In group meetings with customers(around 50 customers) and builder, builder agreed to refund booking amount.
But later on I had to beg for my own money. 10 trips to builder office 200 mails, 100 phone calls, complain to police etc.
even after that, they took 4 months to refund(fault was from builder side so they should have immediately refunded)
If you want mental peace stay away from greenfield. worst customer case,worst management.
At one state customer case even told me that she has not taken money from me, then why am I shouting on her.
Sone people in this group keeps telling some nice things about greenfield.they are agents from builder.
at 4300 per sqft plus VAT plus Service tax plus car park, club house, water charge etc.. greenfield is expensive than
prestige tranquility(resale.) prestige resales are available at 55-60 lakhs for 1100-1200 sqft 2bhk.

The same complaint verbatim has been written by both you guys. Atleast when you’re spreading false news do so with some common sense-all readers of this column are not fools you see.
Pattern repeated and I concure what you said. We paid for launch booking for santorini and after 18 month thyey changed price and plan. I cancelled it and chasing begging my money since last 3 month.

Any Idea about when they will start construction of phase-2. I booked a flat in G block September 2015 and their sales person told me that it will start in MAR 2016. Now I feel cheated as their sales person has left the job after giving false promises and customer care seems also not aware about exact dates. Anyone who also booked in phase 2, please share.

I was about to book phase 2 in this week. But I have decided not to go with this. Sales guy gave me the price two months back which is completely different now. They are asking now 4350/- per sq ft, which is overpriced, with the same cost we can get house in Whitefield or In Prestige Tranquility . So please make sure your communication with the sales is written in company letter head.
I think similar situation faced by other customer too. SO BE AWARE OF SALES folks….

Myself and some of my friends have booked a flat in Shriram greenfields at the prelaunch stage and i just noticed that there are few who are spreading negativity about this project which i don’t agree to. We had got all the legal documents verified by 5 different lawyers by forming different teams and none of them found any issues.
coming to the private land, there was some confusion initially at the launch stage(2014) but i think since then the builder hasn’t hidden it from anyone and personally i don’t see the private land as an issue.
i will quickly jot down some pros and cons per my understanding for the benefit of prospective buyers
Pros:-
1. reputed builder
2.There are hardly any good builders in this area who are selling at this price point including prestige tranquility, brigade etc..
3. less wastage and optimum use of floor plans.. can you imaging a 3bhk being carved out in 1350 sqft !!!
4. Lot of open space and around 2 acres of land for amenities.
5. Total 60 acre property, in the next phase they are planning for villas and row houses which will give a feel of a huge township with all the necessary conveyance , crech stores etc..
6. Quality construction using MIVAN.
7. Easy access to KR puram, whitefield, Airport
Cons:-
1.the only downside is the location which is bit interiors from budigere cross (if you are staying in CBD of bangalore) but considering the growth of the area, easy access to international airport and future plans of road widening of SH35 road which leads to Airport,easy access to Aero SEZ,PRR etc i think this should be fine.

completely agree with Vipin.. i visit at sight to inquire the construction quality… and i feel its good enough…infact better than many others in market.
also with their construction progress till now, we can expect ontime delivery of 1st phase of project.
Builders agent in the name of fake customers. Reputed builder.. really..
After taking money from you.. they stop taking your phone calls.. False promises.. mr Tej and team.. gives false commitment and after that stop taking your calls and stop meeting face 2 face..
And office representatives.. they tell on phone.. “sir you have not given money to me so stop calling me”..

No one is fake. Please don’t accuse without checking your facts. You may not have had a good experience with builder but that doesn’t mean everyone shares the same experience!
I agree, builder is very cooperative as far as my experience goes.
I don’t agree, they are one of same where it come of refund. It’s one way street. I have been customer with shriram for 10 years. Now first time got incident where I cancelled and just for 2 lakh begging since last 3 month.

I am not against any builder. I had some issues which the builder turned away blindly and post booking service was pathetic. The hard earned money shouldnt go in vain. The case we are fighting in the consumer forum is on its way. Seeking more time by the builder has led to frequent adjournments. Let the consumer realise their potential. I ll post the verdict of the court as and when justice is delivered.

Agree with Vipin Koul. I have booked an apartment 2 months ago in Greenfield and my friend has an apartment in Spandana project of Shriram. He recommended Shriram to me as his experience with them was very good. They are a reputed builder. Don’t bother about the false rumours.

I have enquired for booking a flat in Greenfield and the sales team have openly informed me about the private land. If they are openly clarifying it then there is no issue.
My dad wanted to book a 3 BHK flat in tower 4 of Shriram Greenfield we have already visited the site.This is our second investment in shriram properties.Good value for money, project is designed very beautiful.
I hope you have heard of “Fool me once shame on you, fool me twice shame on me”. It seems you have not learnt from your first mistake and repeating the mistake by investing with Shriram properties again.

Praveen and Jay are Shriram agents. You can look at other comments on the forum and decide for yourself if it is a good project. They are showing green area which does not belong to them. There are other issues as well

Shriam Chirping Woods is on lakebed and it will destroy the habitat of the Kaikondrahalli and Kasavanahalli lakes. These builders are so greedy that they dont care a damn about environment and will bribe officials to get illegal approval. After the recent NGT order of 75m buffer zone from lake boundary Chirping Woods structures will be demolished. Stay away from such unethical and greedy builders. Another example is Mantri developers who are trying to destroy Sankey Tank.
If they are indeed Shriram agents, the way you have been vehemently opposing, why should one not believe that you are planted by Prestige who are trying to spread wrong information and poach prospective customer service.
Bottomline you had reason of not buying and that is fair enough. Now stop implicating each and every one as Shriram agent. Reminds me of Mamta Di, if you utter a word you are CPM afent. All folks are grown up and let them take their own decision. It’s every one’s own hard earned money.

Hi I find the 4 acre patch is pvt owned and may not be an hindrance to development since its too small a land for big activity or development .
there are big projects already in this area with PRUKSA already occupied and Prestige getting completion.
water seems to be a problem right now but may be in couple of years the pipeline can be drawn , off-course it remains to be seen how fast and effective the builder finishes the projects and hands over the units .

All roads and landscaping is done on private land which is not owned by builder.
All existing customers, try exploring about private land, and see the builders response yourself.

I have booked a flat there last month, and the marketing team didn’t hide about the private land. Also I don’t feel any issue if some land is there between phase 1 and phase 2, have seen many such projects where phase 1 and 2 are separated by some land or road. Its individual choice anywz.
If you notice the layout diagram above, two long patch of Private land is there and between these two patches , builder is keeping project garden, play area, fountain, jogging track etc. So from phase-1 or phase-2, some one wants to jog then, he needs to cross private land.
SO basically this project is ‘E’ shaped. upper horizontal bar of ‘E’ is phase-1 tower, middle horizontal bar is project landscaping and play area and, bottom horizontal bar of ‘E’ is phase-2 tower. And there are two private land 1. between
top and middle horizontal bar of ‘E’ 2. between middle and bottom horizontal bar of ‘E’.
After going through all review and concerns of private land, its better to stay away from this project.
builder is unprofessional. they hide the fact of private land, and if you go for cancellation they want 90 days wait time and 25k penalty. If cancellation is happening because of wrong information given by their sales team, then no penalty and no wait time should be there.

After going through the plan as suggested by few of the buyers here, its found that the private land of 4-5 acres lies between the towers. Leave about discussing, they stopped replying me when i raised this query. Irked by their unprofessional behaviour i opted out n asked for the refund. They replied immediately and told 25k would be deducted as an administrative charges. I contested on this as I hardly got into an agreement and thus the clause they are mentioning is null and void. They also said it would be refunded by 90 working days (This is nowhere mentioned in the communication nor is part of any document). As I again raised this issue, it was the same old saga.. They didnt respond. I gave an option to have reconciliation with them but again they failed to revert back. So I had left with no option but to knock the door of consumer forum. I did file a case today with all the documentary evidences and would be soon called for hearing. If anyone is facing the same dilemma can file the one and I would help them in presenting the evidences before the Consumer Forum. I know this news will reach the developer soon. ( There are some guys here from Shriram properties here who are falsely portraying themselves as flat owners).

I went through similar experience with shriram greenfield. Sales person lied about the private land
and said all 4 acres of land in the middle of tower belongs to them. Later on after few meetings at corporate office
at HSR layout, they accepted the fact of not owning the private land.
that time, Myself along with group of 11-12 other customers opted for canceling our flats. we had approached builder
in a big group of 50-60 customers. So they accepted that cancellation can be done without any penalty and fast refund
will be processed.
But getting the refund money was a nightmare for all of us. builder sales manager (tej singh and team), pomised us one thing in group meeting and then seamlessly start disconnecting our phone calls, not responding to our emails, request for face to face meetings.
Many senior management guys from builder promised about fast refund, even they gave me written confirmation. But finally they took more than 3 months to refund that too after 100 + phone calls, 200+ emails, meetings, giving threatening of police complains etc.
stay away from this useless builder. they are not professional.

It’s easy to book the complaint provided you adhere to the proper documentation with supporting evidence. The first hearing is scheduled n I ll let u know the outcome. Guys, I am not sure which 4 acres you are talking about. I am looking at the master plan and if the 4 acres comes between phase1 and phase2, the sales rep had informed about that road.

First phase tower, then one strip of private land.. then one row of builders landscaping with fountain, play area etc, then again private land then second phase.. what a beautiful planning..
whats the use of landscaping and water fountains and play area, if that landscaping is surrounded from three sides by private land?? Please note 4 acres of private land is not in rectangle shape.. its divided in four parts, as depicted in picture above..
Builder launched project, took bookings thinking remaining 4 acres will be bought in future. but they could not buy the 4 acres of land and now complete project is in mess.
and builder gives good excuse that in private land, some shopping mall may come which is good for owners only. But in that private land some dump yards may also come and before that some slums etc.

Light cream color patch is private land in the layout diagram. Nice entry roads, landscaping etc is surrounded by two pieces of private land(4.5 acres.). Its not only road, land next to road is private land and that measures 4.5 acres. Builder had claimed in past that between two towers, complete green patch is the land owned by builder. That’s why the name greenfield came. But that so called green patch is the private land between two towers.

I am interested in this project of Shriram Properties Greenfield. I have checked and verified all things. Can anyone tell me how its going on and anything that builder is not fulfilling.
I had booked a 2.5 BHK flat . But I have decided not to proceed . The procedure of taking the loan right now and effectively blocking my financials for two years before possession and later for another 3 years to come out of short term gains , putting effectively for 5 years of freez , is not acceptable . I would rather prefer to buy some land in malur which is very near to this place , prices are very attractive now and has very good appreciation . And as I would buy 2-3 sights or land of 1/2 acre , I would not lock in myself with loan. The profit is better and not binding myself for a long duration of EMI. If I get locked , I will not be able to go for any other opportunity for another 7 years. ,,
It is important to check the original plan layout , sealed and signed by the town planning blue print rather than a very lookarative colored plan with wrong notions . It is the customers right to look in to original documents before giving any advance .
Rules should be such that the builder should give all the papers for scrutiny .
In sri-ram property the person insisted on token advance of 2 laks , later after scrutiny , I wanted to back off . It has been uphill task to get it back . Although I have not signed any agreement but still they want to cut 25k ,,
The big companies should show the original plan and maintaing a record of a transparent scrutiny is builders responsibility.

Never buy any apartment in Shriram. I bought one in Shriram Smrithi (on Sarjapur Attibele Road) and we all owners are sufferring with their attitude and fraudulent behavior. I am very confused after reading all the comments above and in a dilema whether to invest in this project or not.
Price which builder quoting seem high.
Don’t we also think there will be an issue with water as the water is already polluted because of the dump yard and the garbage thats been dumped since many years (even though its closed now).
we have also seen in news papers about the polluted water being reported by the villagers and raising their voices with the government officials as many people are falling ill with the water contaminated.
Also regarding the private road, if the land is not purchased by the builder how will be the main entry be ?
Request some one in the group who has already booked flats there to respond as i can get complete information.

Even I went through all the comments in this forum after which I went to the site and personally inspected the site,the site is 3 km away from the dumped which is closed compared to the pasmina brooks which is next to the dumped yard which I early visited before booking here.the private road is owned by the builder and they have already started the levelling work for the internal road for the total 80 acres
Right Paschmina brookwoods is within 1-1.5 km zone from dump-yard – and they were still quoting higher then Shriram.. Interesting to hear that 2nd Phase they opened for bookings.

I was interested in this project. 90-10 scheme looked good.
sample flats are ready and common area, dome shaped swimming pool area are main attraction.
Entry from government main road till the sample flat is done well with lots of greeneries and stone/ iron chairs. This entry road is between two towers.
Later it was explained to me that between tower-1 and tower-2 big land bank of 5 acres are not owned by builder.
Builder is trying to buy that land. Unless purchase of land is done, the apartment internal road to dome will be in the middle of 5 acres of private land.
Entry to Tower-1 can not be done from sample flat and dome area road, because of private land.
an island of 5 acres of private land in the middle of 20 acres of greenfield project. I fail to understand, why it is done this way.
Apart from private land, every thing else is very good. If you are ok with private land, go ahead and book. But please do not get carried away with the nice entry road inside the apartment campus. its of no use if builder does not buy 5 acres of private land.
Hi Ashish.. A few clarifications. As far as I know, the entry from Govt main road will stay even if the builder doesn’t acquire the 5 acres because that is the CDP land. Also, there is a space of about 10-15 ft in front of each tower (belongs to builder) which will be the walkway. So, entry from dome to all the flats might be there even if the private land is not acquired.
Hi Balaji, yes there is a space of 10-15 ft in front of each tower. after that space there is a private land(4-5 acres.) and then the CDP road. So from our tower, we can not directly reach CDP road. and landscaping, beautification of CDP road will be under government, it will be directly connected to 4-5 acres of private land.
Then why and how builder is currently doing the landscaping and customers are getting a false nice landscape.
Tomorrow some other private building will come on that 4-5 acres of private land and greenfield will be under shadow.Private land will use the CDP road and no-way greenfield will connect to CDP road.( because CDP road is surrounded by 4-5 acres of pvt land and then the greenfield towers come.
Do you want a C shaped apartment complex, where between two towers a private land of 4 acres is there. The main entry gate and main entry road is there. very good landscaping is done at entry gate and besides project main road.
But after entry gate inside campus, both side of internal road, there is a private land. Have anyone seen this kind of apartment. And builder gives all kind of argument , they plan to buy this private land. builder may, but today they do not own 4 acres.
Before buying, go to site and please verify the project layout. do not get fooled with nice landcape of project road. from internal road, there is no entry to flat towers, both side of project road, Private lands are there. I have never seen this kind of layout by any builder.

yes there is private land between the project but as per developers may be they will buy that land in future or if they dont buy the land the small land remain there so on the land no big construction done by any developers.
it could be hospital, school or any thing small communities purpose development by government.

Hi, I suggest do not go with this builder. there are lot many good options in this location.
before booking builder shows all type of good things and once booking is done, they forget even basic professionalism.
Goofed up layout plan, confused office staffs and no clarity about basic milestones, specifications etc.
Shriram is a ok brand, but greenfield is probably not in their priority project list. two towers and in middle of towers, PVT land. nice club house, but they have plans to keep same club house for all upcoming next project in the nearby location.
and 1700 flats, builder will have tough time to sale @ 3800.
Its near NH(OMR), but approach road is too narrow for this kind of big complex.

Stay away from shriram builder and stay away from greenfield.
I had booked a flat at greenfield in oct 2014.
1. At the time of booking sales person told me all the land and common road
between two towers are owned by builder.
2. later we came to know that 4 acres of private lands are there between two towers.
builder used all kind of excuse to justify his mis-selling, he said they plan to buy 4 acres
of private land in future.
3. later builder agreed that 4 acres of land can not be bought by builder and it was known to them
and purposely sales guy hided this fact and because of this around 80 customers suffered.
4. I along with 14-15 more people cancelled our flat.
5. in a group meeting with builder , senior management agreed and accepted that sales person hided information of private land, and customer who wants cancel, easy exit option with full refund will be given.
6. builder acknowledged cancellation of 16 people, giving around 60days of refund time.
7. Fault was from builder side and mis-selling was done by builder so customer should not accept 60 days of refund time.
8. still we waited for 60 days. now when 60 days lapsed, call came from builder, requesting us to retain the flat. they say refund will take few more days.
9. this is highly un-professional behavior. god know the fate of 1700 customers. they say one thing and do other thing.
10. stay away from this builder. most of senior management members from builder will stop talking to you, after getting your hard earned money.
11. at site, good road between tower is there, good landscaping is done etc.
but be aware, both side of entry road, private lands are there. who will use this road, if we can not enter our flat from this road.

I am planning to book at flat in Shriram greenfield. But by going through the comments I am confused. I visited the site and I was told clearly that land between two blocks does not belongs to them. I understand that it is going to be a crowded place and I think it a builder points of view, it has to be as they have 80 acres of land.
Now the question comes to the amenities and I think it is very valid to understand the area to accommodate so many people. It is going be a township. I need help understanding following points:
1. what is the best practices to book a flat at this time? (I mean how much can be negotiated on a price that they quote i.e 3700 sft
2. what should be area for amenities to accommodate this much of crowd
3.Will that CFF still an issue or the movement of that approved

You can go for Sumadhura Shikharam .. atleast 4 km before greenfield & is in much livable habitat, opposite Nitesh Forest Hills. I guess they are quoting 4200/4300… not sure of the price now. check it out buddy…

Today they are saying 3700 sft, with 10% down and 2 yrs no payment. Any one suggest is it worth to commit.

I visited the place today. 3700/- is quoted exclusive of car park charges. 300000/- extra for car park charges.
Since they are offering 10% down-payment which is free from Pre-EMI, it will save you around 4lac preEMI for 2 years. But they have inceased base fare from 3500/- to 3700/- which makes a difference of 245000/- for 1225 sqft (2.5 BHK big version). So you get a benefit of around 2lac for 1225 sqft. Also they said there will be no floor rise charge and premium charge today (in total 2lacs for 1225 sqft). I have already booked one now but I am rethinking my decision after looking at these comments here.
I see some big concern now:-
1) The land between 2 lanes is not owned by Shriram
2) There will be too many families
I need suggestion if I shall withdraw from this now. I have already given cheque for token money.
Completeing statement in Second concern:-
There will be too many families and too few amenities areas like club house, swimming pool etc.
Price is 3600psft if you negotiate in a group, no floor raise charges and excluding car park. So 3600 is base price only.
Anyone interested can negotiate better if speak as group.
Usually all amenities will have initial rush, later the interest will die away and they become defunct. Does anyone know what is the size of each amenity they are providing. Are there any existing or upcoming near by schools, markets, hospitals.

For 1700 flat(average 6800 people) 1 pool, is too crowded. and chances are there, builder will share same club house with other row house, villa projects coming by same builder next to greenfield.
@3700 flat of size 1350 sqft will cost around 65 lakhs( vat, service tax, bescom, club house etc.)
1.) Is this a good price for B cat builder?
2.) location is 2.5 km from mail road, but need to cross village and narrow approach road.
3.) private land between 2 towers.some other project may come in future between 2 towers.
4.)current main gate and entry road is mis-leading. both side of current entry road will have private land of 5 acres.
5.)price of 65 lakhs is good for gated community with big campus is an attractive option. but with private land of 5 acres in middle of project, not much open area, over crowded club house, we need to think.

Project has got loan approvals from SBI, ICICI and PNB so far as per customer care mails. They sent my allotment letter to my USA address. I hope same level of service would be done by Shriram for future mile stones of payments.

hi…i have booked 3 BHK in F block which i feel is good..i agree with you they might build 20 floor..but my unit will still have good view within the project.
Those who are going for booking at this project, please check on below points before taking a decision:
1. They don’t show approved master plan to any customer, unless you pay 20% amount.
2. They won’t give you agreement draft before making a payment.
3. They images, layout plans, all are different in the booklets and in approved master plan.
4. They don’t own those lands where lot of lawns/tress have been shown. In all they don’t own 5 acres of land between the two rows of towers. But sales person will claim that entire land belongs to the project.
5. In reality half of the amenities area (club house, play area) is marked as visitors parking area but in the booklets they will show entire area as of club house.
6. They have plans to construct many more towers in the nearby lands and for all of them this one club will be shared.
Take a informed decision and don’t pay up unless you have got hand on approved plans/docs and agreement copy.

Hi 3675 in 10/80/10 scheme is good price. People got at 3350 before this scheme was announced. If you take your pre-Emi saving of close to 4 lacs, your effective price is same ie 3350. Obviously it won’t be wise to compare with someone who booked in prelaunch price of 3200 inclusive car parking.

hi..the private property has a boundary..keeping your comments in mind i asked the sales person there he clearly told me that its private and they are ready to give all the documents after my booking amount which is only 100000Rs in case my lawyer disagrees they agreed to refund the entire booking amount without any deduction i have agreed for the same..Please need your suggestion in booking this property.
Yes they commit that they agree to refund without deduction. but cancellation mail sent 15 days back, no acknowledgement received so far from builder. Later on one sales guy told me that time line for refund will be 90 days. Once they en-cash our cheque, we live on their mercy.

You are right. Those land between the towers does not belong to Shriram. As of today they are running a misleading campaign by claiming that entire land belongs to them. All images are misleading.

I got update that BL kashyap whatever they mentioned is not going to be doing this project. Its going to be sub contracted to same constructor who is doing BGT.
I am quite positive about the project especially considering the pricing. Plus Tata Housing has invested in Shriram Properties, so some level of confidence with the builder. I am planning to close a purchase this weekend. Hopefully can try for some discount being month end. As of now this area seems out of city limits and not much facilities around. But with better connectivity through 6 lane old madras road (NH4) this will be a better choice for many people. Lot of apartments are coming before/after Budigere cross and within 2-3 years time new shopping malls/schools should be coming up. Prestige Tranquality itself will have few thousand families residing in a year’s time.

1. Reach Prestige tranqulity (PT)
2. if prestige is on your right side, take first right turn after prestige.
3. Keep going straight and u will find Definer Apartment on LEFT.
4. Still keep on going and you hit T junction. Here is SGF.

Forget about rental income. No tenant will go there to stay at least for the next 10 years as there are no companies around and chances of any offices coming there is very remote.
instead of investing in apartments..better invest in mutual fund and you will earn better returns with which u can retire peacefully.

It is located behind Prestige Tranquility. When you are coming from old madras road, take the right turn just after Prestige. From main road it should be 1.5 to 1.8 Kms inside. You will find Definer Kingdom project on the way and a village Bommenhalli. Keep moving until you reach a 3 -way junction where a temple is located. This project is just before that on right hand side. No sign board yet.

It is approximate distance from Budigere road (1.8 kms) i.e behind Prestige. Though as per the sales guys there will be one more entrance to the project which is around 800 mts from Budigere Road (Behind Prestige Tranq). One new 50 ft road is under plan from BMRDA CDP which will cut across this greenfield project. Again this info is from sales guys.

The main entrance connects out to NH4 directly – but with more smaller road- not like sivas rd. looking at this but confused because NH35 has some better connectivity options and PT itself with possession as early/late as June 2015 is have resellers.. Further not seeing much development near this area.
Anybody else also visited recently ? how do you see this.
