Pre-launch registrations are now open for Brigade’s new project called Northridge located at Kogilu Cross, Jakkur, Bangalore North. The project will offer ~550 residential apartments in 2 & 3 BHK configurations across ~7.5 acres of land. The pre-launch registrations are an expression of interest and actual allotment will be processed once the project is launched. The EOI has a lockin period of upto 31.10.2014, if the project is not launched by that date then Brigade has an option to cancel the registration and refund the EOI amounts without any deduction.

If you believe that delivery would be in Jan 17, then you are living in a fools paradise.. Brigade projects like lakefront are delayed more than a year..so expect something similar here as well and prepare yourself for the worst..

I have a lot of concern due to the hosur bande quarry quite nearby. Its illegally operated and due to the blasts carried out on a repeated basis might effect the structure of the building. The Kolte patil raaga apartment is already bearing the brunt due to the same.
I do not think quarry blasting could be an issue .. the project is surrouded by existing constructions and if they are standing fine, the structure might be fine. I hope they have decent quality and have no legal issues (as in case of mantri websity)
Brigade has absolute issues now a days .. They are providing 3rd grade local stuff in fittings and accessories and cutting corners to make more money and profit margin. Windows are absolutely 3rd class bought from local fabricators

Have visited the site. The sample apartment is 3rd class. The aluminium windows /doors installed are absolutely horrible !!!!
When they are charging so premium , can’t they provide customers at least good quality windows /doors , the basic need of any house .
Really hopeless Brigade quality ; After each project , their quality of construction & interior amenties are degrading & cutting corners to amke money .

Please stay away from brigade group.. They are big c*******s in the market. I am faceing serious challenges with developer.
Initially they make several promises once you book flat the customer service is very bad they dose not even respond to your e-mails and phone calls when you try to go world trade center to met a sales they disappear and make you to wait hours.
I faced below challenges when I purchased soft launch project
1. They will not communicate the unit (or) flat no going to allocate (during booking).
2. Developer will alloct the unit of his choice to the customer.
3. Customer choice units will be sold at premium prises,.so the cmr should be forced to pay rs 100per sft
4. Extra costs like VAT,service tax, reg cost, car parking charges, maintaince cost, deposits, electric charges, club house charges,floor raise charges, premium charges, generator charges, legal fees will not be communicated during booking.
5. They will take months to gather to execute sale and construction agreements(all conditions will be favouring developer)
6. Sanction plan will not be shared with customers.
7. So far none of the banks approved the project
8. All amounts should be paid on time. One day dealy from bank end (or) customer end will charged interest.
Please stay away from the developer

I expect, many well informed “investors” on this forum to now pounce on you asking: Tell me one builder who does not play similar tactics to fleece helpless customers. And because there is none, such practices are completely justified.
They even tell you how prices are going to double in next 3 years. So, play wise: Just keep quite and pay up to all their demands.
All over this forum, you see many such complains. Soft launches are proving HEAVY on investors.

hi I own a Brigade house that I bought an year and half back and also have experience with a smaller grade ‘c’ type builder, agree that the agreement was one sided , delay in agreement signing as I booked in pre-launch, but I didn’t face any issues so far. they are quite professional and I booked a flat of my choice.
But if they didn’t give you the option to chose a flat of your choice during booking, why did you even book it and what’s the point of complaining now..only investors who are ok with any option will do that & people who want to make quick money by booking even before floor plans are finalized. it’s your mistake, why blame Brigade or any builder for that matter.

You were not going to buy a vegetable I suppose. With all your questions above suggests that you have only spent that much amount of your time to book your flat that you would have spent in buying your vegetables in the market.
Why blame them, for your blind booking. You should have done your thorough study, after all you are buying your home and you need to allot some time to it towards understanding the whole process and then take a call.

Delay in launch should not be a surprise to anyone…with huge pile up of inventory in ongoing projects like Lakefront, Cosmopolis, Exotica etc, you cannot really blame the builder in hesitating to release more into the market. Markets are heavily stagnant. Launches have declined dramatically over the last 1-2 year.
Just keep the money in FD will give peace of mind…With black money coming back to india..we should see prices getting softer..

Checked with Northridge Incharge Sales Manager, they are planning to launch in 1st half of Novemeber. Not sure what is EOI will be returned if not launched before 30-10-2014, and whether all approvals are in place.

Was interested in the Brigade Northridge. Any inputs on the location? Has anyone visited the site or area? (I know everyone is talking about North Bangalore in general, but was interested if anyone has seen the proposed site). Search on Google map shows some apartments close by and also some cement factories next to the location.
I visted the site. There are two small-scale factories in the adjacent area(East side) which could be issue in future. The locality does not impress me. It may take long time to for the development. There are no big structure(building) except mosque or some minority welfare building. I am bit worried to invest here now.

I was looking for not so large community space around Hennur area with a horizon of 2-3 years and am banking on Brigade’s reputation. Brigade rep did tell me that both were small scale industry and is not likely to impact the project, will have to wait and check it out myself when I do visit Bangalore in the next month. I do see some other projects being launched close by which hopefully would make the area better in 2-3 years timeframe.

I checked with Brigade today and they confirmed that the per sq ft rate is 4690 excluding floor rise charges (that may vary from 20-30/sqft/floor). They are yet to develop the floor plans and freeze on the sizes of the rooms. I still believe there is room for negotiation with Brigade on this. Let me know if you guys want to go together and discuss with Brigade folks (for some base rate discounts, I will join along with you). Also, we can check up Fortuna Viva.
