2026 Update: Zonasha Vista, 13 Years On
The original post below is from October 2013, written at launch for a project priced at Rs. 3,700/sq ft. It’s a lived-in, ready-to-move community now — here’s the current picture as of August 2026:
- Current pricing is well above the 2013 launch figures (1 BHK from Rs. 28.8L, 2 BHK from Rs. 37.75L, 3 BHK from Rs. 49.95L). Recent listings show configurations from roughly Rs. 49.86L (1 BHK) to Rs. 1.04 crore (3 BHK), with per-sq-ft pricing around Rs. 7,480 cited in one resident review. Check live listings for current figures, which shift often.
- One important flag from resale research: at least one source notes Zonasha Vista is not RERA-registered. Worth verifying independently before any purchase, since RERA registration matters for buyer protections regardless of how long a project has been occupied.
- Resident sentiment is generally positive on maintenance and upkeep for a project of this age — reviews note the grounds and flats have been kept in decent condition roughly a decade in, and the amenity package (clubhouse, pool, gym, security) is intact.
- Resale inventory has been reported as limited on some platforms at various points — worth checking current live listings directly rather than assuming availability.

Zonasha Developers has announced the launch of their new residential apartment project called Zonasha Vista. The project to be launched on 6th October 2013 will consist of 155 apartments in 1, 2 and 3 BHK configurations and will be low rise apartment of G + 4 floors. Zonasha Vista is located off. Harlur Road. Past projects of Zonasha Developers included Zonasha Retreat Plots and Zonasha Paradiso Villas. As per marketing the project is approved by BBMP.

Why would you even consider Zonasha Vista — it does not even have an approach road … what ever mud / gravel road you see today actually does not exist with even light rains.

Visited the apartment. Saw a graveyard just opposite to main gate. What is the thing??
Well, you spotted it right. That’s a graveyard…
Graveyard is just a place allocated long back and already govt has decided to move it to a differnt location. we already saw the letter from govt. in few days the board will be removed.
Thats the general statement all builders give and nothing happens. I heard from one of friend, builder is saying this from the time board has been put up and now people started moving, but no action yet by builder.
Removing a board hardly takes half an hour and may be Rs.500 to pay to the worker. We should understand the senstivity around it being a religion related. I dont have to convince any one here. Just updating the information I have. Today you should not be seeing the board also. thats what I heard from my whats app group.
The graveyard board is still there, I myself went and saw.
And now graveyard is operational, with residents staying just opposite…
Thats sad state for residents. Not sure if the association can help the residents now, as builder already would have left and handed over the matter to residents.
Yes,even I have seen the latter Government is going to allocate graveyard space somewhere else and government will oction this land to interested parties.
Sales team even told us that even graveyards will be shifted to new location and this will get convert to a park.
BTW. few months back sales team told us that this is private family graveyard and only used by a family thats why only few graves are there.
B/C of land cost and all we are forced to live so close to graveyard/crematorium. soon we will see ground floor as graveyard and apartment starts from 1st floor. Builders are even encroaching graveyard land.
Does any one know if there is there is any “graveyard facing premium” charge by builder? 🙂

Not to disappoint you, but last year builder was selling for 47 lacs. I still have their price list with me in my email, including taxes it was costing 51 lacs not negotiable.
