yes, there is a “Kabristan signboard” 100 metres before you reach the property ( on the left side). It is possible that this graveyard extended into the walls of this property ( since the land near the signboard is really tiny) , but that area in the plan is the clubhouse and lawns – not any residential unit.

I heard from local people during rainy season there is water logging upto 2-3 feets infront of Vista & it is very difficult to commute even by car.Any update from builder ?? If u see location in broucher they have drawn the reliable road connecting to Hosa road near to Amrita college but i enquired that road is closed. Do you guys have any update on above point i have raised. Please let me know it will help me in making decesion whether i should book this apartment or not.

Locality outside zonsha project is not good…a bit better than slum or chawl….
my suggestion: just get down from your car and take a walk with your wife, everyone will stare at you like odd man out.
Last but not least: there is a big graveyard just outside, some people said that its private but its not true…

Situation hasn’t change in last 10 years, its getting even worse. Whitefield/ Sarjapur locality and road condition is same or bad what it used to be 10 years ago. Have you seen any graveyard moved or shifted to new location.
Don’t go by model flat, they haven’t done any apartment. They give reference to some builder ferns then why they using different brand name. they have just paid some money to ferns to use thier name so that they make huge profit.

For 2BHK in Zonasha Vista, what is the carpet Area ?? Based on the Floor Plan, the carpet area for 2BHK comes to 787 sqft. However, when I measured the smaller Bedroom dimensions in the Model apartment, it is much less than what is there in the floor plan. For e.g., in the floor plan, the smaller Bedroom1 dimesion is shown as 3300×3800 (10’10” x 12’6″ = 135 sqft (approx). However, even if I include the wardrobe, the measured carpet area in the model flat is less. If you see the floor plan, there is a window adjacent to the wardrobe. The depth of the window is the same as the wardrobe depth. But can the window area be counted as carpet area?

In plain English, it means that the purchaser (i.e. You) will pay the Maintainence charges from the date the property is Ready for Occupation (this would mean the day the developer hands over the property to you) either to the Resident’s Association Or to the Developer Or to whoever is maintaing the apartment complex.

I gave the initial booking amount to Zonasha on 14th. I got an acknowledgement receipt from them with cheque number written on it.
However i was not given any written document stating that the booking amount is fully refundable within 30 days on cancellation (if any), as being told by them verbally.
Also builder is claiming to encash the cheque amount b4 handing the legal documents to me.

It is approved. I had discussion with SBI team and they said, they have verified it with their lawyers. Now, they are awaiting approval letter from their head office, which will be avaialble in few days time. He has already sent me details for loan and once we get agreement and they get approval letter from their head office, they will process loan.

Builder has said there are already 2 borings done for the flat. As per builder, they will provide Kaveri water provision in all apartments, the kaveri water is avaialble on the other side of harlur raod and they just need to stretch it 200-300 metres more to get the water in zoansha vista, for which they have asked for approval.

@Rs 3700 per sq ft which we agree to pay today for a 2 BR including registration will cost 43 lakhs, the area of 2 BR is 1022 Sq ft. This cost includes everything i.e. parking , club membership etc.
The builder is listening to buyers requirements for e.g. there was no dry area in kitchen, however, he has agreed to provide a small dry area next to the wet area now at a nominal charge. Rest the quality of sample home is like Sobha and if these guys provide what they have shown then I will be satisfied.
There is no deviation in the plan and the best part is its completion which is Mar 2015, 18 months. Even the exit clause is reasonable.
I would suggest that you visit the site and judge by yourself as its your hard earned money. All the best !

Sailesh, you may take a look @ what “kumaran A” said in this blog for why you should be booking a flat in Zonasha Vista. I would say that those points may not be making sense to you and depends on individuals requirement.
And, regarding your query on costing, apart from the basic cost, you would be having the following:
1. Car Park
2. KEB and BWSSB Deposit
3. First Year Maintenance and Corpus Fund which would be eventually handed over to the association once formed.
4. Katha and legal charges
5. Registration Charges
6. Club house charges
7. Generator Charges
For a 2BHK, the total price would be around 49L inclusive of all the above charges (but w/o garden)
Garden (only in GF) would cost you ~3.5L more.
We booked a 2 BR apartment today. The reason we booked in this project are:
1. The possession is in Mar 15, i.e. 18 months from now.
2. The land has 3 projects coming up, a Villa project on two sides and an apartment one one side.
3. The current builder is starting a new 450 apartment project across the road in six months. That is exactly in front of the property.
4. From EPIP Zone this is 13 KM where I work.
5. 2.5 KM from Sarjapur Main Road.
6. The layout of 2 BR is spacious and the material used in Sample home is good.
7. Though the project has 155 units, 10 1 BR, 20 3BR and 125 2 BR apartments, it is providing amenities like pool, tennis court etc which are provided by a large builder.
8. A small open sewage line on one end of the land is being covered.
9. The project is approved with all documents and loans provided by HDFC, ICICI.

I also booked a 2 BHK last Sunday. Not heard from the builder after that on other paperworks..Booking amt also got debited from my a/c…
I think guys all who have booked the appartment should form a group and meet up some time to take up any issue right from the beggening just for a safe side……as the property is good just need to keep an eye on the builders work on the drainage part and other ammenities promised by the builder…..
Its actually the water flowing between the two lakes….so I dont think its actually a drainage……but need to push the builder to cover that up on priority. Builder looks good as he has IT park in pipe line just beside emc opp to total which is covered in blue sheets and which was been used to promote their other project zonasha paradiso.

Also the whole plot seems very small for the 4 towers to accommodate.
Additionally I noticed a mosque( or something) at the entrance of the road. Not whether to be worry about it or not.
Yap….but builder says the bbmp have some plans to work on it and they dont allow him to lay pipe andmake underground right now as the lake repair is going on.
the drain touches fern residency, RBD lake view just beside our project ….so hopefully it should be done in worst case as the builder has promissed to do it, we might have to push him before the hand over. But looks like we can trust him as its his innitial stage for zonasha to build the trust.

One more thing regarding the plot size, do you think its big enough to accommodate all the towers and still have 40ft distance between the towers ( this is the gap mentioned by the sales guy).
I am a bit skeptical about it as the plot seemed small considering the plan.
I too booked last Saturday…..got for 3700…..the only concern here is there is a nala(drainage) flowing just adjacent to the boundary not the road facing…..builder has promised he will make it under ground though.

This is not a prelaunch…project was launched much earlier and almost nearing completion.. should be be ready by march -2015
