Sobha Landscape is Sobha Developers second plotted layout in Bangalore and is located IVC Road near Devanahalli. agree with maneesh.sobha is arrogant and they think they are the creators of bangalore..better do not even think of investing in this project..all builders sell plots to have quick cash flow …bcoz apartments are not selling..
I recently bought a 2400sqft plot at Divyashree bellevue . the project seems to be good. phase one is totally sold out and the on going development looks neat . i have already registered my plot as i had to go back to dubai but the recent pics sent by the sales guy , looks impressive..

I also visited the bellevue project and you will be surprised that you have a open fencing..any one can come inside the project..and it doesn’t look good for the price 1650 /sq.ft
can you share the proofs for the phase 1 block that everything is registered ?
you have been trying to sell this for 3 yrs..any thing less than 1000 is OK..nothing gr8 about this project..so please do not market for anyone..its a kind request.

i myself lost out the opportunity of buying in phase-I when they were actually selling it for 1000psft..but the project is coming up nice and so without waiting further i booked one site in ph2..
Mani if u know any other good project by trustworthy builders at a cheaper price in that location, please let me know, i would like to pick up one for my brother…

Agree with mani… even i too searched for divyasree when kumar posted here and rather i was wondering why out of the blue someone would bring divyasree in this thread… then post my analysis..i saw kumar (and only kumar 🙂 ) have posted exactly the same comment at other places and no further comments or interest… come on guys… [builder/agents/vested interest individuals] leave some forum for us [general public] to have an honest and open communication and discussion…

And yes, totally agree with you mani on that speedy cash flow point… land is their prized asset…they would not sell unless they wanna make quick bucks or put that in either some hanging project or buy new land…

The price of SHOBA LAND SCAPE are very high Rs. 3671/ sqft, Where as the Nitesh Plot long island project in devanahalli is rs 2000/ sqft.

Nitesh is first plotted dev, where as sobha has done it earlier with good quality n brand name too, nitesh has yearly maintenance which will add upto equal amount to sobha after few years.

i think the main issue with this project is the small sized plots. It doesn’t make any sense to invest in a gated community where you have a mixed range of society with 100-1200 sqft plots as well. What are you going to build on 1200 sq ft. A Villa ??
Sobha thinks they will launch anything to keep the price looking as less by introducing this meager plots and people would still buy.. maybe they will 🙂 who knows…

There are good architects who can design a spacious villas in 30x 40 too,
For brand name, will people pay 100% more. In a plot what is that brand name to do with.
These plots are not worth more than Rs.2000/- per sft.
Totally agree with sps.. what quality do you expect from Sobha in plotted development? Sobha’s USP is its being backward integrated and hence good construction quality…if that’s not there how is Sobha plots different from any other builder for that matter Nitesh…
Also, as per my knowledge there is no clubhouse etc in canvas or landscape…maybe that is why they are not charging anything unlike Nitesh which has those…
In any case, i think people should check the current prices in that area and you’ll come to know how inflated and arrogant Sobha’s prices are…
Again its my own personal view… if someone really feel like Sobha adds value good for them…i don’t see value for my money here

in this case premium price is for the trust on the builder for the title of the land, their due diligence..
agree…that is the only reason people go for gated community plots…but my point is Sobha is not the only builder in Bangalore…they do have a good name in construction quality etc…but using that goodwill in plots with such exorbitant prices is senseless…
anyway i’m done with this discussion…everyone on his own…i just wanted to give my opinion…which i have given couple of times in above replies 🙂 if you feel it adds value… pls go ahead..its your money after all 🙂

what manees says is 200% correct , there is no value of money if you pay a high value for just brand name , what the brand name is going to bring in plots.
My requesr for all buyers , dont just blindly invest on lands , go to exact place and enquire what is land rate from localates . And what profit margin the builder is selling for.
one real instance .
One well known builder selling devenahalli landscape for 3000 rs/sq .I met one villager from devenahhali during registration process where he is selling his one acre(i.e 4046.86 sq feet) land for 42 LakhRs . that is one sqfeet at the rate of 98 rs/sq feet. the builder landscape is not that far from the one acre land. shoba land scape is around 3000rs /sqfeet.
My point please dont invest your hard earned WHITE MONEY to some builder who is selling in very very big margin.
Please spend your own time in investingating that place value ,U can hire a good lawyer for some 2000rs who can say whether its safe investing , he can verify the complete tree of the owners from the parrent document of the land.
where is 98 rs/sq feet and where is 3000rs /sq feet

sorry one acre = 43,560 square feet
