i am sumit, boked a flat in Ranches, and I see everyone worried about the road issue here, but dont worry its been cancelled long back, i have checked with bda regarding this and as per the land issue which was meant for the road, builders claim they are getting back the land, if not, entire money will be refunded with 18% interest which is mentioned in their agreement, this show’s their confidence of getting back the land. nothing to loose for us, but if it goes wrong builders will be in loss, so they must have thought a lot and added this clause ryt. also its the most prestigious project of mahaveer group till date, so i hope and feel nothing can go wrong down the line 🙂

Got some information regarding the land issue. Actually its not an issue at all. Have checked with the plans. The road was proposed by major IT company in electronic city. But the plan got cancelled long back. No worry guys at all. Also new plans in 2017 will not reflect the road at all in CDP.

I initially had that issue, but later the sales guys explained that road wont be coming and they will be getting back their land there in 1 year max, and they have also added a clause in their agreement saying that if the road is coming and if they are not getting back they land if you cancel then you will be refunded entire money with 18% interest, which shows their confidence that road wont come in future and they will be getting back the land, because paying 18% interest to so many customers is not a small amount to the builders, So nothing to worry 🙂 go ahead if you are interested in Ranches, because its a very good project with so many facilities, amenities and open area, and the less what they are quoting as compared to other builders of this type of project. i am happy booking a flat in this project, a very good project at a very good rate in that area. 🙂

I am keen on a 3BHK unit but am concerned about the CBD 2015 plan which shows a 4 lane road right in the middle of the property where the amenities are planned. This land doesn’t belong to mahaveer currently and they have a clause of refund of money with interest against cancellation, if they cannot get back the land from BDA.
Though the structures are not affected almost all of the amenities will be shelved if the road actually comes up. Also the prices are at standstill since the launch. Any existing owner in the project who can help me on this plzz.

About the price, i think its more to do with the current market.
Still the price is attractive compared to other projects like shoba and snn nearby.

One of my friends cancelled the booking recently because of this road issue. The road may not come at the end of the day but apparently 5 acres of land out of 15 acres belong to BDA. Ideally this is a project on 10 acres. So I guess this will have implications at a later date – if not a road, government can plan to build so many things or just keep the land and may not even return it to the builder!! That’s a concern!
Builder has added a clause in the agreement saying that its there responsibility to get back the land from BDA, if they fail to do so purchaser can exit the project with 18% interest amount being payed by the builders. I dont think we can ask for more than this
Yes, Agree with Raghu, No Builder can add clause like this, it really shows builder confidence. And same time it too safe for buyer too. Any way there is no chance to come IT Corridor there means Road ..go through High Court judgement WP10800-05-30-07-2008 , it clearly says about quashed the Road plan.
And as this land taken by BDA for road purpose so there is no chance they can take it or build some thing else.. to confirm consult any good lawyer..

I really agree with you vivek as there is no chance of the road cdp 2015. The reasons are mentioned below:
1. High court of Karnataka has put a stay and cancelled the road.
2. There will be three parallel roads (Harlur road, express highway, hosar road) starting from hosur road to sarjapur road. This was planned in considering IT boom in E-city and sarjapur which really dint happened as expected.
3. Earlier the same authority has approved lots of homes which needed to be demolished in which chances are very low.
4. Mahaveer is confident that they will deliver what is being promised in agreement.
Advantages of Mahaveer Ranches in comparision to other projects are:
1. Price is comparaitively lower than any project of same type. (eg snn, sjr , sobha, purvankara, prestige etc)
2. All approvals and legalities are clear.Banks like sbi, axis , lic, icici, hdfc, pnb has approved it.
3. Provides Occupancy certificate.
4. world class amenities.

I see a lot of comments about road here, making it very clear, its a cancelled road which was planned in 2004, at the boom time of IT in bangalore, the road was express corridor, but now at this point of time we already have hosa road connecting sarjapura road and its a proposed 80 ft road, then we have harlur road, then whats the logic behind the corridor expressway? why will there 3 roads running parallel to each other, dosen’t make any sense right?? Logic.

my self aravind ,lot of my friends are staying in Mahaveer Apartments, they have recommended me mahaveer group. i am planing to book in Mahaveer ranches. i feel the project is really good, location wise and price, compared to other builders like sriram, sjr, snn, prices are very attractive and worth to invest money in ranches, i spoke to the sales guys about road in ranches, sales team given clarification on road and it is cancelled as per the court order. Kumar well said in the above mail thier is no logic discussion on road. Lot of developments are their in vicinity of Ranches, down the line in 3yrs property appreciation not less than 7000/- in this area,

Book only if Mahaveer is willing to give Occupancy Certificate, get that in your agreement, Without Occupancy Certificate you are doomed, Find out whether they have given OC in their other projects.
None of their projects have occupancy certificate. They violate a lot from the approved plans and so it is very difficult to get the occupancy certificate.

1.Please be aware of this Builder -Mahaveer Reddy Structure, these guys never leave up to the committed dates, off course few months delay is acceptable, but their earlier projects like Mahaveer Orchids near to this project is delayed more than a year and still no occupancy.they are not even ready to give written commitment on the Completion Date, remember the project is running from Last 3.5 Years i.e since end of 2011
2.There is no ownership from anyone when it comes to customer complaints and concerns. i have seen throughout Mahaveer Orchids Projects staring from Sales, Field Engineer, Architect, Supervisor and Project Manager everyone got changes(either they quit and asked to quit as they claim)
3. I would suggest look for Other Builder and properties which is ready to Complete or Occupy, because with this builder you House dream will be dreams for ever.

I have booked an unit on ORCHIDS and 2 units in Ranches. I feel Mahaveer Orchids is a very good project as I purchased a 2 bhk at 20 L before 3 years and now it is 40 L.
I understand the problem you faced but it happens with every builder that project gets delayed. There are various reasons for it. Not only builder but we customers are also responsible for it.Many times we come late for tiles selection, modification . Builder can’t give order for a single flat as all orders are in bulk. hence we all customers don’t respond immediately and for it also projects get delayed.
I would suggest you be happy for the builder you selected as at core of the heart you also know that you got a good home from a reputed builder at an unbeliveable price.

Visited sited today, basement concrete is done, model flat will take 1 more month after which rates are likely to increase. Construction in full swing. Except for approach road I think this is a very good project with 1900 units.
The total no. of units are 1060 and not 1900.
Has anyone been to the site recently and checked the construction that’s happening currently. I’ve been there last week and some how felt the excavation should have been done even deeper; the project being a G+14 floors.

Today I went to visit the site. And below are few points which I noticed.
1) Currently they are quoting 3950 psft and it’s negotiable. May be around 3750. And if you compare rates of other projects in the same area (within 1 km range), then it seems to be very reasonable.
2) As per the sales guy, the club house will be maintained by Builder for lifetime. It will not be handed over to Resident association at any point of time. And it will be open to outsiders too.. I mean, anyone from outside can take membership of the club house. So it’s a big concern for me. As in this case, Club house will be too crowded in peak hours.
3) The central jail is just behind the project. There is only Hosa Lake in between, which is almost drying up..
4) The Monthly maintenance charges would be around Rs 3 psft, which is too high as compared to other big builders. Currently I am staying in Purva Fountain Square, which is a very big project as compared to this one and here it’s 2.75 psft. So for a 2BHK, it would come around 3500 per month. which is too high.
5) They are saying BDA approval are yet to come, so the official launch will be in Feb or March.
Please let me know if someone has booked the flat there and at what price?

Arun Anand has made correct analysis.Price is high.Traffic jams negate the distance.People buying big-end projects can afford them and also their timings are different.But other common people can’t afford to get trapped in jams in that hellish stretch.All builders quote fancy rates but offering price may be a bit lower.People don’t get loans easily and no one goes singing and dancing to buy at any rate.

I have personally gone there today and have discussed with the Sales Team. Project seems to be quite big – 16 Acres Land and list of amenities they said they are yet to finalise but since its their luxury project, it will be good. We will have to wait and watch for some time. Pre Launch price they mentioned as 3950 but its slightly negotiable thats what they said.
I am interested because of the location – Its just 4 Kms from Sarjapur TOTAL Mall and 3 kms from Hosur road and very close to Harlur road where all the big projects of Purvankara/Shobha/ND Developers/SNN/SJR are coming up.
Lets see how the negotiation goes with the builder 🙂

I think you have miscalculated the distance – this place is definitely much more than 4 kms from Total. Total mall to the Kaikondarahalli junction itself would be ~ 1 km and this project is quite some distance from there, surely over 3 kms. I personally feel the rates are way too high for a builder like Mahaveer in this area. It is in the middle of nowhere and social infrastructure is quite poor now in that area. Many projects coming up in the road. It will develop in the next few years but for what is there now, I believe 4k / sq ft is way too overpriced.
Also I dont think this road can be widened so be prepared for long traffic jams, both towards Hosur road (before Bosch the road becomes really narrow, at the end of Hosa road) and towards Sarjapur road, after you cross SJR Verity / Oceanus Monarda as that stretch is already packed !

From Adheeswar ( Where Hosa Road starts on Sarjapur Road ) to LG Ashlar site is exactly 2.7 KM. Add another 1.5 KM from LG Ashlar to Mahaveer. So the total distance would be around 4.5 KM approax.

Sorry seeing this web page after quite sometime. Yes you are right the distance would be little more than 4 kms from Total Mall but its definitely not more than 4.5 Kms.
Mahaveer may not be a big builder but I feel they are quite good in terms of construction quality – I actually visited two of my friends flat who are staying in one of the Mahaveer apartments – One is infact almost 7 years old which is in JP Nagar.
Couple of things I did analyze :
1. Hosa road widening – Possible may not be happening in next one or two years but the project has been approved by the government – That way there are so many roads we hear will be actually widened – But are they actually being done 🙁 nopes !!!! I hope and I sincerely wish its widened! Having said that if we look at Harlur Road – condition of which is really sad but projects like Shobha cinnamon/ND Passion – they are very high priced and rent is also quite high!!! Bangalore I guess we need to ignore the bad road condition 🙁 Very sad but true!
2. Mahaveer is charging 3950 per sft – Yes its a high price but is it high if I compare it with Purva Skydale and Purva Sky wood or SJR Blue Water – I actually went ahead and bargained with all these developers as well – Not that I wanted to buy but try and understand what could be their possible lowest rate that they can offer!
And SJR Blue waters which is quoting 4250 per sft let me analyze that price – Its only the base price – you have to add floor rise of rs 25 from 1st floor then corner premium / Amenities premium/facing premium etc and ALL the flats in SJR are either corner or amenities facing and rest they charge for the facing – which means all will attract premium – None you get at 4250! + + They have not opened the block which faces the Kudlu lake – And if anyone is really interested to buy in that side – starting price is 4850 and obviously that will also have different premium pricing attached like corner/floor rise/facing/amenities facing etc etc. AND Blue waters one of their gate is just 1 kms away from Ranches project.
So if SJR can ask for that price I guess Mahaveer can very well justify their price!!! We also cannot say SJR is a Tier one builder because I have seen their old projects like SJR Redwoods in Harlur – Such bad seepage!!! I went to check out two flats there and both had seepage!!!
Secondly if I see SJR Parkway homes which is another 2 kms from Mahaveer Ranches towards Rayasandra also asking 3550 as base price! And believe me there are many Agricultural lands in the near vicinity – that means that will not get developed in near future because conversion is not easy these days!!! and yes that area do not have a single Bread Anda veggie shop which is atleast present in Hosa Road!
3. There is a Villa project which is just next to Mahaveer Ranches called Manar Projects and they are charging 5550 per sft!!! and Manar is not a known builder may be smaller than Mahaveer!!!
4. And if anyone has to stay there AFTER 4 years I guess it will be a good area as it will be quite developed by that time and its quite accessible from ECity and Sarjapur. We are talking about a pre-launch project here and thats why I am saying after 4 years. If we have to buy something in a developed area – We will have to pay the premium for that as well! No one will give us 3950 in Sarjapur main road or HSR. We have to target an area which has the prospect to develop in next couple of years!
AND I am not a Mahaveer Fan or against SJR or Purva or Manar!!!! I am just a genuine buyer who is trying to analyse every angle before I put in my hard earnred money into any project … Simple 🙂 🙂
