Loads of approval related issues…. Customers being harassed…. Project delayed by atleast five more years….. All fake promises….. Better to move out of this project

I am a NRI. I took a decision to book a flat at Mantri Lithos on verbal discussion. I paid my booking/agreement amount. I received bunch of loose sheets to sign an agreement. I have not seen any BDA approval docs. I sent one mail to them but not getting any proper protocol to address my quarries in a professional manner. I Talked to some CRM person and found most unprofessional. Found Typical bureaucratic way of handling . I needed some specific reply but all I received were diplomatic and Hazy .
What shall I do ? Shall I scrap the deal ?

Sorry to hear about your problem. But me being in the same field for more than 10 years and learnt about to the maximum extent of issues, i suggest you wait for a while.
Mantri is a good company certainly. Getting approval for the particular project might have been delayed, but surely will get.
I strongly suggest you are owning a property which would be your hardship of 2 to 3 years and it is for your future generation, so do not care and take personal of their response. After all they are nothing for you.

Imagine the equivalent of this in IT industry:
You buy a software from a reputed company by paying a premium and run into a serious issue during very first installation. You call up the customer care and the guy on the other side tells you, Sir, you see, we are 10 years old company, please bear with this “hardship” for 2-3 years, after all this software is going help you in future.
Will you even consider this software next time? No. Never.
This is the most despicable comment I have ever seen on this forum. After spending 10 long years in RE industry, if you can’t THINK of an innovate solution and rather suggest people to accept this hardship, your 10 years of experience is a piece of trash.
Look at how Mr. Rama Murthy P, with many years of experience in RE, has come up with a list of pitfalls and has so many suggestions for the buyers. Check his post here:

Can you be little more innovative in your thinking? You suggest people to endure the hardship even after paying through their nose? Is this the kind of villa-plot project you run?
Your post reflects how badly RE industry needs innovative thinking. Please understand that your prime customers are people who solve the most difficult of problems for the fortune 500 companies around the world. They don’t owe such hardship to Bangalore RE industry.
Please scrap the deal immediately.
Sitting 1000 Miles apart..do not take decision by looking at the brochure..anyone if we pay few thousand rupees can create a greenery borchure..in reality there will be none.
so my recommendations are few things
1. scrap the deal
2. Write to the indian embassy in US asking for why there is no regulation in real estate
3. File a FIR thru indian embassy in US for cheating
3. Form NRI groups together and try to bring this up with government with indian embassy govt officials
4. See if you can blacklist the builder
Kumar, what is the price they are quoting now. It is a good project and at a prominent location. If it meets your budget, just follow up with CRM to get your queries addressed.

Went and saw the property today. This is right inside Manyata Tech Park opposite to Alcatel with good approach roads. Seriously considering this property – my only apprehension is how good is this from residential purpose. Comments, thoughts welcome.

Heard High Tensions Electricity wires are running from three side of the project site, don’t think its good to buy a property which has high tension electric wire running throughout?
What the price currently being quoted for this project

Be prepared to take possession not before 2020 complete in all respects or may be even a couple of years later than that. If anybody wants to challenge I can bet any amount. Prestige promised Central Park in their Shantiniketan project to be in line with Central Park at New York in their ads and brochure and finally I went to New York and saw the Central Park. So don’t go by jazzy brochures and ads. No builder provides all that they mention in brochures. Never book a flat based on what they show in brochures.

What is your view on Prestige Lakeside Habitat? For the last 4 months it seems the builder is delaying agreement signing. It seems that every month they say it will happen next month, and what the deadline approaches, they say it would be done by another one month, and it goes on. Let me know your email so I can get your views on other projects.
