  • The unit-count discrepancy (52 vs 234) across different platforms is real and hasn’t been resolved at the time of writing. It may reflect different counting conventions (Phase 1 standalone vs. Phase 1+2 combined) or a data discrepancy in one of the portals.   • With Phase 1 at possession stage (September 2026), buyers can now inspect completed units before committing to Phase 2 — that’s a real advantage over buying off-plan. If you’re evaluating Phase 2, ask the sales office to walk you through a Phase 1 flat.
  • Jakkur’s proximity to the Jakkur Aerodrome is a two-sided coin: it keeps property from being hemmed in by dense residential development and maintains greener sightlines, but older parts of the aerodrome occasionally generate light noise. Ask the sales office about flight-path orientation relative to the building.

The current positioning — Phase 1 at possession, Phase 2 under construction — means buyers get visibility into the finished product before committing, which is worth using. The main watch-outs are the still-unresolved unit-count figures across portals (verify before relying on them), the car-dependent location if you don’t work in the Manyata direction, and the premium pricing that has moved well above launch levels. Best suited to buyers who plan to live in the flat or to investors comfortable with a luxury, low-liquidity asset.
