Sattva Aaranya is a new high-rise apartment project by Sattva Group (formerly Salarpuria Sattva) in Kenchenhalli, Rajarajeshwari Nagar, on Mysore Road in South West Bangalore. It received its Karnataka RERA registration in late December 2025 (registration number PRM/KA/RERA/1251/310/PR/241225/008358, decoding to 24-12-2025), with the formal launch following in September 2026.
Location & Connectivity
The site is right next to Jnanabharathi Metro Station on the Purple Line — about 400 metres away by most accounts — which is a genuine walk-to-metro location, unusual for a project at this price point in this part of the city. Gopalan Arcade Mall and Sri Rajarajeshwari Temple are both within a couple of kilometres, and the Mysore Road corridor gives reasonably direct access into the city as well as out toward Kengeri and beyond.
Project Specifications
- Land area: roughly 6-6.5 acres (sources round slightly differently, from 6 to 6.52 acres)
- Towers: 3 towers, basement + 2 stilt + roughly 30-31 floors
- Total units: 418 apartments
- Configurations: 3 BHK, 3.5 BHK and 4 BHK only — no smaller units
Unit sizes are unusually consistent across the independent sources checked: 3 BHK at 2,117 sq ft built-up (1,324 sq ft carpet), 3.5 BHK at 2,529 sq ft built-up (1,559 sq ft carpet), and 4 BHK at 2,944 sq ft built-up (1,864 sq ft carpet).
Pricing
The two independent aggregators checked for this project put pricing at roughly Rs 3.32-4.56 crore (3 BHK through 4 BHK) and starting “from Rs 3.29 crore,” which line up closely with each other. An earlier, more general summary of the project quoted a lower Rs 2.60 crore starting price — noticeably below what the two independent listings show. If you come across that lower figure elsewhere, treat it as outdated rather than current, and confirm the live price sheet with the sales office before budgeting around it.
Amenities
- Multiple swimming pools, gymnasium, clubhouse
- Cricket pitch, mini theatre/movie screening room, indoor games
- Temple complex on-site
- Yoga lawn, jogging track, kids’ play zones, sports courts
- Spa/salon, jacuzzi, party areas, 24/7 security with CCTV
One source counts 27-plus individual amenities in total, which is a substantial list for a 6-acre, 3-tower footprint.
RERA & Compliance
RERA number PRM/KA/RERA/1251/310/PR/241225/008358 is confirmed consistently across two independent portals. A third source returned a different, generic-looking registration number for the same project — that number has turned up attached to a number of unrelated Bangalore projects in the past and looks like a database error on that particular site rather than a real second registration, so go with the number above.
A Few Honest Notes
Possession estimates aren’t fully aligned: one source gives a target of December 2029 with a RERA-committed date of January 2031, while another lists December 2031 as the tentative possession date. None of this is alarming — a two-year spread between “target” and “RERA outside date” is normal industry practice — but don’t plan a move-in date around the earlier figure without checking directly with Sattva. The pricing gap mentioned above is the other thing worth double-checking before you get attached to a number.
Nearby Comparables
For other options along the same Mysore Road/South West Bangalore corridor, Casagrand Aquene in Kengeri and Urbanrise Paradise On Earth off Kanakapura Road/Mysore Road — both already covered on this site — are worth cross-checking on price and amenities, though both sit a little further out than Aaranya’s Jnanabharathi-adjacent location.
Verdict
The walk-to-metro location is the standout feature here, and it’s genuinely rare to find that combined with a large-format 3-4 BHK product in this price band on the Mysore Road side of the city. Buyers should go in with the RERA-confirmed Rs 3.3 crore-plus starting price in mind rather than any lower figure floating around online, and should nail down which of the two possession estimates the sales team is actually committing to in writing. For anyone anchored to South West Bangalore who wants metro access without trading down to a smaller unit, this is a reasonable one to shortlist alongside the Kengeri-corridor options above.
