The shopping mall foundation has been completed 80% and rest will be complete before September.

People invested by now should be repenting on the decision made. The project is exactly on the path of Canopy Monarch which was handed over with a delay of 10 years. Canopy Monarch was much smaller project as compared to Monarch Aqua
Eighteen floors were constructed including 2 large basements from February 2017 to Match 2020.
Please do ascertain facts on progress and previous project which we have taken over.

I have seen Current status & seems will get completed by 2021 mid , seen quality material in Sample Flat, it looks beautiful & durable.
biggest advantage will start visible when both KR puram Metro station & White Field will become operational.
I am sure the property will be handed over in 2030 considering
1) Property launched in 2013 still basement work completed.
2) No prior experience of the builder. Canopy Monarch prior project handed over with a delay of 10 years. Shabby work done in the project.
3) Project is not financed with any bank / financial institution. Builder will construct on the funds collected from sold units and expected sales. Expected sales looking at the construction pace will delay the entire project.
I think this project is under RERA. If builder doesn’t complete withen stipulated time, then they will have to pay heavy price for that. I am sure they are aware of this and will be complying with that.

Are you sure about the dates you mentioned. 2013 was the agents launch and 2016 soft launch of project with approvals.

i am planning to buy a 2 bhk here any suggestions. @Builder even i have been seeing only digging work done year back and all materials got rusted. Could you please confirm when are you going to start the project
Suggestion:- If you would have invested in this project at soft launch, you would have earned more than 400% profit on he booking amount, but now this is a mere dream as you cannot expect a 70 lac 2 BHK to go for 2 crores after 5 years.
Most of my friend who have been visiting the project from last 1 year(to be precise Q4 2014), have been told by the marketing guy that the project would be launch in 2 month( Rs. 5000/-).
Review their previous project, and you would find all the red flags.
Off-course they would have all the explanation on why the launch is delayed.
Go little ahead on the same road and you would find lot of other Grade A/B builders selling their project at a lower price and they have already started their construction.

Sandeep Hulas – SM Builder who has less project. So do your due research
Nitesh (Off BGT) – but I would do my research before investing here
BGT – Near completion and rates are almost same at 4900/-
Others are there on soft launch as well (Brigade Beuna @ 3990/- on NH207)
Don’t go for Monarch at the stage when construction is not started. Check their history on delay in delivering the project. Talk to Serenity customers which are waiting endlessly for handover.

Aqua delayed for 3 years and they are charging very high price with lot of hidden charges for the project which is not yet started. there are even very good project which are nearing completion just 100 meters from this project at very reasonable price . Monarch builders just promise never implement. it is same with the serenity project also it is delayed for 5 years still under development .. Dear Sir, it is an interesting point made. Would like to share a brief glimpse of how the pre launch works and why investors in pre launch are some of the smartest people in real estate.. The token amount invested for blocking a unit was only Rs.3 lakhs in which the not only is the base price fixed (at a very attractive rate from prevailing market rates), the investor also gets to select his/her most preferred unit from a wider project availability.
The Agreement with 20% investment is made only after approval so therefore no additional cash flow needs to be invested except for allotment amount if any.
In Monarch Aqua you will be pleased to know that the early pre launch investors with an investment of 3 lakhs have made an average earning of Rs.14 lakhs on basic price even before their next installment and project start and a lot of investors choose to exit and realise profits at this stage.

Our project on Thanisandra Main road was planned to be handed over by Dec-2014 and is 7 months off schedule, which has been well communicated to all customers.

As per my understanding if we see the schedule shared during the prelaunch, the project shud have completed by now. The marketing executives would always promise that the work would start within two months, but this hasn’t happened from last 2 yr 6 months. Its better to go for brigade golden triangle or Salarpuria east creast than this which actually is expensive when actuals are considered. Evacuation work was done for just name sake.

Dear Sir, as we have mentioned. Work at site can only commence with project approvals. We have only taken a token amount for blocking your unit and the same was very much refundable. Would like to invite your attention to the 400% profit on your token amount investment even before commencement of the project. And also leave with a note that projects after commencement generally have a further minimum natural appreciation of 50% till project completion.
Why did you pre-launch the project in May 2013 and same thing was told that construction will start in Aug 2013 ?

Dates you are mentioning are latest delayed dates. Please write original date of hand over / start of construction.

I passed on NH-4 a week ago and did not se anything on site apart from the sign board….this was to be launched last july/august …not sure when it will be …buyers can put their word.
The project is not launched yet… builder says they are still in process of getting plan approval. There is no communication coming from their end on the tentative date of launch. This is already delayed for so long…

Do anyone know when they launched monarch serenity in nagawara? How is that project? I heard that Monarch serenity was delayed by 2+ years from original plan? Please provide any reliable information. Monarch Serenity was being promoted by Canopy from 2008, and Canopy had to return back the project in 2011 to Monarch developers who were the landowner. Canopy could not raise funds for the project during those time. No idea if Monarch has still finished the project and if not what is the reason for this delay.
The market is slow and might or might not pick up based on the result in the coming election. So you will have to weigh the risk before booking in any new project unless it is from those developers having track record of delivering in the past. Better go for completed or to be completed projects to be on the safe side.

Can you please tell me whether investing in this property is worth it? I was planning to book a 3 bhk here but when I called their office they were unwilling to disclose any details regarding the specifications or the final price. They also said that they would be starting construction soon but they don’t have any approvals in place. They even said that the size of the apartments might also change as they are awaiting approvals.
Is it even safe to buy a property here as these guys are not willing to disclose any details and they are not even a big brand. Since, I am not based in Bangalore, any advice would be much appreciated.

Monarch developers are not at all willing to disclose the date of launch..They have got all the approvals in place but they are increasing the price and they are the first builders who are telling that they will be happy if anyone cancels it as rates are increasing.What an attitude these guys are carrying Utter shame on them..Even prestige/sobha/hiranandani never thought of losing a single customer..If they have such a poor attitude they will never grow..They have become ignorant coz of the location of good the project.Monarch please follow ethics and time strategy to have a bright future or your name will disappear into dark ages of real estate.

Went for a site visit today. The project is right on the NH Road. However, the builder representative told that there will be a service road connecting the NH. Builder quoting 4090 as of today. Felt its noisy because of the NH. I think inside the house , the noise would be less. the backside view is not that great as there are individual houses. There were electricity poles present in the project area. Asked the same to the person there, to which he said they have got the approval from the govt to move them outside the project.
Monarch already has atleast one big project on Thanisandra Main Road (commercial + residential called Monarch Serenity) and they sold it out except for a few units last year when I enquired before I burnt my fingers in BGT pre-launch.

I got the revised layout plan of Aqua and let me accept the fact that Elevation is stunning and they have really worked to change the flat layout plan to meet Vastu Complaints. I think, we should appreciate the builder on this because they have taken our comments through this site as a positive feedback and woked towards solution. If they keep focusing in similar manner, this project is going to be landmark project in KR Puram, beating other big project which is in work in progress and going to come.

I am not sure what did they submit to authorites ? What I understand speaking to them, they will share plan with us what they are going to take approval from authorities, there will not be any deviations. Anyway, if we want to know, we will always can now from BBMP etc, is’nt so ?

No freinds I also believe that brigade, Mantri, Sobha ,Prestige, Salarpuria are well brands, no doubt but there is also a fact that no one was a born star..Their commitment led them to success..I know and understand property market and this risk is calculative.If Monarch want to establzish their name they can’t get a better opportunity than this.1 Classic Landmark project delivery at a Classic location will open their doors for success in residential segment..Not to remind that they have a proven experience in Hospitality Sector.

Project location is surely great and will definitely fetch good returns in the future. I had a doubt as someone in the previous posts told that the Metro will be coming very close to the Main Rd. And also considering this project is also very close to KR Puram Main Rd, is it a concern that the builder needs to give away some part of property for Metro to come up..or is Metro coming very close to the projet itself. Will it be okay to get a house very close by to Metro over brigde etc.
Called the builder today and they are telling it 3950 psqft for a prelaunch. Is it ok as a prelaunch price considering they are not Tier 1 builders.

not sure about the sale but this has become a trend among builders whether big or small to keep increasing the price to show they are selling out of the world.
I think, driving factor for price increase is location. Times of India rated two areas in Bangalore will be growing faster than other areas and will fetch 100% return in 4 years, that is K.R.Puram to Hoskote belt and Hebal to Devanahali.

Your comparison looks great on paper but one thing you cant deny..3 things influence the Price.They are Location , Connectivity and Brand..Ameneties never influence on price mark ..Monarch has all the three reasons to rock the market and to be a landmark at that location..Location, Connectivity, Borewell/water label and Cauvery upcoming connections gives it a big ++++++++++++ over Brigade Golden triangle and other projects..
When did Monarch become a better brand than Brigade..on brand front Brigade is miles ahead.

However, when we are comparing specific project, that is BGT vs Aqua, then Monarch can be comparable with Brigade once they fulfill the porject as per their promise.

I too agree Abhi. Monarch Aqua has all advantages over BGT. As far as Brand is concerned, Brigade has edge over Monarch. However, If Monarch pulls out this project as per plan, maintaining quality and delivery, then this gap will also be closed.
First of all I saw abhi posting comments under different projects praising them but as I did a comparison so its my duty to explain …
First of all I will clear abhi that I myself gave monarch ++ on location over brigade but just FYI…this is a 8 lane highway and driving from Monarch to BGT will be less than 8-10 mins and other destination which will matter most w.r.t this location is white filed and ITPL which would be almost a km or two here and there.
Secondly your saying project,amenities,brand don’t make a difference is not at all correct as you can see for yourself for Brigade metropolis location is not as excellent as some of the locations which are on ORR (KR-Puram to Sarjapur Junction) but you need to see that metropolis is selling along with Shantiniketan at more then 7500-8000/sqgt which is not even many projects on ORR are commanding.
Now you can say these are exaggerated price .Ok somewhat but deal may happen lil less then what is quoted but not substantially less.So its the brand,amenities,project specs,execution all matters.
Lastly Monarch too looks good on paper with elevation etc but time will tell about the execution,quality,amenities,resale value etc.
Raj for your info brigade metropolis is selling at 5200-5500. ..Your comment on price proves your real estate knowledge as well as your market awareness…..congrats on your decision. ? All the best….

and with your kind permission MAY I SUGGEST that if you strike a deal in metropolis today with your said price do buy the same and not wait for Monarch to give you a fantastic apartments with so many if’s and but’s as the overall price you may be paying will be equivalent to 5000-5200 per sqft that too after wait for 3-4 long years and pay pre-emi,rent etc if applied in your case.
@raj just one question for you. Do you really go by what is there on the internet ??? If I and 3 more people quote a price @ 15k psqft will you actually start believing that it is the realized price ?
A better judgement could be if anyone has actually sold the apartment at this price. I know someone who recently bought at metropolis @5k psqft

there is no end this conversation when there is no proof… if you get something in metropolis for 5K/sqft don’t miss the opportunity else let me know I will cancel my current booking(BGT) as it costing me more then that after 3 yrs wait period and buy Metropolis as I missed the deal once in metropolis 3 yrs back when I was getting it for 4K all inclusive price +reg.
I feel both of you may be saying the same thing. The price per sqft that raj mentions (about 7K psft) may be all inclusive price. The other price (5k psqft) should most probably be exclusive of all the levies. Usually in seconds sale market, people quote only the “all inclusive” price. 5k psqft all inclusive can’t be true as that would end up being much cheaper than many other neighborhood projects in similar class like Shantiniketan, Sobha Habitech etc or lesser class like Skylark Esta, which are being sold at around 6k to 7k psqft all inclusive. Nobody would buy in the projects under development when ready to occupy apartments are available at a lower rate especially when builders are in same class. Even BGT which is in Budigere and promised to be delivered in 3 years is being sold at 3.9K psqft which would translate to slightly less that 5K psqft all inclusive. BGT and Metropolis are from the same builder. One is a ready to occupy project with all amenities and is much closer to city with metro phase 2 station planned at walking distance from the project, other one is about 10km from ring road with no what so ever civilization close by and no chance of Metro in recent future. Do you really think both will go at the same price?
Internet sites may not quote the correct prices always but if you average out the quotes in a decent internet portal over a reasonably long period of time, chances are that you’ll get close to the correct price or slightly higher price (1%-2%) than the market selling price.
IF ……. is the problem, you are also not sure on the quality that will be delivered in the end. fingers crossed and hoping that what they promise will be delivered. Brand has more value in the resale market, If it is for own use then it is a personal choice. But your IF becomes a reality and the project is delivered the way you expect then you are lucky, The question is about taking that risk. But any way the location is good only problem is, we are yet to see a completed project from them to judge the quality expected in the finish of the project.
The comparison mentioned above between BGT and Aqua is good and impartial.

I too agree and accept that brigade is a better project than Monarch in terms of open space as well as brand value.Only what I want to say is its all about location . Its just like buying something at kogilu cross leaving main hebbal area.Currently traffic will not take 8-10 mins drive to reach BGT but as time will progress traffic will also increase making an additional 20 mins drive.Monarch Is good project for self use coz you dont need to think -this or that is going to happen coz everything is In 12 km radius making your life much easy and comfortable.Also price seems to be good coz of area and convenience.Although open space ll be very less but once you enter into your flat your life will be comfortable .Close metro connectivity, cauvery connection will getyou good rentals and appreciation as well..Anyways I appreciate everyone’s choice and preference..Just wish that entire KR Puram-Hoskote-Devanahalli strecth grow well giving us all a good appreciation.

There is no doubt on Brigade Brand and their credentials
But the fact is that where BGT is coming up is the dry area and there is no water even today forget about the day when the area will be fully developed.
What made me to chose Monarch over BGT is the water facility keeping aside other plus or minus. I am presently staying in an apartment wherein we need to depend 100% on tankers and in my experience it is night mare for not having water own source. This is not only increase mainteance but also will keep under threat if tanker suppliers don’t give on time or delayed. This also impact mainteance of open areas, swimming pool etc as we think twice to spend on these purchaing from outside.
After all Monarch was a risk and it is proved. You have BGT completing with handover starting from this year December ie.. 2015 onwards, where as Monarch is yet to start off. Even Salarpuria on old madras road is progressing. Prelaunch should not go beyond 1 year, if it takes more than a year then they should call it off and return the investor amount with interest to gain credibility in the market. Don’t know how they will carry the project in the coming years with the costing worked out in 2013. There is something wrong here, I hope this doesn’t become a project that will drag like their Thanisandra project.

The Project is Located opposite to the KR Puram Lake and the Views are Fantastic.I have booked an apartment and the lake view is fantastic.Since the towers will be facing West the breeze flow is lovely.You can have the view from K.R Inn hotel from the 5th Floor.Monarch alltough new to apartments have come up with very brilliant concept with a mall.You will be having excellent landscaping and swimming pool on the top of the mall which will be open to sky and will only be accesible to the residents.The proximity to all the hot spots(IT Parks) & City Center(Koramangala/Indranagar/whitefield/Marathahalli/Hebbal) is not more than 14 Km.As property is on the main Road you will have excellent connectivity all around.Bus Stand is at walking distance from the Project.Now seeing the potential of Old Madras Road lots of developments are happening.3 Malls are coming where SATTVA world market is one of the biggest and first in India coming Close by.The price is very competitive as Brigade have launced the project further 8 Kms from KR Puram lake.Pashmina Waterfront altough a good project is struggling with High tension wire which is not at all good to stay there.Different projects have already facing the same issue including Mantri at Kanakpura Road.Inspite of having Clearance from the government they are not able to relocate the High tension wires since years.This is the only reason why pashmina is at 4300 with ADF Scheme.Else they could have easily sold out there property as of now at 5000+ per/sqft.Hebron Towers are quoting 4100+.This project is a unique project having all the plus point to become a landmark project at that Location.As discussed with the developer they will be giving very high end specifications too and the design is done by the group of top Architects.Once all the approvals will be in place the project will simultaneously given to one of the best contractors for execution.Also one thing I would like to highlight that the water table is quite good due to lake so borewells will be having very good water table and Cauvery Stage 4 will be giving you Cauvery connection also in coming days.Alltogether an excellent project to stay/invest.

Hi Manoj..Proposed Metro station will be coming 2 Km from the project towards KR Puram Hanging Bridge.Please go through this link.Also Jyotipuram metro-station will be 3.1 km just after getting down from Hanging Bridge.Regardless to mention that bus stand is 20 m from main gate.

Salarpuria is coming up with project at Old Madras Road near the lake which will be priced at 4300-4400 per/sft.After the launch Monarch will also raise the price to 4190 per sft.The project is almost at the side of lake and smell might be a concern but the price of near by property will appreciate due to that.Monarch will give 500/- appreciation in 6 months.Also there is an option of making an exit after paying 3 milestone installments.

Salarpuria have extented their launch date observing the market potential and will launch now at 4690.It ll get launched next month..Ahuja group is coming opp pashmina at 4090.I have seen the proposed plans but can bet that none of recent developments can match monarch aqua elevation and execution.Azee Group ll also be lunching in September at 4490.Prices in hebbal are total artificial..Builders can market and sell their project at 10k also but trust me individuals will not be able to sell even at 8750.

Yes your information is true.Almost 20 acres of land off old Madras road facing yelle mallama shetty lake.Its further 3 km from Kr puram lake and from new developers who are new..Price ll be between 4490-4790..
The project is not Vastu Complaint as well as the builder does not have a good reputation of completing the project in time. On Thanisandra main road Monarch started residential complex which is running with a delay of 3 years initially the name of the Project of “Canopy Monarch” but because of delay the name is changed to “Monarch Serenity” to cover up for the lost reputation.

I recently booked (late 2012) with Monarch Serenity and I must say that till now I am extremely happy with the pace of the project and the interactions shown by Monarch with the customers. In October 2012 it was in the 2-3rd floor and now it is in it’s 15th floor with 14 blocks built in parallel and the commercial area too alongside. Block work done for over 10 floors
The builder promptly responds to direct queries and encourages meetings to listen to our queries @ their HQ on Brigade Road.
I wish (and am sure) they would continue with the same earnesty and transparency in the future too because the best part about them is willingness to hear out customer concerns and act promptly on those

Since its right opposite a lake at least the borewells within the project should not dry up. In general the neighborhood survives on borewell water and there haven’t been many cases of borewells drying up in this region yet.

I visited the place last weekend. Its right on the NH4. Opposite to KR Puram Lake and beside KRN hotel. Exactly 2 KMs after cable bridge ends, though you have to take a U-turn and come which may account for another KM …
Spoke to the rep there. Elevation is slightly changed itseems. Also, the middle tower (looks as two towers in the pic) is now made as a single tower.
Haven’t heard of the builder.
