You have mistaken, the promoter is a habitual offender and he has done bigger frauds with name as orange properties. so this is not the first time he is cheating unaware public. Next time he will come with a different name and will be fooling other set of people. As long as proper laws and provision for implementing the same is not in place this people will keep on cheating. The best way to keep a watch ourselves and not get lured by freebies and advertisements quoting below market prices

Subhashish has been trying to do his best but he is only a Marketing manager and as is expected, cannot do much. He has been advised to pacify all the prospective flat owners. The developers have bad intentions as can be made out that they simply did not even care to inform the buyers as to what was happening for one full year. Any conscientious developer will inform his clients if there are any impediments or clearances awaited. the fact that they chose to remain silent shows their intentions are not good. they sent one Mail ( poorly worded) stating that the work is now on in full swing and they would update us every 15 days. I tried calling Mr. Rajendran several times. Mails sent to both have remained unanswered inspite of them promising to do so. we all live in the corporate world and understand how a client is treated. The developers have malafide intentions and this is very apparent.
Hi I have purchased too with the Indyaestate in sky view,we too have back out because the work has not started. We spoke to Mr. Mansoor who is handling all the work we completed all the procedure and he gave as two postdated cheque that also after so many months that all calling him daily,most of the time he never takes calls it looks like we owe them money and we are asking back. After giving post dated cheque also it has bounced and when we call they have taken it very lightly. Later spoke to Mr.Rajendra several times and he assured to pay my money by RTGS but he wants me to come to bangalore and again consider it but when it comes to money to give Mr.Rajendra does not have answer and he avoids are calls either he sends msgs I will call now or later but no call till today. Either Indyaestate Mr.Mansoor or Rajendra whenever we call they are hospitalized or they are in the hospital very serious or some other stories.
They have forgot this is our hard working money no one looks back to take their money if they had started with the project and not done all this nuisance with us. I request we should get to gather and teach this people as it is our money and they should give it back with respect. I really do not understand in Bombay so big advertisement and have a office in Bombay Cosmos Building and now they can do this. I feel Mr.Mansoor and Mr.Rajendra feels people who invest in property are fools as daily they tell different stories and they feel we believe them (full day they are so busy that sometimes they even forget their clients name which is very surprising who calls them) and we have to tell them the details daily when we speak to them.

Indya estates is one of the biggest frauds to have come to bangalore. Please be extremely careful in dealing with such unethical developers. They have duped hundreds of poor investors. They have no approvals in place. I have recd several calls from ppl from all over who have invested and are left stranded.
I have cancelled booking & still you have not refunded my Rs.5 lacs booking amount.
Arrange to refund Rs.5 lacs immediately.
We had made booking with an investment of Rs 2 lacs in SKYVIEW’s Devanahalli Project in June 2014 for a 2BHK appartment in JUPITER C 601. Some 3 months later in Sept 2014, an additional Rs 3.66 lacs was paid to them which constitutes 20% of the cost of the flat. No AGREEMENT of any sort was done as the executives in charge went on a resignation spree for one reason or another.and there was no one to cater to our requirements. In all Rs 5.66 lacs of our hard earned money is still with the builders.
Finally, we withdrew from the Project in Feb 2015.as we were totally fed up and no real progress was taking place at site. Since then, we have been after these people and for the last 5 months they have simply been dilly-dallying all because of lack of funds, Our hard earned monies have been siphoned off for their Dubai Project and precious little progress has been made.. The Co is made up of ROUGES, GOONS, THUGS and PIRATES and no one of them can be trusted !!!
These people are all a bunch of THUGS, GOONS, PIRATES and THIEVES trusted at all.

You may please approach consumer court in carvery bhavan KG Road. It is really shocking to lose hard earned money to inefficient people. This adds to inflation in our country. It is high time Government of Karnataka wake up and control fraud in Bangalore real estate. It hits brand Bangalore too! All the aggrieved customers should approach Chief Minister for help.

I am owner of a flat in The Greens. as an initiative to help people, let me give you the current state.
Construction- Builder has completed basic block to extract full value of the flat as slabs are complete.
No progress post that. Builder is always telling different stories to the owners. Mostly the executives dont pick up calls, and when they do, they give a vague answer with no definite dates or progress. Employees quit every other month and you dont know whom to talk to. Same concerns are raised on FB group. For a long while now I havent seen one positive comment.
Pre EMI- Well, most owners have 2-3 EMIs pending. They started with NEFT and gradually changed it to posting cheques on owners address. You have to keep calling them for cheque and even if you get a cheque its post dated. Now is the cherry on the cake- THE CHEQUE BOUNCES atleast couple of time before you can finally realize the payment.
Quality of Contruction- Its the first project of builder with no past experience and as per my view no credibility. So I doubt regarding the quality. Builder launched another project in Devanahalli and its not even begun yet. All I hear around is people cursing themselves for having made this purchase.
My Advice- If you like having a KICK in your life you can go ahead and play with danger. Please note, THIS RIDE IS NOT FOR FAINT HEARTED. I have burnt enough blood and now treating this as a lost cause..

Ultimately we see ad from Indya estates closing the offer for their Skyview project. Hope to see appreciation for those who booked at early bird price. Also, Government of Karnataka is likely to revive Several Industrial, Metro, etc projects soon, which were announced by UPA government,as stated by CM, in North Bangalore.

It is their job to protect their brand name and reputation, if they want to do well for their future projects in Bangalore and elsewhere. It is a high risk for them if they don’t protect price for those who have already invested. Hope they will realize and correct their strategy 😀

I think Indya estates is definitely scamming people like us.
I had invested in June 2014 at 2275 and till date 23/12/2014 the rate is the same 2275.
I was promised by Indya estates that they will not sell below 3275 but again I called from a new number and enquired the price and they are still selling it for 2275.
I decided not to invest with this fraud company and would like my advance amount back.
I went to their office and requested for the refund they said 10% will be deducted.
I had paid an advance of 3lacs. I got back Rs 2,70,000 They deducted Rs 30,000
I told Indya estates its your fault if you fluctuate your price so many times any investor will think of cancelling the flat.
The reply I got from Indya estates this is our property we will sell at whatever rates we want.
We all should get together and ask for full refund of our advance.
May be we could hire a lawyer and sue Indya estates.
My advise to all kindly try to get your advance back at the earliest possible.
Indya estates is another PIT. You have just paid a price of INR 30,000/ for your trip to that pit which you just described. There are lot of new Visitors who will fall into this Pit and pay a price. The Pits are made very attractive and it is inevitable for new people to fall. These pits were sold in Bangalore, Mumbai, Delhi , Dubai with promises of 250 grams gold and return Air fare to Bangalore as attraction.
PITS are dark, to get in and know the truth you need to pay 3 lakhs and 10% to come out. Once a person gets in he will not dare venture again into it.

I too had booked a 700 ft flat in Mumbai with indyaestates. Had like 2 lacs. Realized that the buildings may not be done soon I withdrew from the same. List 20000/- but at least got back the remaining money. After 4 months. Happy to be away from the tension and further investment.

I had booked 650/sq ft. I had visted to the location last week, working is in full swing. I saw matting and pillar work is goign on at stite.
Just an updated on approval status. I received approval plan from the executive but the BIAPPA approcal number was not clear in the softcopy. I asked them share the number again on mail. However, I’m yet ot receive agreement draft from there end. I need to be sure to check what are the conditions in agreement before paying the rest of the amount and going for bank loan,

1) What is the current psft price ( note – without any riders )
2) What is the current status of approval ? and when can we say that “ALL” approvals are in place . When will customers be able to see a biappa approval number ?
3) As mentioned by one of the forum members, the prices where suppose to shoot up to 3275/- on 24th June, instead it came down a staggering 1000 points to 2275/-. I’m assuming by now others are also aware of the riders such as “no_pre_emi”, “no_water_electricity_parking etc” . So please that won’t be an explanation that people will believe.
4) What % of project is sold-out already ?
5) And above all, why so much misleading and confusing marketing strategy. It’s extremely frustrating.

It is quite appalling for me to see so many people here actually having believed the ad blitz from Indya Estates.
One thing a lot of you guys have missed out is on the fact that, Indya Estates is Ex Orange Properties, which had come up in 2008 offering free cars when u buy an apartment.
This was a huge scam that duped gullible people to the tune of crores and crores of rupees.
It is quite shocking as to how naive people can be just by reading ad’s.
Guys get a reality check when you have such Too Good To Be True offers in the market.
There definitely is a risk factor , but seeing some of the positive reviews of the “Greens” project , I can breathe a sigh of relief, ( albeit still risky proposition ) .

Many people rush not only because the price is low at pre-launch, but also because they have a little more choices – view, vastu, floor, size etc .To me, this project is somewhat similar to Greens. IMHO suited more for investment if you ‘ve a stomach for taking calculated risk.

It’s a gamble no doubt, but what is not ? I pulled out of a 1bhk in Prestige sunrise park , before parking my money here because in-spite of Tier-1 builder they had so much of delays and rates also didn’t appreciate as they promised in over a year. But at the same time look at GM eCity near by which appreciated from 2200 – 3400 now in less than a year.

Do you think honestly do we have any appreciation in this project and what carpet area, its just 55% of super builtup area.
I’m not sure of the 55% carpet area, but the changing trend I’ve seen is, many builders are releasing smaller size units like 1200 sqft 3bhk.
From an appreciation point , it has potential, but all depends on how is the execution. I think if the builder timely delivers the unit with 50% of the amenities promised, it is worth considering, ( again purely from investment not my end use ) .
The one thing I hate is the marketing technique. So even if the product, amenities, location, price is good, it smells fishy. For now, I will stay put in this project for some more time, fingers crossed !

I have visited the site when they gave the offer advertise. I had a detail look at the plan and surprised there is no balcony in any 2 BHK’s !! Did you guys noticed it ? Also for the 2 BHK, 650 Sq Ft Build up area, the carper area may be only 487 considering 25%. So for approx. 18L , you will get 2BHK built in 650 Sq Ft and that too without any Balcony in room or hall which is approx 40 KM from city , does it make sense ? This is just my thoughts. I feel I can look something in South Bangalore which I can atleast think of getting some rent and near to IT.

These are some of the weird (not smart) ways of marketing , and does expose the company’s real interest (sell fast), leaving common man in confusion and dismay.
San, your research is correct but not complete, and let me try to join the dots.
June 22, Bangalore launch : 2675 psft but “No Pre-Emi till possession offer ”
June 29 or July 6, Mumbai launch : 2875 psft but ” No car-park, electricity, water, generator charges – offer ”
July 11 , Super budget offer : 2275 psft but “No additional offer”
So if you do your maths correctly you will be surprised to see that all these offers are
“EXACTLY SAME” with little variations for a 650 / 732 sqft ticket size. It may vary for the larger unit.
Overall my take is it’s a weak marketing strategy and knowingly or un-knowingly company is tarnishing it’s image by misleading the buyers. I want to trust the company , but these silly things makes me think otherwise 🙁
btw , I’m one who booked on Jun 22.
There are some differences between both the advertisement.
The first adv. where the price is Rs2675 psft , the deal was for NO_pri_EMI till possession. Which means you pay 20% and take loan for the rest 80% and the interest for the loan amount will be paid by the builder till you get the possession. The booking amount for this advertisement was 3lak
The 2nd advertisement was for Rs2275 (budget offer) but there is no_pri-emi option and the booking amount was 2lak.
I booked one in the 1st advertisement, when they came up with the budget offer of rs 2275/- the sales rep send me an e-mail and said if I like I can convert to the 2nd plan.
It’s quite possible that they were not able to sale the number of units what they expected in the 1st advertisement and so they came up with the 2nd advertisement. Also the No_pri-EMI till possession offer is a accounting/tax headache for everyone so maybe they gave the 2nd budget offer so that everyone who availed the no_pri_emi option can convert to the regular plan and they don’t have go through the accounting headache of the no_pri-emi option.

Agree with RKA , this offer of converting to 2275/- without no_pre_emi option was extended to all those who booked in the first round.
2 reasons were told to me for this change –
a) it’s headache for company to pay timely and maintain the records of pre_emi for so many Customers. They had some issues with this in their “Greens” project.
b) Apparently in this budget, Govt is promoting affordable housing ( ticket size below 25 lac) , by providing very low interest rate for builders to borrow money upto 100 cr from state sponsored financial institutes. Opting for 2275 offers make the unit size under 25 lac for 650 & 732 sqft units.
But IMHO, it’s all planned strategy and perhaps the multiple big banner ads didn’t do wonders for them. If I were to believe them 50% of the project is sold-out. I ‘ve difficulty digesting it.
Any updates of the kiappa/biappa approvals ? latest, i was told that all supporting approvals like water, electricity, NoCs are obtained and they have re-submitted to biappa for the final approval and to generate the approval number.
They didn’t have biaapa approval as well, how people had gone for booking ?

Regarding their skyview project I called them two weeks ago and asked about the approval number. They said they will get in two days. But I called today again and they still do not have the approval. Looks like fraud as they are not supposed to advertise without the approval number.

Anyone who has booked the flat has done legal verification before. In the advertisements, there is no mention of biappa approval. since this comes under biappa, it has to be approved by them.

I have gone thru all comments by various people . Within a week,s time they have changed the stretegy and have come out with other add in today times of India .unable to understand the functioning of their organisation
There are 10flats on each floor consisting of one,two and three bed rooms .there will be big crowd on each floor. It is against practice and no one would prefer.max should be six
Staff is unapproachable, after they collected booking amount. There is no single communication from company for past 4 months and post booking. Specifically when one approach them with queries.
Compare to south bangalore, North bangalore is very good for investment. specially like devenhalli area, where government having more focus in this area with future plans and investment.
I booked the 650 Sqft flat in 5th Floor which costed me total 26L(including all amenities). Yes location is very good and definitely appreciation will be there in 2-3 year time frame.

I booked 650 Sq ft(2BHK) in pre-launch with pre-emi offer. i just paid 5 Lakh and till possession no need to pay anything. Bank EMI will be paid by builder till flat is completed and given to me. total flat is 1000 and land is 7.5 acres. Lot of amenities are there. if we get those amenities in time than it dreams come true. Location is very good. just near to devenhalli bus stand, police station and market . 10 min from international airport. We were able to see flight landing and taking off from the site. Devenhalli area is focused by everyone, even government has lot of projects in future. All big reputed builder like hiranandani, sobha had started construction building.
Did you check if they are allowed to construct more than g+7 floors since it is in airport zone.
Till now approval is not there when we check with them. It is under process.
They don’t have BIAPPA approval for more than 8 floors, they are marketing aggressively upto 13 floors and are not communicating the gap to those who have booked in higher floors or promptly initiating for full refund.
Seems like an expensive SRA project to me… 10 flats per floor !!!
That’s inhuman ! take a look at their floor plan. Some of the rooms will remain in darkness…
(especially the houses on the lower floors)
The ads are harping on the location close to the airport. But then, who’s traveling everyday ?
What one should get after spending that kind of money is Comfort NOT Compromise…
It’s going to take quite sometime for the North to develop like the city center but most builders have started milking it already in the name of “BIAL”
What is more important is the connectivity to the city center (which most people would need to travel to more often) than the airport.
Their areas quoted are all super builtup so they’re all to small unless you go in for the 3BHK (48lacs).
This is not the Bangalore style of living.
Strangely, Hiranandani closely located, has a 2BHK with the approximate similar area to the 3BHK here but priced much lesser.(42lacs)
Builders have started going the Mumbai way trying to make more pigeon holes in lesser space. But Bangalore has a lot of space unlike Mumbai.
Amenities are not as important as good planning of light & ventilation for each home.
Don’t be fooled by the fascinating advertising(and the “halli chicks” therein)… I would just say do your homework before you arrive at a decision…

One of my friend booked 650 sq ft in skyview at pre launch price. He said location is good.Anyone how much they are quoting now.
Location is definitely a plus . Pricing is a little misleading . At the face of it 2700 seems to be very tempting . However , when you add up Water , Electricity , Parking , Floor rise charges and Taxes , it comes up to almost the same as what other reputed builders are offering .
Also 1050 flats in an area of 7.5 acres is just too cramped .
They have strategized their offering very cleverly to ensure quick sales – by keeping unit sizes small , spending heavily on advertising and keeping the rates tempting enough for the customer to pay a visit. Having said that , if the builder gives even 50% of the promised amenities along with the apartment , this project is worth it.
You have to add “Water , Electricity , Parking , Floor rise charges and Taxes ” to the price of other reputed buiders too.
Everybuider advertise their price with a small astric(*) and the astrick will say basic price only.
Wen you visit the the builder site then you will know what are the other charges . So if someone advertises 50lak for a unit you can easily add another 8 to 10 lakh for other charges ( this incldues club charge , parking chrage , water charge,VAT,service tax etc) to come to the real price.
Very first time when I was hunting for an apartment it was a shock to me but now I know what to expect.

Hi, i visited yesterday and found the marketing personnel to be disinterested and overconfident. The sales person was not even attempting to sell his building! When i asked why the newspaper advertisements showed 17.38lakhs but actual price is 25 or more (depending on car parking), he did not reply. He instead said they are sure to sell out in Mumbai soon cos they will launch in Mumbai campaign about this real estate investment…..
Rs20 per sqft for every floor rise…Everything deviated from their claims in the newspaper ads..I received very vague answers to all my questions. Good location but not the builder for you.

you are comparing price of 7.5 acre project with 1000 + apartments with 100 – 130 acres townships and brands like brigade.
If you say so similar thing apply all over Bangalore and not just where indya estates launched in north Bangalore.In east/west/south also brigade ,sobha,prestige projects sell for 6K where as within that vicinity others sell for 3.5K 🙂
Take my suggestion dont even waste u r time visiting the site by their advertisement
