Seems good discussion about this project. I have heard about this project but completion time is major concern.
I am new to North bangalore so very much concerned about the area. Can someone help me with below question.
1. How is the builder reputation ? Is project moving as desired ?
2. How is the builder in service and commitment ?
3. What are the chances of development for this area. For now it seems this project is the last project on the Road and next is the Lake in few meters.
4. Road is not widen as it is connection further to Hennur and Airport.
5. Are there any drawbacks of Lake unlike Varthur Lake. which become world famous.

Hi All , He is the not the genuine visitor to share Contact details. Just misleading customers with the wrong inputs , He even doesn’t now the project names of the DSR but simply commenting on all the DSR projects , if Any body wants to know past experience with the builder ,kindly visit any of the completed project and get the direct clarity from the customers . If you are planning to buy an apartment in any of the DSR projects, please beware. Whether it is Waterscape, Lotus Notes or Sunrise Towers or any project of DSR in Bangalore, this cheat builder has failed to provide the basic quality amenities. They are frauds. 3 of my friends stay in Sunrise apartment and green vista and all of them are really repenting on their decision of purchasing the flats there. In Green Vista, DSR Builder cheated them and build the phase 2 after 1 year and let them use the same amenities of phase 1. Whenever I go to sunrise apartment, there is generator failure or no water or lift problem or water clogging. And their management promise everything while selling but starts running away from all the committments slowly. Please be careful guys… go to their already built apartments, find the facts then purchase. Don’t simply go by what their management says. All sweet talks to lure you and cheat you.

You are commenting for failure of Generator and water supply, some technical problems are out of human control which we had attended at the earliest.

I’m Ramakrishna Grandhi(phone: seven-4-one-1-zero-zero-1-1-three-three), purchased one flat from DSR greenfields, in 2014. DSR actually done decent job to some extent, but in my case DSR did a pathetic work. For ex: Water doesnt go out through exit in bathroom, instead it will flow into bedroom. Tiles are broken at multiple places. I’ve called DSR people and emailed them multiple times in last 3 years. But no response from DSR, i still have to use moping stick to push out water from bathroom.
And DSR didn’t pay property tax till the date i purchased, so i ended up paying property tax from beginning. Which was ~4000/-. I’ve copy of all communications we had in emails, for reference.
To prove that you are a decent and responsible builder, please fix existing issues instead starting fights with random strangers on internet.
Once you fix issues in my flat, i will comeback to this forum and update everyone about how good you are in terms of addressing issues.

I went last week there, they claim to complete the project by mid of 2018. They are ready to pay rent for every month they delay from the commited date of commission.
I found the connectivity from outer ring road is good, not sure about any other PROS & CONS of this locality.

I have bought a flat here. The progress is good. Work is pretty fast. They have completed upto 6th floor slab in many towers and lower floors walls as well.

Visited Waterscape today. The model flat looks good and work is on-going for foundation. I spoke to a representative from DSR and she mentioned that the VAT will be 70% of the construction cost, which includes, Basic Cost + Car Park @ 14%. Service Tax will be applicable on Bescom and Club House. I have asked her to share the updated cost sheet with VAT and ST included. The other thing is about the approval from SBI, the person at the site mentioned that legal clearance is there, but project approval will take another 3-4 weeks, however SBI is accepting loan applications for the project. They still dont have CC (Commencement Certificate), the representative told me, it will be available once foundation is done.
I have noticed that there is a lot of discussion on other forums like mouthshut etc., about DSR and its other completed and on-going projects, mostly negative, but not sure how much base these discussions has.
Is there anyone on this forum who has booked a flat in waterscape and has applied loan from SBI? Would like to connect and discuss further.

Not sure what are things to be checked. Tia.
This is my feedback for DSR builder in general. This is purely my experience so far.
Pros:
1) Quality(build, wiring, pipes, tiles etc) is above average but not top notch.
2) Delivers all amenities, may be not immediately but eventually.
3) CC, OC, A khata, will be as per initial understanding. For sure he will not cheat you in any legal terms.
4) Builder helps you will all paper work, while buying and even after you move in. For example, with Electricity bill name change. Etc.
Cons:
1) Even though build quality is good, finishing is not at all good. For ex: unwanted paint ?marks everywhere. Uneven wall finishing. scratch marks on doors.
2) some tiles will be broken for sure in normal rooms and bath rooms. Builder will not fix any of these.
3) Builder’s 1st year maintenance will be pathetic. This might frustrate you.
4) Builder doesnt do a single dry-run to make sure wiring\plumbing is in good shape in your flat. You will end up following up with builder multiple times, and his response is poor. This might frustrate you but eventually he will fix, may be in 6-8 months.
5) Common amenities are just for name sake, Builder makes sure everything is in good shape for 1st year. Thats it, everything will be broken or not working after 1yr ie once his maintenance period is over. None of these amenities comes with any warranty. Out of all common things only lifts are good brand make.
6) common area build quality is very poor. For ex: lobby, jogging track, parking area etc.
7) VAT and service is very high, in fact, highest among any builder in bangalore. You will not get any satisfactory answer when you ask him “why?”.
Having said all these things, I’m not sure whether this price will be justified in this area.
One last thing, unlike flats in tier-1, DSR flats doesnt carry much resale value. You might not find a buyer who can spend 1.5 times for a DSR flat, after 4 years.(assuming current inflation).
If you consider higher VAT and Service Tax, DSR is not cheap at all.
Only reason for people to buy is “price”, people compare with prestige and shobha near by and see DSR as feasible option, in reality they only get for what they pay. DSR prices may look cheap, but when you consider quality aspect, prices are not cheap and not justified at all.
@Rajesh, I dont quite agree to all the cons you have mentioned. Particularly item 2 in cons. Builder is understanding in all the issues we raise and solved most of the issues. I have seen Sobha’s quality, but Prestige and Brigade qualities are at same level as DSR. Please comment only whay you know as fact and not guess somethings. I have seen you putting in all DSR forums. Its good to give the feedback, it may be specific to you but dont try to generalize.
I own dsr apartment.I can say that DSR can move up the value chain instead of working like a B GRADE builder..they need some professionals and should also mandate stringent quality check.
Hi Mahe, I’m not sure whether you remember, I was the first one to condemn some fake guy writing about fake reviews about OC and A khata about DSR. You joined discussion later and gave link to Mouthshut, which eventually shut that fake guy’s mouth.
As i mentioned in my post, i didn’t guess anything, this purely based on my experience.
And, no one in whole world, not even DSR marketing team will agree to this: “I have seen Sobha’s quality, but Prestige and Brigade qualities are at same level as DSR”
I agree to your last point, i shouldn’t generalize but couldn’t resist. 🙂
And if you have time, please go thru about rest of the cons, and share your opinion because good or bad every opinion helps in builder’s service quality and gives guidance to prospective buyers.

I visited the site, project looks decent but there are some concerns with quality of builder and pricing they are asking. they mentioned pricing 3750 same as adverts put by them and it looked they intend to increase price this coming weekend onwards (?). this price for something in horamavu looked on higher side to me…

Done the legal verification from advocate. Land + Project docs are clean. I also got the same info SBI legal formality is done but yet to get project approval.

Did not visited site, but inquired with price. they say base price 3750/- but they are cheating in calculation.
VAT and service tax should be charged only on construction cost , but they are charging on total cost. and VAT and service tax is 8.09 % total but again they are charging 12.36% and when I spoke with them about this they said we will not change anything in this inspite of this is incorrect calculation. so it makes difference on 5-6 lakh which is wrong and makes base price indirectly around 4400/- which is very high as per that area.
… Not really. They said they are going to have separate agreement for land and construction. vat will only be on 70% construction cost value. which is about right… But i think this is still lil overpriced considering that this is going to be available 3 years from now.
