Satish is a fake person here, I find him in both the place for KP projects for raaga and mirabilis. He looks like an investor or may be a builder guy. My observation is that he generally influence the price in forum the way he wants, Like if he wants to buy an apartment then he will him self will offer a very less price in forum and people who wants resale may get panicked and sell in less price and if he wants to sell his flat then also he will offer in the same way. Beware of him… he just not a serious buyer among us who puts their hard earned money but he enjoying playing with the sentiments of real buyers… Harsha should notice this and block such people.

The landowner has offered to give away his share of flats for FREE :-). On a more serious note, provided Mirabilis has the NECESSARY approvals from BBMP/BDA, then a base price of between Rs 3500-3700 would be a fair/reasonable LAUNCH price for the project. I have no interest in buying a property in Mirabilis and this is only my personal assessment of a fair price.

Lets discuss the cost of construction cannot exceed more than 1500 rs/sqt and 1000 rs /sqft for the land cost..that is why i offered 2500 rs..
anything above is a profit..since developers are trying to offload the inventory due to slowdown i offered 2450..else he or she will end up only loss

I agree with you that the current prices of most apartments are super inflated and there are no buyers at the price which builders are asking. So, the price of Rs 3500/- which I quoted is a relative price compared to other builders. I have done some small research in Horamavu area. The land price in Horamavu (for B khatha, I doubt if any ‘A’ khatha land is available in Horamavu) is between 4k to 4.5k within 2 kms of the Horamavu signal. So, if the UDS is 40% of the SBA (super built up area), the land price would be around Rs 1600-Rs1800. We can take construction cost as around Rs 1500/-/sqft (as of today). So, the approximate range for base cost (i.e. if I myself construct putting in my time and effort) is Rs 3100/- to Rs 3300/- per sqft. On top of this would be interest cost, marketing cost, risk cost and profit. Therfore, I said that around Rs 3500/- would be a fair/reasonable LAUNCH price PROVIDED that the project has got ALL the necessary approvals and there is very little risk for the buyer. I dont like is this EOI concept since the price is not locked and the developer is free to quote any price later.

@Satish: Couple of days back, you mentioned Rs 3200, now it is Rs 4200. The word Mirabilis stands for remarkable, wondrous, amazing – not sure about the project, at least the jump in the price can be described in the same way ! Hope you are not related to the Builder’s family?

MUMBAI: Residential property prices in India have a lot of scope for reduction as supplies are sufficient, a top RBI official said on Wednesday.
“I believe there’s enough scope for housing prices to come down from the higher perch because of huge inventory piled up in several markets,” SS Mundra, deputy governor of Reserve Bank of India, said while nudging builders to reduce property prices.
The unsold inventory across top six cities in India, including underconstruction and completed properties, currently stands at around 760,000 apartments as on June end as against nearly 734,000 apartments in the previous quarter, according to property research firm Liases Foras.
Mundra was addressing a gathering that included bankers and realty developers at the real estate banking conclave organized by developers’ body, National Real Estate Development Council.
He stressed on reduction in housing prices while acknowledging that there can be a counter argument by builders that around 30 per cent of their realization is going towards taxes. “With more progressive construction practices and several other measures, it should be possible to make housing less costly than it is today,” the central banker said.
Mundra went on to highlight that the housing shortage is accentuated more in the weaker sections. Over 58 per cent of people from the economically weaker sections and over 39 per cent from the low-income groups have no access to housing, Mundra said.
He also voiced concern against the practice of loans for a second and third house, adding the bank credit must be used for productive purposes and not for speculation. “We would not like to create a situation where bank finance is being used by a selected few for buying several houses as an investment and thereby creating artificial demand bubble,” he said.

Thats nice. so if they increase the rate again, you will have to pay. That means they can keep increasing the rate irrespective of construction schedule/status and ask you to pay. Why dont you take these crooks to the court ! high time we buyers get our act together !

You are right, they are again saying that its getting launched in november 2014, we have booked a flat in october 2014. I wanted to ask u guys, did they share with you all the legal documents pertaining to land and the project ( including bbmp approvals ). Did you got the same verified from a lawyer? I just want to be ensured that there are no legal reasons for delay!we have booked the apt at 4400 rate.
I am also planning to book a flat in Mirabilis. What I am told that they are just blocking the apartment now using Expression of Interest. They would book it on 14th November, 2014. The booking amount cheque would be deposited only on 14th November if you agree 🙂 The rate they offered is 4300/- (officially 4400 but agreed to reduce to 4300).
The concern I have is, if its only expression of interest, what is the point in any rate they quote as the flat is not getting booked in your name – just blocked and EOI says these are indicative rates.
I don’t think till it is booked and your booking amount cheque is deposited, they would handover any legal documents.

You sign Expression of Interest (EOI) and pay money to do so. They don’t even bother to give you legal documents and govt. approvals. Importantly, they don’t even confirm the rates..!!!
Do you buy other products this way, without knowing the rates? Can you tell me any five things that you bought in your life whose price total to 50 Lakhs? Property is the costliest thing you buy in your life time. And we are taking about 1Cr+ here. Imagine the risk you are taking to save 100-200 per. sqft. for the costliest thing you are buying in your life time.
With this kind of unethical process, builder can effectively charge anything as “official” rate, on the pre-launch day. It all depends on how many fools turn up to their marketing gimmick. They are unsure of that number TODAY. To know the same, they use your time and money.
Don’t they claim to be in the business for a long time and have the desired “expertise” to be called a premium builder? I wonder, what stops them from knowing their input costs so as to come up with a rate NOW? What’s that information that they don’t have TODAY—-and will know ONLY on the pre-launch day—-which can help them set the “official” price? They don’t encash your check, so they don’t get your money upfront. But the number of checks collected gives them the most valuable information: The number of FOOLS willing to fall.
Investors, why so much hurry? Already few people are fooled by this builder in the name of EOI. They booked in Dec2013 and are now charged 200 extra for the same. Why YOU can’t be the next to be BUTCHERED in the name of investment?
Only charlatans play such tricks. Don’t fall for it.
Your comment is very true Aniruddha. When we book an apt as part of EOI we expect the price to remain same. Since they have en-cashed the checque with in a week, they should stick to the price.
Not only the price increase they have COMPLETELY CHANGED THE INDIVIDUAL FLAT PLANS. they don’t even bother to inform that the your apt plan has changed. Such an irresposible builder. I have done a mistake thinking a listed company would not do such things…

The explanation received for change of flat plans , need to verify though – They could not get NOC from fire department for the submitted plan and for that reason they needed to change their layout to abide by Fire departments comments. These kind of things are possible in initial stages. If he has really made the changes based on objections from any of the govt department, it is a good sign.
The main thing which we should verify before signing the agreement is to check the BDA/BBMP sanctioned plan and the flat layout. If they match, it is in good shape. Also having one tower with only 6 floors indicates that he might be trying to abide by the FSI rules else he could have all towers with 12 floors each.
I have heard similar things for another builder where he increased the sqft of the flat in initial stages due to some govt authorities objection, he ended up changing some layout/design.
If they have en-cashed the cheque, they should abide by the price for sure. But unfortunately, if we have not filled up a booking form with all details, the things are Gray again.
Anyway, have you booked/blocked the flat in Mirabilis and planning to continue ? if yes, we can be in touch. I am thinking of going ahead with them. Lets see how things go till 14th November and decide.

I think you are not aware of how the express of Interest works.
EOI -Expression of Interest is a method used by few other builders – Purvankara does it as well.
Normally, In this method, the cheque paid by you is not deposited till the launch date. On the launch day, they would tell you that the price is so and so and this is these are possible flats which can be allotted. If you agree, the cheque is deposited, if not it is refunded. In this method, they always tell and indicative rate. There is never an agreed rate till launch date.
What surprised me in this project is that they are talking about a rate today but still signing only the expression of interest. Ideally, one would be signing the booking documents today. That was my worry/concern here. If he says, I have to pay more on 14th November, I will not agree and quit the deal. Anyway, my cheque is not going to be deposited.
If you look at other builds like Brigade, they take booking amount, encash it and if you are not interested or if you don’t agree to the rate or don’t like the flat allotmment, you can cancel the booking by paying 10K. At least expression of Interest, you are not loosing 10K.
You can’t say that they are not telling the rate now because they don’t know input costs! Thats a totally wrong statement. Do you mean when the builder increases the rates every two months (any builder for that matter), does it mean that their input cost increases which is why they increase the rates ? The rates are decided by market demand.
When builder charges for floor rise, or extra charge for premium flats (like facing swimming pool), does it mean that he needs extra money to construct Swimming pool facing flats ? This is totally absurd argument ever for such a purchase.
when one person is buying a property, it is anyway taking the risk – can you assure that if I wait till 14th November and book at the launch rate (whatever), there are not going to be any issues in future ?
Or if I book with another premium builder may be Shobha/Prestige/Brigade – there is not going to be any legal hassles ?
All these things are to create demand and appreciation.
For that matter, which item you buy “including your daily needs” are justified with your logic of proper input cost ? Every thing is demand based.
I am not defending Kolte Patil as a builder here but just making things clear that its a demand driven market and not based on actual cost.

All I tried to say in my post is that, it’s the demand that decides the price and in today’s RE market, builder is unsure about the real demand. So, he is just using you guys to gauge the same.

He is UNSURE of the demand in this down market. Think about it: They announced the project in March2013 and still not able to come up with a rate. This very fact talks volume about their UNCERTAINTY about the market demand. My question is: Why use gullible investors and home buyers to test the market demand?

By talking about input cost, I just wanted to highlight to the readers that it’s more than the cost factor. Of course, he knows his cost. So, it’s has to be about something else…. DEMAND , a factor that the builder is unable to predict as yet. But he is unwilling to take any chance, and wants to SUCK everyone dry. So, with this EOI, he is out to gauge the demand first so as to charge everyone to the hilt.

No I did not take anything personally.
But what you are forgetting is they are doing business and not “free for all service”. They have full right to decide what should be the market price for their products (the same way every businessman does it). Every product is sold like this, including your vegetables, grocery, mobiles, TVs, movies, cars etc. Lets not blame their method. The mobile phone or the laptop or even the internet connection you have used to put this post and respond, is also sold like this only. Have you ever seen festival discouts in shops, its given on increased price.
If you start thinking about this, you would not be able to buy anything in life.
I have done business earlier and I also decided my price based on my competitors price and not on my product cost. So nothing to blame builder here.
Every person has a choice to go for it or not. If you feel the price is more, don’t go for it.
No builder gives you legal documents, unless you book the flat. For Expression of Interest, no one gives the legal documents as technically it is not binding to both the sides. Even after booking, if you find fault with legal documents, you have option to get refund of the booking amount – most builders would return it and some create problems while returning.

Rightly said Manjushree. Long back I too fell to their trap but had nice fight with them and manage to get full money within one month of cancellation. I have never seen such unprofessional builder. I am happy that I could cancel right in time and invest in much better property at rate little lesser than current quote from these junk people

Got to know that its pushed to 5th December, 2014 now. Reasons are unknown.
Their sales executive told me that they earlier pushed from 14th to 21st November and then to 5th December.
We decided to drop the plan as its not fitting our overall planning.
The rate quoted is stil Rs. 4400/- with a discount of Rs. 100 to close on Rs. 4300/-.
If you go through channel parteners, you might get additional 1% discount from Channel partner.
Looking at the way this project is progessing I feel this project has serious issue. May be some legal issue or partnership issue with land owner.

Its a good project and you may be concerned about legal issue but I have gone through the legitimate documents with my lawyer and case is favoring to builder and that is the reason the construction has not been stopped, High court has order for peaceful occupation in the immunity later given to the initial noticed to both the parties. The dispute is not about the legality or approval part of the project but previous land owner is demanding 50% of flats sharing in properties which demands are coming down as the case is going ahead, Builder does not want to give up as its all legal their point of view so the matter will be settle sooner or later and construction will not be stopped at any point before possession…. I think the Mirabilis project has good future potential, assuming that the railway crossing issue will be fixed by the time the project is completed. Considering the experience of KP (much more in Pune than in B’lore), the rate they are quoting is OK. I looked at Mantri Webcity too, but did not like the floor plan of their 3BHK options. Plus, they quoted 4800 psft to me with 70:30 finance scheme which I was not interested in. In my opinion, Hennur and Thanisandra property rates are too inflated. Let me know what you decide about Mirabilis.

But how do you feel Mirabilis floor plans are fine in comparison? Balconies are unusable and too many flats are stacked in a flat, that too with common walls.

I haven’t reviewed all the floor plans of KP Mirabilis; but, I liked the floor plan of the flat I have booked. It is about 90% vaastu compliant. It has just one common wall with adjacent flat, and yes, one balcony is not usable, but that’s least of my concern. Now that doesn’t mean that the floor plans for Mantri are not good; they just are not the best as per my requirements. And, floor plan preferences differ from person to person. I shared my experience and am not looking for a debate here.

I am not sure if this will get launched this year too! I have been waiting for it to launch since March 2013! and paid the booking amount in Dec’13. If the pre-launch price still the same after 8 months, I have simply lost my interest on the amount paid and have gained nothing! I seriously feel I committed a big mistake. Anyone who has backed out can you please let me know how difficult is it to get back the booking amount?

I had seen the site in Feb 14 and then went there today ( 12th May) . I was told around Feb that it will be launched soon and today was informed that it will be launched by month end.
The price quoted is 3950/- sq Ft.
Pros :
1 Accessibility from ORR.
2. Railway overbridge is getting constructed.
However I am concerned if there are legal issues with project as there are posts from may 13 in this thread where people are talking of a “soon” launch.
BTW, their executive told me that all the 2.5 bhks are sold out and only theones on 11th and 12th floor available.
I have seen other projects and comparatively found the price to be fine but now I am a bit scared after knowing that the project is in the same state since a Year..
I am looking to book this property. Please provide me your valuable feedback about builder and any thing which can help me in deciding.

It is not a good option I was trapped with this offer after putting 4 lakhs for 4 months I decided to quit. After lot of fighting I could manage to get my money back. I quit because from last 4 months they are just saying that they are going to launch project within 15 days. Cant trust anymore

They say they will refund the full amount in case anyone decides to cancel the booking. Could you let us know what was the fighting about then?
It is about getting that said money back. On cancellation they will give you a vague time frame to return money. Once you insist on particular date after lot of followup they will give a date. BUT on that said date they will not give any cheque, so again start the process of followup. In this process at one point I felt I will not get my money back. If you ok with having such experience you can take a chance.
Note: during booking a sales person clearly said to us that they will not use this money for anything so return of amount can happen within a weeks time but I got my money after months time
A big developer like KP is dealing so unfairly…. they should return money immediately. They claim to be launching this project for last one year now. God know what is the problem.
KP is good only at extracting huge amount Of money by selling falls promises of launch. During my booking they said that launch of this project will happen in Feb 2014 but till April they dint had any approvals in place (no idea what is state now). For any builder to launch a project minimum of 1 month is needed to get bank approval after plan approvals
I was under impression that they are only taking EOI (expression of interest) cheques. Hence they wont encash the cheques until they officially launch the project. Is it not true ?
don’t be inwrong impression they will encash cheque same day of your issuing. They just need your money without any solid commitment from their (KP) end

I think buying a apartment on Hennur road and Thanisandra road can give you better appreciation rather than buying on Horamavu. Hennur road and Thanisandra road are developing very fast and so many commercial projects are coming.there. Considering the locality horamavu as very scattered, 4000/- prelaunch is on very high end. Even this project is having so many common walls.
Guys it is up to you but consider Hennur and Thanisandra location that is far better than Horamavu.

Akkibhai, how sure is the total environment project? I mean, they have been acquiring land there for ages…is there any surety that they’ll come with a project there anytime soon?
Well, as per my knowledge they have acquired 80+ acres and another 50 to go. The project will take 2-3 years to materialise
So from investment side, the region shows strong potential. When I made investment 5 years ago at Hennur, it was the same story- lot of potential but not much on the ground.. but today things are different.
I therefore see strong growth in Hormavu as well..
Is there any development happening on site. I spoke to them last month they said they will launch in mid march.
The sample apartment is almost ready. Few approvals are pending which should be there by March (as per their staff). If sample apartment is ready- its a positive signal that approvals are almost there and project is about to get launched!
When is launch planned. They said feb in dec 13 but now they are saying march or later
Total environment guys say the launch will happen only in march 2015! And no guarantees! Jeez if they have been telling people that’s gonna happen in 2013…

4000 in prelauch stage, in this area is very high. I was following up his project for past several months. Now I completely dropped this project.
The area is very dusty and , no railway over bridge which is a main concern.
Also they are having 2 phases, which means construction will be there for another 5-10 years.
Launch is plannned in feb. With there record, you can never say that.
Phase 2 will be there for atleast 3 years after phase 1
yes rate is too high. Floor plan is also not at all good. common wall is there in all the flat. Its better to drop idea of investing in this project.
Heard they will launch soon at 4000, which is way too high for this area and current market conditions.
Also, considering there is no railway underpass yet, the connectivity also is a big issue.
4000/sqft would be a complete waste of money, Better go for G-Corp then @ 4945 / Sqft and that too near to the proposed Metro station @ Nagawara

No news about the launch so far, every time KPDL guys say next month.
From some un-reliable source I heard that they are still sorting out some legal issues related to land acquisition which is causing the indefinite delay (but don’t know how reliable this info is?)

I spoke to the executive couple of days back they said they are finishing up the mock up and heard from reliable sources that they are on final stage of approvals to be in their hand and also they said there is no hassle in land issues. i think the wait should make us more a good launch. as i was searching property for last 2 years this all common issues before a launch

yesterday i called the concern person of this project. he said me that would be launched in August. i feel Santosh also mean to say the same ( i am sorry, i dont understand Kanada so guessing ‘Ashadam’ means some where in August 🙂 ).
As per them, they can not lauch the project untill and unless they got all of the approval, which is the latest govt. rule.

I just visited the site y’day, few points …
– When I measured the exact distance from this project’s entrance to ORR, it came to 1.9 km to be precise, so 1.5 as they’ve mentioned is slightly incorrect.
– There is a railway track in-between, and the road on that crossing is bit narrow. It just got closed when I was coming back due to train passing, there was quite a lot of traffic & chaos when it happened (on saturday afternoon), just a point.
– I somehow wasn’t getting very good feeling while passing from that locality, esp after the railway track, not able to articulate, basically it didn’t look like a residential area at all, was quite deserted and lil unsafe.
– By the way I spoke to a person present on site, he looked like a responsible person, spoke in proper english, he told me that the total area is 6.5 acres here (contrary to other claims that it’s 7 acres). Though the place looked big when it was empty, I somehow feel it’s going to get very congested after the construction as per the present master-plan, seven huge towers are coming up, each floor is basically with 8 flats on it, which means every tower will be quite wide.
– So does anyone know what is the size of swimming pool, the club-house, children play area, and the garden ? …. how much is the total open space basically ? These things are very important, I hope the garden etc doesn’t remain just for the name sake.
– I checked the lake that is shown in the pic, there was not a single drop of water there, it didn’t look like a lake in the first place.
– About the water, I inquired from a colleague who’s living in Horamavu, he told there’s no cauvery water pipelines anywhere in horamavu at present. Not sure if tihs place is BDA approved or not, if it is then we can hope to get the cauvery water sooner or later.
So ……. just some of the points of caution that I wanted to highlight, so that we don’t get carried away, sry if I sounded too cynical.
Their plus-point is their price, 3500 is good as the area is technically very much inside the city … I just wish it was this side of the railway-track. I think I would buy it upto 3600 max, but beyond that I would really think twice as I feel it will take lot of time for this locality to get properly developed.

Very True Rajeev. People have to ascertain on the Number of Borewells being Dug to fullfill the Water requirement of 600+ Flats , if Less, People have to shell out more money for Water Tankers as part of Maintenence Charges.
About the Price per SqFt…I would say, Rs3000 – Rs3100 (if Premium – Dry Lake View 🙂 ) is a Agreeable one, not even a single Rupee more than that.
All Properties around are Around Rs 2800 only. Oceanus Tranquil was also offering 2750/- per sqt though 2.5 Km ahead of this project therefore i also believe 3100/- sq ft is the optimum

Understand that there are issues with clean titles of the land here which is delaying the prelaunch and launch. Kolte Patil had similar issues in their Raaga project with a claim filed by a previous land owner which has yet to be settled.
I agree this is the case may be they were scheduled to launch in first week of February and see the delay

If the quoted price is 3800/sqft then I feel it is definitely not cheap. There are hundreds of already built apartments of many prominent builders lying vacant and it would be a good idea to check those out and if available at a bargain buy one of those instead of committing money at inflated prices for a project yet to start. Just my 2 cents..

No, I didn’t find a lot because from my search I see that many on sale are quoting at even higher prices and the those selling (loads of them) are the ones who have booked and yet to take possession of the house.
So it looks like this is a speculators game in real estate, book at high price for selling at even higher price.

Purely as per my Knowledge, to Add Up, the Connecting Road to the Site from Outer Ring Road is Congested & Poorly maintained. There are no good Restaurants, Reputed Schools, Well Maintained Parks etc nearby Unless you choose to go to Outer Ring Road or the other side ie HBR Layout, HRBR Layout, Kalyan Nagar, Banaswadi etc.

There are multiple connecting points to the location.
From ring road via Hennur Road, From Ring road via Horamavu Main road, From Ramamurthy nagar, TC Palya raod, Babusapalya road.
Location is on a 60 ft road which can get wider. Horamavu Main road is 60ft +.
Restaurants- Baghini, Jamiaca, Tamarind and many more in the vicinity of 3-4 kms.
Schools – Vibgyor is less than 2 kms, there is Royal Concorde, Presidency in Kasturi Nagar, Vincent Palloti, Chaitanya etc. to name a few good ones.
Parks – No parks nearbuy but there is a Park that BBMP is planning or working on near the Horamavu Agara Lake. One good rain will revive the lake.
Price – There are Villas by SLS priced at 1.5cr +. Current land rate ranges from 2500-3500 in the area (B-Khatha no approvals).
HRBR is ranges from 8K to 13K BDA depending on where you are looking. Current Apartment prices are around 3400- 3700 for local builders where Sycon and Sethna and Canopy and Skyline are much higher. Much better location than Keerthi Chalet.
I find the price to be good for a builder like Ranka and Developer like Kolte.

I feel Price is HIGH for this Locality
I also feel that pre-launch price is on the higher side, given the locality. In addition, I am not sure how delayed this project will get. I am saying this because the work in their Raaga project is currently stopped/delayed due to quarry related issues & they are not able to sell enough apartments there. That also seems to be the reason that they are launching this project sooner than the time line given by one of their representatives earlier.
Kolte Patil Raaga has dispute on the Land which the developers has won the case but since there is issue with respect to 1 minor landlord that is under litigation. That’s why that project getting delayed. This is their first project in Bangalore hence they wanted to put across the best but this litigation made them in soup. For the area of Marbilis 3200 p/sqft will be the optimum price that too not in pre-launch. Pre-launch should be some attractive bid.
If Price is around Rs3000-3100 per Sq Ft, It would be a Good Bet, anything above is not worth it for this B Khata Locality of Bangalore.
Heard that the pricing is going to be Rs. 3500/Sq. Ft. Is it a good investment at that price? The road to the project is good as I went there recently. The only bottleneck seems to be the railway track but the proposed underpass should come by the time the project gets completed.

From outer ring road banaswadi flyover you need to lead to hormavu main road , passrailway crossing towards kalkere , next to bbmp office theres a junction , you need to take a left and move another 300 mtrs you will find the location
Look for 13.032123,77.661243 in google map. That’s the site location. The Ramamurty nagar road is connected to the Old Floor Mill Road, which connects to the Hennur Road. The Old Floor Mill road has fly over above the railway track and one can avoid the railway gate in the Horamavu Main raid.
Way to reach the site is to take the Horamavu main road from the ORR, cross the Railway gate, take left near the BBMP Office. Total distance from the ORR Horamavu junction is around 1.5 Kms.
What would be the price of 2BHK @Kolte Patil Mirabilis?
Kolte Patil Utsav Raaga was launched at 2900 i feel.
Isn’t Raaga way inside from the ORR road? I feel, this location is much better than the project Raaga given the access to KR Puram, Old Madras Road, etc. Even Manyata back gate entry is less than 8 Kms if I am right. Any thoughts?

I have seen their Shubha project near Bannerghatta road and it’s good. I live near this one. I have also seen the one near Koramangla and it looks impressive from outside but haven’t seen it from inside.
