Looks like an interesting project which I’m looking to invest in. However, have come across multiple possession dates on various sites – 2018, 2019, June 2021, March 2022 etc. Whoever have bought flats here – could you please confirm if there’s any issue causing the delay, has the construction work stopped/delayed before the pandemic and is the builder giving any deadline to handover the project.
Will really appreciate any feedback on the post.
Joe Godwin, sales rep is very cunning. All the best if you are planning to purchase from him. He is known for canceling the booking in last minute if he finds another buyer paying a little more. Totally unethical.
Project is very much delayed due to pandemic and current owners being so patient. All owners who have bought the property are now settled in different places. This property will have a lot of resale or rent once handover is done.

The project is really amazing, I have done a market research before investing in the project and it is quiet competitive . The amenities on offer are very good value for money. The location is pretty good and well connected. It is Vaastu compliant and this makes it a good investment…
We are interested to buy in this project but it seems that project has got delayed. With 4 towers to build from 2016, what coud be a possible reason to the delay, now that the claim is to complete the project as per RERA commit of Dec ’21. Is the construction actually stopped ? Eden Heights has only 4 towers , 3 towers structure is completed and 4 th tower they have started the basement work , project will be handed over by 31-12-2021 as per RERA timelines is what I heard from the peers

There is an officially compiled cost sheet from builder available at Rs 3900/sqft.
If this is a rumor then it’s good else Landowner should not sell their units at such lower price. Anyways why would builder say this is true if he wants to sell his units. Would be good if builder can show that landowner units are not yet sold.
Per JV document, Landowner have 130 units.

Very good project Habitat Eden Heights. It’s a join venture with Landowner having 40% share i.e. 120 flats.
Good deals available on Landowner share at Rs 3600-Rs4000/ sqft, so at a discount of Rs 1500-2000/sqft compared to Builder.
2.5 BHK 1417 sqft all inclusive from 74lacs + Regn.
3 BHK 1768 sqft all inclusive from 85 lacs + Regn.
Currently Landowner started clearing inventory & in coming months more such Land owner deals will be available compared to Builder.

I cross checked with Habitat ventures and builder has confirmed that Mr.Sanjay is a competitor who has made false comments on Habitat projects in the past and builder has already initiated legal procedures against Sanjay.
We are here to buy our dream home.. please don’t spread such a false news andolay with others dreams
This information was based on the Statement prepared by the Builder itself @Rs 3500/sqft during Jan 2018 & shared via email. Also there is no question of Legal action since the Builder himself prepared the payment statement for Landowner Share & shared via official mail id. So at that price it was a great deal.
Now if they have stopped taking any new bookings then that’s a separate thing.

Since the statement was prepared by Habitat Builder itself & I received the information from Official mail when HDFC Realty was negotiating the deal so this is not a false information. At that price it was a good deal but there must have been a recent change in agreement between Builder & Landowner.

I think Harshasagar mentioned only base price 1300 SFT * 5000 = 65 lakhs .. (With out car park, Club house ….. etc)

Hey Girish, Even my cousin is interested in this project ans has done market study about the project. Its pretty good as far he is concerned they offers a wide variety of ammenities like toddler’s pool, swimming pools, play areas, club houses and much more. The best part is that it has great connectivity to Tech parks, eateries, shopping malls and much more. It looks like a interesting one, you can do a site visit to check out more information.

if RE is not giving atleast 5 percent yield its not worth investment. If rental is 3lak then you can buy it at 50 lak . Overall it will take 60lak including other works , registration etc. But if you buy it at 1 cr or even more you are making a blunder
