You are saying you never visited the place. First you visit the place and then male some comments.. Dont simply write something in air.
We have been staying in that place more than a decade. Got the ground water tested also. We even get good amount of kaveri water.. The area is not polluted like other over crowded places of bangalore..
Come have a look and then pen comments..
And people in India have common sense as they dont go by such comments before making a huge investment with their hard earned money.. Dont write general comments..

You are correct, i dont know the ground reality at this location, these are slow killers, not that all will die the next day . Not many are used to such living conditions, these treatment plants look huge

Any real investor would not see the place in google maps before investing.That is the reason you did not fond any apartment in bangslore.
BTW the plant is shifted to Kengeri and Vridhabhavathi runs almost all over blr. You can go and personally check the plant.

During 2011-2012, every 15 days there would be revision in prices, by the time I do some research and plan my finances, the prices would have shot up . Secondly, due to plenty of developments happening between Hebbal and Devanahalli, i was confused about investment. I was about to book in Vajram Essenza , later backed out due to the huge mobile tower, similar case with sobha project at whitefield hopefarm junction. I liked some apartments in Yelahanka, then I read about the diesel plant issues people were facing .
I never explored apartments near Electronic city and Nice road . Buying apartment is not just finance , there are plenty of factors involved, There are times how much ever you try you seldom get one.
It never clicked , I think many must have witnessed the price variation issue 3-4 years back.
There is nothing wrong to look in google maps or wikimapia to get an Aerial view before even visiting the location. Atleast avoid a trip and save time

I bought 2 units the prestige temple bells apartment at 4400/- for investment purpose and I got many buyers and finally sold at 4800/- last month. Now the price is increased to 5000/- and probably will sell the other unit at 5k plus.
Before purchasing we have researched on the all aspects and it is one of the best location for investments.

Tell me how many places in bangalore are pollution free. You hardly get ground water in many places. As long as you are planning to stay in blr no point talking about pollution. For someone wants to sell their flat in PTB we dont need to make such big comments. Every place in blr is the same. Infact PTB location is better than many other projects. If someone is interested in buying go see the place. Dont go by these comments..
FYI, that sewage plant you saw on Google has apparently been relocated to Kengeri and shut down long ago. Haven’t noticed any smell in more than a year, but there are plans to have them covered it seems. Already the stretch in Chandra Layout side is covered. Won’t happen overnight, but there’s another 4 years for the project to be completed.

Sorry to say, but you will not find anyone who is ready to buy apartment in bangalore in the inflated price. You will have to wait for a decade or more than that to be able to sell your apartment.
One thing I have noted that investors are giving nice excuses like relocating to other places, moving out of india etc etc while trying to dispose their apartments. Good try bro, but its old tactic now. You need to be more innovative than trying to copy others ideas.

If you think reason of the seller does not matter to the buyers, then what is the need for you to put wrong reasons. Just say, you want to sell the apartment for so and so prices. If buyer want to buy from you, they will contact you.
Regarding prices, I know what is the ongoing prices from different builders in bangalore. They are not realistic prices and that is the reason I told its inflated. Those prices are only on papers. You must be knowing by this time. How long you are trying to sell your apartment? I bet, with the current market price, you will not be able to sell your apartment in the next 2 years or more unless you give some hefty discounts.

if one buys 1BHK apartment in Prestige Bells, no car park in the basement is provided. Does it mean any one of the following:
a) Car parking will be provided in the open area?
b) 1BHK apartment buyers are not supposed to have car at all?

Yes this is very much true, no doubt about it. We lived near mysore road for many years. So we decided not to buy the property. Even Shriram Samethana lake front whitefield area also was built in the similar kind of area.
Generally not good to live in such areas. Instead of temple bells you may hear scary bells @ night . just kidding .

Guys – the fact is there is a Samadhi of ancestors who once owned this land… Infact there is already a Mantapa built over the Samadhi, which I think is there for many years.. Adjoining to the property there are residential houses and block, who seem to have no issue or not aware of at all that there is a Samadhi….
A site visit should help you to get more info and Prestige has been quite prominent in disclosing this to people and ensuring that the Samadhi of the great ancestors of the land is continued to be preserved or maintained….
We all know that there are many such builders who ‘bury’ the burial ground to raise constructions… In any case, the issue remains the same (if there is one)…

I heard this information and not sure about validity of this .
Yes there is Samadhi and it is of Netkallapa ( yes of netkallappa Circle).
It was custom traditionally for the land owners to be buried in their own land. It was not a public grave yard but a private land.
As per my opinion , If there were 100s of dead people burried there then Prestige would not have dared to go with this kind of project .It is one person who was buried there.
Others who have better information can please share.

Generally the samadhi’s created in hindu religion to have smriti about the person who died. According to me, what I saw at the project it was a samadhi smarak. And every where in india especially in village area its common. I don’t see its a problem and dont be on a assumption that people are buried in there.

Every buyers have to demand for it instead of going directly …
No.probs… you can demand even after booking, as it is normal in all prestige projects.
You should have negotiated about the 1% commission before booking through the agent. Now, it would be very difficult for you to get the 1% from the agent. In my opinion, its not a good idea to go through the agent because if anything goes wrong and you are forced to cancel your booking then this 2% commission would be deducted from your booking amount.
@Hari – 2% commission only comes in picture after agreement and few installments. so we go directly , our cost is 1% higher(compared to going through agent) and so cancellation fee would be little higher as well. so going directly to builder (A grade builder) is little costlier then through broker.
But the flip side of it is – brokers try to over sell it and in few cases more than builders marketing team 🙂 . so choose wisely as it’s our hard earned money .

Why do you want to beg for 1 % commission which is well belong to the service that he has provided. If you were so concerned then you could have booked it directly.
I am telling these things as one of my friend is also a broker and I know how difficult is to get the brokerage.
The prices in prestige are fixed and in the normal practice many agents will take commission from the buyer as well. So dont get in to low level for getting 1% commission.

I find these comments on brokers etc a case of pennywise pound foolish. Lets understand how this works.
A broker strives to strike a deal with many developers and gathers a lot of information . A good one would collate and segregate it as well. Next he would fish around for prospective customers which is not easy these days. He would have spent a lot of time and burnt a lot of fuel in bringing about a deal between the customer and the developer.
Isnt it fair that he gets compensated for that ? Moreso if he has not mislead you either on the price or on the project.
Brokerage is like any other intermediary profession in any other field- so why spew venom on real estate brokers only. If avoiding middlemen is such a serious matter, then why dont we go to farmers directly to buy our daily vegetables than go to shopkeepers?
I think T3 is more expensive among the blocks..

Why spend so much of investment on sewage drain and its effluent treatment plant! there is Century Indus Phase I completed and II has been launched situated about 2.5Km away from main arch! Century location is pristine, divine and away from any sewage drains.
@Giri I hope you are not related to Century Team, if yes sorry for coming in between your selling strategy.
I have been following Century Indus from more than a year. Anybody in RR nagar would think thousand times before putting there money in Century. I was almost a victim of century indus phase 2. Do you know its more than 2 and half years the Phase 2 was launched and nothing has been started. Just search the same in harsha sagar itself. Do you know the amount of pain phase 1 people had to go through to get the completion after 5 and half years… I am not saying this is the greatest project but at least don’t suggest something where people put there money and struggle.
I agree location wise its better than prestige but this has better connectivity and also first thing is people has to get there flat right? I cant tell you the amount of research I have done on century, their credit rating in Brickworks which is going constantly bad, recent firing of people including many seniors (i dont want to take their names).
And another question have you visited the Prestige site? Do you even know how many projects in the Heart of city like Kormangala has similar drains? Again I am not ruling out the the drain issue. But if you choose something higher floors and you can expect a minimum from Tier 1 builder to help rectify the problem. Again its an individual choice, but I dont recommend century for any body.

I am not century employee. I am infact environmental engineer working for an NGO. You can just ignore century. And about prestige; I am seeing people going for higher floors! they just scared of smell and mosquitoes! what about sewage infected ground water? Sewage treatment plant is running since 1982 and this plant is 2nd biggest processing plant in Karnataka state commissioned in 1982. The water table in residential places in Bangalore are contaminated with heavy metals and toxic chemicals – then imagine about place around raja-kaluve and its processing plant! When prestige drills bore-well it only drains sewage percolated water not clean water!
More than the Nala, I have the concern of BWSSB treatment plant. The foul smell/ Toxicity cannot be Prevented.

Also, I had visited the site couple of times, I didn’t get the stench then. Again, it depends on individual choice, if we need a Tier 1 builder, at a great location like RR nagar and at a great price, we might have to compromise a bit.

I visited the place yesterday; location is good! I did not find the ‘nala’ a big issue & the connectivity is also good!
The price they quoted was Rs 4350 for 2.5bhk tower 4 (only 18th/19th floor available) while in T3 2bhk was quoted as Rs4650. 3 bhk in T6 was also quoted as Rs4650.
Still thinking if its the best option.

I think people buying in Tower8 & 9 should be careful and other towers is ok.
The treatment plant in kengeri is already there. its capacity was increased recently. that could be why the smell is under control

One of the concerns many people have with the nala is the possible mosquito problems.
Here are some facts that i would like to share.
Generally it is always advisable you pick apartments on the higher floors.
In general, mosquitoes that bite humans prefer to fly at heights of less than 25 ft. Asian Tiger Mosquitoes have been found breeding in tree holes over 40 feet above ground.
But these are just facts as mosquitoes have been found at very high altitudes as well mainly carried by heavy winds .
There are many factors behind how high it would be able to fly.

Is Samadhi a concern?
This is not a practising samadhi, there is only two samadhi of Netkalapa relatives. (there is a circle named after him in basavanagudi). For me personally that shouldnt matter as I have seen in many villages they used bury there relatives just behind the houses.

You must note that about 10-15 years ago, all these place were villages and completely outside Blore city limits.
It is generally a tradition in any village in our country, where the landowner and his family, upon his/her death, bury him/her in the property.

2. Project will be completed in 3.5 years.
3. The project is currently in pre launch phase. Generally all Prestige projects end up being approved by almost all the major banking institutions.
I know nala is a concern i am not looking for investment but for self use. Is there no way some action to be taken as it may affect the people who leave close by.
What do you think at least the minimum safe distance in feet away from nala. Like 200 ft or 300ft. Also I heard if you have floors above certain level things shouldn’t bother you much. Any expert advise on minimum number of floors to be avoided.
NEXT TO THE WATER TREATMENT PLANT, and in a low level and water logged area . As soon as u enter u can see the graveyard.
Its the previous owners of the property who have been buried there. Like the tradition many Indian families follow who have their elders buried in the family property.
Its not a large burial ground open for public.

If you are an advisor I dont think its a wise decision to see it for investment and returns, If its for the end use then its fine to give even 6000 Rs. per sft.
So please stop fooling around telling that it will appreciate. In fact many of the top builders project will not appreciate much as the top builders them selves launch with a very high price.
When you are having so much experience in real estate find a project where you can guarantee returns and not give hyped up value.

The demography (People) who would end up buying apartments in this project are going to be people mostly from in and around RR Nagar.
I don’t think in any of my comments i have mentioned that you can expect the moon. And i haven’t spoken about the price anywhere here in the forum.
6,000 is the going price for residential plots on the main road in RR Nagar.
If you still want better deals, you could look at BDA Layouts which are on the outskirts, but again they have appreciated in value too.

Nobody is getting fooled here. The details are out there for people to read, plain and simple.
By now everyone reading the article knows there is the Nala next to the property. And the point about Price Appreciation, the minimum anybody can see is about 15-20% CAGR.
Real Estate borrowing from financial institution costs about 15%. Also you cannot nullify the cost of Raw Materials that appreciate about 10-15% P.A. Then the builder adds his margins.
Again am saying this, don’t expect the moon, but yes it will definitely give you returns that will beat inflation & cost of borrowed capital in the long run.
Beat the Bank (FD Returns), is the holy grail for any investor. Thats the reason people invest in Property.
Btw this is purely my opinion. I would request everyone to do their own due diligence.

The price is appropriate for the area as there is the metro connectivity which should be very close to Prestige Temple Bells.
Mysore Road is a very busy road. But one area in Mysore Road that stands out is Rajarajeshwari Nagar (RR Nagar).
Am not sure if you have been in the neighbourhood, but i must say it is a beautiful neighbourhood and it is very well maintained.
The locality has been named after a famous temple – Rajarajeshwari Temple which was built in early 1960s.
Ideal homes, BEML layout, BHEL Layout are some of the most well known layouts in the RR Nagar.
There are some very good educational institutions in the neighbourhood namely,
* Jain College
* RNS Institute of Technology
* RV College of Engineering
* PES Institute of Technology
There is the Global Village Tech Park spread across 100 acres which has Mindtree, Accenture, Sonata Software to name a few. It was founded by VG Siddhartha (Founder – Coffee Day Group) & SM Krishna’s son in law.
Gopalan Mall is one of the biggest malls in Mysore Road located in RR Nagar.
Yes the drain is a concern. But if the same property was located with no drains, it would have been priced higher. The nala your refering to is Vrishabhavati Nala.
A lot of Global auto giants are moving their base to Bidadi which is about 25 Km’s from RR Nagar. Bosch & Toyota in fact have already moved there. A lot of employees working in these firms are very well paid.
When the metro does become operational, it will definitely be of great convenience to its users & would also add good value to assets in and around it.

Hi , I don’t think there will be any appreciation in this property also similar to previous prestige projects like lake side habitat , prestige Westwood’s , royale gardens and falcon city as well.

As the saying goes, “If you think it’s expensive to hire a professional to do the job, wait until you hire an amateur.”
About me: I was working with a large developer in the area. That’s how i know the neighbourhood & about real estate in general. Now i have my own Real Estate Advisory firm based out of Sadashiv Nagar (Opp Palace Grounds). Our past industry experience allows us to decide if a particular project we are promoting would give a good ROI to our clientele.
Our inside connections in the industry also gives us access to information which would not be out there in general public domain in general.

Close to PES College. Sobha has a project in the neighbourhood about 2 Km’s from Temple Bells. Think they are quoting about Rs 5,800/Sq.Ft.

If sobha is selling at Rs5800, why not Prestige? There has to be some logical reason, right?
sorry u got it wrong i have booked 2flats in sobha valley view at 6750 & 7125 at pre launch. I have second thoughts now. One is 1.2 crore & other 1.4 crore. At comparison this is much cheaper. Ground water qquality may be an issue in both Sobha valley view & Prestige temple bell. Ofcourse the nala at sobha is much smaller while the same is joined by multiple source at prestige temple bell. At the end of the day it is personal opinion. If affordable for own use from prestige is worth it. I am not sure about investment though. Prestige south Ridge sold at 4500 now is 7000. May be its worth it. Then again stench is something you have no way to deal with.
I agree with Mr. Mohan, You can also not compare construction quality between Prestige and Sobha. Sobha Always provide better quality as well as on time possession.
Mohan is right. Sobha’s base rate is 6750, and they are known to complete their projects on time and their quality is unbeatable. Yet, at the price offered by Prestige, Temple Bells is an unbeatable choice in that area. No other reputable projects in the vicinity.
