Unishire has announced the pre-launch of their new project called Terraza, the project spread across 2 acres will host about 182 apartments in G+14 floors. Expected official launch by 15th Jan. As per available details the approvals are under progress and are expected in this month of January.

I vistied unishire’s first project, though they claim “building houses since 19….”
They use poor wooden flooring(low quality) and they keep replacing during warranty, i heard when i talked there
Tile laying is very bad, lot of gap and not properly filled
plumbing lines visible, they have covered with false ceiling even in the walkway, false ceiliing is horrible
Look in the basement and the pipes that they have used,you can spot a leaking pipe too
The common walkway tiles are pathetic and poor in quality
Basement ramp is very narrow
All the electrical points are poorly positioned, and not very stable
All minor issues, but collectively major
I dont have the time to run around the builder for all these
The only advantage from unishire is space utilization, and design, but getting hit on the final product
I was not able to go into anyone house who is living, but if i get a chance, i would love to see how they fair after a few months of usage, but i am not that much positive
I also looked at the atrium project location, no work started yet
I am going to byu a re-sale apartment in sobha, the one in thannisandra which is ready to move in

As per my opinion, Im watching the progress of Ledge which is their 1st big project. Based upon that I’ll think of booking with Unishire. As we are going for bulk booking, we don’t want to take risk on the quality which Unishire is offering.

I have been reading the comments from some of you. I am surprised with some of the comments and agree to some. Yes, Unishire may have faulted in the finishing but as a builder they are as flexible as you can get, compared to others in the market. One of my acquaintance having bought an apartment there, has similar sort of worries but they all have been getting solved and heard by the builder steadily. They are working over board and beyond there rights to get the things sorted out.
Now that there is nothing available in Ledge I am looking to purchase something in Terraza and I have heard good reviews from the broker market. They have the best designs, good elevation and at the best rate. I am sure Unishire will do a better job from the mistakes they learned out of Ledge, I am hoping for it.

This is Ajay, i had been to Unishire Terraza very recently and i liked their execution at model flat and location was also very good. Most of the developers promote “Behind Manyata Tech Park”,but most of them are not actually located. I found Unishire Terraza located 100mts from back gate. I have decided to book apartment their but i also read few comments about Terraza as mixed opinion. If any one has something to share with regards to their experience with Unishire ,then pls let me know about the same. I have decided to put my hard earn money with them, don’t want to take chance. So far it was good with me in terms of dealing and negotiation.
I got a chance to visit their Terazza model flat and completed project ledge over the weekend. I did notice a difference. As I enquired more and I understood Ledge was their first project hence all the problems and bad planning I guess. But upon visiting the office I realised their resources and their team. That gave me confidence to lean towards terazza as its close to manyata and I like the terrace concept where I can spend my time.. Any suggestions pls share would like to take a call. Cheer’s

Please read my comment dated August 24, 2013. Go for the project, Not many projects in the area are available at that price, but take extreme precaution as written there. Did you notice brand of materials used in the model apartment, insist on reputed brands.
They would complete the all floor slabs in one and half an year. By this time almost all your money will be with them. Most wall works, plumbing, electricity, floor finsih, quality material use etc all are after that. They are entitled to take another 2 years to do all these, from there and give you possession, what would force him to complete the flat promptly to your satisfaction. You will be left with no option but to take possession irrespective of condition. So hold 15% for possession. That is good for Unishire too.

Let me also tell all one point that just because somebody writes on net, do not jump in to conclusion. I see here people just asking others, rather you or your rep should visit. Take internet info only as an input, then do your own site visit and then decide the issue and go by it. Definitely quality issues are there but should be possible to resolve by constant follow up thtoughout construction.

Increase in price by builder does not mean real estate price has gone up, but it definitely means the price of that project has increased. I yhink this is a marketing strategy, if price kept flat for long time people will take their own time to book. The builder varies the price around required average cost.
I feel the price of apartment shall be decided by the rate at which one owner is able to sell s completed apartment to other buyers . The rate of rise you can see in some realty sited like magicbricks.

Unishire Ledge is a completed project with people staying. Some external works and elec connection /lift/pool filling etc is pending. Quality issues are to be considered as snag works only which the builder should be doing and i can see is in progress.
It seems some issues here are design related like walk area, these should have been considered while booking. But if construction quality is not up to mark it should have been raised at each stage through 3 years, however issues in finishing can be still addressed through snags.
Unless the builder says not possible to do in time bound manner, there shall not be issues. I think the existing customers should seek a schedule for fixing snags. New customers shall ensure quality at each stage of construction. I hope the builder will resolve all comments by customers.
Manish, almost all realty companies are having multiple subsidiaries and it is all for purposes like you mentioned. These are non core issues so not bothering. The agreement shall be correct that is all. I would be more interested in quality and commitment.

It is a good location, no major concern about builder so far except some isolated blogs, and the later you enter higher the price. Please do your evaluations and decide. Unishire Ledge has pathetic quality. I am residing there and Unishire group does not care at all about delivering quality. Mr. Mehta makes very tall claims but does not fulfill any promise. In fact these people do not even pick up calls or meet us when we go to their office. Here are the issues at Ledge, some are temporary and some are permanent.
1. Land issue – Unishire in its brochures show the layout much more. We have lost about more than 2000 sqft of land compared to what was promised in brochure and what was assured everytime we visited the apartment.
2. Bad architects – The Unishire group has very bad architects. The pavement for walking around the building is too narrow. Only one person can walk on it. So how will we overtake slow people, how will we walk in opposite directions, how will children have tricycle, prams on it?
3. Cost cutters using bad quality materials – Unishire uses very low quality materials and very low quality labour. There is hardly any supervision. The Mehtas or any senior management have never visited the site. The tiles that are laid are breaking the next day. The quality of wooden flooring used is pathetic. And so is the quality of most things. The labour used is all inexperienced cheap labour and all have done a very shoddy job.
4. Bad plumbing – There is seepage everywhere. The tanks leak and the drains are clogged. The bathrooms are smelling like public toilets and there is bad odour coming from floor traps in so many flats because the noxious gases from sewage are not being vented out properly.
5. Common areas as promised are not yet ready. There is no kids play area yet, no swimming pool, no gym, no TT, no landscaping, no greenery. Common walls still need a final coat of paint. Unishire is not doing much for the project.
6. Bad maintenance – There is hardly any housekeeping being done. No cleaning, No garbage disposal. In case of electrical/plumbing issues we are left helpless and terrible.
There are many more issues like no BESCOM power connection yet, Poor quality and small lifts not yet operational, Bad ramps in common areas, low boundary walls, space wastage around pavement, small entry gates to lawn etc etc. The left corner in the back of the plot does even have a boundary wall yet.
a very informative point.. looks like they are not the builder but just marketer, and subcontracting the construction work to lowest possible bidder hence the shoddy work.
also take a look at group companies holdings.. something fishy..approx 25 group companies with holding of same 2-3 persons only.. you can easily make out that it’s for money rotation for tax evasion purpose.
Only put your hands in this project knowing its gonna get burned..

I would like to know as you have mentioned so many issues over here what are the land owners planning as an action.
What I have understood from the builder is that the possession of the Project is not yet been handed over and the work is still carried on and they have time till June 2013 to have the project completed as always issues are there and will be addressed accordingly in any project.
All Owners that have taken current possession of the apartment and are currently staying is much earlier than the final completion date of the project.
And the Builder claims that these claims cannot be made until the project is completed and they are like we are ahead of the schedule and handed over the apartments to owners which has made them happy.
Please let us know your views regarding these claims.

Have you visited the Ledge-Unshire, which they claim as completed project? If not yet please do and write your opinion which will be helpful to all.
I am not surprised about some negatve comments as some of those could be correct and useful if supported by facts or if comes from old prospective bloggers or verified owners but not from one time users. Most such bloggers women name and talk about construction quality and plumbing and eleacttical quality (!!!!) but do not give any details. To see if there are quality related complaints, i did lot of search over net, Surprisingly no owners have ever complained about their quality or attitude. So i would rather ask the indumati, parvathi and rohit to please give details of specific issues so that we “Buyers ” can be really benefitted. While i would be keen to hear frim them more i would do more checks myself on these. I request others as well to do the same and post observations as most of you are engineerd as well.

I visited their completed project “The Ledge” last weekend.
It seems they started the project 3 yrs before and the project is yet to be completed. Although the brochure, the external elevation looks great, the internal construction is very bad. The walkways are so small and very bad external flooring is done.
I heard from the existing owners that the builder promises several things, but nothing is done. I also heard that there are leaking walls and floors in several houses. No permanent power. I was puzzled, how people can stay.
When I asked why the builder didn’t look into the issue, it came to my shock that Mr.Kirthi Mehta never visited the project.
Before booking with Unishire, you can go and look their existing project “The Ledge” in Jakkur Main Road.
I think the price quoted for Terraza is way expensive for their quality of work which is seen in “The Ledge”

I believe they are charging 3950/- + floor rise. one of their Sales-Manager told me that booking started in dec 2012 with 3500. i.e in 3 months 450rs/sft raise. do u feel its really happening? and i don t know how much they negotiate..
they sold it at 3500/sq. ft. during soft-launch, at 3750 during pre-launch and now its 3950. The way they behaved with me, they politely refused to negotiate on the base price, saying it was well below market price. However, 50Rs/sq. ft. is well above the market norm (50/3 floors). So, I feel you should be able to negotiate on this.
Normally, builders have a target in mind before they decide to increase the price. So, if you are serious about buying, you should just forget what it was during starting time and just compare the absolute price and see if it is value for money or not. Then go ahead and negotiate like hell. Good luck.
agree with you Black cloud,As long as prospective buyers are concenred if you find value then go ahead and invest.My experience has been that it is difficult to negotiate with these guys on the base price but my feel is you can get it at 3850.
Floor rose of Rs,50 is high and one should bargain on this.the avg Floor rise charged in Rs.25.

I then thought I must write something more. Read it carefully before taking my recommendation.
Unishire Terraza is an excellent project at an excellent location. Also, Unishire has got good plans to come up. So everything is positive as far as this project is concerned. There are some other new projects also with them, but check their status and papers.
There is a big BUT. Unishire has done only one project so far i.e. LEDGE. It is a medium class project with lot of complaints. Panamera is in advanced stage but its quality is a big question mark. I have personally a lot of involvement and information about these projects. But looking at the vision of Unishire, they deserve an opportunity to be given. But should not be at the cost of the customers. So be extremely and very extremely cautious even if they give a good bargain (even if you get a 90 lakh flat for 85 lakh, that is very dear to you).
The only way is that at the time of booking itself insist that you would pay against progress of project and KEEP at least 15% to pay on possession and rest equally spread (20% on agreement). This is the only and the only way to ensure reasonable quality of construction, use of actually reputed make materials and quality finish. Even if they say this is a standard term with existing customers, do not agree, most builders take around 15% on possession, and unishire is new. Their most other projects are still on paper. Even if the banks agree for their advance payment terms do not agree. I would insist that if they do not agree for 15% on possession, do not take the project at any cost.
Once you sign the contract, you cannot negotiate with them. Also, do put a clause in contract that they should reply to all your queries and concerns within one week. And mention material brands specifically in your contract (taps/switches/wires/tiles/pipes etc), do not mention like …or equivalent brand. Make the contract as binding as possible. While booking itself take a copy of the contract. Do not get upset with some harsh clauses which is valid till the possession only, if that is not affecting you, that is common in all contracts, but payment terms and quality of materials and construction is key.
Only reputed builders can ask for payment in advance, Unishire has to go a long way to reach there.
And do not believe what is written above by me, people can post any thing. Please visit these projects and talk to customers, you will get good information about their positives and negatives.
Go for Unishire, but be very cautious especially in payment terms and material quality and construction quality. With that it is a good bet at that price.
hi, Has anyone got approval letter from SBI for their loan? Also does anyone know whether builder has received commencement letter for construction as yet or not?
According to the builder it would take 2 months for the builder to get the commencement letter. They are expecting the approvals to happen in another 15 days. Not sure what is driving them long. Hope they have the capability of delivering this project.
RQ, I don’t know where you got this information from, but the builder already got his approvals a week back- we got this confirmation from a BBMP official himself. We have contacted SBI Kumarapark branch, and they have assured us that the project has blanket approval- have started loan formalities. Commencement letter in any project is only received after the completion of foundation stage, so in that respect yes, it will take a couple of months, but that holds true for every project in the pre-launch/ just launched phase and not unique to Unishire Terraza. The lawyer too came up with a clean opinion on the legal title.

It does matter. I don’t think anyone would object if they used hindware or otis/kone for lifts. But what if they used some local brands? in that case since the agreement does not mention anything ( mind you the specs mentioned in brochure are conceptual as per builder) what would be your recourse? Better to have things in black & white than regret later.

I am raising all observations to the devloper. They are listening and I am hopeful that all issues would be addressed/recorded including spec. I do not think that they will use any local brands, but it our responsibility to see that we get clarity on every thing and move ahead. Nothing to be kept for later.

The draft agreement does not list the specifications and amenities which are mentioned on their website for the project. Specifications like – Class II seismic structure, Jaquar or equivalent fittings, automatic lifts, power back up for flats and common areas are not there in the draft agreement. Also, the transfer charges of Rs.500 psft are abnormally high ( most builders charge 100-200 psft).
The building specifications are mentioned in the agreement. What is not mentioned is the amenities, but the builder is ready to add that as an annexure. Yeah, 500psft transfer charges are indeed high compared to market, but I am so glad that this a shot in the foot to the greedy investors who want to transfer the ownership of apartment before registration. (most probably this will be addressed in the real estate regulation bill, when it comes into effect, god knows when).
The issue is not about greed but about transparency and ethics while dealing with customers. If you are going to charge a transfer fee which is way above industry standards, you should inform the customer beforehand ( when a customer is paying the booking amount) rather than by inserting a clause in the draft agreement later on. Also, if all the reputed builders provide an exit option for customers by paying a reasonable transfer fee, why can’t Unishire? Why transfer fee has to be five times the industry norm?
Yes, I do agree that its above the market practice and I STRONGLY agree that they should mention this at the time of booking. However, I cannot agree with your 3rd comment. Exit option=Cancellation. And their cancellation charges are OK compared to market.
@blackcloud – I did not say that specifications are not mentioned but “SPECIFICS” of the specifications like brand etc. Anyone who has seen the specifications in the draft agreement and compared that with the specifications on their website can see the difference.
I can’t see how mentioning the brand of fittings help. Clauses like “Lift will be Otis or equivalent”, “Bathroom fittings will be Jaguar or equivalent” is not going to help you one bit because they may claim and win an argument that “Hindware” is an equivalent to “Jaguar” despite your best objections.
Is Anyone paying 50 Rupees for the floor rise . Has anyone got any discounts on this as 50 looks too high . All the builders charge between 15 to 25 for floor rise. So anyone has got discounts/negotiations on this.

I am trying to book one flat. But seems like too expensive. How common people are affording. It seems ironic, but its true , 1 cr for for 3 be rooms for around 11 00 to 1200 carpet area. And welcome to indian real(i)ty word, in Bangalore especially, one has to run faster than the developers, else you cannot catch up with their rate, this is applicable mainly when you are trying to be with one project. The best is do you studies regularly and then the moment a project is launched book immedieately, else you will feel lost opportunity.
So better is to look for a fresh project if you feel the rates are high. I am not sure about your choice, but if you are looking at compact one, KoltePatil Raaga is good one, if you want medium one Ramky One north is excellent. But if you are looking for good sized one, Terraza or Vajram Essenza. If you can raise the bar a bit Century Breeze and G corp Icon are options. If Bhartiya city terms and conditions are made freindly, at 4120 it is good one, they have opened tower 5 now.
Overall, the price comfort will come evn if you buy a house after launch, as after some time the price would be higher only. The discomfort of price is only temperory. What I would suggest is that you study the market for 6 months and once you get a good feel, you will book the best at best rate.

No question carpet area is important, we have to take everything into consideration. Hard to accept when you say Unishire Terraza’s location is better than BC. Can you confirm the location of Unishire Terraza? It is on the road connecting Manyata Back gate and the thanisandra road (the road which has a left hand bend and narrows if you go further)? Unishire Terraza is next to Saroj group project that is coming up right?

Yes, the location is correct. I feel BC and this project cannot be compared. A more fair comparison would be to projects that are located further down the Rachenahalli Road that are already quoting higher than this project.

I did say that there is no comparison with BC, but money matters for some people. All I said is for those who want a house at a good location at good cost without much hustle and bustle.
Yes the location is almost correct, it is survey no. 78. On thanisndra main road going north from ORR, almost a km before the raliway line take left, go 200 meters, on left side you see the school further about 50 meters on right is Unishire site, about 3 acres. You can search in wikimapia also.
I am now trying to get the price components, if it does not come up well I would be unhappy, I am closely in touch with SBI Kumarpark, they want me to submit all papers quickly, they say no issues. But I need to confirm no legal issues (which is still not recd, but seems OK), I need to get other price components and agreement draft. A lot to do.

There are totally 24 2-BHKs on offer and 4 of them are still left. Met the builder today. I stand corrected.
They had only 28 of them on offer. So, this is most likely true.

All my analysis is based on basic price, which is applicable up to floor 6. I also felt FRC is high, infact I did tell them as well. But what Unishire told is that they are still getting many bookings for higher floors (fact only they know), what once should do is may be to negotiate well and then do an absolute cost check (total rs per sqft carpet area) w.r.to other projects in vicinity and then decide. Comparisons in vicinity are Cordellia/G Corp Icon and comparison with due consideration to distance (from ORR) is Provident Harmony/BC/Vajram Essenza/Prisha Orchids which are all good 4 kms away.

Is Terraza in Arkavathy Layout ?
I am worried about it being in Arkavathy Layout (if it is in Arkavathy) as most of the North Bangalore belt is under some or the other litigation due to the formation of this layout.
Can somebody, please throw a light .. whether this project is under Arkavathy Layout or not ?

I got tempted after reading the blog only to respond to your comment. Last week i visited their LEDGE project ( which is by the way not fully complete or functional as they claim), i’d rate them 2/5 for project execution and 1/5 for quality expectations met when compared with competitors of same league. i’m still weary of stepping commitment with them.

think with this terraza project they are only capitalizing on promoting as the behind the manyata gate and maximizing their profit margin. I work in manyata and the road from behind is like avoidable the suburbs of mandaya. given a choice you would want your children to scale these roads as they commute everyday. feels like a misplaced living. the question i’m having is why am i choosing this ambiguous project when there choices are abundant in the main road?

I have taken a couple rides on the Thanissandra Main Road and find that the entire stretch on the main road from nagwara junction upto a good 3-4 Km inside on that main road, is full of small shops etc. Didn’t really come across any residential apartment projects. Could you please let me know as to all all project choices are there on the main road.
There are a couple options on the main road, but they’re well into the road about 4-5Km (nera Sobha City, Vajjram Essenza etc)

I am closely following up this as I am trying SBI home loan. They say the price components will be released by Monday 14th Jan. Waiting for it. The 20% told is just an estimate, it will be item by item priced.
Yesterday I got the detailed brochure. The Master bedroom is laminated wooden flooring. 750VA DG back up for 2/3BHK, seems good. But one observation is that AC point in MB only, I need to speak to them if they can provide AC point in living room too.
Carpet area for 2 bhk 1430 sq ft is more than 74% if you ignore area between dinning , 2 bed room and toilet which is excellent given that it has only one common wall.

I am startled by your comment that the project is in excellent location. It is behind Manyata alright, but have you ever looked at the locality? Rs.3750/- psft is almost equal to Bhartiya city price.

You have good observation. Infact based on all my information gained while searching for home, I can share some observations. Let me tell you first very clearly that there is no meaning in doing direct comparison between different projects, you need to look at reputation, project features etc as well.
For those who need a good shelter with reasonable features and nearness to key areas, price comparison plays a big role, only in that case please look at analysis below.
BC – 1595 Sqft 3BHK, carpet area 1100 sqft, total price including registration approx. 85 Laks with car park, effective price per sqft – 7727 psft
Ramky One north – 1358 sqft 3BHK, Carpet area – 1092 Sqft (mentioned in docs), total price including reg till Dec end 51.8 Laks with covered car park, effective price – 4743 psft. 39% less for same size BC flat. This project is good an almost equal distance from bellary road compared to BC.
Unishire Terraza – 1800 sqft 3BHK, Carpet area – 1332 Sqft, total price including reg estimated 81 Laks with covered car park, effective price 6081 psft. This is 21% less than BC. There is some scope for negotiation also. This location is much superior compared to BC, based on nearness to establsihed good roads/venues/future metro etc.
Again let me tell you, there are more features to compare for those who want it, but above analysis is only for those who want a house to stay self.

I am evaluating both Gcorp Icon & Unishire Terezza. What I understand is that the Icon has super luxurious amenities- which is why they are quoting a price of 4575. How do you rate Unishire amenties and the layout in terms of The Icon. Which do you think will have greater appreciation from investment point of you. I am not an expert but just a buyer, but has done some analysis in this field. Gcorp has Pan India presence and hence a big player. Plus the location of Gcorp Icon is much closer to ORR (just half a km may be) and is a much bigger project.
Coming to features, do not go by word luxury/super luxury/premium, these words are used as one wishes. You ask them to list down features and then you decide what class it is.
4575 is not bad in that area when you compare with Sobha City in similar price range though further 4 kms from there. Also, ask for all other price components and then decide, the per SQFT rate is only one part of it, some companies charge some other special charges. So look at net cost.
Terraza is an excellent project in Mid range and if it is that satisfies you, then it is the correct choice.
Depending on capacity one may decide.

Many thanks for your feedback, we finally booked a flat today in Terraza. Really liked the spacious layouts and the location is not too bad either! We had almost booked in G-corp but found some genuine problems in their draft agreement (similar one-sided clauses like Bhartiya city), so walked out at the last moment. Going through the Terraza agreement now, seems okay so far, but still awaiting legal opinion.

I have booked a 3 BHK here for end-use. There are only 28 2BHK apartments on offer. Hence, I believe it will be end-user dominated. (personally, I prefer this as I have purchased it for end-use)
I have also booked a 2 BHK 1430 SqFt Flat in this project at soft launch time.
I enquired about the Builder and found him to be a C Class Builder where A class builder are Sobha and Prestige and B class are Mantri, Purvankara, and few more. so that seems to be a good point.
The best advantage of this Project is that its just 2.4 Km from ORR and 300 mts from Manayta Tech Park. the area is in initial phase of development and there a lot of development coming up including 2 malls which i saw while exploring it. both are approx 1 KM from the project hence there are great chances of Price appreciation. second the apartment size is quite good compared to few other project in the area.
one more project from NR green Woods is coming near to the Unishire terezza and they are quoting 4110 base price so the price is also reasonable.

The project launch is Mid January. They are likely to increase the price it seems. There are many builders behind Manyata away from main road quoting much higher prices.

I have booked a 3 BHK booking of this Flat. According to my analysis currently this is a good project @ a good price. Projects like Sobha city are around 5K and still paying such a huge amount in the community you are considered as a cheap person becoz there is class differentiation over there. Other than this ICON and Monarch are the only High-Rise projects.
About the builder as far as i know this group is not a big and well knows builder but what they build they do it with perfection and also on the internet after done with many as 8 projects there is nothing bad written about Unishire .

has the Unishire builder ready to provide you the copy of Property Documents related to this property and Approval Documents. for me he is not ready to provide the same.
I have got all papers and are with the lawyer. Also I got the legal opinion certificate from Unishire today which is under review.
For me also, the builder is not ready to give a copy of the property documents. But they do send a legal opinion of the property for your reference.
I did meet the advocate whom SBI has approached for project approval. According to him, all documents are in order and it is only a matter of time before SBI approves this project.
I am still insisting on getting the copy of property documents. Lets see how that goes.

As I understand the builder is just giving the legal opinion and not sharing the documents for cross check. Its just “NKS” on the blog says that he has got all the documents.
What are your assumptions regarding the builder not sharing the documents. Other builders have no problem in sharing the Docs then why Unishire .

I am not sure why they have not given you docs. If you have booked/payment done, then they must give. Ramky gives it against just 1 Lak booking amount. Insist, you must get it. Good luck. Additionally I got from Unishire legal opinion from JP lawyers. SBI says approved. So no issue. But I would wait for final word from the lawyer.

I have been trying to ensure that the UNISHIRE guys give me all the legal docs before I pay the booking amount- right now they are just offering me the BBMP LP number & the legal opinion, he is not willing to share the rest of the NOCs. I wonder what is the holdup here in sharing these docs with us. Do let me if any of you (except for NKS) actually got the other docs from Unishire.

I booked my apt in Terraza in Dec @ soft launch and have recieved a copy of all legal documents.
Latest info as on 1 March 2013.BBMP has approved the projects and given all sanctions/approvals for starting construction.

I would be really cautious with this builder.. Just has a look at group companies at their site and that’s quite alarming.. approx 25-30 companies managed by group of 2-3 family members.. am very sure that’s for money rotation purpose; sooner or later they would be under scanner.

What you are saying is true also for many other builders. I had seen some of their projects last year like LEDGE and Panemera.I was really impressed by their execution capacity.Excellent quality.Secondly,I was quite impressed by their executives.Saw simlilar executives only with Nitesh in my search.

The builder has scheduled the agreement for the month end. I spoke to SBI, they say all Unishire projects are approved by SBI, he asked me to forward the papers for him to process.

Could you please comment about this Builder Unishire. Any knows issues with this builder and are they a trusted name in the real estate market.
Any idea regarding the property if it is having any legal issues or any such things.
This project location is just 300 meters from the Thanisandra Main road, opposite the Thanisandra High School, but a bit after that, AND is right behind the Manyatha (I hope rent should be now around 25k for 3BHK and by year 2015 around 40k), So high rental value. Also, it is just above 1km from the ORR and also 1kM from the future underground metro station at Nagwara (not sure whether it will come!!!). Going by prospects and reputation of Unishire and experience in the area, I think 3750 is very reasonable, I blocked a 3BHK for my self use/rental, legal checks in progress. I wanted a home not big buzz and high maintenance cost, the rate is much lesser than many other projects quoting high for far off locations from ORR. Rest please do your analysis and decide. dont you think getting a rent of 40000 by 2015 would be difficult here.. assuming a steep 5% rise from dec 2013.. i see 2500 + 2600=5100 rise in rental.. so approx rent here could be around 30-31K by 2015 dec.. for premium units you get get up to 33k..
that being said this looks good considering other properties around.. however not sure about unishire builder.. can this be considered as good as Ramky[i see you hv also booked one there]? does this builder has having group companies backing like Ramky?

You have a good point. What ever I mentioned are just to encourage only (my self !!). The rate for good apartment in the area is 25k to 35k (Sobha Petunia). There are not much good apartments in the area, with more coming up, the rate must go up.
Unishire has a good website with info and project progresses, they have done many projects and only good opinion in internet about them, their dealing also so far good. I have not visited Unishire projects (but would do that), but inquired about quality, was convinced from opinions. They have eight projects Behind Manyata, of those this is the biggest and best location.
Ramky is much more reputed but yet to get a good grip in Bangalore, Unishire is not a big company like them, but have done lot of projects without complaints. If it is RAMKY they also would have rated Terraza in simillar price range, they are reasonable. But if this is by prestige/Sobha, the rate would have been nothing less than 5k for this project.
Please do more checks from your end to adjudge builder and price.
I was thinking abt this in back of my mind..but since I have already invested in Ramky north Bangalore side..i wanted to diversify with a better builder and instead ended up booking[soft lauch] a new KoltePatil horamau road unit.. that project is not yet launched, will be out this month end i guess…
that will cover North-East bangalore for me and Ramky will cover North side for me.. that new project will be 6.5 KM from manyata and 9-10 from MG road..
keep watching KP announcement on that project very soon[may be 15th jan or month end]

looks like they are not taking any soft booking for that project. I think they are announcing pre launch by end of feb. i have booked one in soft launch last month, with no floor plan or final rate confirmation.. could be around 3500-3700.
