I visited Skylark Dasos project last week. Everything looks very elegant except the actual project progress. Though it was soft launched in 2015 but work is still in excavation phase (as of January 2019). I doubt if at all it will be completed before 2025. (I am not counting on the amenities though). With all promised amenities and all facilities as they have shown in their project model (kept in their sales office to show customers the actual look and feel of the entire project) this project is good for investment. But not at all for end users who are thinking to move into their new house by 2020/2021. Trust me after the entire super structure of towers are complete, (all slabs done) you end up paying around 90-95% of money. Then your EMI and rent will go for years together till the completion. So dear End Users, never go for any under construction project thinking that by slab wise payment it’s a less burden. Once the top most slab is put, your 90% money is gone. After that the real pain starts. Bank will take EMI, your house owner keeps on taking rent and you will have no choice than to wait for your new flat to get ready.
Usually, in under construction projects builder construct the super structure (slab after slab) very fast to grab max possible amount of money. Then the work gets delayed/even may be stopped for months/years. Then they slowly do the job, taking their own sweet time for delivery of flats. Never get fooled end users. Go for ready to move or even newer resale properties with little extra are not at all bad options. You never know how much extra you need to pay to bank as interest and to house owner as rent during this indefinite delay period of an under construction property.

Skylark Dasos apartments are some of the best I’ve seen in the city. The design is very lavish and grand, and they feature ample space and lighting to create an amazing home. Plus, the amenities offered to the residents are great. Sufficient open space for kids to play is an added advantage

Is the skylark-dasos whatsapp group active?
Trust me this project will not get fully completed before 2024. Do not get fooled by the lucrative advertisement. This project was soft-launched in 2015, so far no progress has been made. If you check the past records of skylark they never completed projects on time. Your hair will turn grey before you get dream home with all the amenities. Better purchase ready to move in, even if they are little expensive. If you are an investor with a longer investment horizon (looking for 12-15 per cent actual appreciation after capital gain tax) then you can consider this project. Also, remember that rental yield in Banglore is between 3 to 3.5 pct so it is not worth investing for such low rental yield.

If you value your money, avoid this project. Sklylark is a fraud company. They are not returning money for people who have booked 2 years before and cancelled the booking after 1 year, as there was no development.
I am interested in this property but curious as to why are they launching this property now with 3499/sqft. I see reviews for this property being deleted from homz n space too.

Hello Rima, I have one unit over there, Its a 3B+2T, I found out the price was reasonable and the project looks amazingly good, with all the features available, Lot of open space for the kids and the elders to play and walk. Actually I did a very bad reserach on the pricing in that location and than I took this call.

Please help me understand why anyone would buy an under construction property now in India? for an under construction property, buyer needs to pay service tax+VAT which is huge amount and wipes out any appreciation you may get. So, you are only left with the uncertainty of project delays.
I bought a pre launch apartment 3 years back and now when it is ready for possession, builder’s cost is less than what I paid for because on ready to occupy buyer does not need to pay any services Tax and VAT

Dear Avinash, Now as per RERA builders cant delay their project which is a good sign for the new buyers, Also people who buy at the underconstruction property because they get at a lesser rate and also no. of availability will be there to choose from. Also Related to VAT and ST you can always ask for the receipts from the builder which will clarify your doubts wether they pay to govt. or not.

Looks like a good option if you are looking for investment … The project shares boundary with Palm beach from purvankara … Which as of today selling at ?5650psqft base price.. They are charging upto 800/sqft more on this based on the type of location you choose.. So I guess bad bet if you are goIng to book that now for an investment purpose .. As their 2bhk with higest prefered location on 16th floor will cost you 92 lac inclusive registration … Where as Dasos which is next to it will cost you ?48 lac.. Location is right behind hennur road which is a good as far as apreciation value is concerned … The roads are 4 lanes right now in front of the project .. So you dont have to worry about congestion.. Thought the link road to this project Has 2 lane typical regular Bangalore road 😉
If we really want to compare with palm beach we need to see what amenities Skylark providing
No point comparing A grade apartments to b grade, I have bought 2 units 2 Year’s back and I don’t see they have money to get on track, I paid 4000 per Sft and the current price is below that. Better option is Goyal picaddly and Rohan Upvan.

I got it @3800 +20/rise in floor. But that was in September 2016. I am unaware what is the present price they are quoting now. However, have heard from the promoters that they will be coming up with launch offer in Jan 2017.

I am unaware of it. I did not ask for it. But technically every property is like that.. you can not sell it until few years while it is in construction.However, good point that you bought out here. Though I have not though of selling it while it is under construction..I think all this will be clear when the formal launch will take place. So far the soft launch was there and there is no information available to me.

I am planning to buy flat in this project. Location seems to be good. Any reviews on this project and about the builder.
I understand location is close to Purva Palm Beach. Road is not so wide there.
One thing which greatly pissed me off was the segregation of 1, 2 and 3 BHKs. All 1BHK at the entrance, 2 BHKs in the middle, and 3 BHKs at the other end with most amenities concentrated that side. Its like all you cheapos live in this ghetto and the ones who can shell money live in another corner and get all amenities within short distance.
If you look at that point of view, you shall always crib about it. I see it in a different perspective. If all the facilities will be close to your tower, it will always be full of chaos and noise. It is good that these faciltes are little away from one BHK and 2 BHK .. when every you need to use them.. just walk 200 mts and use it .. rather then having it at your door step where everyone making noise close to you all the time. I booked 1 BHK and for me the entrance is like 50 mtrs away.. Which you are going to use it may be 2-3 times in a day 🙂
Skylark it self is fruad company. I am the victim of thier mis deeds with Skylark Ithaca.It has been more than 5 year after I have paid them the booking amount, still struggling to get refund. you will not get flat on time, neither money back.
