Provident Housing the affordable projects arm of Puravankara Group has announced their new project called Provident Sunworth to be launched on 12th Jan 2013. The project spanning over 59 acres will host about ~5500 apartments. Provident Housing also claims to provide a huge list of amenities for the project including 3 club houses & swimming pools. The project is set to be executed in four phases.

I can see the price advertised from today 23/Feb for 2 BHK 29 lakhs and 3 bhk 36 lakhs. this is for the classic apartment gfloor and non premium facing.
100 rupees sqft more for super premium facing.
10 rupees for floor rise
1.25 lakhs additional for basement car parking
I went to the site , they have raised the price again.
We had booked on 17th Feb for 7A-705. On 20th they said it is already booked by someoneelse on Feb 6th. They offered a substitute and next day they again called up saying even that option is booked out !!! We cancelled our booking…if they are not able to handle just the booking itself how will they be executing such a big project..!!!!

vk price is for 1st Floor, Super Premium flat, block 7, wing D, Sales team says Block 7D bookings are just opened in last week. Any idea or anybody booked in Block 7D?
I Dont think block 7 is open for booking. Block 6 has 8 wings (A-H).
I dont think so many units are sold so quick for opening Block 7.
if it is open 106 and 107 super premium series is good to book.

As i said, my site in mailsandra is 200 feet from nala and i dont get any smell from it. not sure why so many people are debating about the smell. go and check yourself guys….
it never came to my mind in the past 5 years since iam holding this property and have gone there atleast 20 times till now. never i had experience the bad smell or increase in mosquitoes…

considering the power of social media, it will spread and the builders price is subjective to negotiation.
I dont think puravankara is ready to negotiate even a single rupee on the quoted price.

I love how everyone is so damn optimistic….”I’m sure Provident will do something”, “Grade A Builder so he has to do it”, “6000 flats, so he must do something”….heck nobody has to do anything….Has Pr committed anything in writing that they WILL do…NO….So if they don’t do anything, what will these 6000 people do (or rather what can they do)….NOTHING….there is no legal recourse in this matter….But I sure do love all the optimism in this forum….Dogs and horses WILL fly one day….there is no space for them with 6 billion donkeys on the planet (including me ;-))…I know THEY WILL, THEY MUST….I’m far more optimistic on that….Get a life people….:-)

He today lives very happily commuting through public transport and living in rented house coz he has no big commitments and he never trusted anyone. Hello, I have booked a Super Premium apartment in 8B and I have also received the Receipt and some docs in CD from the company (after 1 month of booking payment).
According to me looks like the sewage will indeed be near the building but I strongly feel there won’t be any issue with any smell. This is due to the fact that its moving water and stink arises only when there is stagnation. Hence I have overlooked on this.

Hi, I have booked 2 flats in wing 8 B and received the sale and construction agreement. I just worried and annoyed at the way these sales guys put in pressure to get paid. is this normal with all builders? is any one having the same headaches?
once you decide to proceed you need to pay the 20%, considering the size of the project, builders collect this money to commence work.

Hey AG don’t feel bad. Its just normal rather its professional to inform buyer to deposit the amt. Because if the builder does not inform, most of the buyers will not deposit the money.

if the objective is investment then why do you care. you all always sell it if things does not come out well and iam sure there will be many takers for super premium facing apartments. i have booked keeping that in mind. mine is facing all key amenities like cricket net, tennis, basket ball etc….
go and look at the projects like diamond district, games village in koramangala. when i came to bangalore in 2000 all these projects were sold for 16-20 lakhs.
now can you think about buying them even for 75 lakhs?
look at projects like rohan vasantha, purva riveria next to railway line. now selling 3bhk for 90 lakhs.
go and look at the recent projects like Mantri Aura (nala behind), prestige in dodaballapur road behind railway line.
I am planing to visit the site tomorrow morning to see the nala and the current status of the project. Infact the sales rep had told me that the bhoomi happened near the phase 1 area only and the back entrence for phase 1 is open. He also had told me to visit the site and see how far the building are from the compound wall and the nala.
Let me examine the situation myself before deciding to proceed further.
I have booked a super premium 2BHK.Not sure about nala though.I have seen a few properties with large sized and longish nalas close to the property but with no foul smell reaching the flat or the common areas.I am staying in a 21 acre apartment complex with a large nala within 150 meters of the boundary wall – no odour issues.But that doesn’t necessarily mean it will be the same with other projects.What I do know is that at the sunworth site, I could see, sense or smell nothing odd – so nothing that told me not to invest.
I did visit Phase 1 site location and saw Nala running about 70 feet from Provident Sunworth’s compound. However from the wing 7C (which I have blocked), Nala is roughly 400 feet far. There was smell near Nala, but not unbearable near the 7C wing. With high rise buildings and compounds (more than 10 feet), the smell should subside considerably according to me.
By the time possession period for Phase 1 (2016-Jan) comes closer, BWSSB/Provident may take some action to clean Nala by adding some more STP plants . Also those who have booked flats can pressurize Provident to take action on Nala.
I have decided to proceed with my booking.

I have booked 2 adjacent 2BHK houses in 7C block. 883 SQFT looks small to put all the furniture and other items. So planning to convert this into a 3BHK and removing the common wall in living room and kitchen to make it double sized living room. Also want to convert one kitchen to a pooja and store room. Combine 2 common toilets to make one big toilet with more space.
Is anyone in the group also having similar plans and booked 2 flats for conversion purpose?

I have confirmed this with sales guys and he says it is possible to modify internal walls without touching the pillars. Let us see.

On ring road near Hebbal there is a sewage treatment plant. Prices haven’t dropped becoz of that. Right near it is Sobha Petunia quoting high prices. Drains are there in indiranagar also near airport flyover, they don’t stink now as they used to stink 10 years ago.
This drainage also will be forgotten when project is complete and price appreciated.
If you enter now will the project appreciate anywhere between 40 to 50% of delivery price?
Say from 3032 base price to 4548 base price by the time the project complete in 2015 end
I bought a 3BHK flat here and feel happy about my investment. The reps were supportive when I asked for change in my apartment after paying the booking amount.
Only thing I felt not good was marketing rep did not highlight the difference in layout designes in Premium and Super Premium where Kitchen position complies to vastu in Super Premium. We were told that the difference is only the view we get from Super Premium and Premium.
Overall, 3 years down the line I feel this area will be quite a happening place and will definitely be cosmo. Its worth an investment where there will be appreciation and also good place to settle considering easy approach to city and upcoming metro.
Wow…! Really great PROVIDENT! We don’t worry about of documentation, quality of construction, safety of life, comfortable of daily life style. Good floor plan, bright and windy, compact home, easy for maintain. All under one roof is SUNWORTH! It is really worth. Model house is an excellent example. I am very much happy of booked a 3BHK flat in 6C. After 3 years we can see a LITTLE SINGAPORE in our garden city of Bangalore. Thank GOD!

I feel the location is not good. Next to vrishabavathi river is a big concern. I would def look at options of buying a BDA site in BSK 6th stage instead of buying a flat here.

vrishabavathi river is not a big issue. river is 5 kms away. it is the water flowing into this behind sunworth property. 100 feet from compound wall. it is already a treated water and no smell. there is possiblility of mosquitoes. but provident have planned a stp unit over here an this water will be used for the gardens etc for the project. they may also conceal this in a closed unit so the water flow should not be a problem.
bsk 6th stage bda is a good option. the only advantage with this project is the loads of amenities and 6000 apartment unit township. Good for people working in this area, retired people etc.
bsk 6th stage has very few housing units and also it will not be a township like this. the prices of the plots are already 3500 ruppees.
this is a budget apartment with loads of amenities suitable for middle income group.
water connections should come in 5 years since kaveri is available till kengeri bus stand now.
once metro is operational and two colleges next to this is fully operational then i think it is a good bet after 5 years. contruction anyway take 3 years from now.
compared to brigade meadows which is 7 kms from nice road, this one definately looks like a good bet to consider for investment.

I think with another three phases to come up and 2500 crore investment, they should have thought about this! And if what you mentioned about cauvery etc comes true, its ideal. My biggest real concern at this point is what they plan for the nala which flows next to it, i hope they have a plan for this!

To me vrishabavathi river is a concern. I used travel between Mys-Bangalore every week and see this river near kengeri… it used to be pretty bad… even with the treatment plant… Not sure if the treatment plant is able handle the load now…. also I would suggest testing ground water … AFAIK vrishabhavathi river basin starting from its source some where in the heart of bangalore till it reaches Arkavathy river is highly polluted…… I would just be double careful here…. agree on the connectivity…. nice road is a huge plus…. going to EC or tumkur road hardly takes much time…. if ur wrking along nice ring road.. it is a good investment… Metro is another plus.. Budget home with lots of amenities…….
Purva has lot of unsold ready to occupy units in their other projects – Purva Highlands and Welworth city, majorily due to connectivity.
This one is slightly better by location.
I suggest that you also check the huge apartments coming up near Kengeri Shikri Apartments/Petrol bunk.

Purva Highlands is very expensive .Purvankara caters to Premium market and Provident is the affordable arm of Purvankara.
Purva Highlands 2BH costs around 60 L ,but the qulality and amenities are too gud.
Only concern is the approach road ,yet Mantri Royale,,Shriram ,Kumarans School are all located on the same road.
Due to the cost factor people have to think a lot before Buying.
Provident Well Worth is an affordable one but it is very far near Doddaballapur ,so not an option for people intending to buy within Banaglore.
you are right… the approach to Purva Highlands is Very Poor. No takers for Renting option also. I think it is almost 3 years since i am observing it from Nice Road.
Provident Welworthcity is also way out of Bangalore.

There are 15 wings in total in 3 blocks opened for sale (6,7,8). these blocks will be sold first and there are total of 1440 units in these blocks.
Based on the progress of sales on these blocks only other blocks will be opened for sale.
If these are not sold as expected then provident may scrap the plan to extend the project into other blocks.
Also there is a possibility of a road from mysore road to kanakapura road splitting this project into 2. you will notice a road in the overall plan. this is not confirmed yet but provident is making a provision for this in the project.
This township will be launched in 4 phases as per the sales guys, price of the units will be revised based on the sales and launches of new blocks. based on the cost of the aparment launches like purva skywood, prestige tranquility, brigade meadows and brigade orchards, ramky one north, century indus, salarpuria melody, mantry alypine, ranka aquagreens, mahaveer project in nayandanahalli, bhartiya city nikoo homes etc. I have made a rough calculation of this project assuming this township will have a decent sales in the market.

You are right, These days there are a No. of High Rise buildings coming up, we may wonder who will come & live but no wonder 10 years down the line even they will fall short.
The very best example i can quote is that of Dwarka in Delhi.When the Dwarka township was being formed in 2003-4 it was like an entire city coming up with just appartments every where ,more than 1 lakh flats being build.People used to think who will come & live and they used to fear they may not even go for Rentals but today,affording to even just stay on rent in those flats is on demand and costs nearly 20 thousand per month.
God Knows what happens tomorrow.
Even in Dwarka, there is a huge Nalah which flows to Najafgarh emanating stinking smell.
They have built a closed enclosure and that has been converted to a Alternate Road Now.
With Purva Highlands many are unsold coz not many can afford to own a flat at 60L.
Provident is also coming up with huge townships like Sunworth in Tier 2 cities like Mysore and Mangalore.
sewage might not be big problems.I had come across a similar property near BIEC,A separate closed enclosure for sewage was made and the cleaned water made o flow into Anchepalya Lake.now the Propert looks good and Jinadal has starte boating facilities in the lake.Hope a smilar approach could be followed grdaually,the filth also paases through Good EarthMalha town ship.
I feel this is a good investment for 3 years down the line since there are neearly 3 town ships .

Although Nice Roda is there it cannot be considered an option coz of its huge price factor.
Brigade Meadows – 6 kilometers from nice junction and costs 3190 as of now.
Ramky one north – very congested and costs around 3600+ now and it is around 4 kilometers from yelahanka.
Prestige Tranquility – in a industrial area and also 2 kms from budigere cross and now costs 4000+ per sqft
Puravankara is launching a project near yeshwantpur 500 meters from metro at the prelaunch price of 5000+
Bhartiya city – 6 kms from nagawara junction costs 4200+ now
Ranka Aquagreens in Kengeri ready to occupy is around 3400+ and it is not a very big township project.
Mantri alpyne in uttarahalli now costs around 3600 per sqft and 2 more years for completion
salarpuria melody in mysore road costs 3900 per sqft
century indus in mysore road, rajarajeswari costs around 3700+m, this is 2.5 kms from main RR junction.
Considering there are 5900 homes and it is a 60 acre project, provident may do something to address the sewage issue and also this is a BDA approved project.
There are no major well formed townships, apartments in and around this area and this could be a good investment for the future (5 years from now).
Worst case it could fetch 10-15 % ROI if only for investment purpose.
Dear VK, Infact Provident has acquired more than 100 acres of land here and for the first phase only 60 acres is released.
Yes there is a 50 Feet Proposed BDA road connecting Banashakri which runs through Good Earth aswell.
Providents boundries touch Good Earth Aswell.
Good Earth town ship is also in 60 acres and the construction is in Full swing.
Place is definitely a gud bet and value for money who wish to live and work in that locality.
For Investors this might not be the first choice.
i happened to visit the site once again yesterday , asked the representative to take me to site of phase 1 . the sewerage is approx 100ft from the compound wal, the compound wall is expected to be around 10 ft tall. further on there would be amenities for another 100 ft .
my concern was about the water connection …
we know that there is no cauvery connection to that place currently . borewell is the only option possible as on today or probably for another 5 to 6 years . would dis water be safe for drinking and other household purposes .
providents representative says that they would ensure that the water from the bore would be recycled by them and then provided to the apartments plus BWSSB is already recycling the sewerage before it flows along this site area
now, i am not quite sure whether quality of water would be taken care by the builder by way of recycling ,since i am not aware of the feasibility of installing such a facility.
I also hear from the representatives that there are plans from the government to clean this sewerage
Except for the water related concerns i think its a good buy.
HI DK ,there are lot of proposals for water treatment,below is just a small quote from the net on BWSSB’s plan
“BWSSB Chief Engineer (Project) S M Basavaraju said that the a 60 mld water treatment plant at Kengeri has been proposed.
“The project will be completed by 2014, as we are replacing the existing systems,” he said.”
I have booked a villa in Good Earth and have tasted the Bore water there and takes OK but i dont know about the other test reports.

The filt from Cikbidrekallu which was flowing into Anchepalya has been mode to flow in a closed enclosure and clean water allowed in to Lake.
The Closed enclosure is being converted to Jogging track with avenue tress planted round the border as a wind breaker.
I have a site near the BWSSB recycling plan in Kengeri, My neighbour has constructed house there, Borewell water tested over there does not seem to have any issue. Also there is sufficient ground water level in this belt. he got water within 200 feet. Also kaveri connection is provided already in this locality (Maiasandra). Sunworth being BDA approved and 4 kilometers away from this site should ideally get connected in 4-5 years to my knowledge.
u can notice the bwssb recycling plan before 500 meters before kengeri bus stand on the left side.
Although sunworth sales guys say this water will be recycled and used for garden and cleaning purpose. iam not 100% sure on this. it may be just a sales talk.
I have not noticed any bad smell or mosquitoes in my layout which is just 50 feet near this seweage flow in mailsandra.
my only confidence is provident has a brand image and this project has 2500 crore investment. they should and will address if this becomes an issue to residents. It will damage their reputation if this causes an issue to the people who purchase it.

Ground water is abundant here and not at all a problemn.
Infact Provident is supposed to rescycle the water which is as part of BDA approval norms. Every BDA approved layout needs to have STP (Sewage Treatment Plant) and RWH Rainwater Harvesting .These are mandatory and without them BDA doesnot give approval.
Infact Provident has nearly 120 of land here and Goood earth near;y 100 ( 60 +40) and Srinishi Green Wood with 4 Acres,Blue Jay with 12 Acres.
I believe this is quite a lot for a new township with nearly 15000 population being pulled.
The other attarctive feature would be the fact its s huge town ship worth 60 acres and one would get a lot of landscaped space to roam around.Place would be good for retired and small children to play.Only worry is work places are very far.Would be idea for people who work in near by places like Global tech Village,Toyota Kirloaskar.
Also the entire Bosch is being shifted from Audugodi to Mysore Road.

I feel u need not worry.
The reason i booked in Sunworth is for the fact that its a huge space an one will get a lot of landscaped area which otherwise i may not be able to get else where for that priceSo felt its value for money and i may not be able to buy a similar one later .
Second since there are a lot of townships coming up nearby , it will definitely appreciate in value by the time all the projects are nearing completion.
Also there will be a good demand from people who work in Bidadi Industrial area since a lot is happening.
Don’t worry abt the Stench, the course along the property can be converted as a closed drainage.
Take the eg of Diamond District,its built along side a stench,and look at the value it has appreciated to.There is Royal Orchid as wee along side the stench.
If more people so come forward and put across this concern ,Sunworth may do something about it.
As of now i have booked one 3 BHK and Happy about it
.All i need to do is forget it for now and turn up after completion 🙂

there is nothing in TUMKUR road, but once the metro pillars are erected prices have shot up by 30%.
Kanakapura road has no IT but once metro started to become reality the prices have shot up. 4500+ for new launches classic apartment. there is premium facing charges, floor rise etc etc.
Mysore road has not got the required attention so far and the current metro is till deepanjali nagar and next phase will be till Kengeri.
if you assume this sewage problem getting addressed in the next 3 years when the project gets completed then my wild guess is this should be a good investment.
there will be a lot of focus from Mysore road to Ramanagaram belt.

Major concerns regarding the project:
Why is the model flat in Ulsoor and not at the site (bcoz of the smell). The sales guy confirmed that the last building will be 100 ft from the nullah. That is the reason for all the tennis courts etc in that section. Now how are you going to play tennis while the stink fumes are present, I don’t know.
They don’t want people to visit the site because of the stench. It isn’t much at the current site office location but I’ll guarantee the Phase 1 buildings will be extremely “fragrant”. It is also the reason the sales guy mentioned they may need to plant a herbal garden at the edge of the property (Its that strong). Another concern, when I visited in the evening – the place had a million mosquitoes – which indicates there is a lot of stagnant water/nullah nearby.
The price for that area is outrageous. There is nothing there right now. So how did Sunworth come with a rate of pre-launch – 2790 psft? It should have been much lower. The metro and other stuff is way into the future.
Main problem – completion date of 2016 (agreed date). If this gets delayed, then how will investors stick in this project – You put in money today – If the construction isn’t complete and posession isn’t given before Jan 2016, you’ll have to pay capital gains tax on all the money invested from previous project sale.So investors won’t touch this project especially with the 3 yr timeline.
Plus, the major concern looking at the model flat was – It looks like a railway compartment – series of coupes with entry from the corridor. This is a personal opinion, so no flame war.
Ramky One North and Brigade Meadows are far better locations and options in overall price value comparison.

somehow i was OK looking at the price and offering but when my wife asked them if we can visit the place they were not comfortable
definitely with wind flow place will stink always and even effect the health, during rains water level also increases and smell too
It is difficult to identify where the compound wall is till they level the land after cutting the trees there. Also i checked and it has been confirmed it is a moving water after treating it so there wont be smell. but we need to go to the site to check this.
I checked on google maps, but not sure how far is the compound wall from the river. Guess only if we visit the site can we can be sure!

Vrishabhavathi Reservoir is 23 kilometers away.
300 feet distance is reasonably far away and all amenities are planned after phase 1. it is a passing treated sewage 300 meters away from the project. I can see this is passing many other apartments and constructed houses before nice road. so not sure if it will be an issue for this project.
The floor plan doesnt look attractive as the entrance is through kitchen.
Not sure how many would like it this way.
If the sewage is just 300 ft away, the place might stink all the time..just like Diamond District on Old Airport Road.

The project looks very attractive. This about 60 acres and 5000+flats.. so huge township. Have booked 2 BHK flats. You can combine the two and have a large 3BHK if you wish…

i think all developers (prestige, sobha) have only 70% carpet area. correct me if i am wrong
has anybody calculated the carpet area of this project? – in provident project – on thanisandra road the carpet area is very less…- 69%
there is no river atleast at 1 kms that i can see, kaveri water connections are already done till kengeri and this project should get connections by the time it completes in 2015. Also this project is BDA approved. ground level water is available in 150 feet. it is around 2.5 kms from nice road.
That River is not nearby.. This part of Bangalore never has water shortage, I live in Kengeri and work in Global Village Tech park.
I have booked a 3bhk on the pre-launch price, the river is not near the project and i don’t see it as a big concern. Cost of the project is reasonable and includes the cost for open car park. 1.25 lakhs more for basement parking. Per floor rise is 10 rupees. super premium apartments (good facing, east north ) are 100 rupees more.

I checked out this project information online and looks attractive but going through the floor plans i feel they are not so good. Kitchen just next to main door and sqft is just 883 & 1082 which is quite less for a 2 and 3BHK respectively. This is my personal opinion you can check it for yourself before taking a decision based on my opinion.
