Hi, i had purchased a flat in shilpitha sunflower recently but i had gone throw reviews after booking the flat and i was scared and met some of the owner who bought flats in shilpitha splendor they had given me positive feed back now iam happy to go with sunflower………….
Nobody who has interacted or bought a property will recommend this builder. I am staying in one of the his previous projects and he does not have even basic of documents and the residents are currently stuck with various notices from govt. officials frequently. We are still fighting with this builder and he just talks and talks.
Apart from the other feedback mentioned on this conversation is valid.

hi, recently i had visited this project it is very good project what i have Sean in Whitefield surrounding with all amenities and good price they are offering
I am a resident of one of their previous projects. I would never ever recommend this builder. Though he uses not so bad quality materials and his plans are not very bad, his control on the labour is pathetic.
He hires third-rate contracts/supervisors for the projects, with whom you will have to follow up for years to get simple things done. The builder himself never verifies if things are going right. You complain to them and they will nicely tell you it will be done in a day, but that never happens. Their strategy is to make you angry, after which they can clearly say they wont do it.
The supervisor (a rogue named Sheshadri in our case) is also a money making animal. He will charge you for every extra thing, but will never do it. He takes extra money from you for every minor thing, not pay that to the workers. We lost close to 35K just to him, but no work done even after 2.5 years.
Never buy this builder unless you are confident of handling such thieves.
We are even exploring filing a forgery and cheating case against this particular supervisor.

Completely agree with the comments. I had visited their office and was really planning to go ahead with the booking. But luckly I happened to talk to some of the residents of the builder’s previous project.
I was shocked to know that he has not given any of the promised amenities and has also not completed the project on time. Now the residents are fighting with the builder for the legal documents as well. I heard the builder threatened the residents 🙂 .
Also the quality of work done is not up to the mark. Now I have started believing in reviews and most of the reviews are correct as well.
Please excuse me for commenting in this blog but you can also have a look at Mahaveer Tranquil project. This project has been also picked up by NDTV(17th June show) as one of the preferred one in whitefield. The rates are competitive and also the carpet area will be more than 74%. I have booked one and I am getting 77%. I am not promoting it but just came across your blog so thought of sharing my thoughts. As per the builder rapport concerned, Mahaveer also has a lot of negative reviews but they are far bigger builders than Maithri and they have lots of projects even in premium categories. This is my first investment in bangalore and I am quite happy with the way Mahaveer is responding to our needs.

Please go and check the flat owners of his previous project before taking a decision to buy property from Maithri Builders.
I am a flat owner of Shilpitha Splendour. I am not able to find a single positive supporting point for him.
Cons:
• I occupied on 2012 Jan. Till now no amenities and where ever the place he shown for the amenities are constructed by flats.
• Very poor quality of wood frames and door. Already doors got broken I replaced them.
• Very worst quality of bathroom fittings.
• The worst tiles quality. Within 4 months started to chipping out. This is the very common problem with his entire completed project.
• Very bad construction quality. Almost more than 60% of flats have water leakage problem from their upper floor.
• The builder is very rude and arrogant guy. He simply says I will not complete.
• Till now he does not own any office building for him. He uses your building as his office until he starts his new project. Till that time he will not complete any pending work in your building
Pros:
• Good looking office girls to attract customers. Other than that I didn’t find anything
All the points I addressed are very valid and important when you buy a flats. Buying flats from him is suicide yourself 100 times with no mercy.
Go and check the construction quality of already completed project by yourself then take a decision. The property is just opposite to EMC2 outer ring road. When you are doing huge investment spend some time to make it worthy.

I have the documents CD from the [overconfident] sales person which im gonna verify from a property advocate before making a agreement.
I have seen Shilpitha Splendor on Outer Ring Road. The guy has provided whatever he promised as part of the project.
I dont expect quality or professionalism like the A category builders but still @ this rate if he delivers whatever he’s mentioned on the brochure….Im a happy man.
The reviews on the builder does state a lot of crap online but i did a review on other reputed builders too like SJR & found that they are as stained as this one. So ultimately, they all are money minting machines, doesnt matter.

As far as I know, there is nothing like a group booking which is happening now. Earlier few of us tried to reduce the price by booking in a group, but the builder did not agree to reduce the price for group booking. Hence most of the people who opted for group booking walked away and are looking for other options.
It seems they have got their plan approved. Going to get it tomorrow.

What price did you book this project? How much did you pay as the booking amount? The builder is saying that they haven’t given the sanction plan to the banks and banks will take around 10-15 days to approve after they give the sanction plan. Please let me know if this is correct?

Thats correct, even i am waiting for the plan, may get the plan tomorrow from them. Heard from bank that they may take another one week to get the project approved after getting the sanction plan. I paid 1 lac rupees as booking amount. Post further details after getting the plan.

Hi, we are also interested for group purchase. We visited the site today. Area wise it is good however I have discomfort about the following :
1. Didn’t hear good reviews about Splendour project in terms of construction quality
2. Builder is not transparent about maintenance charges
3. Builder is already communicating that the price will be escalated to 3700 after Saturday since all approvals are expected by Saturday
4. No banks have yet sent their approvals.
5. The project would be fully completed only by 2015 and builder is already saying there can be six months delay.

I visited the site today. Below are few of my thoughts
1. The project is accessible from two sides
a. It is right on the borewell road.
a. If you are coming from Marathalli side, take left on Sidapura road and right when you hit borewell road. Distance is 2 Kms from Varthur-WF road
b. If you are coming from White field side, take right after the muncipal park – Distance 1 Kms from Varthur-WF road
c. Both the access roads are approx 40 feet wide (2 cars can cross easily)
2. Nearest landmarks
a. Gopalan casa project – 500 mts
b. Delhi Public School – 800 mts
c. Forum value mall – 2.0 kms
d. Kundanahalli Gate – 4.0 Kms
e. Hypercitty Mall – 4.0 Kms
3. Nearest BMTC bus stop is approx 1.5 kms.
4. The Nalurahalli lake is within 3Kms radius, which may be the biggest advantage. I went to see if the lake actually has any water left, surprised to see that it is full of water.
5. Builder claims, 5 Borewell will be dug. 3 are already dug and we could see water from them being used for construction already.
6. I tried going to Vaidehi hospital, just to check the distance but i was lost on the way. Builder claimed it is within 2KMS. I couldn’t find a neat way though.
7. When i tried negotiating on price he said he can give a discount of 100/- . But we can definitely get this price down further if we go for group booking.
8. The sales guy seemed confident about approvals and schedules. (I was surprised by his confidence actually. I din’t know whether it is a good or a bad thing :P)
Some things to be vary of
1. The builder is charging 1,75,000 for amenities. It is a bit high for the amenities he is providing and compared to other builders. If we can go for group booking we may get this amount down by 25-50K.
2. The price doesn’t include advance maintenance charges. So be ready to shell out extra 2 to 3 /- psft/month at the time of possession
3. The project has so far not been approved by any banks. Though sales guy claimed that they have applied for approvals in all major banks and are awaiting approvals, I don’t believe it. So expect some delays if you are planning for a bank loan(Especially, SBI may take 2-3 months)
4. The construction quality of the earlier projects. Let me know if somebody has already visited any of his previous projects, and how was the overall user experience right from booking to handing over the flat. Some builders are totally inaccessible after the agreement is done.
Overall i liked the project and can count me in group booking. Please share your thoughts and if any of them visited the site, please share your views too. Share your mail-id or mail me @
The carpet area worked out around 64% for 1134 2 BHK flat which is quite less I felt. can someone shed the light on this to see the carpet area is okay? For nieghbourhood apartment it came around 74%(mahaveer tranquil). Kind of thinking what to do..

It’s an upcoming builder. They started a new project next to Shilpitha Splendour at ORR, which is Shilpitha Splendour Annex. I visited the site last Sep’12 regarding Annex. They were quoting 3650/- that time. The site is 100m ahead and opposite to EMC Crop and their office is also there.
They have one project Shipita Splendour on ORR.
