Bhartiya Nikoo Garden Estate is a large integrated development by Bhartiya Urban on Navarathna Agrahara Road in Sadahalli, in the Devanahalli belt of North Bangalore, close to Kempegowda International Airport. This is the same group behind the well-established Bhartiya City / Nikoo Homes campus at Thanisandra, but Sadahalli is a distinct, newer location for the brand rather than an extension of that existing township. Devanahalli Railway Station is about 2.2 km away, Prestige Tech Cloud roughly a kilometre out, and the airport itself under 8 km — marketing material also points to an upcoming metro line and NH44 access close by, though as with any “upcoming” infrastructure claim, don’t bank on it being operational the day you move in.

RERA number: PRM/KA/RERA/1251/472/PR/260825/008038, which decodes to 26 August 2025 — among the more recently registered projects covered on this site. Possession is listed as December 2030 on the RERA filing, though one source quotes August 2030, a gap small enough to be routine rounding rather than a red flag. Given how recent the registration is, expect the project to still be in an early construction stage; a site visit will tell you far more than the sales-office renders at this point.

At 1,904 units across three different housing formats on one 29-acre site, this is a genuinely large, multi-format township rather than a single apartment block — that scale is a plus if you want a self-contained community with a long amenity list, but it also means construction and handover will likely stretch out in phases over several years, same as any project of this size. Because it’s a fresh location for the Bhartiya brand rather than an extension of the established Thanisandra campus, there’s less of a completed track record at this specific site to point to yet; the group’s execution history at Thanisandra is the closest reference point you have.

Verdict

This suits a buyer looking for airport-corridor integrated township living with a genuinely wide range of formats — studio through villa — under one masterplan, at entry pricing below what the established Bhartiya City campus at Thanisandra now commands. It’s a longer-horizon bet given the early construction stage and the still-developing Devanahalli/Sadahalli micro-market around it.

Nearby comparables: Godrej MSR City (Barca) and Sobha Oakshire, both in the Devanahalli/IVC Road corridor and already covered on this site, are useful points of comparison for pricing and scale.
