Hi All, looking to buy 3BHK type 1 but the price is bit high. Can anyone suggest what would be the best deal for this? 82lacs for under construction doesn`t seems justified and also considering the built-up area.
Has anyone opted their no-pre EMI scheme ? Do they literally reimburse the interest timely ? Any feedback or suggestion would help.

I am looking for a 2 bhk to buy and I am confused between three properties:
1. Orchid Piccadilly: Location seems good, price is little higher according to my budget looking at the carpet area
2. Shriram Blue: Floor plans, carpet area is really good, location also seems fine, pricing I can justify looking at the built up area. I am not sure why I am seeing bad/average reviews for this property. Is it only because of Greenfiled?
3. Purva Palm beach: The location, and built up area is all good. But again seeing lot of average reviews for this property, strange considering the builder’s reputation.
4. Rohan Upavan: Everything is good here, except the size of the flats are small.
Kindly suggest me which is the better property to go ahead with? Suggest if any other you can think of. Thankyou.
Rohan Upaban Hennur- 3 BHK on I block, what’s the price to negotiate? The price quoted at 82L for Type 1 looks high considering the locality and the location.

I recently did visit the site , the idea of upavan looks cool, but this is appropriate for people who will work in Manyata or near by areas. Towards Whitefield it is about 20 kms , that makes it longer. The representative says , if the metro reaches KR Puram, the residents can take vehicle and get dropped in KR puram and board the Metro for Whitefield area. There is Bus station 200metres from this site , and every 1 hr there is bus service towards Majestic. Frequency of Ola & Uber is less for now.

On the way to my kid’s school, this is on avalahalli main road, and 1.5 KM’s from Byrathi cross. Price is on the higher side..better projects can be found on Hennur road.

Any one who has booked the flat here, please share the review about the property legality.
Looking at the concept it looks good on website. Need to verify the same by site visit.
I suspect if there will be many end users in this project. At starting range of ~ Rs. 20 lac for a unit, this may soon become a weekend shopping list :). Easy to buy and pay as well, but difficult to sell later. Maybe good for renting out.
The number of flats per acre is very high. A lot of good options at this price point on Hennur Main Road (and not off Hennur) which are in advanced stage of construction or close to handover.
Rohan is known for its design and in providing well-ventilated houses.
Quality is decent
