] BMCIAPA restricts such pre launches.[3] Preparation to launch.[4] restricting supply side in the present hard times for the real estate.[5] legal problem with land [6] helping some other projects to sell in the Basapur area–helping friends.
The possibilities are only my guess work and I have not asked oleander sales team.
Mahaveer people read all these posts and also the posts about their other projects.But they do not post any replies on any website posts.
Whether it is on their website or not we can wait for some more time as the real estate is in a real mess.
Just ring up srinivas or venkatesh and try to find out.
Supratik, where did you find that price ? Their web site doesn’t have this project for the time being it seems. proptiger shows 3500 once in a while on different forums.Anyway waiting for a couple of months will not hurt as the RE is down in the dumps.
Arvind, check this link. You can click on the Areas and Prices link in it. Maybe this is their launch price, and they are yet to launch this page officially. But a Google search opens it up 🙂

I have decided to wait for some more time since mahaveer group is much more open than many other builders.Only after getting a true picture I will think of continuing or cancelling as the project area and amenities are convenient in many ways and the price is also not very high. Prestige which is far away is quoting high. some nearby projects are also more though not so reliable.
Me too. I dont mind waiting till Mar 2014, but beyond that might be difficult.
Btw guys, I just found out this discussion thread today and must accept that I’m a bit relaxed. There’s just three members in CommonFloor community, so was pretty scared so far.

Just i want to share with you all that i have cancelled booking ! Seems there is problem with land and approvals. Better you people contact Sales Executive Srinivas regarding issues .

Mahaveer launched new Project called “Ranches” Off Hosa Road , If you interested they are offering some discount . But again “Pre Launch” 🙁 🙁
Any idea on the price of Ranches?

check survey number. I think it is different.seiac meeting july 2011 shows a different number and name.
Mahaveer Oleander’s survey no. is 28/6, Basapura, Begur, Bangalore South.
Vijetha Builders had already got approval to construct building at this location from BMICAPA, as per BMICAPA approved building plans.

Vijetha Builders Company is not a part of Mahaveer group.
They were constructing apartment there before Mahaveer.
I heard, there were conflicts between the builder and land owner, hence they did quit the project.

Baskar, old prices will not help you. If you like the location go for it.Check the historical price data from silkboard to hosa road junction that will give the clue. Negotiate on that basis. Announce here if you book. Good luck

1) Carpet Area :
I have calculated the Total Carpet area of my flat .
It is coming approximately 78% of Total Super Buildup Area .
2) Undivided Land Share :
Total Land Size = 2 acres = 87120 sqfts ( One of Sales Person was told it is 2 Acres )
Total Area of all Flats = 29867 sqft , x 8 Floors = 238936 sqft .
Undivided Share of Land for 1156 sqft 2BHK is :
1156 / 238936 * 80000 = 387 sqft .
Is my Calculations and Data are Correct ? Any Comments ?

I have visited the site on July 7th and Sales Executive told that Project will get approval by August first week. After approvals they will give 7 days time to Verify Docs then we can go for Agreement and Bank Loan .

I have booked oleander north and east side on 1st Jan 2013. yet I did not see ,ore booking. When I booked. I was 23rd person. Till date only 37 flats are booked. I am surprised to see this and not much work. Is this good idea to go about this project? Can I get my 1lakh deposit?

I am also planning to book in Mahaveer Olander I heard only 37 flots booked. I heard project is good but we have wait for next month(June) they are telling next month approval will come(June or July) if it comes rate will be morethan 3500 per sq ft
You can book. I have enquired with them. Looks like OK to go and trust them.
If BMICP is coming into picture, then whats guarentee that we will not get effected in case of nice corridor expansition..this apt is very adjsucent to Nice road without any space….something wrong!!
Permissions will given by the BMIC ( NICE CARIDAR ) then where is the question of expansion ?
BMICP approval !!! very strange…………there are many projects adjucent to Nice road ( like SNN, Purvankara etc)….they have not talked about this approval!!…..the booking status is absolutely bad ( after 6 to 8 months, its only 40 units)…

I too was following this project. I dont see this project mentioned in any ads of mahaveer developer. They dont seem to promote it . I dont know whats going on. The construction is going on but I think they still dont have the approval. … Not sure.

I too saw the ad in weekends TOI.
Not sure whats going on. And from what I remember only 35 units had been booked till last month. Personally, I like the location but not able to make a final decision.
I visited the site yesterday. Progress is not much satisfactory. As per the sales person’s update, 40 flats have been booked so far.
I came to know that the building plan and elevation needs to be approved by BMICP (Bangalore Mysore Infrastructure Corridor Palike) and not by BBMP as the project site is adjacent to NICE road. This was a surprise to me as I was told that BBMP is going to approve it when I did the booking.
Looks like the approval process is getting delayed for this change.
Does any one know what are the implications of BMICP approval instead of BBMP ?

I have booked a flat at Rs. 2900/- sqft few days back , But they told that going to increase little bit amount from this month onwards.
Mahaveer has mixed views about their quality , Only thing we can do is we can verify their already completed projects. I have verified with my few friends who are residing in Mahaveer Projects and their opinion is not bad.

It is in 4th Floor , And rate i got was included Floor rising charges ,
Regarding Water problem , Certainly there is water Problem at least in summer,
But they have 3 bores and Kaveri Water Connection are laying down in that area , Hope it will come soon ( not at least before 2 years) .

As I understand, the BBMP approval will take 4-6 months. And After that only we can have the agreement and proceed for bank loan.

After booking we will get Booking Form and Payment Scanned copy ( In Case of Check / DD ) by mail , and We need to keep payment receipt for further use.
Apart from that i have asked sales person “Land Encroachment ” certificate But he said they will provide all docs at time of Agreement,
