I am Shweta and we are planning to buy a 3BHK in Mahaveer Tranquil. From the above trail it looks like, definitely there is lot of delay in the promised completion.
Date told to us is now DEC 2016 with +/- 3 months.
Apart from timeline I had below doubts.
1) Has anyone verified if the site plan (actual site status now) is matching with the plan in agreement. I need to understand if builder has deviated from original BBMP plan.
2) Does anyone know if builder has commencement certificate for 10th floor?
3) Has anyone of you got it written in your agreement about the OC & A-Khata from builder. Also, how much value this agreement carries for BBMP to get the OC?
It will be very grateful if any one of owners give your valuable feed back to above questions.

I am not an owner here but I have been watching this since 2012. I go to office by this road everyday.It seems work has stopped here for more than six months now.
1] Two of my friends have flats in different projects and they say OC is there for them.
2] Quality is ok. Not bad for the money you pay.
3] But those projects were delayed and they suffered because of EMI and rent payment.
4] All the amenities they promise will be there.
5] One of my friends had gone to buy a flat from them and the office people were impolite in dealing. He decided to buy elsewhere.
6] One day recently I stopped for a smoke at a nearby shop and I heard some people discussing this project.They were laughing that the builder has collected enough money from buyers and so work had stopped. No idea whether it is true or not.
Probably the owner of the company doesn’t know otherwise he would have done something to save his image in public.No idea who the owner is or whether it is group of owners.Four years for a small project like this is too much.
There is a lot of delay in this project. Don’t ever trust this builder. They were supposed to deliver by march 2015 only but not yet completed. They have already collected 90% from all customers and sitting happily. The new deadline is Aug 2016 + 6 months for old customers. For new customers they will say by Dec 2015 only.
I am one of the unfortunate buyer here and both xyz and abc are right.

Land owner has some 2bhk flats.Bargain for a minimum of 300 discount and insist on OC commitment.Otherwise just search for some other property nearby as many others are coming up nearby.

The rate approximately 4100+/sft. You can get best rate by contacting the builder. Any builder will take 6 months grace period from the committed date. So that way pace of construction is good. December of 2015 is possession data approximately (including grace period).

Bargain to get a discount of at least Rs.200 psqft. Check for the project completion date & Penalty clause if it goes beyond the project completion date. Ask for commitment to provide OC after project completion..

definitely this is a good price. Last year till now there has been 600 psft increase…this price will also increase soon as the builders have already got the approvals from BBMP and they will soon publish it to all . we are a 73 member M.Tranquil owners group in FB and out of which many have already done the verification from lawyers. Even there are members whose loan has already been sanctioned by SBI, so as of now if you go for any flat till 8 floors either landowners/builder shares I dont see any issues in getting a bank loan. Also we have seen the NOC from the builders from BBMP for 9th till 11 flloors and the concrete BBMP approvals will come by August end. I will advise you to atleast book a flat by paying a nominal money since the builders will surely hike the price when they get the extra 3 floors approval and then it will be a loss for you. Also after you pay this booking amount they are bound to give you the documents if you go for a flat till 8 floors but for higher floors they wont as of now.In either case you will be beneficial since if they give you the docs then you can easily get it verified again or just sit and relax untill the full approval comes and take the price hike advantage.
Mahaveer Tranquil got the approvals from BBMP till 11floors today. So it’s now a 2 level parking + 11 floors building with 5 Blocks.

There should not be any issue if you book it through landlord from property perspective. Only difference is that you will be signing the agreement with him & dealing with him for the payments.

I am interested in 3BHK apartment and went to look at the Mahaveer Tranquil apartment today and it seemed okay … However, I am still skeptical regarding the construction quality. When we asked the marketing guy regarding the specifications if they would mention the brand/company name , he bluntly said it will be branded company but they would NOT mention the brand names for example Jaguar for bathroom fittings etc,
He also seemed to be in hurry and wanted us to leave soon … Those who have already booked please give us some insight. What about the water supply – will it be Cauvery or Borewell . If borewell , how many … have they specified it clearly in the agreement. Please advise …

Hi Vinita, You cannot expect price appreciation every month.. Now the prices have stabilized and will not see big appreciation till the project is complete or close to complete..

Group definitely matters. You may atleast get some premium flats for a non-premium price. Anyway I went ahead and booked one Purva project on Sarjapur main road. Location is awesome and fully developed.

rajiv this is the prevailing rate in that area but if you can have a group booking then I feel more 100-150 discount can be finalized.
I booked a 2BHK in 9th floor in august 1st week. At the time of booking, they had approvals till 8th floor. At that time they said it will take 2-3 weeks to get approval till 11th floor. Are there any other people in this forum who has booked above 8th floor. I’m worried with their constant answer that “they will get the approval in next 1 week or so”. Are there any other people in this forum with the similar situation.
venky I have booked a flat in 7th floor and will be doing the agreement this month. I strongly believe that they should get the approvals since in our construction agreement they have done the CLP(Construction Linked Payment) of 5% till 11th floors.
Swapna – I also believe they will get approval at some point of time. Not sure till what time I should be waiting like this.
Today I got an update from the Axis bank officials saying they have approved the project till 8th floor only. Not sure how they are approving when the CLP is till 11th floor. Looks like they won’t release any funds after 8th floor.
venky i booked it on july month and the 8 floors approval came last month end. see if you go with a project which is launched and has all plans approved then it’s definitely will cost you more…because the present location of Mahaveer Tranquil is awesome and our group has also done lawyer verification and it’s all positive. There are no legal issues and the location and price is good…just wait for 2 more months the approval will come…dont worry. Even I didnt like the place. First, it is quite far from the main road. So, i am not sure whether the property will appreciate much. The neighborhood of Mahaveer Tranquil is not that great. I would prefer somewhere near hope farm or sai baba ashram than buying this property.

on a serios note saikat it is unwise to take a baised position always i know its difficult after having invested and believed in a project we tend to give them a thumbs up and start wishfull thinking….we shd always have a balanced view and be ready to discuss the shortcomings of the developer …. that is the motive of harsha sagar too …..getting buyers a equal forum to discuss and debate to conclude best possible informed buying decision for each one.
thanks jeet for the awesome comment…I am not biased what i want to point that as per my reserach (which might be revelant/irrelevant for few) I have decided to put my hard earned money on this project….also this is neither a social service nor a marketing strategy at all…I wanted to post regarding this project since I felt its VFM. For every questions asked here I personally go and check with other people and confirm it and then post my answers, like this all the apprehensions that I had with the builders reviews due to the negative feedback over the web gets cleared and I feel that my decision was good.

Mahaveer Seasons somehow got khata as well as OC but Mahaveer Marvel didn’t get either.Confirmed news.Marver ex association president is a good friend of mine. the builder has digested corpus in both the projects.

@Saikit – Not to worry about this OC thing too much if it is for your own living purpose..Mahaveer is still better than 100s of other small developers in this bangalore and for the money u have put in, it will definitely be worth of it.. as location wise it is excellent

how do you ensure that builder sticks to the size of swimming pool or any other amenity they promise in the beginning?
for eg. In a Jul24 post by Saikat Ghosh, he was told 2000 sq ft swimming pool in Mahaveer tranquil.On Aug24, when I pushed their marketing executive to give me a confirmed size , he said minimum 1500sqft.
When I asked them to mention the pool size in property agreement they have been hesitant.
any solution to this? as a lot of such discussionsare verbal, & we trust on what the builder’s employees say.

I got an appreciation of 300/- in 1.5 months. Good one it will even tend to increase after the Brigade IRV center completion by next year end and the metro to Vydehi.

The new project is going to lauch near SJR unity and Avalon by SVS builder (???) “SVS palms” … I think initial launch price should be around 3000-3200 /sq ft .. I did not get more information about this builder and project on internet. Visit there site for more details.

what I have confirmed from my friends who stays at brookefeilds and also from 3-4 projects in the vicinity of Tranquil that they got water from 300ft. Mahaveer Tranquil is putting 3-5 borewells and also the possession date including delays will be june 2015 when the full project will be completed. They have told that only after all the flats are done then they will give the possession unlike other big builders who will complete one block and then start the other.
I have visited the site couple of weeks back, looks like a good location.
But when I googled about builder, his reviews are not that good ….

ys there are few negative remarks abt mahaveer but if you compare the number of projects that they have done approx. 30 and the remark 10 approx then that is negligible. I have seen negative remarks about brigade,mantri,sobha,adarsh,sjr etc. please dont go with the reviews over the internet rather go and talk to few people who have taken homes from mahaveer. i myself did the same from the ppl staying at mahaveer kings place. my own friend is residing at mahaveer ridge. everyone has good feedback about them. As far as Tranquil is concerned I and one of my friend have booked a flat each. I was really happy with the location and the swimming pool…it will be a 2000 sft…wow….ample parking place…anyways end of the day it’s your call.

Yes, dont go with reviews. But make sure that you visit their previous projects and check with buyers before you buy anything from these builders. They seems to have projects everywhere in bangalore and quality seems to be same everywhere. Most of those are just “some how built” projects. Home is a lifetime investment. Even if you pay 4 -6 lakhs extra, buy from a reputed builder. These kind of apartments, life is hell after first year when builder moves out of responsibilities. Mahaveer is sure No for 40 Lakhs+ category. If you are buying a home under 30 Lakhs (without much expectations), then consider such builders.

mahaveer is now going towards cat a builders category. Please checkout there Maple and Reviera projects but they started off with small projects. Also I feel what they provide in the budget is perfect. big builders charge premium rates and also they dont do the construction by themselves rather they outsource it to some other construction company. I dont agree with Saf at all that “life will be hell after 1st yr” and “some how built” since i did speak to ppl staying in Mahaveer projects and that is not correct. Anyways I have taken my decision and I am really happy and I dont really care about negative reviews since I believe more what i have seen.

Friend.Just some info for you.Hope you get it validated at your end.Some of my friends stay in Mahaveer Marvel and Mahaveer Seasons.In both apartments they got possession in time and I feel it is VFM for the price they paid.But,in both the project they didn’t get OC as Mahaveer as a rule deviate form sanctioned plan.Mahaveer also never transfer the corpus fund to the association. Still from a trade off point ov view Mahaveer is a good builder as from my observation all builders are more or les cheats.
we had a long meeting with the builders and they have told that giving OC is their responsibilty
Yes,they will say it is their reposibility but no one till now in Mahaveer projects have seen an OC. OC is issued by BBMP.If the builder deviates from plan sanction BBMP with bribe also won’t give OC after project completion.In Mahaveer Marvel they had 30% plan deviation.I don’t feel it is a major problem though as 80% projects in Bangalore don’t get OC.All builders are thugs and cheats ,its just a question of degree.

Can you check if it is the Occupancy Certificate from BBMP and the occupancy letter from the builder. Occupancy certificate will be for the whole project and not individual flats.
I was told it’s 1500sq ft, could be more if they get space, by their marketing guy.
it’s also a big size pool with a project of 250 flats
