Been doing some research online about upcoming plotted developments in Bangalore. Came across Nitesh Rio by nitesh group, can anyone help me with the launch date?
Amongst recently launches projects i would recommend Nitesh Rio on Kanakpura Road. The locality is great plus the plots are still available at good price.
Been looking for months about plots in and around kanakapura road. Nitesh Rio is there but have not visited the site, been told from friends it seen worth, not sure about the pricing yet.
Pricing was about 6000/- about 6 months back. Felt it was not worth. They HV delays in completing other projects
You are right. Nitesh have not been able to complete projects started 7-8 years ago. Its no secret the group is under severe financial problems.
Came across Nitesh Rio plots in the Kanakpura rd area. Went to site and project looks like good choice for investment.Have spoken to nitesh person for papers and need to check with lawyer before deciding
Friend suggested to checkout the nitesh rio gated community as he had bought there. From online also it looks gud. Next week going to see project and then will see…

Stay away from nitesh. Please do a search on mouthshut.com, harshasagar.com etc and you can find the horror stories of recent customers from nitest
Delays are a part of real estates. This is not their fault.. i mean at least not solely.. To complete a single project it needs cooperation of many others. if by chance one gets delayed or stuck in between, the entire projects gets affected.Am not supporting any one.. just stating a fact!!
will banks listen to this argument ? Emi will start on the date that is told to us..
will builders compensate for the delay with the amt same as emi..its better not to get into real esate

All the allegations on nitesh group has been proved wrong and they have recently provided possession to a lot of customers. So I have just invested my money in nitesh estates.

Just check the reviews for the other projects of Nitesh in this blog itself. And am sure you will not even go anywhere near Nitesh again. They are the worst developers I have personally come across.
I would avoid. The group is in major financial trouble. they have been raided for not paying collected taxes. Avoid until their cases are cleared up
Here are my observations on the project:
Negatives:
* Price is on higher side
* Approvals not in place yet
* No concrete dates on when the development will complete
* No concrete details on what amenities will be offered
Positives:
* VGC is fully developed, several houses are already built and people living. So, it’s possible to start living in RIO in next year or so. RIO will have two access points (one from VGC and one from Judicial layout) and will also have access to other side – Kumarans school.
* Sobha is having an apartment project besides VGC, not sure what the prices are but am sure they are in similar price bucket 4-5K.
* I can pay full white, am salaried.
* I am not comfortable going 1:1 sale. I know none of the developers can be trusted but I guess only cheating will be w.r.t price and delays. There (hopefully) won’t be land-title issue or someone taking the money and running away.
Puravankara has now announced Purva City of Gold in the same vicinity. Perhaps can wait for pricing from Purva b4 one decides.
Nite-sh started plotted development in Devanahalli – Long island project..they promised a lot in that..What is the current state..its been 3 years of launch. So would suggest people to check the long-island project to check the delivery and then decide on this one.
They are known in Bangalore for delaying more number of years.
Thanks Priya…After your comments, I read all feedback about Nitesh and indeed many projects seem delayed lot. This is a big concern as I was interested in booking. May be plotted development is easy to deliver but who knows. I will hunt for long island owners to figure out their experience.
@neel..if you are in india..you can drive down to devanahalli and check the project directly..instead of asking the owners..sometimes nitesh itself may act like owner and misguide you..

Same is the case with me. I have booked mine bcos being away from the country, it pays to buy from a reliable builder since you really can’t trust resale sites (even if we pay a couple hundreds more than resale sites). It is well within the city and adjacent to VGC, which is a nice layout. I expect Nitesh also would deliver a similar layout. Further, there is another Godrej villa project coming up in the next plot. Overall, a couple of years down the line, this whole block would stand out as a posh location on kanakapura road, which is otherwise generally a mid-market or low budget location.

Genuine buyers and professionals will suffer, apartment is better option even we dont like. BDA approved plots has court issues, then what else is legal. pls help if someone knows legal plots for 60-65 lakhs near hebbal

Way overpriced.. vakil garden city folks also upped price looking at these prices, one can get a VGC plot at ~5200 if one negotiates, and as Joshua said well developed BDA layouts like judicial layout, one can negotiate a second sale at 5K. This project is for people who have black money and have nowhere to park it. Cough up 90% in 120 days with no guarantees on development – ofcourse people living there is an entirely different question – probably 5-10 yrs down the line.
If VGC is at 5200, it doesnt make sense to buy here. But my search so far – Nothing less than 6700 in VGC
You think that second sales happen at the quoted rates ? The rates have increased in the last month or so.

U get BDA sites bang amidst the city for 5000 per sqft on resale and these are well developed layouts with at least 70 % of the layout occupied.

Please go for BDA layout. Its always better in terms of legality and development also. If you really want to buy a plot please check out BDA 6th stage and KHB layouts. You will get decent plots in that price. Thanks

I visited Nitesh Rio site area in april. It is on elevated area and lot of rocks. They said they will clear the rocks. The price is 5000+/sqft. 30×40 site will cost 60lacs plus so many other charges adding upto another 15-20 lacs
