From 2012 to 2017 it is already 5 years completed. Still there is hardly any construction. Hence if you gave your money, let’s say 20 lakhs at that time, the value at 10% per annum would be 32.7 lakhs. Already 12.7 lakhs lost. If you fall fall in the trap of EMI, that you can hardly avoid, your loss would be more, then if the project complete in 2021, then you would lose 28 lakhs interest in 9 years on only 20 lakhs. Add any interest paid to bank on further payments made. Where is the gain ?
What is the current rate? Looks like there has been too much delay of the construction…Still possession will be around 2019.

The price for a flat in century breeze is high costly and even the apartment is far the tech parks. When I had been to the Budget homes property expo there I saw a project called atz rockview where the project completion date is same as century breeze and the cost for the flat also is less when its compared to century breeze.

Post launch, this project hasn’t kicked off in a way it should have. In fact, there was/is an extended period of delay. The project is at a prime location and may yield good returns, however, one should consider the schedule completion date and the track record of the builder. Although Century seems to be having good land bank in Bangalore, his reputation as a builder – as compared against other major names – might be debatable. Century’s another key project, Ethos, also seems to be delayed. It may be worthwhile for people looking to book for own use may compare this project with other projects in the vicinity before making the decision.

I was planning to book in february. and did not bcos they were not willing to share documentation.
I recently went to th location and saw that there had not been any progress even after 7-8 months. If i had put 5 lakhs then as they asked, it would be my loss.
I visited their office mid Dec and they quoted 4250 for the first 25 people. At that time they had sold 1 unit. They said it was in pre-launch state and they would start in Feb 2nd week. It has been 9 months and no word so far.
I have been following for the last 9 months and there has not been any updates. As you mentioned I am happy that I did not shell out the money go through the anxiety.
Company website shows it is just launched.. do u have any idea what is launch price..
The sales guy informed us they are going to launch very soon at 4750. This might be a pricier apt for its size however considering 75% open space with all that on the offering, should pay off in the long run?

True. It comes to less than 65% across all apartments. 3.5K to 4K is a better price for this.
I did some calculation on the carpet area percentage and found that it is less than 65 %. Also the 3 BHK plans have only one balcony and the price seems too steep for this area given that project would take 42 more months to complete!
There is drainage inside the property and this can not be covered fully as BBMP rule.
Need to check how they are going to deal with this.
i spoke to century about the drainage thing- they have told that they are going to cover it with concrete layer and build a artificial water body on top of it. They are applying for the approvals for the same..the environment ministry gives the approvals for it..

Cost of construing an apartment is 1500 rs/sq.ft assuming the best quality in the house like marbile flooring etc
Purchase of land shld not cost more than 1000 rs/sq.ft..becoz it is an apartment floor..both put together i am ready to pay 2500 rs/sq.ft + registration cost will be taken care by me,,Let me know if we can take the discussion further

How did you get the figure of Rs 1500/-sqft as apartment construction cost ?? The contruction cost comes between Rs2000 (vitrified tiles, honne wood for doors/windows) to Rs 2500/- (marble, teak doors, Jaguar fittings etc). Also, for apartments the amount of steel used would be more since they have much more floors than individual house and hence construction cost of apartment would be more. However, the contractor profit is around 20-25%. Also, since the builder is buying steel, cement, tiles etc in bulk, his cost would be less. Still, I feel, construction cost of 1500/sqft is very much on the lower side for top end specifications.
When builder buy bulk material it is always cheap…its not like a home construction..builders play with large numbers..so the cost comes down..they directly buy from the factory..
