On the plus side, being part of an established 81-acre township means the surrounding infrastructure, landscaping and amenities are already largely built out rather than a promise tied to a first phase.

If you specifically want a 3 BHK-only Sobha product within an already-established township rather than a ground-up new development, Ayana fits that brief — just don’t take any single aggregator’s numbers at face value given how much the secondary listings disagree with the builder’s own figures, and get the December 2031 possession date confirmed in writing before you commit to that timeline.
