GKS The Glenhart Estates

The Glenhart Estates is a Scottish-themed plotted development by GKS Developers off Chandapura-Anekal Main Road in Chikka Hagade, South Bangalore. It’s a genuinely new entrant on this corridor — the first RERA number covering the project was registered in November 2025 — and it’s one of the few active plotted launches in the Anekal belt rather than the more heavily-covered Devanahalli or Sarjapur corridors.

Location & Connectivity

The layout sits on Chikka Hagade Road, near Sara Lake in Anekal, off the Chandapura-Anekal Main Road and about five minutes from Alliance University. This is a quieter, less-built-up stretch of South Bangalore than the Electronic City or Sarjapur corridors most plotted buyers default to — that’s both the appeal (lower entry price, more open land) and the caveat (you’re further from the IT corridor and the everyday retail/hospital infrastructure that’s already built out closer to Electronic City). Anekal Road itself is about 1.5 km away, and the nearest listed hospital and shopping options are a little over a kilometre off, so this reads as a longer-term, drive-in kind of layout rather than one with immediate walk-to-everything convenience.

Project Specifications

  • Developer: GKS Developers (also listed as GKS Builders and Developers)
  • Land area: approximately 18 acres (one listing rounds it to 18.41 acres)
  • Plot count: listed as 278 plots on the two independent portals checked, though an earlier marketing mention put the figure at 311 — worth confirming the current phase-wise plot count with the sales office before you commit to a specific plot
  • Plot sizes: 1,200, 1,500, 1,800 and 2,400 sq ft
  • RERA numbers: PRM/KA/RERA/1251/308/PR/041125/008219 (Phase 1, registered 4 November 2025) and PRM/KA/RERA/1251/308/PR/101225/008325 (Phase 2, registered 10 December 2025)
  • BMRDA-approved, in addition to the RERA registration

Pricing

Plot prices run from roughly Rs 58.8 lakh to Rs 1.25 crore depending on plot size, with the different listings clustering fairly close together (the low end varies between about Rs 58.8 lakh and Rs 62.4 lakh, and the high end between Rs 1.18 crore and Rs 1.25 crore) — a normal spread for the same layout quoted by different portals rather than a sign of anything wrong. One listing put a launch date of January 2024 on the project, which doesn’t line up with a November 2025 RERA registration; treat that date as unreliable and go by the RERA registration date instead.

Amenities

The layout is built around a Scottish-estate theme, with a roughly 14,000 sq ft clubhouse, an amphitheatre, a multipurpose sports court, an outdoor gym, a barbecue zone, children’s play areas, a senior citizens’ park and a pet park. Other listings add a swimming pool, yoga room, badminton court, cricket pitch, a Miyawaki forest patch and a mini theatre to the mix. Roughly 40% of the layout is kept as open green space per the developer’s own figures.

RERA & Compliance

The Phase 1 RERA number decodes cleanly to 4 November 2025 and the Phase 2 number to 10 December 2025 — both plausible, recent registrations, about five weeks apart, which is a normal gap for two adjoining phases of the same layout rather than anything suspicious. Land area (18-18.41 acres) and plot pricing hold up consistently across the independent portals checked. The plot-count discrepancy (278 vs. 311) is the one figure worth double-checking before you book, since it’s not clear whether the lower number reflects Phase 1 only or a revision of the original combined total.

A Few Honest Notes

GKS Developers is a newer name to most Bangalore buyers compared with the established plotted-development players in Devanahalli or Sarjapur, so it’s worth doing the usual diligence on the developer’s track record and prior deliveries before booking, beyond just checking the RERA registration. The Anekal location is a genuine trade-off: land is cheaper here than in the more built-up corridors, but you’re further from the IT hubs and existing social infrastructure that make some of the pricier plotted layouts easier to justify as end-user purchases rather than pure land bets.

Verdict

This suits a buyer looking for a lower entry price into a RERA-registered, BMRDA-approved plotted layout and who’s comfortable with Anekal’s currently thinner infrastructure as a multi-year bet rather than an immediate convenience. It’s less suited to anyone who needs walk-to-everything access to schools, hospitals or an IT campus right away. Given this is a genuinely new developer to most buyers, get the plot-count and phase details nailed down with the sales office directly, and don’t rely on a single listing’s numbers before booking.

Nearby comparables

There isn’t much else already covered on this site specifically in the Anekal belt. The closest already-covered comparables on the broader south Bangalore side are Prestige Kings County in Rajapura (Electronic City) and Casagrand Hazen in Gottigere on Bannerghatta Road — both a bit further north, but useful for a rough sense of how South Bangalore plotted and apartment pricing compares once you factor in the extra distance from Anekal.

“In 2009 I was in search of a property. Before I could finalize one, I had so many questions: was the location right? could I rely on the builder? was the price quoted the same for everyone? what should I know before I issue the cheque? — and many more questions that kept coming to mind. With no platform, I started harshasagar.com to help myself out. 15 years later, these questions still come to me whenever I think about buying another property. There’s no shortage of platforms today — social media, WhatsApp, and more. But if you’ve still got a question or something to share, this place is still here for you.”— Harsha Sagar, founder
